Builder Industry News RGVBA Hosts Annual BBQ Fundraiser THE RIO GRANDE VALLEY BUILDERS ASSOCIATION held its annual Barbeque on Friday, February 9, at the Nomad Shrine Club on Nolana in McAllen. More than just a fundraiser, this yearly event is an opportunity for the membership to enjoy an evening of delicious chicken and brisket barbeque and complimentary beverages along with friends and industry peers. This year’s fundraiser event included plenty of door prizes and dancing to a live band. The event was sponsored by: Builders FirstSource, Edwards Abstract & Title Company, Gold Financial Services, Lone Star National Bank, McCoy’s Building Supply, Magic Valley Electric Cooperative, Sierra Title Company, Texas Community Bank, Texas Gas Service, and Valley Land Title Company.
U.S. Congress Reinstates 45L Tax Credit For Energy Efficient Homes CONGRESS PASSED THE BIPARTISAN BUDGET ACT on February 9, 2018, and it was signed into law by President Trump, giving a one-year retroactive extension for the 45L tax credit for single-family homes and multi-family units. Builders with homes that sold in 2017 can work with their Rater to see if their homes meet the energy savings requirements to receive the tax credit, which can be as much as $2,000 for qualified homes. Except for the Alternative Minimum Tax (AMT), the tax credit can potentially lower taxes dollar for dollar. Contractors who meet the 45L tax credit requirements for manufactured homes can also receive a tax credit of $1,000 per home. The construction requirements are based on 2006 International Energy Conservation Code (IECC), and with current energy efficient construction standards often exceeding the 2006 IECC criteria, qualifying for the tax credit should be within reach for most energy efficient homes. The recipients of these awards have gone “above and beyond” in their service to the Association and have distinguished themselves by volunteering their time and talents to support and help promote the organization.

THE RGVBA “BUILDER OF THE YEAR” FOR 2017 was awarded to Classic Homes, a family managed company owned by Frank Gonzalez and his sons, Joaquin and Frank Gonzalez, Jr. As a long-time member of the Rio Grande Valley Builders Association, Classic Homes has generously offered its resources to support the Association’s goals. The company is a consistent participant in the RGVBA’s annual Parade of Homes. Frank and his team are key members of the organization and played an instrumental role in helping with fundraisers, meetings, and the RGVBA’s day-to-day activities throughout 2017.
THE “LESTER MILES ASSOCIATE OF THE YEAR” AWARD is the highest recognition award given by the Rio Grande Valley Builders Association to an associate member or company. The award, posthumously named after Lester Miles, an associate member who exemplified the ideal member who consistently and selflessly gave of his time and resources in support of the RGVBA, was presented this year to Lone Star National Bank. The company has been a member for many years and has made significant contributions of volunteer work and sponsorships. Lone Star National Bank’s owners and managers made considerable efforts throughout the year to involve many of their employees in support of RGVBA meetings and fundraising activities. The company was founded in 1983 in Pharr, Texas. Today, Lone Star National Bank is a technologically advanced, full-service, independent community bank with over 700 employees and 33 locations across South Texas.

Good Advice For Home Shoppers Spending Your New Home Hunting Time Wisely When it comes to looking for a new home to buy, time really is money. That’s because your decision on which house to spend your money on is one you’re going to have to live with for a long, long time. So use your time efficiently, but don’t be in a hurry to find a house unless you absolutely have no other choice.
Your home search should take more than a weekend or two. This is an incredibly large and important purchase. One you don’t want to make in haste and regret at leisure! So it’s definitely not a good idea to do this on a whim or off the cuff. Think months, not weeks, in terms of your search. But first, before you start driving around and looking, come here to the New Homes Guide to see the many fine offerings of beautiful new homes in great neighborhoods. Then, if you wish, find a Realtor or Broker who will tell you the good and bad points of a home and neighborhood, and work to get you the best deal. Next, check to see if your finances and credit history are in order; then, go shopping for a mortgage company. If all

goes as planned, you will be pre-approved for a mortgage loan.
Lists are important
Now the “fun” begins. Sit down and make a list. One column of your list should be titled “Wants.” And another column should be titled “Needs.” Never, ever confuse the two—because they’re not always the same thing. For instance, you may want the kind of mansion that you’ve seen featured in design magazines and in articles on celebrity homes. But what you need is three bedrooms, at least two baths, and a neighborhood that’s near good schools for your kids.
Other things you might want to consider adding to one column or the other on your list: • A certain style of architecture • A specific neighborhood • Mature trees and/or nice landscaping • A large backyard for a playground or garden • A formal dining room • A privacy fence • A sumptuous Master bath • Lots of closet and storage space
Once you’ve figured out what you do need or want, spend a little more time on the list—by creating a new column for things that you “Don’t Want.” Maybe that’s a home that needs lots of fixing or remodeling. Or a location that’s too near a busy street, highway, or landfill. Or a home with a floor plan that’s nice, but makes absolutely no sense with the way you live. Take your time making the lists. When you’re absolutely sure that you’ve thought of everything, then you’re ready to start looking at houses. Take your lists with you. If you decide to work with a Realtor, give a copy to him or her, too. Refer to the lists frequently. It will keep you on track and in touch with reality. It will help you make logical decisions—as opposed to emotional ones. After all, you don’t want to go falling in love with a house that you can’t afford. Or one that gets sold while you’re looking. Or one that doesn’t have the things you truly need—but seems like a really good deal. By the way, while you are doing your advance homework, your Realtor will be using his or her time productively, too. Pulling together research on the kind of homes you’re looking for—what they’re selling for, what neighborhoods they’re in—and so forth. Of course, you can (and should) spend time doing your own research. Look through the real estate section of the newspaper. Check websites, especially our New Homes Guide online. Magazines like the New Homes Guide are chockfull of information, too. Finally, a really important yearly event—the Parade of Homes in April and May, should be a Must Do. Visit all the homes on the Parade and get a real-time idea of interiors, exteriors, and neighborhoods. Meet the builders and sales representatives. Ask questions. If you find something that sounds or looks interesting, make an appointment to talk to the builder, or have your Realtor check it out. Most of all, be patient and persistent. Invest enough quality time in finding a home, and you’ll end up with THE one that’s exactly right for you—in every possible way.

Understanding FICO Scores How They Can Affect Your Homebuying Power If you’re in the process of buying a new home, you most likely are talking to your lenders about your credit score. Your FICO score is the most important credit score because it lets them know how much of a risk is involved if they approve your loan. This score reflects how well you pay your bills and how much you owe each month. Let’s go through some basic points to explore why you should care about your FICO score.
What is a FICO score? FICO scores range between 300 and 850. The higher the score, the better. A good score indicates you are paying your bills on time and that you are not too far in debt. Any score above 740 is considered to be very good. Any kind of loan that you have had will be shown in your FICO credit report. This may include a car loan, student loans, or credit cards. Your report will show how much of a balance you have remaining on each loan or whether it’s been paid off. It will show the monthly payments you make and whether you pay on time. Late payments, large debt totals, and defaults all reflect poorly on your credit reputation. Why is my FICO score important for a mortgage application? If you want to buy a house in the near future, it is a good idea to look at your credit report and score before you apply. There are many factors lenders examine when considering your application, like your current monthly debts, your income, your employment history, the size of your loan request, and how much of a down payment you can afford. However, your FICO score may be one of the most important. Why? A low score may mean you will be eligible for less money or it can prohibit your application from being approved. It can also mean you will have to pay a higher interest rate. Your FICO score can also make a difference in the type of loan for which you will be approved. For example, a FHA loan tends to have lower credit requirements than a conventional loan. How do I get my credit score? Anyone can request a credit report. There are three national credit bureaus that gather information about

your credit history. Each comes up with a separate FICO score depending on what debt and bill payment history information they gather about you. In most cases, the scores of all three bureaus are close. You can get a free report once a year at annualcreditreport.com. What can I do to ensure I have good credit? The good news is that you can increase your FICO score over time by doing things like paying off loans and making sure you pay all your bills on time. Here are three basic tips for boosting your credit score: • Pay your bills on time. This is the best way to keep your score high. • Keep your debt to income ratio at a reasonable amount. If you have too many cards with high balances, this can make your score go down. • Don’t apply for loans too often. These requests show up on your credit report and too many can look bad to lenders.
FICO Scores for Different Loan Types
When you’re ready to get a mortgage, remember that each type of loan has a different credit score minimum for approval. • FHA Loans: These are government-backed loans. The minimum FICO score for a 3.5% down payment is 580. A score lower than 580 would require a 10% down payment. • Conventional Loans: It’s hardest to qualify for this kind of mortgage, which is why the score requirements are higher. The minimum score is 620. These mortgages also have higher interest rates. • VA Loans: If you are a veteran, you may qualify for a VA Loan, which is generally a very low interest mortgage. There are a variety of VA loans available, with the average minimum score of 620.
If you want to see if you can be approved for a mortgage and how much you might pay, look for a home affordability calculator online. You can also talk to a lender and get pre-qualified for a certain amount.
2018 RGVBA Parade of Homes There are few who do not remember the first time they saw or met the person with whom they eventually fell in love and then made the decision to become life partners. Shopping and buying a new home evokes the same kind of emotions— memories that will last a lifetime. Every year, the Rio Grande Valley Builders Association (RGVBA), through a presentation of their annual Parade of Homes, takes on a “cupid” role by facilitating the meeting of potential buyers with their prospective new home. The RGVBA Parade of Homes showcases some of the Rio Grande Valley’s finest homes built by participating builder members. This year, the 2018 Parade of Homes will take place on April 28 & 29 and May 5 & 6. During these two weekends (Saturday and Sunday), at least 21 homes will be open to the public for viewing from 10 a.m. to 6 p.m. on these specified days. Parade visitors are in for a treat. They will find homes of all sizes, designs, and budgets in various communities around the upper Valley. With so many homes to tour, the Parade preview in this publication and online will help you plan your home visits better and make your home shopping more efficient. Additionally, Parade Guidebooks with specific information about each home will be available during the Parade at every location. We invite you to tour all the new homes and see some of the newest trends, designs, and materials being used. Take advantage of the opportunity to visit with the builders for a personal tour of their homes. You can also visit with mortgage lenders who will be present at many of the homes. Lastly, at every home you visit, you will be able to register for a large-screen TV to be given away at the end of the Parade to one lucky visitor.
