When it comes to change, few neighbourhoods are undergoing the level of full-scale redevelopment and revitalization that is taking place in Burquitlam, an emerging neighbourhood in southwest Coquitlam along the Burnaby border. Backed by a community plan that is focused on improved accessibility and environmental health, increasing transportation choices, and developing a ‘Complete Community’ in terms of housing options, amenities and other services, the Burquitlam Neighbourhood Plan is based on the notion that local residents and commuters should be able to walk to a public transit station, without the intermediate step of driving to get there. The goal is to eventually create a balanced transportation system where all modes of travel — buses, cars, bikes and pedestrians — can easily access the transit station. The vision for the neighbourhood is to create a complete transit-oriented village — described as a place to live, work, shop and play — and emphasizes the desire to provide a number of different housing options to meet the growing needs of this community. Both medium and high density residential housing projects are being developed within short walk from the transit station, and an improved central pedestrian crosswalk across Clarke Road to provide a con-

nection between the east and west halves of the Village will be constructed. Once complete, the Evergreen Line will connect Coquitlam to Vancouver, Port Moody and Burnaby, and in the process link with the current SkyTrain, regional bus and West Coast Express networks. Current projects in the area include the 72-apartment Easton development by the Allaire Group; one, two and three bedroom apartments and townhomes at Bloom by Springbank Development Corp; Mosaic Homes’ apartment development Emerson and Como, another 42-unit condo development. By 2021 it’s estimated that approximately 1900 new multiple family residences could be accommodated in the new Evergreen Heights neighbourhood, which is expected to account for 10 – 15% of Coquitlam’s overall growth during this time. The site of the current Burquitlam Plaza Shopping Centre is slated to become the new Transit Village, complete with a redeveloped Safeway, retail, office and commercial space and high density residential housing. Already only a few minutes to Simon Fraser University, this growing community is also just up the hill from Port Moody’s Newport Village and a short drive to Lougheed Town Centre. Things are looking up in Burquitlam, and for the foreseeable future its full speed ahead.

Once known as the industrial heart of the North Shore, the area now affectionately referred to as LoLo has seen its share of change over the years. What started out as a logging and shipping town of 2000 people has blossomed into a growing community of 48,000 residents, with the waterfront gradually being transformed from a site of historic shipyards to the home of luxurious condos, new public spaces and plans for continued real estate development. A dynamic neighbourhood nestled along the waterfront in North Vancouver, Lower Lonsdale ranks among Metro Vancouver’s most sought after communities, due in part to its close proximity to downtown Vancouver, the spectacular backdrop of the North Shore Mountains and the nearly endless outdoor activities that are right at your doorstep. In its early years the first town site on the North Shore was established in what is now known as Lower Lonsdale, and rapid growth throughout the late 19th century resulted in the incorporation of the District of North Vancouver in 1891, which covered a vast stretch of territory from Horseshoe Bay to Deep Cove. In 1907 the City of North Vancouver was incorporated and in the years that followed a real estate boom took place, residents rushed to the area and new schools and other facilities were constructed. Access to Vancouver was provided by ferry service and the idea of creating a tunnel

was considered, but never came to pass. By the 50s and 60s development increased, new subdivisions were created and by the mid-1980s the face of Lower Lonsdale had changed considerably with the construction of the Seabus Terminal, Lonsdale Quay Market and Waterfront Park. Recent new residential development has brought with it an infusion of economic activity with much of it centred in the Lower Lonsdale area. Hikers, bikers, skiers and snowboarders alike flock to the area and an influx of new residents from Asia and Iran have continued to add to the region’s diversity. What was once a mostly working class community with employment opportunities that centred around logging and shipbuilding has gradually become an older, better educated and wealthier community than in years past. Today, Lower Lonsdale is one of Canada’s most vibrant and livable neighbourhoods. It continues to be a region in transition and an exciting hub of activity with new developments in the works including Capstone by Fairborne Homes, Orizon on Third and the Versatile Building by Intracorp, Atrium at the Pier by Pinnacle International and further up the road, 15 West by Citimark. The area has gone through considerable change over the years, and at least for the foreseeable future, the transformation of this historic neighbourhood will continue.
