BUILT TO SAVE™ is a certification awarded by a RESNET certified Energy Rater that is given to new homes that perform better than homes built to code when it comes to energy efficiency. WHAT IS A HOME ENERGY RATER & ENERGY RATING INDEX? A Home Energy Rater is a third-party inspector who performs thermal inspections before drywall, and then final testing with a Blower Door test and a Duct Blaster test upon completion of the home to test the leakiness of the home and ductwork. The resulting data is used to determine an ERI (Energy Rating Index), which is a good indicator of a home’s future energy efficiency performance.

BUILDER INDUSTRY NEWS
Builder Industry News
The Crossroads Builders Association Supports Tiny Homes Project in a Big Way BUILDER AND ASSOCIATE MEMBERS of the Crossroads Builders Association have partnered with a new nonprofit organization called Promise Pointe to address the growing homeless population in Victoria and surrounding areas. Modeled after a similar and successful project in Austin called “Community First! Village,” Promise Pointe will be a 17acre master-planned development near Raisin, just outside of Victoria, and will provide affordable housing for the homeless. Far from being a homeless shelter, Promise Pointe will offer chronically homeless people an opportunity to regain a foothold on life. Aside from the safety and security of having a roof over their heads, residents will be able to flourish in a supportive community that offers opportunities to operate micro businesses and become self-sustaining individuals with renewed dignity and feelings of self-worth. The homes, being constructed with the generosity and skills of people like Frank Reyes and Roland Rodriguez—members of the Crossroads Builders Association—range in size from 220 to 350 square feet with an architectural style known as “Tiny Homes.” The homes feature an open-concept interior, and function much like an efficiency apartment. “The Tiny Home cottages do not have running water, but aside from this making them more affordable, the purpose is to encourage residents to interact with others in the main-house facilities, which include a community kitchen, bath, laundry, and other shared utilities. These homes are tiny, but what they represent is huge for our homeless,” says Kim Jacobs, Executive Vice President of the Crossroads Builders Association. “We are blessed to have this opportunity to make a tremendous difference in our community.” Find out how you can help with donations of money, materials, or skills. Visit promisepointe.org or call (361) 571-2589. You can also contact the Crossroads Builders Association at (361) 578-7711 or email Kim Jacobs-Lindsey at kim@vctbuilders.com.

L-R: Pedro, Lourdes, and Jonathan Vargas (Innovative Construction) and Sandra Garza (Materiales El Valle – Interior Designer).
Valley Building Professionals Judge the 2018 Coastal Bend Parade of Homes WHILE THE COASTAL BEND AREA sent some of its building professionals to serve as judges for the Rio Grande Valley Builders Association’s Parade of Homes, the Rio Grande Valley reciprocated by sending a group of its professionals to judge the Parade in Corpus Christi and surrounding Coastal Bend area. (The dates for the Coastal Bend Parade of Homes were June 1-3 and 8-10). Among the judges who traveled to Corpus Christi, Texas, for the judging were Pedro, Lourdes, and Jonathan Vargas, owners of Innovative Construction, a company that was itself recognized last year by a panel of Parade of Homes judges, earning the prestigious “Best of Show Award” as well as awards for “Best Model” and “Most Energy Efficient.” The Innovative Construction team of judges was impressed with how well the homes in the Coastal Bend area were constructed—especially with the construction behind the walls and compliance with building codes. Joining the Vargas family in the judging was Sandra Garza, Materiales El Valle’s in-house interior designer. Sandra has been in the interior design, industry since 1991, and in addition to formal education in the field of interior design, her unique skills include training as a “Surfacing Specialist.” This special training allows Sandra to share valuable information with her customers about the differences, benefits, or disadvantages of all types of products, including natural stone products and porcelain or ceramic. Her knowledge and eagle eye were a tremendous advantage as a judge.

HOMEBUYING ADVICE
Spending Your New Home Hunting Time Wisely When it comes to looking for a new home to buy, time really is money. That’s because your decision on which house to spend your money on is one you’re going to have to live with for a long, long time. So use your time efficiently, but don’t be in a hurry to find a house unless you absolutely have no other choice.
Your home search should take more than a weekend or two. This is an incredibly large and important purchase. One you don’t want to make in haste and regret at leisure! So it’s definitely not a good idea to do this on a whim or off the cuff. Think months, not weeks, in terms of your search. But first, before you start driving around and looking, come here to the “Coastal Bend New Homes” magazine to see the offerings of beautiful new homes in great neighborhoods. Then, if you wish, find a Realtor or Broker who will tell you the good and bad points of a home and neighborhood, and work to get you the best deal. Next, check to see if your finances and credit history are in order; then, go shopping for a mortgage company. If all
6
CoastalBendNewHomes.com
goes as planned, you will be pre-approved for a mortgage loan.
Lists are important
Now the “fun” begins. Sit down and make a list. One column of your list should be titled “Wants.” And another column should be titled “Needs.” Never, ever confuse the two—because they’re not always the same thing. For instance, you may want the kind of mansion that you’ve seen featured in design magazines and in articles on celebrity homes. But what you need is three bedrooms, at least two baths, and a neighborhood that’s near good schools for your kids.
Other things you might want to consider adding to one column or the other on your list:
Home Tours
• A certain style of architecture • A specific neighborhood • Mature trees and/or nice landscaping • A large backyard for a playground or garden • A formal dining room • A privacy fence • A sumptuous Master bath • Lots of closet and storage space
Once you’ve figured out what you do need or want, spend a little more time on the list—by creating a new column for things that you “Don’t Want.” Maybe that’s a home that needs lots of fixing or remodeling. Or a location that’s too near a busy street, highway, or landfill. Or a home with a floor plan that’s nice, but makes absolutely no sense with the way you live. Take your time making the lists. When you’re absolutely sure that you’ve thought of everything, then you’re ready to start looking at houses. Take your lists with you. If you decide to work with a Realtor, give a copy to him or her, too. Refer to the lists frequently. It will keep you on track and in touch with reality. It will help you make logical decisions—as opposed to emotional ones. After all, you don’t want to go falling in love with a house that you can’t afford. Or one that gets sold while you’re looking. Or one that doesn’t have the things you truly need—but seems like a really good deal. By the way, while you are doing your advance homework, your Realtor will be using his or her time productively, too. Pulling together research on the kind of homes you’re looking for—what they’re selling for, what neighborhoods they’re in—and so forth. Of course, you can (and should) spend time doing your own research. Look through the real estate section of the newspaper. Check websites, especially ours: www.coastalbendnewhomes.com. Magazines like the “Coastal Bend New Homes” are chockfull of information, too. Finally, a really important yearly event—the Parade of Homes, should be a Must Do. We encourage you to visit all the Parade homes and get a real-time idea of interiors, exteriors, and neighborhoods. Meet the builders and sales representatives. Ask questions. If you find something that sounds or looks interesting, make an appointment to talk to the builder, or have your Realtor check it out. Most of all, be patient and persistent. Invest enough quality time in finding a home, and you’ll end up with THE one that’s exactly right for you—in every possible way.
Get inspiration for your new home search and walk the rooms of some of the Coastal Bend’s most breathtaking homes.

A Parade of Homes competition is generally divided into categories according to price or size, and then home builders and other industry peers from outside the market serve as judges. Judges award points to every home in each of the competition areas, for example: Kitchen, Bath, Exterior, Floorplan, etc. Afterward, the home with the highest combined points in each separate competition area wins. The People’s Choice Award is given to only one Parade home and is determined by votes from Parade visitors. Visit www.coastalbendhba.org for more information on the 2018 CBHBA Parade of Homes.

Imagine: a long day with work, grocery shopping, and taking the kids to dance lessons and soccer practice, but now you are pulling into the garage of your new home, and the relief and sheer happiness are overwhelming. Your dream home in Corpus Christi—next to King Ranch with schools, work, shopping, and the Corpus Christi Bay waterfront nearby—is your oasis of calm, and is all that you could have ever hoped for. Yet, no need to imagine: this dream home is real and waiting for you, thanks to Live Oak Construction. Nestled in the new Unit 3-C in the community of Lago Vista which fronts onto King Ranch and is surrounded by 5 private lakes with clubhouse, pool, over-water deck, and large park, Live Oak Construction’s newest model home at 5902 South Oso Parkway is absolute perfection with 4 bedrooms, 3 baths, a private study, and 3-car garage. Let’s take a look to see why this home is exceptional…and a 2018 Parade of Homes winner earning five awards in the Large-Size Home Division!

L-R: Shelley Greaney, Richard Voss, Bryan Hefferan, Blake Mings, Casey Mengele, and Betty Voss.
The exterior of this lovely Live Oak Construction home in Lago Vista on a spacious ¾ acre lot is quietly modest: a soft creamy beige river rock and stucco, with dark coffee brown accents. The open portico, with a bead board ceiling echoing the dark coffee color touches, covers an attractive and welcoming glass paneled entrance door. Entering the home, we are greeted by a lofty foyer with dark wood beams and a contemporary gold hanging light. The view straight ahead is filled with a glass wall that contains a sliding door and outsized windows that let in the sunlight. The open concept living, dining, and kitchen is spacious and dreamy. Here is where the exceptional style of Live Oak Construction shines brightly. The interior is a modern Texas farmhouse design, with a stunning river rock wall that surrounds a gas fireplace topped by a rough-hewn wood mantle, a large sliding barn door that opens/closes upon a private study, ceramic “wood plank-style” flooring throughout, and dark wood beams inside a tray ceiling with recessed lighting and an immense ceiling fan. If we walk into the living/dining toward the kitchen, we see a large corner bar area to the right with an exposed brick wall, light wood cupboards with speckled glass, and a wine cooler refrigerator— this entire area is perfect for entertaining or for that relaxing evening cocktail or glass of wine in front of the fire in the winter months. Further along the hallway is a mud area that attaches to the garage, ideal for when the kids come in with dirty soccer shoes, and a large laundry room with built in shelves galore. The kitchen is a chef’s delight. Double wall ovens, a substantial double door refrigerator, a large eat-on island with a deep stainless farmhouse sink, a gourmet gas cooktop stove with a pot filler, a multitude of tall kitchen cabinets with recessed lighting on top, crisp August/September/October 2018

white subway tile backsplash, creamy white marbled ceramic countertops with under-counter lighting, and a walk-in Butler’s pantry with plentiful shelves. Past the kitchen and open seating dining area, a large sliding barn door heralds an entrance to a secluded suite of rooms that can do double duty: as a guest retreat complete with living area, private bedroom, and full bath, or as a playroom/game room/party room and office. Live Oak Construction decided that multi-purpose areas in a new home are the way to go. They even included another wine bar area in this space…just in case! The opposite side of this lovely split bedroom Texas farmhouse designed home, the entire left wing, contains the remaining 2 bedrooms and a stunning Master suite. The front bedroom has a cathedral ceiling with wood beams, ceiling fan, clerestory windows, and a sizeable walk-in closet. The second bedroom has a built-in desk for study time and large closet. An unusual feature that sets this Live Oak Construction home apart is a delightful three-room Jack and Jill bathroom between these two front bedrooms. Two of the bathroom areas have a large sink, countertop, and cupboards for storage, and in between is a magnificent bathtub/shower with a large soaking tub surrounded by dramatic rectangular tile work. The Master bedroom, a private oasis separated from the two front bedrooms, is at the rear of the house and has its own hallway. The Master is spacious with a cathedral ceiling topped by a massive wood beam and ceiling fan. And then there is the Master bath: the home’s pièce de résistance. Ceramic wood-look planks line the walls half way up to give a farmhouse feel. On one side, separated by a ceramic tile ½ wall, are His and Hers showers with rainfall showerheads. One the other side of the wall: a stunning oval soaking tub, along with separate His and Hers sinks with full mirrors and undercounter lighting. Finally, the Master bath has His and Hers separate sumptuous walk-in closets with shelving and built-ins. The entire private suite—Master bedroom and bath—is definitely a peaceful retreat after a hectic day. Live Oak Construction won a total of five awards in the 2018 Coastal Bend Parade of Homes for this exquisite model: Best Interior, Best Kitchen, and Best Floorplan are three of them. Two other awards were received for Best Landscaping and Best Exterior, so we cannot forget to mention the fabulous outdoor kitchen and covered patio in the back of the home, perfect for entertaining and weekend barbeques or watching the morning sun rise over the serene countryside. This mid-$500s 4 bedroom + study/3 bath home thoughtfully designed by Live Oak Construction is an absolute delight, inside and out, and worthy of its five awards in the 2018 Parade. And here is the kicker: you can own this award winning home, or one like it, by calling Live Oak Construction at (361) 850-9153, or visiting their website at at www.liveoakcustomhomes.com or www.facebook.com/liveoakconstructioninc

HOMEBUYING ADVICE
Understanding FICO Scores How They Can Affect Your Homebuying Power If you’re in the process of buying a new home, you most likely are talking to your lenders about your credit score. Your FICO score is the most important credit score because it lets them know how much of a risk is involved if they approve your loan. This score reflects how well you pay your bills and how much you owe each month. Let’s go through some basic points to explore why you should care about your FICO score.
What is a FICO score? FICO scores range between 300 and 850. The higher the score, the better. A good score indicates you are paying your bills on time and that you are not too far in debt. Any score above 740 is considered to be very good. Any kind of loan that you have had will be shown in your FICO credit report. This may include a car loan, student loans, or credit cards. Your report will show how much of a balance you have remaining on each loan or whether it’s been paid off. It will show the monthly payments you make and whether you pay on time. Late payments, large debt totals, and defaults all reflect poorly on your credit reputation. Why is my FICO score important for a mortgage application? If you want to buy a house in the near future, it is a good idea to look at your credit report and score before you apply. There are many factors lenders examine when considering your application, like your current monthly debts, your income, your employment history, the size of your loan request, and how much of a down payment you can afford. However, your FICO score may be one of the most important. Why? A low score may mean you will be eligible for less money or it can prohibit your application from being approved. It can also mean you will have to pay a higher interest rate. Your FICO score can also make a difference in the type of loan for which you will be approved. For example, an FHA loan tends to have lower credit requirements than a conventional loan. How do I get my credit score? Anyone can request a credit report. There are three national credit bureaus that gather information about
16

your credit history. Each comes up with a separate FICO score depending on what debt and bill payment history information they gather about you. In most cases, the scores of all three bureaus are close. You can get a free report once a year at annualcreditreport.com. What can I do to ensure I have good credit? The good news is that you can increase your FICO score over time by doing things like paying off loans and making sure you pay all your bills on time. Here are three basic tips for boosting your credit score: • Pay your bills on time. This is the best way to keep your score high. • Keep your debt to income ratio at a reasonable amount. If you have too many cards with high balances, this can make your score go down. • Don’t apply for loans too often. These requests show up on your credit report and too many can look bad to lenders.
FICO Scores for Different Loan Types
When you’re ready to get a mortgage, remember that each type of loan has a different credit score minimum for approval. • FHA Loans: These are government-backed loans. The minimum FICO score for a 3.5% down payment is 580. A score lower than 580 would require a 10% down payment. • Conventional Loans: It’s hardest to qualify for this kind of mortgage, which is why the score requirements are higher. The minimum score is 620. These mortgages also have higher interest rates. • VA Loans: If you are a veteran, you may qualify for a VA Loan, which is generally a very low interest mortgage. There are a variety of VA loans available, with the average minimum score of 620.
If you want to see if you can be approved for a mortgage and how much you might pay, look for a home affordability calculator online. You can also talk to a lender and get pre-qualified for a certain amount.
