The Blower Door Test and the Duct Blaster Test are used to calculate a home’s Energy Rating Index (ERI)—also referred to as the HERS score). Like miles per gallon (MPG) which measure the fuel efficiency of a car, an ERI score is an excellent predictor of a home’s energy efficiency—the lower the score, the higher the efficiency. BLOWER DOOR TESTS measure the leakiness of the home’s envelope— how much air comes in and goes out through the roof, windows, doors, and other openings in the home. Required by code after Sept. 1, 2016.

DUCT BLASTER TESTS measure leaks in the joints and seams of the ductwork in the heating, ventilation, and air-conditioning (HVAC) system. Required by code after Sept. 1, 2016 unless in conditioned space.

Coastal Bend Green Built Construction Scholarship COASTAL BEND GREEN BUILT (CBGB), a program administered by the Coastal Bend Home Builders Association, has announced it is offering financial assistance to college students as a scholarship for those pursuing a degree in a construction-related field of study. The CBGB is offering scholarships to support and encourage the growth of Texas’s construction workforce. Applicants must be residents of the Coastal Bend area, and must have a high school diploma, or GED, and attending a college, university, or post-secondary vocational school with a minimum 2.5 cumulative grade point average. The CBGB scholarships will be awarded on the basis of a student’s academic achievements, extracurricular activities, community service, and history of employment. Scholarship applications will be reviewed by a panel of CBGB members. The Coastal Bend Green Built Initiative, a high-performance home program of the Coastal Bend Home Builders Association, is a voluntary partnership of local home builders, industry supporters, and sponsors who are committed to creating awareness and interest in the construction of high-performance, low impact sustainable homes in the Coastal Bend area. Homes certified in the CBGB program will use significantly less energy, resulting in lower utility bills, and will also use less water. More importantly, the Green Built certification means the builder used renewable products and construction practices that reduce the size of the home’s carbon footprint, helping to protect our earth’s natural resources and promoting a cleaner environment and a more sustainable future for our children. For more information about the CBGB scholarships, contact Kalli Larsen, Coastal Bend Home Builders Association, at (361) 991-3034.

HOMEBUYING ADVICE

Why Buy New

3

If you’re in search of a new home, you’re likely debating the benefits of a newly built home versus an established one. There are several factors you should consider before you start your search. Too many people pass up an opportunity to build their own home without thinking about the pros of new construction. Let us give you some thoughts to ponder.

4

BENEFITS OF BUILDING A NEW HOME

Imagine for a moment you get to decide everything about your new place. These are the benefits of being able to build new and choose every aspect of your new home’s design:

1

Easier to Maintain: Since everything from your roof to the HVAC system are brand new, you don’t have to worry about what will stop working. You get new warranties with new construction. This will help guard against major repair costs. It also means you won’t have to save as much money for when something like the water heater needs repair.

2

More Efficient and Healthier: For example, take the BUILT TO SAVE™ program—you can connect with contractors who know how to build energy efficient homes. They also understand which building materials are healthier. For instance, they can help you choose low and zero-VOC (volatile organic compound) building materials and paints that are better for your indoor air quality.

6

CoastalBendNewHomes.com

Floorplan: In a new home, you get to select how you want your house laid out. If you want a formal dining room, you can have it. If you want an open floorplan with floor to ceiling windows, you get to decide that, too. Personalized Materials: A new home allows you to decide on special features. For instance, you can choose the type of flooring or countertop material you want to use.

5

Location: New homes tend to be built in communities that are designed for lifestyles, such as proximity to parks, schools, or public transportation. That means you can choose your new house based on a neighborhood that best suits what matters to you.

6

Timing for Moving: It takes about five to six months to complete a new home build. This will give you time to plan for your move to take the pressure off of the process. Remember, a new home might seem to have a higher price tag, but being able to personalize your home and save money over time will be worth the cost in the long run.

COVER FEATURE

Santiago Homes The End of Your New Home Search People shopping for a new home today have a variety of tools available. Thanks to Internet technology and an abundance of websites dedicated to real estate, searching for, and finding, potential options is easy. The challenge is choosing which of these options is the best choice. If you’ve narrowed your search to a few newly built homes, here are some key questions you need to consider. Is the home large enough? Is it in a convenient and safe neighborhood? Are the schools top rated? More importantly, did a reputable quality builder construct the home? This last question is critical because, since buying a home is the largest investment you will probably make in your lifetime, you want to make sure you are getting excellent value for your money—and a good opportunity to get a high return should you decide to sell.

10

CoastalBendNewHomes.com

Meet Santiago Homes, a residential and commercial construction company founded in 1998 by Jose Santiago Vielma. Santiago Homes is a custom builder serving the Coastal Bend area. The company specializes in bringing homebuyers’ visions of their perfect home to reality. “Our customers are people who want a home that expresses their own individual tastes and preferences,” said Vielma. “We enjoy working personally— one on one—with each of our buyers to learn about their needs. For us, building a custom home is a partnership with our customers in which our job is to guide them through the process from the concept all the way to when we hand them the keys, and to make sure they are completely satisfied with the finished home and have only happy memories of the experience.”

Santiago Homes has undoubtedly earned a reputation for excellence in customer satisfaction. While this may read like “marketing fluff,” a quick check with any of the company’s previous customers will attest to the validity of the statement. Vielma’s genuine and caring nature goes above and beyond when it involves the quality of his homes. He is a hands-on builder who takes pride in personally supervising every stage of the construction process to ensure that work performance is consistent with his company’s standards of excellence. Most recently, Santiago Homes became the first builder in the Coastal Bend area to certify its homes in the BUILT TO SAVE™ program. The BUILT TO SAVE™ program is a voluntary regional energy efficiency program designed to differentiate high-performance homes from those built only to minimum code standards. To receive the BUILT TO SAVE™ certification, a home is inspected and tested by a third-party energy rater to confirm that the home will perform better than a similar home built only to code. What does this mean for the homebuyer? Aside from the savings on utilities every month, a BUILT TO SAVE™ certification means the home has tighter construction with better indoor air quality, more durability with less maintenance, and more comfort. As for resale value, high-performance certified homes typically command a higher resale value, and homeowners are given a certificate of guarantee signed by the RESNET rater as proof of their home’s high-performance construction. Santiago Homes is currently building two BUILT TO SAVE™ homes in The Grand Estates at Northshore, the newest phase of the Northshore Country Club. The homes rest on a superior concrete foundation

reinforced with rebar, which has become Santiago Homes’ signature slab. “The foundation is key to everything else we do,” states Vielma. “If it fails, everything else fails--so we do it right—right from the start. A rebar concrete slab will provide a stronger foundation that will withstand cracks to the foundation from the natural shifts of the soil over time.” Aside from their two model homes coming soon to The Grand Estates at Northshore in Portland, Santiago Homes has other lots in the community ready to build on. Tour the new home community of The Grand Estates and discover its unique location. Located between the Northshore Country Club on one side and a municipal park on the other, this perfectly situated neighborhood is a great place to raise a family—close to schools, shopping, restaurants, entertainment, and a beautiful golf course. Visit www.santiagoinv.com for more information, or call Jose S. Vielma at (361) 443-1212 and end your new home search. May/June/July 2018

Two Newcastle Model Homes You Must Visit During the Coastal Bend Home Builders Association’s 2018 Parade of Homes. June 1-3 & 8-10 from 11 a.m. to 6 p.m.

Newcastle Homes 2018 CBHBA Parade Entry - 15229 Isla Pinta Court, Corpus Christi

John Pope, owner of Newcastle Homes, traditionally builds his homes on Padre Island. This year, his Parade Home entry on the Island is an innovative Newcastle Homes masterpiece: a beautifully designed and executed “Hill Country Meets Island” 3 bedroom home that must be visited during the Parade. The exterior of this home is a mixture of stucco and stone in tones of gentle grays. At the back of the home, which is situated directly on a waterfront boating canal, is a large boat dock and deck, complete with a fish cleaning table and an exceptional wood

12

CoastalBendNewHomes.com

carved palm frond palapa. Hand-carved Tiki pilings complete the look of “Island Relaxation Time.” Plus, for ease of exit and entry in those bathing suits and with cleaned fish and gear, a bonus room is directly off the deck. This room can be used as a “mud room,” but also as a multi-purpose game room or extra room for guests. When entering the home from the front door, the first thing noticed is the high cathedral ceiling, the beautiful wood-look tile plank flooring, and the open floor plan. A large living area is separated by an “eaton” counter that leads into a modern kitchen with quartz gray countertops, lovely soft dove gray painted built-ins, and an enclosed pantry. Also on the main floor are the Master bedroom, bath, and laundry. The Master, in restful shades of gray and cream, has a large walk-in closet with built-in shelving, and off the Master closet is a laundry area that families now love for added nearby convenience. The Master also has a sliding glass door that opens onto a large open deck

(L-R) John Pope (Newcastle Homes) consults with third-party energy rater, Scott Martin (Energy Rating Solutions) who is performing a Blower Door Test as part of the BUILT TO SAVE™ certification process. A fan is attached to one of the doors of a home while every other opening is closed. Air is blown into the home first, then blown out to measure the leakiness of the home’s envelope.

(L-R) Third-party Energy Rater Scott Martin performs a Duct Blaster Test for John Pope’s home to measure leaks in the joints and seams of the ductwork in the heating, ventilation, and airconditioning (HVAC) system. Both the Blower Door Test and the Duct Blaster Test (unless in conditioned space) are required by the 2015 International Energy Efficiency Code in the State of Texas for all new homes constructed after September 1, 2016.

NEWCASTLE HOMES BECOMES BUILT TO SAVE™ MEMBER John Pope, Newcastle Homes, has always been at the leading edge of energy efficient construction. He was introduced early in his building career to the value of building high-performance homes and was convinced that there was no other way to build a home. His building science knowledge has grown immensely over the years, and today, Pope enjoys a reputation for building some of the most energy efficient and green-built homes in the area. Newcastle Homes 2018 CBHBA Parade Entry - 338 Southern Street, Corpus Christi

above the water with built-in benches, perfect for relaxation with a morning cup of coffee or an evening drink. Yet this Island home does not stop there. Up the stairs at the front of the house is a second floor which contains two extra bedrooms, one with a balcony overlooking the waterfront, a Jack and Jill bathroom, and an open loft with built-in desk, perfect for homework, or for working from home. Plus, for anyone interested—and we all should be—this beauty is totally energy efficient with spray foam insulation throughout. This Parade Home is definitely a crown jewel in Newcastle Homes’ collection of showcase-quality homes. Newcastle Homes’ second Parade Home entry—a departure from his “signature” Island homes— definitely could be a new crown jewel in the collection. The home is a “South Texas Modern Farmhouse Meets Energy Efficiency.” Located in the city of Corpus Christi and within walking distance to the bay, Pope has constructed an extremely energy conscious 1,349 square foot single story three bedroom, two-bath home that is perfect for young families or those wanting to downsize. A Craftsman-style front door leads into an open floorplan living, dining, and kitchen, all topped by

a soaring Cathedral ceiling complete with dark wood beams and a stunning windmill-style ceiling fan. The flooring throughout is wood plank-look tile for farmhouse country appeal along with ease of maintenance. The kitchen is a masterpiece of beauty and design: dark Shaker-style cabinets with crown molding, Cambria quartz countertops, a special composite double kitchen sink, black Samsung stainless steel appliances, and one area complemented by a unique reclaimed woodlook backsplash. Off the kitchen at the back of this delightful home is the Master bedroom with a Cathedral ceiling and a sliding glass door to the backyard. The Master bath includes special Kohler sinks, a walk-in shower, and an exceptionally designed mirrored wall. At the front of the house are two extra bedrooms with a second bath that has a beautiful accent wall of tile made to look like reclaimed wood to add to the country charm of this modern farmhouse designed home. The exterior of the home, to adhere to a welcoming South Texas farmhouse look, is comprised of the look of crisp white clapboard with gray cedar shakes--actually made from sturdy Hardie plank, a fiber cement siding--and an aluminum roof. Outside the home are tall trees and in the back, a pavestone deck with a fire pit. It is an absolutely perfect home for families, both inside and out, both in design and energy savings. Newcastle Homes’ entries in this year’s Coastal Bend Home Builders Association’s Parade of Homes (June 1-3 and 8-10) will be available for viewing from 11am to 6pm on the days of the Parade and an admission fee is required ($5 in advance, or $10 after May 31st). Go to coastalbendhba.org/parade-of-homes for more information.

It should be no surprise, then to learn that Newcastle Homes is one of only two local builders to certify homes in the BUILT TO SAVE™ high-performance home program. Both of Pope’s Parade Home entries are BUILT TO SAVE™ certified—guaranteed to outperform a similar home built to minimum code standards. A home that receives a BUILT TO SAVE™ certification means that the home was inspected during construction and tested upon completion by a third-party RESNET-certified home energy rater who guarantees that the home has met the program’s qualifying criteria. An extensive checklist of items is required in areas pertaining to the home’s construction, such as proper installation of insulation, right-sizing of HVAC systems, walls, ceilings, windows, etc. The focus is on building a home that is tightly constructed to control air into and out of the home to provide for substantial savings in energy bills. Aside from these savings, the most important advantages for the homeowner are found in all the other benefits of a BUILT TO SAVE™ home: improved air quality, consistent room-to-room temperatures for increased home comfort, less maintenance, and a higher value for resale. With a BUILT TO SAVE™ home from Newcastle Homes, you don’t have to “cross your fingers” and wait for your first electric bill to see if you purchased a superior energy efficient home—you can relax, knowing you have a third-party guarantee that you did.
