side from discovering that an overwhelming number of mortgage professionals have their own residence set up in a Variable rate product (a topic touched on last month) you may gain an interesting perspective on creating Options.
After all several hundred transactions later, with a wide variety of lenders, I have learned more than a few things along the way. Things which I try to apply to our own financing whenever possible. So much of my role with clients is in creating options, options which may never be required, but are prudent to structure during Mortgage inception potentially saving clients thousands down the road. The following is a strategy that I’ve successfully offered to clients as a ‘no-cost insurance plan’ creating a safety net from simple circumstances. This goes well beyond a simple ‘skip-a-payment’ policy.
For each doubled payment (bi-weekly ideally) there is a banked ‘missed payment’ option. Not just skipping one, but potentially skipping up to 30 payments in a row in a 5yr term mortgage. Of course none of us ever plans or wants to miss a payment. However this is like a sort of disability insurance policy that costs nothing at all to have in place. Just a few minutes of planning and foresight. Not only is there the option to miss payments, just as importantly there is an option of cutting the payment in half by reverting back to the original contracted amortisation. Extending the amortisation
• Reduce a monthly payment by 50 per cent, simply by reverting back to the original amortization. • Reduce a payment to zero for an equal length of time for which they have been making double payments (within the term of the mortgage only, as the missa-payment option resets to zero at the start of each new mortgage term). This all about money management and creating options for the unpredictable path all our lives follow. This is simply a tool, one which may never be used, but is comforting to have handy. As a happy personal anecdote, the fact that my wife and I had been enacting this strategy for 2 years gave us significant confidence when we wrote an offer on another property without having our current residence listed, let alone sold. We knew if we needed to we could turn off the payment on the old house for up to 2 years reducing the carrying costs to nil. Ultimately our former home sold within a few months, but having the knowledge and power gave us comfort to make a move on a property that we otherwise may not have.
KEY POINT: Mortgage payment
and amortization have a symbiotic relationship, as you increase one, the other decreases, and vice versa.
The first step is finding a lender with an aggressive match-a-payment/ miss-a-payment program, I know of only one that ticks all the other important ‘options’ boxes as well (i.e. 20% open prepayment privileges). The target audience for this plan is typically above the age of 45, have less than 15 years current amortisation on their mortgage, and are somewhat fiscally conservative, as most CDN’s in fact are.
beyond what was originally contracted is not typically a simple thing, with this strategy we have that option at our fingertips. With this plan you (the client) are in the driver’s seat. Rather than being locked into a higher payment, you have effectively created a two- step buffer should anything in life change radically. And really via a simple e-mail or phone call one can:

The Heart of the Plan On paper, we take what’s typically — a 15year amortization back out to 30 years, and then we implement the match-a-payment option, this doubling of the baseline payment will reduce the effective amortization to as little as 11 years and 6 months.

Port Coquitlam: Small-town Charm with an Abundance of Opportunity
I
n 2011, the City of Port Coquitlam adopted a new corporate strategic plan, called Vision 2020. The vision, as defined, reads: “Port Coquitlam is a happy, vibrant, safe community with healthy, engaged residents and thriving businesses, supported by sustainable resources and services.”
And they’re right on the money. With a younger age demographic than the region as a whole, the city of 60,000 known as “PoCo” combines that coveted small-town charm with plenty of opportunities for outdoor activity with easy access to the urban atmosphere of the big city. Port Coquitlam is ideally situated, far enough from the bustle of Vancouver for a suburban feel, but major artery the Lougheed Highway makes travel both east and west convenient and quick. The Vancouver International Airport in Richmond, is just 40 minutes away, while in town, the new Coast Meridian Overpass, which links the north part of the city with the south, has won awards for its engineering. Families with children of any age will not be disappointed with Port Coquitlam’s amenities. The city boasts fourteen elementary schools, five middle schools and two senior secondary schools, as well as a francophone school and a few private schools. Post-secondary education is not far away, either: students can easily access Douglas College, Simon Fraser University, the British Columbia Institute of Technology, and the University of British Columbia. There are plenty of wholesome local activities for youth as well: A popular downtown youth activ-
ity centre for students in Grades 7-12, called The Offside, comes complete with pool table, foosball, video games, a concession, and board and card games. In addition, the centre offers special nights, such as movie night, as well as access to resources like counselling. Another youth centre, the Hyde Away, is located on the north side, and teens will also enjoy the city’s skate park and bike skills park. Port Coquitlam hosts a number of fun civic events and festivals each year, including an annual townwide garage sale, the Hyde Creek Salmon Festival, Stop Bullying Day, Bike Month, and the Terry Fox Hometown Run. The city is well-established and growing slowly but steadily, experiencing a 6.9 percent increase in population between 2006 and 2011 according to Statistics Canada. And it’s predicted that growth will significantly increase soon: by 2021, it’s estimated the Port Coquitlam population will have expanded by 17 percent. Steady trends continue in the Greater Vancouver housing market
VANCOUVER, B.C. – February 4, 2014 The first month of 2014 saw home sale and listing totals outpace historical averages in the Greater Vancouver housing market. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 1,760 on the Multiple Listing Service® (MLS®) in January 2014. This represents a 30.3 per cent increase compared to the 1,351 sales recorded in January 2013, and a 9.9 per cent decline compared to the 1,953 sales in December 2013. Last month’s sales were 7.2 per cent above the 10-year sales average for the month. “The Greater Vancouver housing market has been in a balanced market for nearly a year. This has meant steady home sale and listing activity accompanied by stable home prices,” Sandra Wyant, REBGV president said. New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,345 in January. This represents a 4.2 per cent increase

Last month’s new listing count was 17.7 per cent higher than the region’s 10-year new listing average for the month.
The total number of properties currently listed for sale on the Greater Vancouver MLS® is 12,602, a 4.9 per cent decline compared to January 2013 and a nine per cent increase compared to December 2013. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $606,800. This represents a 3.2 per cent increase compared to January 2013. With the sales-to-active-listings ratio at 14 per cent, the region remains in balanced market territory. “If you’re looking to sell your home in a balanced market, it’s critical that your list price is reflective of current market conditions,” Wyant said.
Sales of detached properties in January 2014 reached 728, an increase of 34.3 per cent from the 542 detached sales recorded in January 2013, and a 10.5 per cent increase from the 659 units sold in January 2012. The benchmark price for a detached property in Greater Vancouver increased 3.2 per cent from January 2013 to $929,700. Sales of apartment properties reached 753 in January 2014, an increase of 30.7 per cent compared to the 576 sales in January 2013, and an increase of 14.6 per cent compared to the 657 sales in January 2012.The benchmark price of an apartment property increased 3.7 per cent from January 2013 to $371,500. Attached property sales in January 2014 totalled 279, an increase of 19.7 per cent compared to the 233 sales in January 2013, and a 6.9 per cent increase from the 261 attached properties sold in January 2012.The benchmark price of an attached unit increased 1.7 per cent between January 2013 and 2014 to $457,700.
