ONE-TIME CLOSE– The Ideal Type of Construction Loan

There is probably nothing as rewarding as custom building your dream home —with the tile floor you saw in that magazine blog, that home office space design you envisioned, the elegant range hood and the extra storage space for all your hidden treasures, and the tall windows and the high ceiling you’ve always wanted. It is difficult to find an already-built home that suits your entire family’s needs, yet custom building a dream home may sound like an impossible and unreachable goal. However, that is not necessarily true anymore— especially with today’s unbelievably low interest rates. All you need to do is have a dream, visit with a quality builder, and then find the right financing option—like the One-Time Close Construction Loan option. >>> July / August

HOMEBUYING ADVICE

I

n a typical scenario, when you finance the construction of your home, you will need to complete a loan application and get pre-approved for the mortgage through a commitment letter. Afterwards, a second approval from the interim lender or bank is required for the funds used to construct the home. Finally, as the construction completes, the permanent lender will request a new loan approval for the permanent mortgage loan which pays the remaining balance of the interim construction loan and becomes the homebuyer’s permanent home loan.

The downside to the typical loan process described above is that, because it is a second loan, the permanent financing has to be approved, and matters can get complicated if your financial situation has changed negatively during the period between your interim and your permanent loan application. Changes in interest rates in the time between the two loans can also be a negative factor. When you add to this the fact that with the traditional two-loan process you will have to pay two sets of closing costs and invest more of your time, it becomes obvious why the One-Time Construction Loan is an ideal option.

6

RGVNewHomesGuide.com

So, what is a One-Time Close Construction Loan? South Texas construction loan specialist Andrew Riddle from Thrive Mortgage in McAllen, Texas, defines and explains the One-Time Close: “The One-Time Close Program eliminates the interim construction loan step altogether and requires only one qualification process, one set of closing costs, and one mortgage loan that closes up front before the construction even starts. Instead of two loans, you only need one.” When following the attractive One-Time Close scenario, you will go through the pre-approval process before you begin the construction of your new home. The advantage here is that the interim construction lender and the permanent mortgage lender are the same one. No commitment letter is required; you will only need to fill out a declaration where you state that you will move into your new home once it’s completed. With the One-Time Close option, you get pre-approved at the beginning of the process for both a construction loan and a permanent mortgage loan. The advantages, aside from saving time, are that if your credit status changes after you close on the loan, it won’t matter— your home loan has already been approved at that point. You also won’t be susceptible to increases in interest rates since you would have locked in your rate. One-Time Close construction loans can help speed up the realization of your dream of homeownership, and the professionals at Thrive Mortgage would be happy to be your one-stop financing consultants. By choosing them and the One-Time Close Program, you will have lower down payment requirements, and your construction loan specialists at Thrive Mortgage will control all transactions, protecting the funds and avoiding unforeseen mishaps with your building contractor. If there’s one time you should consider a One-Time Construction Loan, it’s now. Take advantage of the super-low interest rates currently available. For more information, contact Thrive Mortgage: 3700 N 10th Suite 301, McAllen, Texas, 78501 or (956) 279-7320.

The Real Insurance When Buying a Home Ready to close on a home? Stop! Before you sign a contract and buy your new home, make sure your information is accurate. Is the person or builder selling the house the actual owner of the property? Is it free and clear of any previous claims or liens? Is the actual owner the “heir” but the property is under someone else’s name? Are there any debts or obligations with the property? If you are not aware of these important issues, you will end up receiving unpleasant surprises in the future. So before buying a home and signing anything, we highly recommend you get title insurance to protect yourself and your new home from the very beginning. >>>

HOMEBUYING ADVICE

T

itle insurance is a form of protection coverage called “indemnity insurance” that is issued by a Title company and protects lenders and homebuyers from financial loss sustained from defects in the title to a property. If the condition of a property title is not what you understood when you purchased your home, a title insurance policy protects you against any and all losses that may occur as a result. What is the cost of title insurance? Here in Texas, title insurance fees are regulated by the state, so you won’t need to get different quotes for prices; however, you do need to choose a title company with an established reputation in the community to make sure that they obtain all the pertinent documentation regarding the property from sellers, real estate agents, lenders, etc.—a title company that knows what to do and with whom to communicate to get everything done. That’s why, during this final stage of a real estate transaction, timely communication among all parties—from the title company personnel, to the seller, to the real estate agent or broker, and to the buyer is fundamental! By the time homebuyers are ready to close on their new home, most have been excitedly waiting to move in for quite a while. Sometimes, however, there may be a delay in closing, and more often than not, it may be caused by inaccurate information that 10

“EVERYONE INVOLVED— THE BUYER, THE could have easily been avoided. Marielsa Pulido, Vice-President of Operations for Sierra Title Company of Hidalgo County, cannot stress enough the importance of communication. She emphatically states, “Everyone involved—the buyer, the seller, the realtor, the lender, and the title insurance company must work as a team to provide an accurate, fast, and efficient closing experience for our customers. Closing is a team process; therefore, as a team, we all need to work together and communicate in a timely manner.” And with a smile, she continues, “Working as a team is something we at Sierra Title Company have been doing successfully for years. We have roots in the Rio Grande Valley going back to 1928.” Since buying a home is surely the largest investment most people make in their lifetime, it requires the best protection--the kind of protection you get with title insurance from an established, reputable title company with a long history of doing things right. Choosing a title company may be the last step in buying a home, but it’s the most important one. You need to find a title company with an established reputation, and make sure all parties, from the seller to the real estate agent, to the lender, communicate well and rapidly with each other so that buying your dream home can be a pleasant, no-hassle experience.

SELLER, THE REALTOR, THE LENDER, AND THE TITLE INSURANCE COMPANY MUST WORK AS A TEAM TO PROVIDE AN ACCURATE, FAST, AND EFFICIENT CLOSING EXPERIENCE...” SAYS MARIELSA PULIDO.

Sierra Title Company of Hidalgo County is Valley-owned and operated with offices in McAllen, Edinburg, and Weslaco, Texas. The company is one of six independent title companies forming the Sierra Title Group that has 18 offices in Texas and New Mexico, including offices in El Paso, and in the counties of Cameron, Willacy, and Kennedy in South Texas. AVOID EASEMENT WOES Perhaps you share a driveway or access road with your neighbor, or you have a section of land that you share with others, or you have heard the words “utility easement.” Do you know your rights when an easement issue on your property rears its ugly head and, for example, the cable company wants to dig on what you thought was your private property? Let’s explore what easements are, the situations that could result in conflict, and how to deal with them.

>>>

July / August

13

HOMEBUYING ADVICE

WHAT IS AN EASEMENT? An easement is a part of a property in which there is shared access. An easement dictates what rights you have and what entity owns the right of way. Easements are generally created when a subdivision is developed and its plat is recorded with the County Clerk’s office. The easements provide access for gas, power lines, telephone lines, water and sewer pipes, cable TV, and other public utility needs. There are three primary kinds of easements: RIGHT-OF-WAY THROUGH PROPERTY: In this case, you would either grant or be granted permission to cross through someone’s property to gain access to your own property (or allow someone to cross through yours to get to theirs). This could include long private roads through which someone might have to drive to access a property at the back. Issues in this case could stem from an owner not maintaining the access. RIGHT-OF-WAY GRANT: This would refer to shared properties such as driveways or walkways. The issues in this case could include who is responsible for maintaining it (i.e. shoveling debris or fixing cracked concrete). UTILITY EASEMENTS: Here’s one that trips up many homeowners. In this case, the actual utility (gas, electric, telephone, cable) access for one property is on another property. It could be wires, poles, boxes, etc. This is where the situation can get thorny in two ways. First, fences and barricades must allow access for maintenance or repair crews to enter the area. Homeowners often fail to understand this before they install barriers such as fences, or, worst-case scenarios: outbuildings or a swimming pool. This can lead to fines or the costly need to tear down those fences or buildings, or remove the pool. Second, if digging is required on one property to access a line connected to a neighboring property, there is often the question of who pays to fix the mess created. Do you as the homeowner or does the city or utility company? Understanding your rights in these cases is important. 14

RGVNewHomesGuide.com

HOW TO HANDLE EASEMENT ISSUES? So what do you do when you’re faced with a conflict arising from an easement issue?

1

When you purchase your home, ask if there are any easement-related issues about which you should know and rights and obligations you have. Make sure you check the survey to see if there are easement lines on your property. If you are building your home, the builder should have the survey and building plans with any easement restrictions attached. Make sure to ask your builder to give you a copy, and then keep it in a safe place for as long as you own the home. You never know when you may need it!

2

If you already own your home, you may still wish to check with the County Clerk’s office to confirm what is required of you, especially before beginning any new construction projects, or even building a fence if your property line is on an easement. Your local Planning and Zoning office should have the information you need.

3

The biggest lesson: Don’t get caught with an easement barrier that ends up costing you big! Always consult with the County Clerk’s office before building or remodeling if you don’t know what your easement requirements are. You can also call your utility company for clarification of the easement areas on your property.

WHICH ARE THE ORGANIC BANANAS? Exactly. It’s hard to know without a label. That’s the same problem people have when they are shopping for a quality-built, high performance home. One that will provide a comfortable interior along with superior energy efficiency, durability, and peace of mind. That’s why BUILT TO SAVE™ was born, to differentiate superior homes that are better for you from those built only to minimum code standards. To assist BUILT TO SAVE™ with its mission, the New Homes Guide will now require that its builder advertisers be enrolled in the BUILT TO SAVE™ or another high-performance home program. If our company’s mission is to help shoppers make better home-buying decisions, then limiting the New Home Guide’s advertisers to only those builders who build superior, energy-efficient homes makes perfect and ethical sense. IF YOU DON’T ASK, YOU DON’T GET! The Rewards of Energy Efficient Homes for Builders & Homebuyers A common mistake most homebuyers make is to get blinded by the bling of a new home. What does that mean? It means simply that too often buyers focus on the home’s beauty: the impressive exterior, the beautiful granite countertops, the fabulous flooring, the eye-catching designer ceilings. And they forget to ask about what they can’t see--what’s behind the walls. What type of insulation was used? Was it properly installed? Is the air-conditioning unit the right size for the home? What is the projected energy usage and how much can we expect to pay in electricity? And more importantly, was the home inspected by a third-party energy Rater? >>>

July / August

23

ENERGY EFFICIENCY

T

oo often we buy with our hearts and trust that we are buying a well-built home with excellent energy efficiency and comfort. Sadly, that’s not always the case. The only way to know for sure is to know that your home was inspected by a third-party energy Rater—not just the city code inspector because their job is safety, and not necessarily quality or energy efficiency. An independent third-party Rater should be hired by the builder before he or she begins work on construction in order to build the home properly. A Rater models the home using its floor plans and elevations to predict the energy efficiency of that home even before it is built. He/she also reviews the Manual J heat calculations for the home to make sure the HVAC system is sized correctly for the dimensions of the home to ensure lower utility bills, better comfort, and to avoid moisture issues that can occur with an improperly-sized system. So why doesn’t every builder use a Rater to perform these duties? One reason is obvious. Some builders think this will cost more money and the inspections will cause delays in construction. But the biggest reason, sadly, is that homebuyers don’t ask about third-party inspections. Builders have the option of having their homes certified as high-performance homes in such programs as BUILT TO SAVE™ or ENERGY STAR®. With these certifications, you, the homebuyer can rest assured that the home

24

RGVNewHomesGuide.com

you are buying was inspected and tested by a third-party independent home energy Rater who is not affiliated with the builder. The rewards for homeowners are huge: lower utility bills, tighter quality construction, and a more comfortable home with better indoor air, and peace of mind to name a few. But what’s in it for the builder? Many understand the value of getting a good reputation for building a quality highperformance home. Those that do, have already discovered that there are financial incentives from local utility companies for doing just that. The cash rebates they receive from the utility companies can easily offset the cost of hiring a certified RESNET Rater for third-party inspections, testing, and verification. Magic Valley Cooperative (MVEC) pays cash incentives, available on a first-come basis, to builders who certify homes in the BUILT TO SAVE™ program in MVEC communities. The more energy efficient the home is, the higher the incentive. To qualify in the BUILT TO SAVE™ program, a home must meet the construction requirements of the program and have an energy rating that is as little as 5% over that required by minimum code. In addition to the rebates, BUILT TO SAVE™ builder members receive invaluable marketing to help differentiate them from those building only to minimum code. >> Visit www.BuiltToSave.org for more information.

The AEP Texas HighPerformance Home Program also offers a rebate program for builders constructing homes in AEP’s territory. Their rebates, available on a first-come basis, reward builders who install 15 SEER or 16 SEER air units. The incentive structure is designed to measure kWh savings achieved above a Texas Baseline Reference Home and exceed its minimum by 5%. The homes must also meet other elective criteria and be inspected and tested by a certified RESNET Rater. The focus of the program is on energy savings, quality construction, and home comfort. >> Visit www.SouthTexasSaves.com for more information. Texas Gas Service offers rebates to builders or homeowners for using natural gas appliances like water heaters, dryers, ranges, or backup generators. Rebates are available to all Rio Grande Valley residents on a first-come basis. If you haven’t discovered the benefits of natural gas, you’re in for a treat: hot water even if the electricity goes out; better cooking control; evenly dried clothes, and increased utility savings. >> Visit www.TexasGasService.com for more information. The goal of all the above programs is to improve the quality of life for homeowners by encouraging increased energy usage savings, better-built homes, lower carbon emissions for our planet, and added value to homes. The rewards are there. You just have to ask for them.

Being told that your home is energy efficient is not the same as getting written verification from a home energy Rater licensed by the Residential Energy Services Network (RESNET). Home Energy Raters are trained home energy inspectors who use specialized equipment and software to inspect, test, and verify that a home has met the requirements of high-performance home programs like BUILT TO SAVE™.

The Blower Door Test and the Duct Blaster Test are used to calculate a home’s Energy Rating Index (ERI—also referred to as the HERS score). Like miles per gallon (MPG) which measure the fuel efficiency of a car, an ERI (or HERS) score is an excellent predictor of a home’s energy efficiency—the lower the score, the higher the efficiency.

BLOWER DOOR TESTS measure the leakiness of the home’s envelope— how much air comes in and goes out through the roof, windows, doors, and other openings in the home. Required by code after Sept. 1, 2016.

DUCT BLASTER TESTS measure leaks in the joints and seams of the ductwork in the heating, ventilation, and air-conditioning (HVAC) system. Required by code after Sept. 1, 2016 unless in conditioned space.

COVID-19 GUIDELINES FOR PARADE OF HOMES VISITORS

FACE M

UIRED Q

This is a challenging period worldwide as we are all forced to cope with the health risks of the Coronavirus/COVID-19 pandemic. The Rio Grande Valley Builders Association’s (RGVBA) annual Parade of Homes is committed KS RE to the safety and health of its AS members and the public who attend this yearly fundraising event for the non-profit organization. TH U A N K YO We urge everyone to follow the Parade Visitor Guidelines outlined below that will be enforced by Parade builders at their Parade homes for the health and safety of everyone participating in this event. Let’s do our best to avoid the spread of the Coronavirus by following both the RGVBA and CDC recommendations for face-to-face interactions, including the wearing of face coverings and practicing social distancing as we tour the homes in this year’s 2020 Parade. ALL PARADE VISITORS MUST COMPLY WITH THE STATEMENTS BELOW TO BE ALLOWED INTO THE HOMES: • I have not been recently diagnosed with COVID-19 or suspect that I may be infected • I am not experiencing any symptoms of illness such as cough, shortness of breath, difficulty breathing, fever, chills, headache, sore throat, loss of taste/smell • I have not traveled internationally or to Mexico within the last 14 days or to a highly impacted area within the United States in the last 14 days • I do not believe that I have been exposed to someone with a suspected and/or confirmed case of Coronavirus • I am following all CDC recommended guidelines as much as possible and will follow the RGVBA’s requirements during the Parade to limit my risk and exposure to Coronavirus/COVID-19 • I acknowledge that I am voluntarily entering the Parade home, and I understand that I may be exposed to the Coronavirus and assume those risks and agree to a waiver and release of liability PLEASE OBEY STAY-AT-HOME ORDERS IF ISSUED BY OUR LOCAL HEALTH AUTHORITIES.

P

arade visitors will be in for a visual treat. The RGVBA Parade of Homes will showcase homes of all sizes, architectural styles, designs, and budgets, with multiple locations in various new home communities throughout cities in the upper Rio Grande Valley. We invite you to visit them in person or online and take advantage of the opportunity to talk with builders, mortgage representatives, and consultants who can provide valuable knowledge to help you achieve your dream of home ownership. This yearly event is an excellent opportunity to discover the newest trends in exterior and interior designs, as well as the beautiful, stylish building materials on the market today. With so many homes to see, the Parade of Homes Preview on the next pages and online will help you make the best use of your time by helping you map out the routes to the homes that fit your needs the most. Of special note: you will be able to download the RGVBA Parade app to get information and driving instructions for each home. Be aware that the locations of some of these homes are new and most likely not available on Google maps, so your best option is to use the Parade app for directions. Additionally, using the app will allow you to rate each home. The collective ratings of the homes will be used to determine which home wins the “People’s Choice” award. Best of all, every time you rate a home, you will be entered into the RGVBA’s giveaway promotion where you can win one of two prizes to be given away at the end of the Parade–a large screen TV and a Jacuzzi valued at $1,000! These are challenging times for all of us, and we urge our Parade visitors to follow the safety precautions issued by the RGVBA, the CDC, and our local health officials. Let’s stay safe, and we will all get through this difficult time together. Visit www.RGVBA.org for more information and download the RGVBA Parade app available after July 25. For the convenience of those not comfortable with attending, or if needed, the Parade Homes entries will be featured in virtual tours available online at RGVBA.org after August 1, 2020.

f you are looking for ways to add depth and visual interest to your rooms, largeformat tiles are your answer. These tiles come in square and rectangular shapes in both ceramic, porcelain, and stone. One of the benefits of using large-format tiles is that they provide sharp grout joints for a clean, seamless look without the visual interruption of the more common wider grout joints. Another benefit: using these tiles on your walls creates the illusion that your walls are taller. Plus, aside from creating durable, easy-to-clean floors, large-format floor tiles have a major impact on making a room seem bigger—and they are easier to install.

Maybe it’s time to transform and customize your kitchen, living area, or bathroom with large-format tiles, available in a variety of colors, patterns, and textures to match your individual style. Ceramic and porcelain tile floors outperform other floor finishes in the long run when comparing the cost per square foot. Other benefits of tile include sustainability, better indoor air quality, and the reduction of heating and cooling costs due to its unique thermal mass. Large-tile products can be found locally at Materiales El Valle, the Rio Grande Valley’s leading supplier of ceramic and porcelain tile in our area. As a long-time major distributor for Lamosa, the largest company in Latin America with the most innovative brand of wall and floor tiles, Materiales El Valle is known for its sizable inventory of new, trending products with the best designs and quality in the industry. Discover some of the company’s trendiest products in the Shopping Guide section of this New Homes Guide issue which features beautiful porcelain tile in 2’ X 3’ sizes in a variety of colors, patterns, and textures—perfect for residential and commercial use to help create a stunning tailormade statement, both indoors and outdoors.

Make Your

STAY-AT-HOME TIME REWARDING

Many of us across the country have been faced with one common question: what can we do during this time when the safest place to be— due to the Coronavirus pandemic—is at home? It’s easy to feel trapped at home if you’ve got nothing to do with your time. So here are a few ways to spend your time wisely. >>>

July / August

39

HOME SPACES

F

irst, if you’ve always had a dream of custom building your own home, this is a perfect time to start making it real. Custom building is on the rise, despite the pandemic, and the main reason is that interest rates are at an all-time low. Planning your new home takes time, and that’s what a lot of us have now at home. Many builders have adapted to the “new normal” by offering virtual tours of their models and communicating online with their customers. (*Make sure and check out the Rio Grande Valley Parade of Homes at RGVBA. org which will offer online virtual tours of all of the entries starting Aug 1, 2020!) Second, if you already have a home, invest your time in those DIY projects you’ve put off for too long. This will not only help you pass the time, at the end of the day (or days), you’ll feel accomplished,

and you’ll actually have increased the value of your home—not to mention its comfort and beauty. What about adding some new colors to your walls? This is an activity the whole family can participate in and help create positive memories for everyone. Maybe it’s time to give your home a new look with a new front door, or with modern energy efficient lighting, or how about replacing that old water heater that always runs out of hot water before you’re done with showering? We recommend hiring a professional to do any work that can be a safety issue or fire hazard, but if it’s a DIY project, there’s a place you must visit: Matt’s Building Materials, the Rio Grande Valley’s onestop shop for everything you would need to get the job done. You’ll find all of these products: lumber, flooring, paints and stains, doors, tools, kitchen and bath products, lighting and fans, door and cabinet hardware, water heaters, roofing, insulation, drywall, siding, moulding, windows, electrical, and plumbing. All you need is your creativity. And if you’re having trouble with your creativity, the people at Matt’s Building Materials are there to help. The company has been earning its excellent reputation in the construction building materials industry since 1969 and has stores in Pharr, Palmview, and San Benito, Texas. This is a family-owned business that believes in treating all customers as family—and that’s not just marketing jargon. It’s really true! Matt’s Building Materials’ stores are open for walk-in business and adhere to the current safety rules of mandatory facemasks and social distancing, but if you prefer to not leave your home to shop, visit their website, mattsbuildingmaterials.com and use their convenient chatline to get help with your shopping. Turn your short-term DIY projects into long-term value for your home and reap the benefits of making your home more comfortable and enjoyable— especially now when we are all spending more or our time in our homes.

COMMUNITIES With Added Value The Hills at Chapin | Edinburg, Tx The Montecito | Edinburg, Tx Mira Vista | Weslaco, Tx One of the most gratifying milestones in life is the opportunity to build your own custom home—that place that you have envisioned through the years. Maybe you may have been busy building up good credit, starting a family, and planning for the future. But now that you’ve reached your goal and are ready to build that dream, you definitely want to make a good buying decision—one that will be an excellent investment, will grow in value, and will provide you with a home you can be proud of. And a large part of getting all that will depend largely on where you build that dream home. >>>

C

hoosing a good builder to build your home is only one part of achieving your dream. The other part is choosing where you want to live. In the Rio Grande Valley of South Texas there are a wide variety of new home communities from which to choose. Your choice of a homesite will mostly likely depend on what is more convenient to your work or to the school districts you prefer, but as you narrow your search, you should understand that like homes, not all communities are developed in the same way. Some communities are gated, for example, and some are not; some have Homeowner Associations which require yearly fees to maintain common areas, and others do not; some have certain restrictions, such as architectural controls, and others have none. Your final decision in choosing a new homesite will most likely be based on location and price. However, just like buying a home, you should look beyond the purchase price of a lot and focus on what and where to buy and whether or not the community and surrounding area will be a good investment with a potential to increase in value. A good rule of thumb is to do your research on the developer. Has the company developed communities in other areas? And if so, what do those neighborhoods look like now? If you are looking for a homesite that will complement your dream home, you need to check out Red Rock Development’s communities. The company has been creating new home communities in the Rio Grande Valley for over a decade and has a solid reputation for developing affordable, private, beautiful neighborhoods that keep their beauty—and value—over time. You can easily find an affordable home in the $170’s in a one of Red Rock’s gated communities. According to Manuel Cantu, a partner in Red Rock Development, “There are five important aspects to consider before buying your lot: location, privacy, landscaping, architectural consistency, and sense of community. And we include all five values in all of our communities so that our buyers know what to expect now, and in the future.” Take the time to visit some of Red Rock Development’s gated communities and experience for yourself what an 44

ideal homesite feels like. The company is currently offering ready-to-build homesites in Edinburg, Texas, at The Hills at Chapin and The Montecito. Mira Vista in Weslaco is the company’s newest development that is now selling lots. You will find all three meet the criteria below for choosing the perfect homesite: 1. LOCATION: The neighborhood and everything around it plays an extremely important factor in your decision. Depending on your stage in life—whether you are newly married, or have started a family, or if getting to work without spending hours in traffic is your main concern—location is a key factor. Is the place you’re looking for near a main highway? Are there medical services and good schools in the area? Is your favorite grocery store or coffee shop nearby? 2. PRIVACY: A home should be a sacred place where you can rest and enjoy family time, or time alone. A homesite inside a private gated community gives you peace of mind in knowing that you are in a protected environment with a sense of security and comfort. The traffic inside a gated community is limited to residents only, allowing less noise and congestion from outside the community. Living inside a gated community allows you to take your dog for a walk, take your baby out for a stroll, or even ride your bike, with an extra sense of security. 3. LANDSCAPING: Nature has become a luxury, especially nowadays where you see more buildings than trees. It is both a joy and a satisfaction to know that the green spaces around you will always be maintained. Homesites in The Hills, The Montecito, and Mira Vista are required to be landscaped with sprinkler systems and a two-tree minimum per lot. And because the landscaping in the common areas will be maintained, you can be sure that the neighborhood will always look beautiful years down the road. All of this will add value to your property should you decide to sell in the future. 4. ARCHITECTURAL CONSISTENCY: It is a pleasure to drive around communities that have a harmonious design and quality in their construction. Architectural restrictions and controls implemented for roofs and home exteriors serve to enhance the uniform beauty of the neighborhood and ensure >>

consistency in the quality of construction. Architectural controls and regulations are designed to protect a homeowner’s investment. 5. SENSE OF COMMUNITY: When you buy a lot in a non-gated, non-controlled community, you may not know what will be built next to you after you build your home. You also will never be sure that those driving in your neighborhood are your neighbors or live in your community. It is human nature to feel safe when surrounded by people you know. Living in a gated community instills that sense of safety. For more information or for lot availability, you can call or text Red Rock Development (956) 821-8180 or email riocantu@yahoo.com. HOME INTERIORS FOR THE “NEW NORMAL” Create Spaces That Work for You!

T

he year 2020 has been anything but normal, and we have been forced to stay at home, work from home, dine at home, play at home, and re-structure our duties and responsibilities at home. Whether we live alone, or have a big family, the “new normal” is urging us to make changes, and our home is our everything: our hotel, our office, our playground, and our restaurant.

48

RGVNewHomesGuide.com

Therefore, as long as we are spending so much time in our home, why not check out some trends and ideas that will help us think of our personal needs before we buy a new home. Let’s examine functional spaces that will help us enjoy and adapt to the new experience we are all going through.

>>> July / August

CREATE A SAFE & SACRED SPACE

Each family member has the right and the need to rest, work, or play according to their age and responsibilities. So make sure the new home has a “safe and sacred space” for everyone.

1

HOME RESTAURANT

For instance, for those in charge of the cooking, the kitchen should be well-adapted in order to feel joy when spending time there. A spacious kitchen with lots of storage is fundamental for the at-home chef!

2

HOME OFFICE

If someone needs to work from home, make sure the home has a designated space in which to focus and be productive. If the new home has no designated office or study, maybe an extra bedroom can be turned into an office. NEW HOME BY: VILLA HOMES

HOME SPA

Time for relaxation and quiet is very much desired; in fact, it is not just a luxury but a basic need. Our minds and spirits need to quiet down so that we can deal with the challenges in our daily lives–our finances, our relationships, and our health. A new home should have a spa-like private bath area in which to indulge in a warm, soothing bath where the world and its problems soak away.

HOME THEATER ROOM

Nighttime movies, daytime kids shows, weekend sports games--the perfect staycation spot for our New Normal is the home theater room that offers boundless entertainment day or night in the privacy of our home.

Whether it is soft drinks for the kids before watching that family movie, or Happy Hour for the adults after a long day of paperwork and Zoom meetings, having a home bar allows us to relax...at home.

HOME SCHOOL Kids need a place to play and do their homework, so make sure there is a space for play as well as for home schooling if necessary— where there can be school supplies along with toys.

HOME LIVING AREA

The family meeting room, the evening movie room, the kick back and relax room, the relax with your ipad room, the TV dinnertime room, the “let’s sit on the floor and play games” room–this area is at the heart of family time. NEW HOME BY: RANMAR CONSTRUCTION

BACKYARD PARK

The big challenge, yet the most anticipated need in our lives right now, is the possibility of going outside in the fresh air. If buying a new home, we are also probably looking for a place to enjoy the warm weather outside: a private backyard with a covered patio is ideal. Finding nice patio furniture, barbeque equipment, and even starting a home garden are exciting activities and a functional trend that will help families enjoy the outdoors more in a new home! Plus, if the kids are sometimes out of control, spending time outside with nature will save some tantrums, as well.

NEW HOME BY: DIVINE CUSTOM HOMES

Ultimately, the year 2020 has introduced us with a vengeance to a “new normal” where the home becomes our total living space. We can either rail against this new confinement, or we can decide to turn lemons into lemonade and have some fun. When we look for a new home, we can be on the lookout for special “sacred” spaces within the home; then, after move-in, we can create safe and private living areas that are stamped with our own unique personalities.

REAL ESTATE NEWS

REAL ESTATE NEWS The Best Building Code in a Decade: 2021 IECC Coming Soon The International Energy Conservation Code (IECC) is preparing to release the new model code that will establish the minimum energy efficiency standards for commercial and residential construction in the nation. And it promises to be the most efficient building code to date, projected to result in an estimated 10% or more energy efficiency improvement in residential and commercial buildings. The 2021 IECC will reduce both energy use and carbon emissions in homes and buildings which, today, is about 40%. What does this mean to the consumer? Well, the good news is that the new code is designed to deliver lower utility bills, more home comfort, higher productivity, lower utility bills, lower carbon emissions, and an increase in the value of new construction. The International Code Council, a membership association, developed and manages the IECC, which was formed in 1998 and is the most widely adopted energy code model by states and municipalities in the United States and other areas. The IECC code is updated every 3 years through an extensive process that involves a forum of energy professionals, partners, and code officials to discuss proposed changes which are approved by votes from eligible voters, local governments, and related agencies. Voting on the proposed 2021 code changes set a record high—4 to 5 times more votes cast than in previous code cycles—thanks in part to an online voting option implemented by the ICC. The 2021 code will be a compliant path where 56

RGVNewHomesGuide.com

improvements in building components such as windows, doors, and R-values in insulation are prescribed, but it will continue to offer builders the flexibility of performance paths which leave it up to the builders on how they can build, as long as they meet the required minimum energy efficiency requirements. Note that the IECC is set to minimum standards. High Performance Home Programs such as BUILT TO SAVE™ and ENERGY STAR® are designed to go above and beyond these minimum code requirements for enhanced energy efficiency and quality construction. Keep in mind that building to the minimum required code is just that—the bare minimum standard. With the new 2021 IECC, in the Rio Grande Valley— located in U.S. Climate Zone 2 that is one of the hottest regions in the country—we will see increases in ceiling R-values, and a requirement for better insulated windows with higher U-factors. Overall, the proposed changes cover a wide variety of measures designed to improve energy efficiency and carbon emissions. The new code also includes two new appendices that provide ways for states and cities

to move in the direction of zero energy performance requirements, with a goal of building homes and buildings that, within one year, would produce as much energy as they consume by using renewable energy like solar panels. The new 2021 code will be available for adoption by state and municipalities in the fall of 2020. While it can and should be adopted by all cities and states, it is important to note that adopting the code and enforcing it are two different things. Any city can adopt a code, but if it is not enforced so that builders have to comply with it, the energy savings and reduced carbon emissions of the new code will not be realized. As a homebuyer, you should be aware that today, all new homes built and sold in Texas, for example, must be compliant with the state’s mandated 2015 IECC, the current code. Yet, sadly, many cities in the Rio Grande Valley and across the state who may have adopted the code, do not enforce it. Worse still, some cities may be enforcing codes older than 2015 and not compliant with Texas law. Builders should also realize that they, and not the city code officials, are ultimately

responsible for building homes according to code law. A good takeaway message for homebuyers (and builders) is that if your home is certified as BUILT TO SAVE™ or ENERGY STAR®, there is absolutely no question that your home is in compliance with the current code. These high-performance home certifications go above and beyond what is required—no matter what version of the code the city is enforcing.
