West Side Story: Part Two
V
ancouver’s West Side contains a collection of vibrant neighbourhoods that combine to make this region of the city one of the most spectacular in the country, with some of the more prominent neighbourhoods listed below. KERRISDALE An affluent neighbourhood on the West Side, Kerrisdale features a mix of newer houses, older, established homes and an assortment of low and mid-rise apartments and condos. Located between West 41st Avenue and Southwest Marine Drive and bordered by Granville St. to the east and Blenheim St. to the west, Kerrisdale is home to a popular shopping district along 41st Avenue and West Boulevard for its approximately 15,000 residents. The neighbourhood is also home to several parks, two major golf courses and public recreation facilities at the Kerrisdale Community Centre. KITSILANO Located on the south side of English Bay, Kitsilano is an upscale blend of single-family homes, heritage properties and low-rise condos. Known for its spectacular scenery, extensive recreation facilities, beautiful sandy beaches and a nearly endless array of restaurants, cafes and shops, Kits is also just a bridge away from Vancouver’s dynamic downtown core. Kitsilano is a popular nesting ground for young families and students primarily due to its high density of multi-unit housing and is located between Kits and Jericho Beaches on the north and 16th Avenue to

the south, and is bordered on the east by Burrard St. and to the west by Alma St. POINT GREY An upscale community on Vancouver’s West Side, Point Grey has a population of about 13,000 residents and is located west of Alma St and north of 16th Avenue. Regarded as one of Canada’s most exclusive neighbourhoods, Point Grey is home to UBC, Pacific Spirit Park, some of the most popular beaches in Canada and great views of Vancouver’s skyline and the North Shore Mountains. Often considered to be one of the most desirable places to live in Vancouver, Point Grey combines breathtaking scenery, nearly 60km of walking trails, an eclectic mix of shops and restaurants along West 10th Avenue and despite increased development over the past two decades, most of its original homes. SHAUGHNESSY Bordered by 16th Avenue to the north, 41st Avenue to the south, Oak Street to the east and Arbutus St. to the west, Shaughnessy is home to approximately 9000 residents and is one of the wealthiest neighbourhoods in Vancouver. First developed by the Canadian Pacific Railway in 1909 as an exclusive community of estate homes, it is still known for its large, distinctive properties nestled on quiet, treelined streets. Centrally located in the centre of Vancouver, most of Shaughnessy’s homes are single detached residences with several properties currently listed at $10M or more.

hite Rock’s reputation as one of the lower mainland’s most desirable areas continues to grow and Royce, a striking new condo development just a few short blocks up off the beach, is poised to add to that growth.
From the designers to the builders to the marketing group, Royce is the result of the efforts of a local team, people who live and work in the area and appreciate all that it has to offer. This is reflected in the design itself, as every Royce home is uniquely designed and oriented to take advantage of as much of the panoramic water views as possible. The north side of the building set into the hillside neighbours one of White Rock’s many coveted protected tree preservations. All the homes at Royce are positioned South, with corridors on the North showcasing gorgeous views of the trees. Of course, if one’s home has a stunning view, it only makes sense to be able to get out and enjoy it. With that in mind, Royce homes boast the biggest decks in White Rock. Taking life outdoors, a hallmark of West Coast living, couldn’t be more inviting or more convenient with individual natural gas and electrical outlets on decks and patios. What’s more, the exterior finishes and lush landscaping integrate Royce harmoniously into its surroundings. It’s a great view, whether looking from the building or at the building.
and liberal use of marble, glass, tile, and mirror brings the spa experience to every Royce home, as does the building’s fireside lounge and fitness centre complete with a yoga studio. Living in White Rock is about so much more than looking out the window at a beautiful ocean view, and Royce’s location gives ready access to all of it. The charm of the beachfront with its seawalk, shops, and restaurants is close at hand. Walk a few blocks in the other direction for access to medical and professional services, shopping from boutique to chain stores, supermarkets, restaurants, and community services. Parks and trails make it easy to escape the urban rush. Add to that the increasingly effective transportation links to the rest of the lower mainland and it is clear that Royce has a lot to offer. How much Royce has to offer can be best appreciated by visiting the actual site. Tour the display centre and explore the extensive range of floor plans available, so many that there is not room on the walls for them all. Walk through the display suite to see how all of the details come together. Start with a visit to the Royce website at www.royceliving.com.
Indoors, Royce homes are characterized by elegance, luxury, and livability. Oversized windows bathe every home in an abundance of natural light, showing the beautifully designed interiors at their best. Floor to ceiling cabinets lend practical style to kitchens sure to please the inner gourmet. Quartz countertops and Carrera marble backsplashes combine visual appeal with durable service. Premium stainless steel appliances, elegant and functional lighting, even optional butler pantries: no detail has been overlooked. Bed and bath continues the theme of elegant living. The light, airy atmosphere makes the generous bedrooms feel even more spacious. Luxurious appointments such as heated floors in the master ensuites www.bcnewhomes.ca New Homes Magazine 15

Southbrooke Living South Surrey at Its Best
T
hings are changing rapidly in South Surrey’s dynamic communities and award-winning Genex continues to set the pace with its new Southbrooke development.
Southbrooke stands out from the crowd in so many ways, beginning with the lots. Most of the lots range in size from 6,000 to 7,400 square feet to the largest at over 10,000 square feet. This is at least 30% more land than typical lots in the area. For these spacious lots, Genex has designed a collection of 2-storey homes with almost 4,000 square feet of living space including a finished walk-out basement in every home.
Look beyond the Southbrooke community to the surrounding neighbourhood and it is easy to see why Genex devotes so much energy to building in this area. South Surrey is more accessible than ever before with improvements to roads and public transit. While just minutes from the US border, Southbrooke is still a comfortable, manageable commute to downtown Vancouver, Vancouver International Airport (YVR), BC Ferries Tsawwassen terminal, and transportation corridors to the full range of greater Vancouver attractions are conveniently close by.
The Genex team knows that no two families are exactly alike in their needs or their lifestyles. Varied floor plans cater to this diversity and buyers have the opportunity to work with the designers to tailor each home to fulfill the unique demands of the family that will live in it. The list of standard features is impressive, and anyone familiar with Genex’s developments would expect nothing less. Materials have been carefully selected to look as beautiful years from now as they do on move-in day. No detail has been overlooked — there are even a switched soffit outlet for the Christmas lights and gas outlets for BBQ’s.
The neighbourhood itself lacks nothing that an active family could ask for. Schools noted for innovation and excellence serve the youth of the community. Parks and recreation facilities are plentiful. Enjoy a morning on the golf course, an afternoon on the beach, and an evening ride on a cycle path without leaving the neighbourhood. Retailers from produce markets to designer boutiques work alongside supermarkets and big box outlets to meet the full spectrum of shopping needs. And dining… casual cafes, fine restaurants, or fast food can be found from waterfront promenade to bustling urban centres. What’s more, South Surrey boasts a rich and eclectic mix of culture and heritage.

Lower Lonsdale Neighbourhood Profile
North Vancouver’s Hidden Treasure
O
nce known as the industrial heart of the North Shore, the Lower Lonsdale neighbourhood of North Vancouver has seen its share of changes over the years. What started out as a logging and shipping town of 2000 people has blossomed into a growing community of 48,000 residents, with the waterfront gradually being transformed from a site of historic shipyards to the home of luxurious new condos, public spaces and plans for continued real estate development. Nestled along the waterfront in North Vancouver, Lower Lonsdale ranks among Metro Vancouver’s most sought after communities, due in part to its close proximity to downtown Vancouver, the spectacular backdrop of the North Shore Mountains and the nearly endless outdoor activities that are nearby. But it hasn’t always been that way. In its early years the first town site on the North Shore was established in what is now known as Lower Lonsdale, and rapid growth throughout the late 19th century resulted in the incorporation of the District of North Vancouver in 1891, which covered a vast stretch of territory from Horseshoe Bay to Deep Cove. In 1907 the City of North Vancouver was incorporated and in the years that followed a real estate boom took place, residents rushed to the area and new schools and other facilities were constructed.
20 New Homes Magazine www.bcnewhomes.ca
Access to Vancouver was provided by ferry service and the idea of creating a tunnel was considered, but never came to pass. By the 50s and 60s development increased, new subdivisions were created and by the mid-1980s the face of Lower Lonsdale had changed considerably with the construction of the Seabus Terminal, Lonsdale Quay Market and Waterfront Park. Recent new residential development has resulted in an infusion of economic activity with much of it centred in the Lower Lonsdale area. Hikers, bikers, skiers and snowboarders alike flock to the area and an influx of new residents from Asia and Iran have only added to the region’s overall diversity. What was once a mostly working class community with employment opportunities that centred on logging and shipbuilding has gradually become an older, more educated and wealthier community than in years past. Today, Lower Lonsdale is one of Canada’s most vibrant and livable neighbourhoods, and it continues to be a region in transition with new projects being launched including The Anchor by Kamcon Construction, which offers water views and concrete construction close to Waterfront Park, The Pier, Spirit Trail and Lonsdale Quay starting from the mid $200s.

A
n emerging new community in Metro Vancouver, Surrey City Centre has become one of BC’s most vibrant neighbourhoods in recent years. Buoyed by an investment of nearly two billion dollars in community infrastructure including the Surrey Memorial Hospital, the RCMP E Division Headquarters, Surrey City Hall Development, the Jim Pattison Outpatient Care and Surgery Centre and the SFU Podium Expansion, the area has capitalized on a convenient location, a growing population and a strong economic climate to create a bustling commercial core in BC’s fastest growing city. Conveniently connected by skytrain, bus and highway routes, Surrey City Centre has also become a hub for higher learning with five major University and College campuses in the area. Simon Fraser University — ranked as Canada’s number one comprehensive university by Maclean’s Magazine and one of the top 200 universities in the world offers programs at undergraduate, graduate and doctoral levels, while Kwantlen Polytechnic University, Sprott-Shaw College, Stenberg College and the West Coast College of Health Care also offer a wide range of programs. Green spaces and parks also form an integral part of Surrey’s overall community plan and Surrey City Centre is no exception. Tom Binnie Park at 13458 107A Avenue is home to the Chuck Bailey Recrea-
tion Centre — an official venue site for the 2010 Winter Olympic Games — that provides 20,000 sq ft of recreation space designed to meet the needs of this growing community. The Whalley Athletic Park is home to the Whalley Little League and a regular site for soccer and baseball games, while Holland Park is located right next to Central City and hosts a number of events throughout the year including Movies under the Stars and the annual Fusion Festival. Situated at the heart of Greater Vancouver, Surrey City Central is a community on the rise and appears poised to become a business capital in the Lower Mainland. In May the Urban Development Institute and Fortis BC reported that Surrey and the Outer Metro Area has the most affordable housing in the Metro Vancouver region, and the City has created a number of benefits to encourage development in the area including streamlined approval processes and numerous tax incentives which have resulted in a surge in residential and commercial development in the downtown core. Positioned for growth and armed with a young, educated workforce Surrey is expected to surpass Vancouver’s population in the not so distant future, and in the process continue the revitalization of Surrey City Centre as a major regional town centre. www.bcnewhomes.ca New Homes Magazine 25

Tri-City Community Profile
Burke Mountain: Committed to Sustainability
B
urke Mountain’s name may be reflective of history (Edmund Burke was an 18th-century Irish statesman who served in the British House of Commons), but residents of the master-planned community in northeast Coquitlam are enjoying a place that’s entirely new. Up in Burke Mountain, family-oriented neighbourhoods harmonize with the exquisite natural surroundings: here, hiking and biking are both popular activities, and from this foothills vantage point, the views are spectacular. Things have been happening quickly in Burke Mountain since they first broke ground on the project, with more than 25 new developments already on the go. Much of the development centres around David Avenue and Coast Meridian. Everything from single-family luxury homes on estate-sized private lots to value-priced townhomes are actively being erected, with many more homes, duplexes, townhomes and condos slated for the coming years. Up to 20,000 residents are expected to settle in Burke Mountain once the community is complete.
Mountain. The community is constantly in bloom with its large number of existent and proposed parks, one within easy walking distance of every home. There’s also an extensive network of nature trails and both preserved and reclaimed natural features like streams and green spaces. To top things off, Burke Mountain is home to Coquitlam’s first green street, underscoring the community’s commitment to sustainability. Creating a strong sense of community was also a factor in planning Burke Mountain. True to intent, many homes include front porches and the pedestrian-friendly feel of the sidewalks — not to mention the pristine landscaping — encourages folks to get out and about and mingle.
Burke Mountain boasts a village-style retail centre modeled on the likes of Vancouver’s cozy Kerrisdale; the community plan for this village area includes potential for retail shops and services, institutions (medical, educational), and tourist accommodations.
As a brand-new area, Burke Mountain is still in the process of developing its amenities. But that in-progress status doesn’t detract from its appeal; everything one needs is located conveniently nearby. Coquitlam (population 127,000) itself is long-established with a wide variety of retail shops and services. Residents of Burke Mountain can enjoy using the city’s recreational centres, libraries and sports/aquatic facilities. Community planning includes creating bicycle and transit routes linking Burke Mountain to the rest of Coquitlam, as well as providing transit access to the nearby city of Port Coquitlam, and to Vancouver, making commuting a breeze.
Did we mention green? From the very beginning, the environment was a factor in planning Burke
