(L-R) John Pope (Newcastle Homes); Diana & Trey Summers (Hogan Homes); Marcy Alamia (RGVBA Executive VP); Mike Duffey (Builders FirstSource); Sarah Rivera and Brian Ferguson (Kimberlite Homes).
The panel of judges had a good understanding of the building industry with the majority of their experience being in residential construction and design. Among the Judges were John Pope of Newcastle Homes, a distinguished builder in Corpus Christi and Padre Island with a reputation for building some of the most energy efficient homes in his market; Diana and Trey Summers of Hogan Homes, a well-established builder servicing the Coastal Bend area for over 52 years; and Sarah Rivera and Brian Ferguson of Kimberlite Homes from Victoria, whose company is relatively new (2014), but has quickly earned Scott Martin, Home Energy a reputation for quality Rater (Energy Rating Solutions) and value. Completing the judging staff for the 2018 Parade of Homes was Scott Martin, manager of Energy Rating Solutions, an Energy Consulting firm in Corpus Christi that provides an extensive array of rating and inspections services. As a RESNET certified rater with 10 years of experience in the energy rating industry and over 35 years in the heating, ventilation, and air conditioning industry, Scott was the perfect choice to identify the recipient of the “Most Energy Efficient Home” award, which was presented to Villanueva Homes.
WHILE THE COASTAL BEND AREA sent some of its building professionals to serve as judges for the Rio Grande Valley Builders Association’s Parade of Homes, the Rio Grande Valley reciprocated by sending a group of its professionals to judge the Parade in Corpus Christi and surrounding Coastal Bend area. (The dates for the Coastal Bend Parade of Homes are June 1-3 and 8-10). Among the judges who traveled to Corpus Christi, Texas, for the judging were Pedro, Lourdes, and Jonathan Vargas, owners of Innovative Construction, a company that was itself recognized last year by a panel of Parade of Homes judges, earning the prestigious “Best of Show Award” as well as awards for “Best Model” and “Most Energy Efficient.” The Innovative Construction team of judges was impressed with how well the homes in the Coastal Bend area were constructed—especially with the construction behind the walls and compliance with building codes. Joining the Vargas family in the judging was Sandra Garza, Materiales El Valle’s in-house interior designer. Sandra has been in the interior design, industry since 1991, and in addition to formal education in the field of interior design, her unique skills include training as a “Surfacing Specialist.” This special training allows Sandra to share valuable information with her customers about the differences, benefits, or disadvantages of all types of products, including natural stone products and porcelain or ceramic. Her knowledge and eagle eye were a tremendous advantage as a judge. Got great news to share about the Building Industry in the Rio Grande Valley? Getting a guarantee from just anyone that your home is energy efficient is not the same as getting a guarantee from a home energy rater licensed by the Residential Energy Services Network (RESNET). Home Energy Raters are trained home energy inspectors who use specialized equipment and software to inspect, test, and verify that a home has met the requirements of such programs as DOE Zero Energy Ready Home; ENERGY STAR®; EPA Indoor airPLUS; BUILT BUI TO SAVE™; and GreenBuilt RGV.

The Blower Door Test and the Duct Blaster Test are used to calculate a home’s Energy Rating Index (ERI—also referred to as the HERS score). Like miles per gallon (MPG) which measure the fuel efficiency of a car, an ERI (or HERS) score is an excellent predictor of a home’s energy efficiency—the lower the score, the higher the efficiency.
BLOWER DOOR TESTS measure the leakiness of the home’s envelope— how much air comes in and goes out through the roof, windows, doors, and other openings in the home.
DUCT BLASTER TESTS measure leaks in the joints and seams of the ductwork in the heating, ventilation, and air-conditioning (HVAC) system.

HOMEBUYING ADVICE
Homebuyer’s Glossary Some Important Terms Homebuyers Need to Know
When you are building or buying a new home, there will be plenty of words used that might not mean anything to you right away. However, it’s important to know these terms, as they play a large role in the process you will go through to apply for a mortgage. Here are few that are often used in the homebuying journey. Annual Percentage Rate (APR): The APR is the yearly interest rate. It is reflected in the cost of the mortgage on an annual basis. Lenders will post advertised rates for different types of mortgages and APRs, such as for 30-year or 15-year. This way you can compare them and what each lender offers. Be prepared that the actual rate you might pay will likely be higher because it includes credit costs and points. Appraisal: This is an estimate of the house’s value. A professional known as an “appraiser” will come to the house before you finalize the sale. This person will look at the house and tell you how much it is worth. Certificate of Occupancy: Before you can move into your new how home, you need proof that the house is properly built and safe to live in. This certificate is that proof. It is provided to your builder by the local government. Closing: When it’s time for you to move into your new home, you will attend a meeting called “the closing.” You, the lender, and others will be present. At this time, you will sign the official documents that make you the owner of your home. In some places, this meeting is called a settlement.
10

Closing Costs: There are many fees involved in finalizing a home sale. These might include an origination fee, discount points, appraisal fee, insurance costs, taxes, deed recording fees, survey fees, and possibly a title search fee for the land. Figure these costs to be between 3 to 6 percent of your total mortgage amount. Discount Points: This is interest you might pre-pay at closing. For example, since each discount point equals 1 percent of the loan amount, if you had 3 points on a $100,000 mortgage, the total cost for discount points would be $3,000. Down Payment: This is the amount of money you are generally required to put into your home up front to qualify for a mortgage. For example, if you bought your home for $100,000, and you put 10 percent down (or $10,000), your mortgage would be for $90,000. The percent of down payment required varies depending on the type of loan you get. Conventional loans generally require a 10 percent to 20 percent down payment while FHA and VA loans may require much less (up to 5 percent). Earnest Money: This is money that you put up front as part of the purchase price to show that you
are committed to buying this home. This binds the transaction between you and the seller. Escrow: While you are in the process of buying your home, the escrow holder is a neutral third party who handles the paperwork for the closing. After you buy your home, the lender might also have an escrow account for you that holds money from which your property tax and insurance is paid. Free and Clear: When a property is completely paid for (no liens against it for money owed), it is considered free and clear. Hazard Insurance: This is insurance you buy from an insurance company to protect your investment in your home should your house catch fire, be damaged by a windstorm, as well as other situations. Hazard insurances do not cover damage from earthquakes, riots, or flood damage. Depending on where you live, you may be required to buy extra insurance if flooding or earthquakes are a concern. Market Value: Your home’s market value is the highest price that someone would pay or the lowest price someone would sell the property. It is often different from how much the home would actually sell for at any given time. Origination Fee: This is the fee your lender charges for the background work done to get your mortgage approved and your home ready for closing. This work often includes preparing loan documents, doing credit checks, property inspections, and any other work required. This fee is usually a percentage of the face value of the loan (the amount of the loan after the down payment is subtracted, and before interest). Principal and Interest: This is also known as P&I. It refers to how much of your monthly mortgage payment goes to pay down the actual loan value (principal) and how much is for the interest payment (interest). Principal, Interest, Taxes, and Insurance: This is also known as P.I.T.I. This refers to the breakdown of your monthly mortgage payment based on the principal and interest, plus money that is collected and held in escrow to pay for your taxes and insurance bills when they come due. Points: Each point equals 1 percent of the principal amount of your mortgage. Pre-Approval: When you are ready to buy your home, as part of the application process, an
underwriter will go through your income, credit, available funds, etc. to ensure you are a good credit risk. If the underwriter feels everything is in order, he or she will approve it, which means you can go through with your mortgage. Some pre-approvals come with conditions, so do know what they are and keep them in mind. Pre-Qualified: Before you start to build your home, you should sit down with a loan expert and discuss your financial situation. He or she can then pre-qualify you for an amount for which you should be able to get a loan approved. However, a pre-qualification is not a guarantee that you will get approved, since no one has formally gone through your information and confirmed it. Purchase Agreement: When you are ready to buy the home, you and the seller (or builder) will complete an agreement that lists the purchase price and any other conditions either of you place on the sale. Title: This is a document that proves that you own the property. Title Insurance: When you buy a home, before you go through with the sale, a title search is done to see if anyone else can claim ownership of the property you wish to buy. It will also involve a search to see if there are any outstanding liens against the property that need to be paid (such as taxes, utilities, mortgages). Title insurance is a policy in which the title company assures you that they did their job to uncover any possible claims to the property before issuing a report. If some other claim comes up that wasn’t disclosed in the report, the title insurance company pays it. Title Search: Before you buy, a title company will search the city or town records to see who has owned the property and to make sure that doesn’t have any liens (money stilled owed to banks) or other claims to ownership. Underwriting: The job of the underwriters is to verify your information for the lender and decide if you are a good credit risk to receive a loan in this amount or a particular interest rate. They will check your credit, employment, assets, and any other information, like bank statements. They will look at your history as well. If you know these terms, you will have a much easier time understanding and going through your home-buying process. There are many other terms, of course, but this will get you started on the road to being a knowledgeable and informed homeowner. June / July / August

What makes a new home garner not one but five top honors—“Best Single Family Home in the $301-350K Category,” “Best Kitchen,” “Best Master and Bath,” “Best Architectural Design,” and, most importantly, “Best Of Show”—by independent out-of-town judges in a Parade of Homes competition? Quality design? Exceptional craftsmanship? Utilization of contemporary building products? Energy efficiency usage? Probably all of these, and then some. Villa Homes’ entry in Mission, Texas, proudly constructed by the Villanueva family: Emigdio Villanueva Jr., Emigdio Villanueva III, and David Villanueva, took five top honors this year in the 2018 Rio Grande Valley Builders Association’s Parade of Homes, and is a flawless example of excellence in new home building. Let’s do a visual “walk-through” and see why.
RGVNewHomesGuide.com
T
he exterior of this “Best of Show” winner is Mediterranean transitional in buttery beige stucco with a charcoal gray tile roof and ivory Cantera stone pillars and arches. A decorative stamped concrete drive and landscaping add to the beauty. A 10’ high custom wood, glass, and wrought iron front door leads into an entryway with a modern silver chandelier descending from a lofty shiplap-designed ceiling. Wainscoting in creamy white with dove gray walls above, and wood-look ceramic tile on the floor— which extends throughout the home—all complete the welcoming entrance. The main living area is viewed beyond the entrance—a soaring 16’ high cathedral ceiling with wood beams, a massive circular “modern farmhouse look” chandelier, custom French doors, custom-crafted bookshelves and built-ins, and a warm and inviting electric fireplace. In an interview with Villa Homes’ designer Brianna Villanueva, she smilingly said her interior design inspiration for this home came from her love of Joanna Gaines’ HGTV show, Fixer Upper. This is definitely a showcase home for a transitional farmhouse design, and this year, it took top honors as “Best Architectural Design” in the RGVBA Parade of Homes. Directly to the right of the living area is an intimate enclosed study/office with large sunny windows overlooking the front yard, plus a built-in desk area with shelving. A glass door separates this room from the main living room for privacy if needed. Beyond the open living area is the kitchen, a homemaker’s dream and, yes, winner of “Best Kitchen” in the 2018 RGVBA Parade of Homes. Marble quartz countertops complement lofty 12’ high ceilings with custom designed shiplap and modern chandeliers. Extras like a deep porcelain farmhouse sink, a retractable June / July / August

ON THE COVER: VILLA HOMES pot filler faucet over the cooktop, a large walk-in and glassed-in Butler’s pantry, and off to the side, a built-in wine refrigerator next to the dining area, all demonstrate excellence in design and creative function. Villa Homes took yet another top award in the 2018 Parade of Homes: “Best Master and Bath.” The reason is obvious: a large and private Master Suite occupies the entire right wing of the home, and comes complete with a cozy bowed window seating area and its own private patio for that quiet morning cup of coffee or an evening cup of tea. And then there is the Master Bath. Comprised of separate His and Hers sinks, vanities, and glassed-in showers, with opulent marbled porcelain floors, a walkin closet with mirrors, a chandelier, and custom built-ins, and a stunning cutting-edge soaking tub—this bathroom is, well, drop dead gorgeous. The left wing of this award winning home is devoted to three more bedrooms, one of which makes a perfect Mother-In-Law suite with its own private bath. The two bathrooms in this wing contain glassed-in showers equipped with side rainfall showerheads, and the countertops are marble quartz to complement the overall design of the home. Additionally, on this side of the home there is a half bath for guests, an open mudroom directly off the garage for those dirty shoes and boots, and a large laundry room. Villa Homes did not scrimp in the design in this area: farmhouse-look beadboard and shiplap walls and built-ins add interest to a normally uninteresting area and make it pop. The back yard of this “Best of Show” and “Best Single Family Home in the $301-350K” contains a covered patio with a pergola, and a large covered barbeque area, perfect for entertaining. It comes complete with a TV, gas grill, sink, and refrigerator; plus, it is fully privacy fenced. Finally, what makes a perfect home truly…perfect? Being totally energy efficient! Villa Homes did not forget the hot South Texas climate. Emigdio Villanueva Jr. and his sons, Emigdio Villanueva III and David Villanueva, founded Villa Homes in 2013. From watching and helping their father at a young age, David and Emigdio knew they wanted to follow in his footsteps and create a construction company of their own. With their father's help, they started Villa Homes with one goal in mind—to provide affordable luxury homes in the Rio Grande Valley. From the beginning, Villa Homes has remained true to their clients by providing not only excellent customer service, but also quality craftsmanship because of their keen attention to detail and decades of experience in the industry. When you choose Villa Homes, you can rest assured that their team of design and construction professionals will walk you through all decisions, keeping both your budget and timeline in mind. Villa Homes is here to help your dream home come to life with every detail you had in mind.

HOMEBUYING ADVICE
Why Buy New
3
If you’re in search of a new home, you’re likely debating the benefits of a newly built home versus an established one. There are several factors you should consider before you start your search. Too many people pass up an opportunity to build their own home without thinking about the pros of new construction. Let us give you some thoughts to ponder.
4
BENEFITS OF BUILDING A NEW HOME
Imagine for a moment you get to decide everything about your new place. These are the benefits of being able to build new and choose every aspect of your new home’s design:
1
Easier to Maintain: Since everything from your roof to the HVAC system are brand new, you don’t have to worry about what will stop working. You get new warranties with new construction. This will help guard against major repair costs. It also means you won’t have to save as much money for when something like the water heater needs repair.
2
More Efficient and Healthier: For example, take the BUILT TO SAVE™ program—you can connect with contractors who know how to build energy efficient homes. They also understand which building materials are healthier. For instance, they can help you choose low and zero-VOC (volatile organic compound) building materials and paints that are better for your indoor air quality.
Floor Plan: In a new home, you get to select how you want your house laid out. If you want a formal dining room, you can have it. If you want an open floor plan with floor to ceiling windows, you get to decide that, too.
Personalized Materials: A new home allows you to decide on special features. For instance, you can choose the type of flooring or countertop material you want to use.
5
Location: New homes tend to be built in communities that are designed for lifestyles, such as proximity to parks, schools, or public transportation. That means you can choose your new house based on a neighborhood that best suits what matters to you.
6
Timing for Moving: It takes about five to six months to complete a new home build. This will give you time to plan for your move to take the pressure off of the process. Remember, a new home might seem to have a higher price tag, but being able to personalize your home and save money over time will be worth the cost in the long run.

ENERGY EFFICIENCY
Bigger Is Not Better It can actually be worse when it’s an air conditioning unit Making sure that the cooling (and heating) system in your new home is sized correctly is most important in humid climates such as in the Rio Grande Valley. The size of the cooling system has a direct effect on the efficiency and comfort of a home. Much like the way a car in stop-and-go traffic gets inefficient mileage and suffers more wear on its components, an oversized cooling system will cycle on and off, causing poor humidity control, a shorter life span of the unit, and increased costs in utility bills and maintenance. Aside from higher utility bills and reduced comfort in the home, an oversized unit will also have a higher initial price tag.
24
RGVNewHomesGuide.com
Unfortunately, in a large-scale survey, almost 40% of contractors revealed that they purposefully oversize the equipment. One reason these respondents gave is that “customers demanded it.” The myth that “bigger is better” prevails because it seems like it would make sense. But it does not, if one understands how building science works. A cooling system that is not sized correctly will “short cycle.” What that means is that because the home cools quickly, the compressor will not run long enough to remove the humidity in the home, resulting in uncomfortable, humid, and sticky air in the home. How can you be sure that the unit in your home is sized correctly? The best solution is not to take anyone’s word for it. Look for a BUILT TO SAVE™ certified home. Homes that receive a BUILT TO SAVE™ certification have been inspected and tested by a third-party home energy rater who reviews the home’s floor plans and the documents (Manuals J and S) that determine the actual load calculations and the correct size of the system required for the space. The entire HVAC system, including ducts, are inspected and tested for compliance. The home energy rater provides a written guarantee that your BUILT TO SAVE™ home will be more energy efficient and more comfortable than a similar home built to minimum code. Plus, the rater will make sure that the HVAC system that goes into your new home is sized right and will not be bigger than you need, and will certainly be better! Visit www.BuiltToSave.org to find a BUILT TO SAVE™ builder or see inside cover.
Having air conditioning in your new home is a given. Having the A/C unit sized correctly is a choice.

Choose a BUILT TO SAVE™ certified home.
The builders participating in the BUILT TO SAVE™ Program are constructing homes the right way, and you don’t have to take our word or the builder’s word for it. Every certified home is inspected and tested by an independent Home Energy Rater to verify that the builder has met the above-code requirements of the program, and is issued a BUILT TO SAVE™ certificate.
Magic Valley Electric Cooperative (MVEC) is committed to reducing the energy consumption of new homes by sponsoring high-performance home programs like BUILT TO SAVE™ and ENERGY STAR ©.
