At Lend Lease we are passionate about leading the way in sustainability. By employing the very latest sustainable building techniques, we are minimising the impact of construction on local communities and the environment such as noise and air pollution, while ensuring our new homes are at the very forefront of energy efficient living.

There is no question that archaeology and the development of Hungate in the historic city of York was going to bring interesting challenges. Lend Lease had a duty of care to both the exceptional breadth and depth of history, as well as the lives of our construction team and crucially, health and safety process.

With buildings being responsible for almost half of the UK’s carbon emissions, we were able to significantly reduce the demand for energy at our Cobalt Place development in South West London through the use of airtight Cross Laminated Timber (CLT) construction – the largest residential building of its kind in the world – resulting in our homes emitting at least 25% less CO2 emissions compared to homes built to regular building regulations standards.

Rather than prioritise unwieldy and unfriendly process, we did the sensible thing and brought people together. The archaeologists trained for Incident & Injury Free Orientation – the construction team spent their time learning about archaeology. We knew we got it right, not because of the award from ROSPA (The Royal Society for the Prevention of Accidents)...but because the team delivered a combination of a safe working environment, and a great collection of artefacts.

The heart of South London doesn’t conjure up images of open space and greenery, but with our proposals to plant over 1,200 new trees at Elephant & Castle – we were set to really change perceptions.

The International Quarter was always envisaged as a global trailblazer ...a supreme testament to environmental engineering and forward thinking. Our vision was to unite ‘pleasure’ and ‘work’ – the journey to and from, and the experience of being there.

We knew we could do more than that when the local community shared their love for the urban forest on the Heygate, which provided an oasis for many and a proud marker for green space and even ecology.

A commitment to create central London’s largest park for seventy years was recognised as a triumph. The true triumph will be realised when new birds, butterflies and other wildlife combine with an explosion of colour as the planting comes to life. This will underpin the real transformation for the Heygate.

#43 Bringing ‘outdoors’ closer to home We made a decision early on in the planning process not to maximise the number of homes. It might seem an unusual decision for a developer, but it gave us so much more flexibility in designing the outside spaces too. We decided many years ago that good design and development wasn’t just about the homes, it was about the environment and setting too. It’s one of the reasons we introduced roof top gardens for each of the townhouses, and communal rooftop terraces for the apartments in Opus View and Opus Walk. You don’t expect, living on a High Street, to be able to enjoy a garden, but we like to create surprises – a flavour of the unexpected. #LendLeaseStories

The simple concept of breathing new life into a building rather than bulldozing and starting again saves hundreds of tonnes of CO2. Our commitment to divert over 95% of construction waste from landfill certainly isn’t cheaper for us, but it does help the planet a little bit. With the introduction of green roofs, 230 cycling spaces (for residents and existing neighbours) and the planting of 40 trees, we’re determined to go the extra mile. Our introduction of new technology for energy efficiency ensures the buildings achieve 35% over and above the regulations. Enhancing the local environment

#8 The benefits of green and open spaces Getting in, out, around and about is critical. We were determined to ensure that the revitalised public space running through The Opus Collection made life easier not only for new residents, but for existing neighbours too. We are creating a safer, cleaner and frankly, just a lot nicer environment by opening and brightening up routes to public transport and introducing lighting, CCTV and good signposting. Our decision to increase the number of trees on site was another way in which we will transform the experience of living here (or even near here). With Turnham Green literally on the other side of the road, there’s a real sense of openness and calm – our mission was to extend that to our new areas. #LendLeaseStories

#5 Janet Kidner Project Director I joined Lend Lease in 2008 with responsibility for sustainability – the opportunity to put all that into practice on a development like Chiswick High Road is tremendous. We made it our mission to surprise – to go beyond the required – and I truly believe we have.

We want the experience of living here to be a positive one. Cheaper energy bills, easier to walk or cycle than drive. Introducing new trees, bushes, balconies – even green roofs – to ensure the environment was a living, breathing part of the development.

Chiswick is special; we couldn’t simply deliver a standard response – it wouldn’t have been good enough for me, it wouldn’t have been good enough for Lend Lease. In all honesty, I think we’re setting a higher bar, a higher expectation of what can be done.

We also worked closely with the local community to make sure our proposals met their aspirations. A good example of this was the long discussions about the quality of materials. It was absolutely fundamental to making sure this development was exceptional by delivering a shared vision of success.

The challenge represented here by the blend of public green spaces, listed buildings and the iconic 1960s Empire House required an outstanding solution. Our response was to appoint an expert team of consultants including Assael Architecture with the brief to ensure this was a development that would respect the past – and also stand the test of time for the future.

The real opportunity here was to deliver on the reality of sustainability. By refurbishing Empire House we are already maximising the reduction in CO2 – because we’re not creating a new building. Beyond that initial step, across the board we’ve gone above and beyond regulations and formal requirements; because it’s fundamentally the right thing to do.
