Surrey’s Town Centres Create Vibrant City Diversity he City of Surrey is the second largest city in British Columbia (BC), and one of the fastest growing communities in Canada. Almost half a million people call Surrey home, and do so in many different languages: 43 percent of residents have a first language other than English. The city’s website (www.surrey.ca) reports population growth of approximately 800 new residents each month, and Surrey continues to develop residential housing, commercial properties and infrastructure to support this rapid growth.

cities make BC better,” says Elizabeth Model, CEO of the Downtown Surrey Business Improvement Association. Model has been watching the Whalley downtown core transform itself into a real hub of activity for business, education and residential developments. Whalley is becoming known as City Centre, and benefits from the Surrey end of the SkyTrain’s Expo Line. The light rapid transit system enters into the city across the Patullo Bridge from New Westminster, and has four Surrey stops until the line’s end on King George Boulevard, a couple of blocks north of Surrey Memorial Hospital. The Surrey Central station is within steps of the new municipal hall, library, a community centre, and the Central City development — an office tower, shopping mall and home to a few post-secondary institutions including Simon Fraser University’s Surrey campus.

A few decades ago, Surrey was a suburb east of Greater Vancouver that required residents to travel at length — over a bridge, or two — to reach downtown Vancouver. In 1986, the World Exposition came to Vancouver, and left behind the legacy of SkyTrain, which expanded its original line into Surrey in the early 90s. Whether for novelty or ease of use, SkyTrain opened up travel between Surrey and Vancouver, “Surrey is an entrepreneurial city that has shown itself to be open both in and out of the city. to partnering with the business community and working together. Lingo Raises the Bar in Cloverdale I t is a clear indication that the greater Vancouver real estate market has grown into a new degree of maturity when trend-setting homes are being built throughout the region, not just in the central core. Lingo, the Maskeen Group’s new 29 unit boutique-style condominium in Cloverdale, sets a new benchmark with the youthful spirit of its design and the quality of construction that characterizes every Maskeen project.

Primarily geared to singles and first-time buyers, each Lingo home combines style and utility within optimal value and use of space. Whether buyers are looking for a studio, one-bedroom, or one-bedroom plus den, the range of floor plans at Lingo is sure to provide an option that is a good fit for any lifestyle. A fresh approach for the Cloverdale area, evoking contemporary hotel elegance, Lingo complements the rhythm of young professionals’ lives. Indoors, soaring ninefoot ceilings provide a sense of spacious comfort. Contemporary electric fireplaces with custom designed mantels to accommodate entertainment systems provide an inviting heart of the home — to retreat from the world or to share time with friends and family. Take life outdoors with large balconies and decks, ideal for year-round entertaining. Like every home built by the Maskeen Group, Lingo is built green. Proven techniques and materials provide the context for the inclusion of innovative systems and materials. Energy efficient windows, water conserving plumbing fixtures, low VOC paint, and Energy Star rated appliances: no opportunity is missed to build in optimal service and comfort while minimizing environmental impact. What’s more, the quality of materials and workmanship ensure sustainability, the hallmark of a genuinely green approach to building.

Contemporary homes are frequently judged by luxury and appointments of their bathrooms, and Lingo does not disappoint. Tub and shower combinations with fully tiled surrounds, porcelain tiled floors, undermount sinks and quartz countertops, and stylish stainless steel framed vanity mirrors all contribute to a restorative environment, a restful spa-like oasis within the home.

The Maskeen eye for detail is evident throughout the home. Closets feature wooden shelving and drawers rather than the Spartan wire shelving found in many new homes. Entry doors have soft-close systems so residents are not disturbed by their neighbours’ comings and goings. Wainscotting, wide baseboards, and premium hardware add contemporary flair. Washers and dryers in every suite lend convenience to busy lives. In short, Lingo represents a better quality product, homes that are leading the way in thoughtful planning and skillful execution. Surprisingly, these homes deliver all of this at prices that are comfortably within the reach of a broad spectrum of buyers. Most of the homes are priced around $200,000 with studio prices starting at $159,900. Generating a lot of positive reaction, the homes at Lingo have already been selling well, with a good selection of floor plans and sizes still available. Visit www.lingoliving.ca to become better acquainted with all that Lingo has to offer and register to receive the latest news and information. Then make plans to visit the presentation center and see it firsthand.

The standard features built in to every Lingo home read like an optional upgrade list in many other developments. Form and function are in perfect harmony in kitchens designed to anchor daily life. Custom cabinetry with a soft-close system is designed to maximize storage without compromising style or elegance. Generous islands and quartz countertops take the chore out of cooking and cleanup. Samsung stainless steel appliances, featuring a refrigerator with French doors, deliver performance as well as good looks. 10 New Homes Magazine | Visit www.bcnewhomes.ca for details on over 270 local new home developments

Surrey youth engaged within their own community for education and postgraduation employment. The Whalley / City Centre community covers the northwest area of the city, and joins five other town centres to comprise the City of Surrey: Guildford, Fleetwood, Newton, Cloverdale and South Surrey. Each of the smaller areas has its own character within the larger city, and are on their own paths of growth to suit their diverse community membership. As City Centre spawns business development in the north, South Surrey is becoming a fashionable mecca for shopping, entertainment and urban living. This town centre spans from Crescent Beach east to 168th Street, and from 64th Avenue south to 16th at the border of White Rock, and minutes from the Peach Arch border crossing. The area has easy access to and from Vancouver via Highway 99, by car or express transit. The adage, “if you build it, they will come,” is personified by South Surrey’s rapid entry into the destination shopping experience. Grandview Corners, the Shops at Morgan’s Crossing and the future Morgan Place have together combined big box store convenience, retail discount outlets, and boutique shopping in an outdoor pedestrian mall environment. These commercial developments are surrounded by a variety of residential options from condo living to single family homes, and the entire area is characterized by rich environmental design features and plentiful access to outdoor leisure and nature trails, which are a big draw for the area’s residents who range from young urbanites to life-long Surrey residents who are downsizing. “The South Surrey community offers residents a very comfortable lifestyle. They can spend the afternoon hiking a nature trail or paddling down the Nicomekl River, and then drive down the road for a wonderful meal at a favourite restaurant,” says Jamie Squires, senior project manager with 5th Avenue Real Estate Marketing Ltd. The success of new multi-unit residential developments in South Surrey are testament to residents’ interests in combining fashion with function, and balancing urban conveniences with “green” living. While Surrey is growing, it is also growing up: almost one third of the city’s population is under the age of 19. Next month, New Homes will focus on family life in Surrey, and the seemingly endless amenities and opportunities for children of all ages, along with their extended families. Learn more about how the “City of Parks” can boast about large developed sports complexes and protected green spaces, heritage sites and outdoor concert venues, giving Surrey residents the home field advantage. Phase 2 Brings New Possibilities to

Zen Living I

ndustry recognition and critical acclaim are signs that a new home development is on the right track. Of greater significance, though, is the response of potential buyers. Zenterra Developments invited potential buyers at Zen Townhomes, their latest endeavor, to “Live Life Relaxed.” The response to that invitation is best demonstrated by the fact that Phase 1 of Zen Townhomes has almost sold out, and Phase 2 has now been released.

The homes in Phase 2 offer some of the best unobstructed views in the entire community, making the most of the natural vistas that surround the property. Striking Mount Baker views serve as a reminder of why living in the lower mainland is so desirable. Land adjacent to the project has been acquired by the City of Surrey as part of a major north-south trail in the city’s extensive network of paths and trails that make it easy for residents to take life outdoors. Accessible open green spaces with an abundance of trees are emerging as a virtual trademark for this region.

Starting at $438,900, these 4-bedroom homes also include a den to add another dimension to designs that accommodate all aspects of an active life with an ease that belies their efficiency. The kitchens in these townhomes express this concept as eloquently as any room in the house. Over sixteen feet wide, Zen kitchens are designed for living, not just cooking. Rich shaker style cabinets provide all the storage space a creative home chef could hope for, and more. A substantial island in every kitchen ensures ample workspace. Double wall ovens and optional wine fridges are just two examples of the thoughtful appointments that complement the high-end Whirlpool, KitchenAid and Panasonic appliances. Of course, every home chef will be delighted with the 5-burner cook top. Quartz counter tops are featured not just in the kitchen, but throughout each Zen townhome.

Old and New Come Together at

The Ridge at Bose Farms

H

eritage and leading edge come together in an exciting new home development in Surrey: The Ridge at Bose Farms. In planning since 2006, The Ridge at Bose Farms recognizes the value of Surrey’s rich history while providing for the growth and needs of generations to come.

Taking its inspiration from some of the original buildings from the Bose family farmstead, The Ridge at Bose Farms is a new master planned community of only 253 homes situated on an 8 acre site. This low density, combined with the natural advantages of the location, ensures that virtually every home in the four buildings enjoys a striking view. In fact, 12 acres of forested land used over the years by the Bose family has been donated to the City of Surrey adding to the abundance of green space and natural areas for which the city is known.

new home projects. In the three smaller floor plans, for example, the island is designed to also serve as a table to maximize the living space. Swinging doors are used throughout all of the homes so no bifold or hanging doors are found in any of the units. Wide plank laminate hardwood flooring is evocative of time gone by while quartz stone countertops and sleek Whirlpool stainless steel appliances look to the future. Most of the homes at The Ridge have separate balconies to extend the living space outside with a greater measure of comfort and privacy.

Even as The Ridge at Bose Farms offers its residents elegance, comfort, and livability, it delivers these attributes in combination with affordability and value. The homes range in size from 444 to over 1,100 The Ridge merges old and new to achieve a stunning balance of style square feet, a range that encompasses the needs of singles, first-time and function. Choices Abound in South Surrey

F

or a city that encompasses only about 2 square miles and has a population of fewer than 20,000 residents, the volume of building activity that’s currently underway in White Rock and nearby South Surrey is anything but small. With projects by the likes of Boffo, Barber Creek Properties, Genex, Forge Properties, Ledingham McAllister and others, home buyers can choose from a variety of styles at a number of different locations. From the luxurious residences at Royce with their breathtaking views across the ocean, to Boffo’s collection of spacious one-level condominium homes at Adagio, to the contemporary one and two bedroom condos at Gemini or the river-view homes on the Nicomekl River at Edgewater, the options are extensive and the list of builders impressive. The area has long been known as a popular retirement spot, but is increasingly attracting the interest of younger residents, families and singles that have been drawn to the region in part due to the rapid development and growth in South Surrey. With new shopping districts close by at Grandview Corners and the Shops at Morgan Crossing, White Rock has evolved from an out of the way beach town into a blossoming suburb close to all the big-city amenities any

other municipality has to offer. Throw in the fact that it often seems to be bright and sunny while the rest of the Lower Mainland is immersed in clouds, you’re just minutes from the US border, and White Rock’s waterfront promenade is one of the best places to be on a sunny afternoon and it’s easy to understand why there’s a hint of a building boom taking shape. Based on statistics provided by the Fraser Valley Real Estate Board, prices have remained fairly stable in White Rock and South Surrey over the past 12 months as the benchmark price of townhomes are down only slightly (-1.9%) from one year ago, but up compared to August 2013 (+1.7%). In comparison, the benchmark price for an apartment has increased by 3.5% from September 2012 to September 2013, although down .3% from August 2013. Overall the real estate market is moving closer to typical activity levels as September saw the largest year over year increase in property sales this year to date with an increase of 32% compared to the volume of sales in the same month last year.

A

historic community with a mile-long seawall and Oceanside view of Stanley Park, Dundarave Village is located along the North Shore of Vancouver’s Burrard Inlet. Prior to the construction of the Lions Gate Bridge, as Vancouver’s population grew, Dundarave was an escape for many Vancouver residents that rowed their boats across the inlet to vacation at summer cottages. Today, the community is still regarded for its oldfashioned charm, sandy beaches, unique shopping district and relaxing waterfront residencies.

To promote growth and sustainability to the Dundarave community, the Dundarave Business Association [DBA] was founded by local business owners to uphold the heritage of the village, but also to support a thriving economy for local merchants and create an attractive shopping district for residence and tourists. The DBA works with the Municipality and Council of West Vancouver to maintain and improve the community through civic engagement, events, support to local businesses and even through public safety and security.

An original founder of Dundarave Village, settler John Thomas was one of the first full-time residents that transformed the Village from a vacation spot into a developed community. Thomas helped the Dundarave community take shape by building the first house on Hollyburn Creek, and today his Hollyburn House still stands as a retirement home and the oldest continuously inhabited residence in the Lower Mainland.

With a selection of public and private schools, the Dundarave Village hosts activities and events for families and residents to enjoy. The Dundarave Farmers Market is held every Saturday from May through October, and the Royal Tea by the Sea and Taste of Dundarave are two such family friendly events that the entire community takes part in each year. The Dundarave Fish Market attracts visitors all year round, from North Vancouver to Downtown, with the freshest, most flavorful seafood across Vancouver city.

Dundarave’s town center boasts spacious green parks and a unique shopping district with boutiques, cafes, art galleries and other locally owned shops, which contribute to the tight-knit culture and sense of community in the village. The smalltown appeal provides picnicking areas for families in the summer and the traditional Dundarave Festival of Lights in the winter.

Following Marine Drive from the Lions Gate Bridge will lead tourists into the Village, and West Vancouver’s public transit provides bus services to residents of Dundarave from Horseshoe Bay, Park Royal, Downtown Vancouver and various other stops across the West End.

Montgomery Acres A Fresh Start in a Heritage Location

M

ontgomery Acres is a brand-new community within Maple Ridge, but the name already feels like home for long-time residents east of the Golden Ears Bridge. The creekside community was formerly a 10acre farm owned by the Montgomery family from 1946 until 2011. The Montgomery name, and their fond memories of “the farm as home” will carry on through the future of this heritage pasture land.

for a total of +3,000 square feet. Layouts are three- or four-bedroom up, with versatile open floor plans on the main level to accommodate entertaining hosts or active families. Even with a full house, the 10’ ceilings and tall interior doors with transom glass keep the main floor feeling spacious. Rear decks / patios provide extra room to move and a welcome spot to enjoy some fresh air.

Epic Homes is now introducing the first phase of this community with 83 single-family homes. Epic Homes is locally owned and has been building family-friendly communities in Maple Ridge since 1998. The builder remains focused on this District because of its fantastic value for families: a safe community with abundant outdoor recreation and convenient access to shopping and other amenities.

Quartz stone countertops provide lasting luxury and a striking appearance to the large island with eating bar. Bathrooms are equally well-outfitted, and residents will enjoy spacious five-piece ensuites with free standing MAXX soaker tubs, 4’ walk-in showers and dual vanity sinks.

The community of Montgomery Acres is nestled on the doorstep of Kanaka Creek Regional Park and surrounded by the beauty of oldgrowth forest.
