Being told that your home is energy efficient is not the same as getting written verification from a home energy Rater licensed by the Residential Energy Services Network (RESNET). Home Energy Raters are trained home energy inspectors who use specialized equipment and software to inspect, test, and verify that a home has met the requirements of high-performance home programs like BUILT TO SAVE®.

MATT’S Building Materials’ Journey from Ashes to Grand Opening

On January 1st, 2022, I was on vacation with my family when a long-time customer of ours called me. “There is smoke coming from your store” were the first words he said after I answered. At first, I dismissed it, but when the calls kept coming, I knew something was very wrong. Within an hour, we had packed our bags and left. I’ll never forget the sight of those black clouds on the horizon growing bigger as we drove back into town.

Matt’s “Cash & Carry” Building Materials in Pharr, Texas, has always been my second home. The business was named after the original owner, Ira Matt, and my father worked for him for over 40 years before taking over as owner. Some of my earliest and fondest memories are playing in the

store. Throughout my high school and college years, I worked in the lumberyard, and for nearly twenty years I’ve managed the store alongside my mother, father, and two brothers.

By the time I arrived at the store that day, there were already five fire trucks on the scene with more on the way. The firemen told us that they would do what they could to save the store, but their priority was to keep the fire from spreading to the nearby businesses and homes. With nothing else I could do, I prayed with family, friends, and employees who had gathered in the parking lot next door. The fire raged for nearly thirty hours, destroying the 120,000 sq/ft. timber-framed store, warehouse, and door shop. Despite the pain, we were fortunate that no one was hurt, and the lumberyard was spared.

6

Getting Operational

The next few days were a blur of activity. Thoughts of what had happened and what needed to be done kept me up all night. Unable to sleep, I threw myself into my work. The first task we as a family and as a business focused on was to get operational. The lumberyard and our delivery fleet were largely untouched, and less than 24 hours after the fire, our trucks were out making deliveries.

But the lumberyard was only a portion of our business. We had two other stores that still needed to be managed, and more than 40 retail and administrative staff that had been displaced. Everyone was worried about what was going to happen to the business, their jobs, their healthcare, and their future. We addressed our staff and let them know we were committed to staying open, and while changes would need to be made, no one was going to lose their job overnight. We made road signs, used social media, and interviewed with the local news stations to spread the message that we were still open, and we would be rebuilding.

The amount of support we received from friends and strangers in those first few weeks was humbling. People dropped off lunches, someone launched a GoFundMe campaign to raise money for our staff, a local dealership let us borrow forklifts so we could keep operating our lumberyard, the neighboring strip mall leased an office to us at no charge, and thousands of messages of support were sent to us on Facebook. I can’t begin to describe how much those messages of support helped me get through those first few days.

By the third day we were moving into the offices our neighbor had offered us. We bought folding tables, used office equipment, and quickly set up a “war room” where our sales team could field calls and make job tickets. The office breakroom became the shared office for the ownership team. Every task that we could think of was printed on a sheet of paper along with the person or team responsible for it. We lined the wall of our office with them so we could refer to them during our meetings.

Lots of Help Along the Way

As the weeks turned into months, we had a smooth operation going. Our lumberyard and other stores were profitable enough to sustain us. The money from insurance wasn’t enough to cover our entire loss, but it made rebuilding possible. We owe a lot to our vendors and suppliers, and we are forever grateful for the assistance they provided us. In many cases, they extended our terms of credit and even replaced some of our lost goods at no charge. We owe an extra large thank you to Orgill, an international hardware distributor, who let us use one of their semi-trailers as storage, and offered to assist us in any way they could throughout the process. Abraham Villagran of Villagran Construction, who had helped us build our third location in 2015, immediately went to work designing and planning the new store. Abraham worked long, long hours overseeing the project, and as I am sure he would tell you, rebuilding is much harder than new construction.

Practical Matters of Rebuilding

With new construction, you can plan most of the details well before you break ground. But when we were rebuilding, we faced many additional challenges. We had an active lumberyard just feet away from the construction site that had to be worked around, and any disruptions would cause a loss in revenue and, potentially, customers. Every day without our retail store was lost revenue, so we tried to balance speed with prudence. Within weeks of the fire, a basic plan for the new store was drawn up before the debris was cleared. Detailed blueprints and plans came next, but we were making changes and updates to them throughout the process. Rebuilding did come with a few advantages: we were able to start fresh and design the floorplan of our retail area as we saw fit, and a smaller more efficient building footprint would allow us to increase our parking lot without sacrificing retail space. It also gave us the chance to expand our offices to accommodate future growth, and we even included a conference room that we could use for training staff or letting our professional customers borrow for their own meetings.

Grand Re-Opening!

Exactly 833 days after the fire, on April 13th, 2024, Matt’s Building Materials in Pharr re-opened for business. We celebrated all day and into the night, inviting friends, employees, customers, and vendors to join us. It was a monumental task, but we crossed the finish line. It has been the most challenging and rewarding experience of my career. I am forever thankful to our staff for their positivity and hard work, to our vendors for their flexibility, to our customers for their loyalty and patience, and to everyone else who helped us along the way. I am still sad that our old store is gone, that building and the memories we made there can never be replaced, but I am also deeply grateful for the experience. Faced with tragedy, our company rose to the challenge and exceeded our expectations. We overcame our trial by fire and are stronger and more resilient because of it.

I may not know what the future will bring, but I am confident that my team can handle it. Through it all, we are blessed and we know that God’s timing is perfect. We didn’t understand the bigger plan back then, but we definitely do now. The plan going forward is to continue to be the best version of Matt’s that we can be: build positive relationships with those around us and continue to pass our God-given blessings onto others. Now if you’ll excuse me, I owe my family a long overdue vacation.

Navigating Your First Home Purchase: TOP 10 CONSIDERATIONS

Embarking on the journey to buy your first home is both thrilling and overwhelming. This venture is not just a financial commitment but also an emotional one, impacting your future significantly. To help you navigate this complex process, here are the ten most crucial factors to consider, ensuring you make a wellinformed and satisfying purchase.

FINANCIAL READINESS

1 2 3

Before diving into the homebuying process, assess your financial health. This includes understanding your credit score, which influences your mortgage rates, making sure you have enough for a down payment (typically 20% of the home’s price), and having an emergency fund beyond your down payment and closing costs. Remember, owning a home comes with ongoing expenses like maintenance, taxes, and insurance, beyond just the mortgage payment.

LONG-TERM FINANCIAL COMMITMENT

Understand that buying a home is a long-term financial commitment. Mortgage terms often range from 15 to 30 years, and while equity builds up, the liquidity of your investment is limited. Ensure you’re ready for this type of financial stability before proceeding.

THE RIGHT MORTGAGE FOR YOU

There are various mortgage options available, from fixed-rate to adjustable-rate mortgages, each with its pros and cons. Consider what makes the most sense for your financial situation, and don’t forget to shop around for the best rates and terms.

4

LOCATION AND COMMUNITY

The location of your home influences not only your daily life but also the property’s value over time. Consider proximity to work, the quality of local schools (even if you don’t have kids, this affects resale value), and community

HOMEBUYING ADVICE
10

dynamics. Also, think about the area’s growth potential, which can enhance your investment in the long run.

5

HOME INSPECTION

A thorough home inspection is crucial to uncover any potential issues with the property. This can include structural problems, electrical or plumbing issues, and more. The findings can serve as a powerful negotiating tool or help you decide to walk away if the issues are too severe.

6

SIZE AND LAYOUT

Reflect on your current and future lifestyle needs. While a larger home offers more space, it also comes with higher maintenance and utility costs. Consider the layout’s functionality;

7 8

MARKET TIMING AND LOCAL HOUSING MARKET TRENDS

Understanding the current market trends and timing can affect the price you pay for your home and its future value. Research if it’s a buyer’s or seller’s market and consider how local economic indicators, like new infrastructure projects or employment opportunities, might influence property values.

RESALE VALUE

While it may seem premature, considering the potential resale value of your first home is wise. Look for timeless qualities in a property, such as location, lot size, and layout that will appeal to future buyers.

9 10

ENERGY EFFICIENCY AND SUSTAINABILITY

Energy-efficient homes can save you a significant amount on utility bills and reduce your carbon footprint. Look for features like doublepaned windows, efficient HVAC systems, and solar panels. These not only contribute to environmental sustainability but can also be financially beneficial through reduced energy costs and potential tax incentives.

EMOTIONAL PREPAREDNESS

Finally, buying a home is as much an emotional decision as it is a financial one. Confirm you’re emotionally prepared for the responsibilities of homeownership, from maintenance and repairs to the commitment to a specific location.

MAKING YOUR FIRST HOME A REALITY

Purchasing your first home is a monumental step, representing both a financial and emotional investment in your future. By carefully considering these ten aspects, you’re more likely to find a home that suits your needs, budget, and long-term goals. Remember, the key to a successful home purchase is thorough research, careful planning, and, when necessary, the guidance of professionals. Take your time, understand your priorities, and let your first home be a foundation for many happy memories and a secure financial future.

At the top of the list of reasons for Materiales El Valle’s popularity is its millions of square feet of product inventory and thousands of square feet of showroom space with beautiful full-sized displays and samples of products including brick, ceramic tile, glass mosaic tile, handmade Saltillo tile, roof tile, porcelain, marble, Travertine, Cantera, engineered stone, and wood flooring. If a product makes your home stand out from the ordinary, the company almost certainly has it in stock—and in large supply.

And what could go better with the largest inventory? How about the best prices! The company’s long-standing history with name-brand manufacturers is a major part of its success. Because of those relationships, Materiales El Valle is able to not only offer lower prices; more importantly, the company is able to introduce the latest trending products, which may explain why so many builders win awards for homes that use materials that are often new to the market.

No matter how good products are and how inexpensive they may be, shoppers, however, tend to place greater value on how they are treated and whether they can rely on their vendor to be there for them. And that’s where the company excels—customer service. Combined with their many years of knowledge and experience, Materiales El Valle’s staff provides a friendly, personal service that makes buyers feel like family…because in the company’s eyes, they are. And that keeps customers coming back.

Smart Home Buying Beyond Beauty:

When shopping for a new home, most buyers are immediately drawn to its visual appeal: exotic granite countertops, designer light fixtures, stunning flooring, and an airy floorplan. These features often drive purchasing decisions, guided by emotion and first impressions. However, what truly determines longterm satisfaction are factors less visible but far more impactful. Enjoyable indoor comfort, low utility costs, healthy air quality, durable and low-maintenance construction, along with excellent resale value, are crucial. These benefits come with high-performance verified homes, unseen at first glance but deeply felt once living in the space. Choosing a home based solely on its beauty can lead to regrets. So how do you know if a home is an energy-efficient high-performance home before you buy?

There isn’t one contractor who will say their home is not energy efficient. Every builder will say his or her home is energy efficient— but compared to what? The following is a guide for homebuyers to help them identify whether the home they are planning to buy is—or will be built—as a high- performance energy efficient home.

Today’s energy code is based on the 2015 International Energy Conservation Code (IECC). The code, which was adopted by the State of Texas and became law on August 1, 2016, sets the minimum energy efficiency requirements for new homes built after that date. Homes built to standards that are higher than required by the 2015 IECC are highperformance energy efficient homes, but they must be verified. Here’s what

you need to know and some questions you can ask the builder to help identify those homes.

1. Does the home have a highperformance certification?

Initiatives like the BUILT TO SAVE® Program and ENERGY STAR® Program provide certifications to homes that meet the strict criteria that qualify them as high-performance energy efficient homes. Ask for a copy of the certification and the home’s systems label, which is required by code after the home is built. If the home is under construction, ask if the home is enrolled in either initiative’s Programs.

2. Do code officials enforce the 2015 IECC or better ?

If they do, no problem. If they do not, builders should know that Texas law

requires compliance with the 2015 International Energy Conservation Code. Even if city code officials do not enforce the 2015 IECC, this does not mean that the builder is free to ignore the law. The ultimate responsibility to be code compliant rests with the builder, not the municipal code official.

3. How many of the builder’s homes have been certified as energy efficient? If a builder certifies 100% of its homes as BUILT TO SAVE® or ENERGY STAR®, this is a good indicator of the company’s commitment to building energy efficient homes.

These builders are true industry leaders that invest their time and money in building homes that provide not just energy savings to consumers but, more importantly, their homes will provide more comfort, better indoor air, more

durability with less maintenance—and a potential for a higher resale value for homeowners down the road.

Some contractors build only one certified home per year, which is the minimum requirement of energy efficient initiatives like BUILT TO SAVE® or ENERGY STAR® in order to continue using the program’s logo in their marketing. If you want a home certified as energy efficient from these builders, you must ask for it.

4. Was the home modeled for energy efficiency?

Any home can be modeled before it is built. All that is required is a set of blueprints and a Manual J, which specifies the home’s heating, ventilation, and air-conditioning requirements. A home energy rater inputs the information from these documents and models the home to predict its energy efficiency performance once it is built.

The software used by the rater produces a projected Home Energy Rating System score (HERS) and a projected percentage of energy efficiency over minimum code requirements. The modeling allows contractors to make adjustments if required to hit the targeted goal. Modeling is the first step in certifying a home in the BUILT TO SAVE® or ENERGY STAR® programs.

5. Was a blower door test and a duct blaster test performed?

A licensed energy rater using specialized equipment performs these tests.

The blower door test measures the leakiness of the home’s envelope— how much air comes in and goes out through the roof, windows, doors, and other openings in the home. The duct blaster test measures leaks in the joints and seams of the ductwork in the heating, ventilation, and airconditioning systems.

These tests are required by the 2015 IECC to comply with minimum

code requirements. Note, however, that just because a home received these tests does not mean that the home received an energy efficient certification. Additionally, as required by law, the tests should be performed by a licensed home energy rater not associated with any part of the construction of the home, including HVAC-related services or products.

6. Did the home receive a Home Energy Rating System score?

A Home Energy Rating System (HERS) score is the best indicator of

and cycle on and off, it will also never stay on long enough to remove the humidity in the home. This accumulated humidity will make for an uncomfortable indoor environment and create potential moisture problems in the long term. BUILT TO SAVE® or ENERGY STAR® vertified homes ensure properly sized units for enhanced home comfort.

8. Can the builder provide references?

As with any home you buy, you should ask for references from the builder’s

a home’s projected energy efficiency performance. The lower the score, the better the home should perform regarding energy efficiency. Without a HERS score or other predicted performance information, you won’t know what your utility bill will be like until you move in. You wouldn’t buy a car without knowing its miles per gallon (MPG). So why would you buy a home without a HERS score?

7. Is the air conditioning unit sized properly for the home?

The air conditioning unit accounts for 50% of the home’s energy consumption but, more importantly, it accounts for 100% of the home’s comfort. A unit that is oversized will not only use more energy by cooling the house too quickly

previous homebuyers. Good questions to ask these homebuyers are, “What is your average monthly electrical bill?” and “Do you experience any rooms that are more uncomfortable than others?” And, of course, “Would you buy another home from this builder?”

The best references can also be found from the builder’s own peers. Has the builder been recognized with any awards for energy efficiency? Are they or have they ever been featured as a Leading Energy Efficient Builder?

In a nutshell, all these questions are invaluable to know BEFORE you build or buy. So, stay informed—and always make sure to look beyond the “pretty.” You will be glad you did for years to come!

Understanding the Four Basic Types of Floorplans

When it comes to designing a home, selecting the right floorplan is crucial. A floorplan not only shapes how you interact with your living space but also influences the home’s functionality and aesthetic appeal. There are four basic types of floorplans: open, closed, modular, and hybrid. Each has its advantages, catering to different lifestyles and preferences.

Open floorplans

Open floorplans are characterized by large, multifunctional spaces that flow seamlessly into one another. Typically, this means the kitchen, dining, and living areas are combined into a single, expansive space. This layout is perfect for families who enjoy spending time

together. Whether someone is cooking in the kitchen or relaxing in the living room, open floorplans facilitate easy communication and interaction among family members. They also allow for more natural light and can make a home feel larger and more inviting.

Closed Floorplans

In contrast, closed floorplans feature distinct rooms separated by walls and doors. This traditional layout offers more privacy and can be ideal for families with older children or those who host frequent guests. Each room has a specific purpose, and the separation can help reduce noise throughout the house. Closed floorplans also provide more wall space for furniture and artwork, allowing for distinct decorative themes in each room.

Modular Floorplans

Modular floorplans are based on the concept of using prefabricated sections or modules to construct a home. These plans offer a high degree of flexibility and can be easily customized to meet individual needs. Modular homes can be designed with either open or closed layouts, but the key feature is the ability to add, remove, or rearrange modules with relative ease.

This type of floorplan is particularly appealing for those looking for a costeffective and time-efficient way to build a home that can grow and change with their needs.

Hybrid Floorplans

Hybrid floorplans combine elements of open, closed, and sometimes modular designs to create a balanced and functional living space. For instance, a hybrid plan might feature an open layout for the living, dining, and kitchen areas, with a separate, closed-off section for bedrooms and offices. This approach offers the best of both worlds: the spaciousness and interactive nature of an open plan, with the privacy and quiet of a closed layout.

Choosing the Right Floorplan

Selecting the right floorplan depends on your lifestyle, needs, and personal preferences. Families who enjoy hosting and desire a more interactive living environment might find open floorplans more appealing. Those valuing privacy and quiet might prefer a closed layout. Modular plans offer flexibility and customization, while hybrid plans provide a mix of openness and privacy.

Ultimately, the right floorplan for you is the one that best fits your daily life, enhances your home’s functionality, and makes you feel most comfortable. Consider your family’s needs, your entertaining style, and how you envision your ideal home in order to guide your decision.

Windows: They’re Part of Your Walls and Need Smart Insulation

Windows aren’t just there for a nice view or to let in light—they’re an important part of your home’s walls. And because it’s a bit tricky to insulate them, they can really affect how much you spend on heating or cooling your place. The size of your windows, how many you have, and where they are can all make your home more or less energy efficient. Let’s talk about some key things that can help you save energy with smart window design.

Go for Fewer, Smaller

Windows

Big windows let in lots of light and give you great views, but they can also make your heating and cooling bills go up. You might want to think about having fewer windows or making them smaller. For example, if you cut down the glass area in your home from 20% to 10%, you could save as much as $500 a year on energy costs.

Pick Windows that Face North

The position of your windows is key to energy savings. West-facing windows can heat up your home a lot, which means higher air conditioning costs. North-facing windows, though, get less sun, so it’s smarter to have more

windows on this side of your home. This could help you save around $90 annually on energy.

Shade Your Windows

Regular windows can let in too much heat, but you can reduce this by shading them. There are lots of choices like awnings, shutters, shades, or even trees and shrubs. Some shades can be set on timers or controlled from afar to keep your home cooler when the sun is strongest. Inside, things like heavy drapes or blinds can help keep your place cool, especially for those windows facing west. By using these ideas, you might save about $250 every year.

ENERGY EFFICIENCY
26 www.RGVNewHomesGuide.com

Choose the Right Window Frames

Window frames are important because they can affect how quickly heat comes into your home. Here are some options:

• Aluminum frames are strong and easy to handle, but they usually let heat through quickly. If you live somewhere warm, like the Rio Grande Valley, look for aluminum frames with a thermal break to slow down heat transfer.

• Vinyl frames are lowmaintenance and don’t let heat through as much as metal ones. For better energy saving, pick ones that have insulation inside.

• Wood frames are good at keeping heat out, but they need more upkeep. Wood can change shape with the weather, can be damaged by bugs or rot, and needs to be painted.

Invest in Energy-Saving Glass

The kind of glass you choose can also help you save energy. Here’s what to consider:

• Double panes are a must—they have two glass layers with a space in between, which can cut your heat gain and loss in half.

• Gas fills between the panes can boost insulation a lot.

• Tints and low-emissivity (low-e) coatings can stop some sun rays from getting through and lower heat loss without ruining your view.

When you’re building a home, these are the kind of window tips that can help you keep costs down and make your home more comfortable.

Code Specifications for Windows

When talking about “code specifications” for windows, we’re referring to the building codes that specify how windows should be manufactured and installed in homes. These codes vary depending on where you live because different regions have different climates, weather patterns, and safety concerns. However, here is a general overview of the kinds of specifications codes might include:

1. Energy Efficiency: Codes often require windows to meet certain energy performance criteria, which are measured by U-factor and Solar Heat Gain Coefficient (SHGC). The U-factor is the rate at which a window conducts non-solar heat flow. The lower the U-factor, the more energy efficient the window. SHGC measures how much heat from the sun is blocked. These standards are particularly important in codes for regions with extreme temperatures.

2. Safety Glass: In areas where windows are subject to human impact (like next to doors or in showers), safety glass is required to prevent injuries in case the glass breaks. Safety glass typically includes tempered glass which is heat-treated to be stronger and to break into small, less dangerous pieces.

3. Emergency Egress: Bedrooms and other sleeping areas must have windows large enough to serve as an escape or rescue route in case of an emergency like a fire. These specifications will include minimum opening sizes, heights, and widths.

4. Glazing: Window glazing must often meet specific standards for durability and, in some areas, resistance to wind-borne debris or hurricanes.

5. Installation: There are usually detailed requirements for how windows must be installed to ensure they’re waterproof and properly supported.

6. Wind Load: In areas prone to high winds or hurricanes, windows must be able to withstand specific wind pressures. This often requires impactresistant glass or protective shutters.

7. Fire Rating: In areas with a higher risk of fire, there might be specifications for windows’ resistance to heat and flames.

8. Size and Height: Codes may dictate the size of the windows in relation to the room size for light and ventilation, and the height of the window sill from the floor for safety.

To get the exact code specifications for your area, you would typically refer to your local building code, the International Residential Code (IRC), or the International Building Code (IBC) for commercial structures. For energy performance, the International Energy Conservation Code (IECC) is often referenced.

For specifics, you should check with your local building authority, as they’ll have the most up-to-date and relevant information for your region. If you are building or renovating in a particular area, it is crucial to consult with a local architect or building professional to ensure compliance with all applicable codes and regulations.

Why Buy New: The Benefits of Investing in a New Home

When it comes to buying a home, one of the first decisions you’ll face is whether to purchase a new build or an existing property. While both options have their merits, investing in a new home comes with a unique set of benefits that can be especially appealing for many homebuyers.

Here’s why you might consider going new in your home search.

CUSTOMIZATION

One of the most compelling reasons to buy new is the ability to customize your home. New construction often allows buyers to select floorplans, finishes, and fixtures that match their personal style and needs. This means you can create a living space that’s tailor-made for you from the start, without the need for immediate renovations or compromises on layout and design.

ENERGY EFFICIENCY

Today’s new homes are built with modern materials and standards designed for energy efficiency. They often include energy-saving features such as double-paned windows,

high-efficiency HVAC systems, and enhanced insulation. Purchasing a new home that is certified in high-performance home programs like BUILT TO SAVE® or ENERGY STAR® ensures your home will save you money on utilities and, more importantly, provide you as a homeowner with more comfort and better indoor air quality.

FEWER REPAIRS

A new home means everything inside is new and under warranty, significantly reducing the worry and costs associated with repairs and maintenance. Unlike older homes, where systems and appliances might be nearing the end of their lifespan, new homes offer years of peace of mind before significant repairs are likely needed.

30

MODERN CONVENIENCES

New homes are designed with modern living in mind, offering open floorplans, smart home technology, and communities that are designed for today’s lifestyles, such as proximity to parks, schools, and popular city amenities. These features reflect the latest trends in home design and lifestyle, providing a level of convenience and enjoyment that can be hard to find in older properties.

HEALTH AND SAFETY

New construction homes are built

to current building codes—or to above-code standards as well as safety standards, which have evolved significantly over the years. They often include features like better air filtration systems, non-toxic building materials, and fire-resistant construction techniques, offering a safer and healthier environment for you and your family.

APPRECIATION POTENTIAL

While the real estate market is always changing, new homes can offer good potential for appreciation–especially certified high-performance homes. As communities develop and

amenities are added, property values in these areas can increase. Buying a new home in a growing area can be a smart investment in your future.

In conclusion, while every home purchase is a personal decision based on numerous factors, the benefits of buying new are clear. From customization and energy efficiency to fewer repairs and modern conveniences, a new home offers a fresh start and a foundation for creating lasting memories. Whether you value the latest in home design or the peace of mind that comes with new construction, buying new provides a unique opportunity to create the home of your dreams.

It’s where you hang your hat. But at the end of the day, we’re talking about an investment in your future. Get peace of mind in a High-Performance home. They’re built to improve comfort and indoor air quality, while helping your family save. Plus, ENERGY STAR® certified homes use 20% to 30% less energy than typical new homes. You get all the perks you want – and built-in value that lasts.
