South Africa’s smart cities drive sustainability Property development and nature might not automatically go hand in hand, but more and more developers are moving towards incorporating nature into building design.

G

reen spaces prove popular, even in major city centres where they are seemingly rare. Rooftop gardens are springing up in central business districts in the likes of Hong Kong, Tokyo, Rotterdam and New York. Likewise, urban farming initiatives to boost food resources are fast becoming a global trend. In South Africa, Johannesburg has long been considered the world’s largest man-made urban forest - boasting more than six million trees. Cape Town’s CBD is set to change with the arrival of its first

environmentally-friendly mixed-use development: Harbour Arch. Perhaps surprisingly, one of the most eye-catching features of this 5.8-hectare mixed-use precinct will be the complex’s green rooftop towering over the city’s harbour. With the rise of ‘smart cities’ - mixeduse precincts - developers are driven to find ways to create green spaces innovatively in a bid to bring nature to the concrete jungle. Nicholas Stopforth, managing director of Amdec Property Developments - the group behind South Africa’s awardwinning Melrose Arch and the new Harbour Arch - says green spaces are essential for people to feel safe and secure in an environment.

NATURE AND US Nature has long been lauded for its positive impact on the human psyche. There are countless studies and reports

on the benefits of green spaces for our mental health. New-urbanist precincts such as Melrose Arch and Harbour Arch revolve around the principle of being close to everything you need in daily life, with all your requirements accessible by foot. But it’s the outdoor spaces – the piazza-style squares and courtyards for dog walking or people watching – that give these inner-city developments a sense of community. There has been huge demand for business, retail and residential spaces within Melrose Arch. So much so that a new residential complex – One on Whiteley - within the precinct is currently under construction.

GO GREEN But just what makes a smart city? Combining the perks of modern technology with the feel of old-time village living – with walkable, pedestrianised streets and green spaces.

But ‘green’, by definition, can mean many things. You can green an urban area by planting trees, or even green your home to make a positive impact on the environment. The world over, developers are under pressure to drastically minimise water usage and incorporate eco-friendly technologies that will benefit the planet in the long-term. ‘Modern trends in development and construction are predominantly focused on issues relating to sustainability,’ shares Stopforth. ‘Residents and investors want to know what is being done to reduce impact on the environment.’ ‘Everything about development today is about sustainability and energy-wise innovation, water saving technology, heat-reducing aspects, and the like. And when you use sustainable

technology, you also reduce the cost of occupation long-term and obtain a competitive edge.’

BETTER FOR BUSINESS, BETTER FOR THE PLANET Sustainability and eco-friendly innovation is a key focus area of Amdec’s developments, with green building initiatives including

refuse recycling, water-saving devices, low-energy LED lighting, and rainwater harvesting. With water scarcity being the new normal for South Africa, developers must be implementing water-wise strategies from the ground up. Harbour Arch, for example, has been designed to harvest rain water to reduce the load on municipal supply. ‘There’s huge benefit in executing watersaving measures at the construction stage, rather than retro-fitting. Not only is it better to have systems in place at the start, but it saves money in the long run,’ Stopforth explains. Recycled water - either rain harvested or grey water - will be used for flushing, gardening and landscaping. ‘Ultimately, we need to reduce our impact. It’s better for business, and it’s better for the planet,’ concludes Stopforth.

Data and the smart machine revolution With most companies trying to automate some, if not all, of their operations we have to ask ourselves – how can we get a machine to operate as intelligently as a human? The answer is data.

H

ave you met Forpheus, Omron’s table tennis playing robot? It symbolises the company’s 3-i philosophy for machines – integrated, interactive, intelligent. How can a machine like Forpheus play a sport? While Forpheus combines several technologies to create a robot with human-machine interaction, the fundamental element to making any machine ‘smarter’ is data. Data collection, data-driven modelling, applying the models, and finally, the machine using and

evaluating models to automatically adjust its own behaviour, in essence - machine learning. The first step is collecting data, from individual machines or preferably from an entire production line. This can result in tremendous amounts of data. Analysing all this data can be handled effectively and cheaply using today’s processing power and cloud storage. Clean data is essential to enable more efficient processing and the best results. Simply by displaying

this collected information on a screen, in an easy-tounderstand way, can help operators identify and respond to anomalies in the process.

DATA ANALYSIS HELPS OPERATORS Displaying process operation data in this way can already deliver 20 -30 percent efficiency increases. However, as the amount of data increases, humans are less capable to interpret it or perceive patterns. By incorporating large data analysis software, computers offer a more accurate and tireless tool to support humans in the task of analysing the big data. These tools can identify irregularities in performance data and flag potential issues to the operator. With more data and more advanced or ‘smarter’ analysis, the insights and results become more comprehensive and accurate. For example, instead of just identifying an issue, the system can locate exactly where the problem is in the line and what needs to be done to fix it. The operator’s job is made easier and line efficiency is further optimised. As the amount of data increases, data management also becomes important. Collected data is often taken offline for advanced processing and pattern recognition. The resulting patterns are transferred back to the factory to be implemented in real-time by the machine.

USING DATA TO INCREASE AUTOMATION Automation can be taken a step further. Smart systems could identify an issue or potential issue, flag it, and then automatically adapt parts of the production line to

compensate for any shortfall whilst the problem was being fixed. All within safe operating parameters. This results in even better production efficiency. Smart machines, equipped with data analysis capabilities, can optimise their behaviour for any given situation because they ‘know’ how they are supposed to work normally. They monitor their own performance, ensuring it matches expected behaviour. If a defect or divergence from a standard pattern occurs, the machine reports the issue to the entire system and if possible compensates for the issue by amending its operation. From a system viewpoint, any alterations must be balanced throughout the line to ensure consistent operation between machines.

REAL SMART FACTORY AUTOMATION The complexity of the data is one of the items that makes moving to a smart factory a major challenge. That is why Omron is implementing these smarter systems into its own processes, allowing the company to investigate requirements and develop best practices. And there is plenty to learn. At first when the company started looking at its own processes two years ago, the very first data scientist spent 80 percent of his time just cleaning up the data. Today it is applying what has been learned to its systems and products to bring the benefits of smart automation to its customers. Together, with several selected customers, it is now carrying out experiments in smart automation, learning where any bottlenecks occur. In the end, only by performing this research in real factories, can the real value be uncovered.

Insurance claims due to violent protests up by 30 percent Since the beginning of 2017, South Africa has experienced thousands of violent protests and riots across the country, many spurred on by service delivery failures, corruption and growing youth unemployment – and all exacerbated by criminal elements. In light of the country’s frequent protests, you need to ask yourself – are you covered?

on South Africa says it is crucial for business owners and individuals to review their assets insurance policies and ensure they have Sasria cover included for special risks. ‘Without Sasria cover, businesses and private individuals caught in the cross-hairs of violent protests and riot action, run the risk of significant losses. Standard insurance policies available through private sector

insurers do not provide cover for damage to assets as a result of these types of events as they are precluded from underwriting these risks. Cover is only available through Sasria SOC Limited,’ explains Hussain Bhikhoo, client manager at Aon South Africa. According to Sasria’s 2017 Integrated report, in the financial year ending 31 March 2017, Sasria paid net insurance claims with a total value of R766 million,

The number of claims increased by 22 percent and the severity increased by 29 percent. The biggest drivers remain service delivery related and university protests (approximately R325 million). ‘Both businesses and consumers need to consult with their brokers and insurers to ascertain whether their insurance coverage has been extended to cover Sasria perils. As a matter of course, clients should be offered this type of cover when discussing their business or personal insurance requirements as this presents a significant risk to both consumers and business owners who could find themselves severely out of pocket if their assets and goods in transit were damaged during a violent protest. In most cases, home and business properties and vehicles are typically bank-financed. If the property or vehicle is burnt or demolished during a strike and you don’t have SASRIA cover, you will still be liable for your bank loan repayments in addition to the cost of the damages. Given the status quo of the last 18 months, it’s an essential if not non-negotiable cover on any insurance policy,’ explains Hussain. ‘Sasria rates are regulated and for businesses the premium is not affected by the type of industry or the risks the business is exposed to, with the exception of certain mining risks.’

Langbos children get a home sweet home

Sika assisted a local community to develop a brand new home for the Langbos Children’s Shelter in Port Elizabeth.

T

he initial phase of the project was to construct a shelter able to house 10 children along with a caretaker. The children who live at the Langbos Children’s Shelter are either orphaned or come from unstable homes within the rural community.

Many of the residents in the area do not have access to basic human amenities such as electricity, running water or basic infrastructure. The design of the shelter was based on the local style of the Langbos settlement and includes sustainable elements to harvest rainwater.

Sika contributed a great deal of effort and investment into the community as an upliftment initiative as community members were also trained in the construction and development of the shelter. The children of Langbos now have a safe and secure place to call home.
