Cosy pubs, like The Boaters Inn, have now been joined by fashionable drinking and dining venues within a stone’s splash of The Boatyard. There’s a ready-made social scene waiting along the river that passes The Boatyard and leads down towards Kingston Bridge and Charter Quay. You can leave your apartment and within a few minutes be relaxing at one of the many cafés and bars clustered along here. Most have views of the river to enhance your enjoyment.

Just a few more minutes stroll brings even more choice. The eclectic restaurant scene of Kingston upon Thames includes such illustrious brands such as Carluccio’s, Wagamama and Jamie’s Italian, as well as many independently run venues serving food of every nationality, and pubs of both the traditional and gastro variety.

Shopping, leisure and learning The local retail offering couldn’t be better. Where else could you have John Lewis and Waitrose as your corner shops? Both are literally next door to The Boatyard, and the rest of Kingston upon Thames has an excellent shopping centre and all of its other amenities for business and pleasure are within walking distance. Such a central location means that you probably won’t need to own a car, but several car clubs operate within a mile of the site, offering low cost, short term rental. Kingston upon Thames is a market town and has been since the 13th Century. Today, the stalls offer both traditional and more unusual produce and there are regular farmers’ and French markets too. Elsewhere in town, shoppers can enjoy themselves in The Bentall Centre, Eden Walk and the chic boutiques to be

found in the quaint old streets around the Market Place. There is a multi screen Odeon cinema within the Rotunda complex, and the Rose Theatre’s productions attract some distinguished performers. Kingston upon Thames has a highly regarded university too, and two of its four campuses are in the town centre.

The timeless riverside The Royal Borough of Kingston upon Thames is the oldest of only four Royal Boroughs in England and Wales. Seven Anglo Saxon kings were crowned there from AD 900, and its name means ‘royal estate’. Since then, the River Thames to the west of London has been chosen by royalty and nobility for palaces, hunting grounds and grand country houses. Today these remain as historic attractions and parks for all to enjoy. Many are within a few miles of The Boatyard, giving you ample choice when you want to leave the urban bustle behind. Just across the river from The Boatyard is the magnificent Hampton Court Palace, acquired by Henry Vlll in 1530. Bushy Park is next door, another glorious location which

numbers the Pheasantry Gardens, Woodland Gardens and Diana Fountain amongst its attractions. Richmond Park, bigger and wilder in character, is famous for its deer, footpaths, ponds and plantations. It’s one of London’s Royal Parks, perfect for walks, cycling, and horse riding from Stag Lodge Stables, which has been part of the park since 1790.

Good rail connections make Kingston upon Thames a favourite for London commuters. London Waterloo is a direct thirty minute journey and connections along the way include Wimbledon, where you can access the London Underground District Line, and Clapham Junction. Richmond is also on a direct rail route from Kingston upon Thames and provides connections to the London Overground, crossing north London and taking in Stratford. To make rail travel easier still, St James will provide each household at The Boatyard with an Oyster Card prepaid with ÂŁ20 of credit, which can be used between Kingston upon Thames and Waterloo. You can also go by river from the nearby pier to Hampton Court and Richmond.

Designed for the riverside The Boatyard, rising nine storeys above the water, presents a faรงade finished in white render, dark blue feature brickwork and cladding panels, with generous areas of glazing to let in the light and reflect the sky. Eco credentials include a brown roof with grass and plants to encourage local wildlife. In addition, photovoltaic panels will provide power for communal lighting and the electric car charging points. Inside, the theme of quality, contemporary design continues.

Sustainability The Code for Sustainable Homes (CFSH) is an environmental rating system, setting new standards for resource efficiency. All of the homes at The Boatyard achieve Code Level 3 and are 25% more energy efficient than the applicable Building Regulations requirement.
