ANNUAL DIRECTORY FOR ARCHITECTS AND DESIGNERS With tourism being such an important sector of our economy, accounting for 9% of GDP in 2017, it seems appropriate that this third issue in the Powered by Specifile series focuses on the hospitality sector. PWC’s Hotels outlook: 2018–2022: Positioning for future growth expects the overall number of available rooms to increase at a 0.9% compound annual rate to 64 900 in 2022 from 62 000 in 2017. Most of these will be four star hotels. But, of course, it is not just new builds that this directory is concerned with. It’s generally advised that hotels refurbish at least every seventh year if they wish to remain relevant and to retain existing guests and attract new ones. Hotels are subjected to excessive wear and tear meaning that ongoing maintenance is critical. And there are always new developments that the hospitality sector must consider implementing. The drought in Cape Town is a case in point. It has forced sustainability measures on to the hotel sector, resulting in the installation of desalination plants, water-saving taps, recycling of grey water and many more initiatives. Fixtures, fittings and products used to design, refurbish, rejuvenate or renovate hotels, resorts, game lodges, guest houses, restaurants and leisure facilities are highlighted in this Hospitality Design directory. A grain silo in Cape Town harbour is becoming a focal point for art emerging from the African continent. The designers from the renowned Heatherwick Studio were behind the radical conversion. The silo area is a major development project that has gradually given the Victoria & Alfred Waterfront a new look in recent years. At the heart of the area is silo number 5. Once South Africa’s largest building, grain was stored here until 1990. In mid-September 2017, this was the site for the public unveiling of what is currently the most comprehensive collection of artwork from Africa and the African diaspora.

HONEYCOMB DESIGN Heavy machinery was required in order to carry out the conversion. Several of the 42 compactly arranged tube chambers – each measuring 6 metres in diameter – were carved out to form an imposing hollow space that now serves as an atrium. Other chambers were removed in order to gain additional space. This and other measures resulted in a ﬂoor space of 9,500 m2, around two-thirds of which is reserved for the 80 exhibition rooms spread over nine levels.

THE PERFECT SOLUTION The upper floors of the tower – which previously housed the feeding and sorting systems – are now home to the five-star hotel The Silo. For structural reasons, lightweight prewall systems were the best solution when it came to planning and designing the sanitary facilities in the 28 suites. The perfect solution was soon found in Geberit Duofix, as the self-supporting, powder-coated installation elements are ideally suited to space-saving installation. They are fitted with Sigma concealed cisterns, which work with a water-saving dual flush.

Fairlawns Boutique Hotel and Spa is the epitome of a hidden gem – tucked away in Sandton’s tranquil and leafy northern suburbs. Founded over 19 years ago, it is a well-established contender in the five-star boutique hotel market, popular with international travellers and Johannesburg’s well-heeled socialites. Fairlawns’ unique décor, exemplified by its 41 luxury rooms (each with its own theme), is a large part of the property’s allure, and with names like Marrakech, Burkina Faso and the Maison de Ville, guests are truly transported to a different world on arrival. Every piece of furniture and decorative object has been handpicked to carry the theme of each suite. Tile Africa was enlisted to help visualise and coordinate a major refurbishment which began in the hotel’s public and reception areas. Since reception areas are exposed to high volumes of foot traffic (not to mention trolleys loaded with heavy suitcases, frequently moved furniture and equipment, and much more), the tiles selected needed to be strong and scratch-resistant. It was also decided to go for a matte finish rather than high-gloss, so the floor didn’t become slippery when wet.

For the guest rooms, each room was addressed in way that stayed true to each individual theme. On-trend wood-look tiles were used liberally throughout, in combination with other quirky materials to add a real wowfactor. One of the rooms included a feature wall of cork panelling, which instantly modernised the space and brought some much-needed brightness into the room, without betraying its African roots. A project of this magnitude and vision would not be possible without the expertise and support structure of a trusted partner. Terrazzo a top global design trend From being installed in some of the most glamorous new restaurants and hotels to its inclusion in the Pinterest 100 Report (with saves up 316% in the past year), 2018 is set to be the year of terrazzo. Terrazzo flooring has traditionally consisted of marble or granite chips set in concrete and polished down to a smooth surface, creating a decoratively patterned finish of small, interspersed coloured flakes. However, with a new trend we see new technologies, and today resin systems are revolutionising the design, installation and use of terrazzo surfaces. Thanks to the versatility of seamless resin terrazzo flooring, it provides the designers of large commercial facilities with the opportunity to think of the floor area as one massive canvas on which they can create bespoke works of art. Using an epoxy or polyurethane based system instead of concrete makes it easy to pour blocks of coloured resin into the desired pattern. Metal bands are used to mark out the pattern’s different sections and once the last colour has been added in, the floor area is then repeatedly ground down, sealed and polished to create a smooth and glossy finish. Getting creative with the aggregates added in the resin mix also gives designers the ability to tailor the shimmer and shine that’s achieved across the floor area. For example, crystal mirror glass, marble, flint, granite and mother of pearl can all be incorporated into a resin terrazzo floor and all give the final surface a different lustre. The practical, easy to clean properties of resin means that the colours, pattern and shimmer of the floor won’t deteriorate in the face of heavy foot traffic, frequent cleaning, high heels, food and drink spillages – in fact all the operational challenges that busy commercial venues such as shopping centres, airports, theme parks and restaurants face on a daily basis.

Dowsil structural glazing sealants, supplied by a.b.e.® Construction Chemicals, were used for the glazing requirements of the converted old silo that now houses the new, acclaimed Zeitz Museum of Contemporary Art Africa (MOCAA), and the ultra-luxurious The Silo Hotel in Cape Town.

The 1921 grain silo that was converted into the impressive museum and hotel is situated at the V&A Waterfront. The building, constructed by WBHO and owned by V&A Waterfront Developments, was commended for its excellence in the use of concrete in 2017’s Fulton Awards. The museum is the largest to open in Africa in over a century.

Glass and Glazing

The state-of-the-art overhaul and redesign of the massive old silo was masterminded by esteemed British industrial designer, Thomas Heatherwick. Part of the silo was raised in height to accommodate The Royal Portfolio’s The Silo Hotel with its striking façade of “pillowed” glass windows, carefully inserted into the geometry of the hotel. Each hotel window protrudes over a metre, is roughly 5.5 metres tall, and contains 56 triangular glass panels to give the crumpled pillow appearance. A concrete wall containing similar pillow windows – and green vegetation growing on top – was installed as protection against the elements on the Zeitz MOCAA rooftop sculpture garden. From innovative glazed circles that form the transparent rooftop area’s ﬂoor, guests can look down into the massive museum. a.b.e.® supplied three Dowsil sealants for the glazing of The Silo Hotel and Zeitz MOCAA: * Dowsil 895 – for the glazed circles on the Zeitz MOCAA roof; and * Dowsil 993 and Dowsil 813C – for the glass pillow façade of the hotel, as well as the wall of pillowed windows on the Zeitz MOCAA rooftop garden. Dowsil 895, used to seal the glazed circles on the museum’s rooftop sculpture garden, is a single component silicone sealant for structural glazing. Dowsil 993, used for the pillow window sealing, is a two-component silicone sealant able to resist exceptionally high stress levels caused by wind, thermal dilatation and the constant weight of the glass units. Also used for the pillow window glazing, Dowsil 813C is a one-part, neutral curing, lowmodulus silicone sealant particularly suitable for weather seals, expansion and building joints. It offers durable adhesion to porous and nonporous surfaces, resists ozone and UV radiation

as well as extreme temperatures, and can cope with joint movements of up to 50% of neutral joint width. Ringed by oak trees and green lawns, Tap | Eat lets beer-lovers experience the clean air and dazzling vistas of the mountainous Franschhoek district, while enjoying a brew and a bite. Eating in style while appreciating the outdoors, was among interior design company Inhouse’s goals in the creation of Franschhoek Beer Co’s new foodie destination. Stacking glass doors allow sunlight to flood the interior, as well as bridging the indoor and outdoor seating areas. An assortment of views can be enjoyed – be it the distant mountains, the immediate landscaping or even the restaurant’s detailed interior design. In the construction of Tap | Eat, Inhouse had to extend the former premises of Franschhoek Beer Co, which consisted solely of the brewery. Inhouse Director, Phillip Wyatt notes that the design “needed to tie in with the brewery next door, but also have its own identity”. Lighting is a key feature and the scheme includes ambient lights stationed throughout the

interior. “Spotlights were employed to light up the restaurant ceiling, whose height and angle make it a distinct feature,” explains Wyatt. The use of LED strips and various angled light configurations throughout are intended to highlight and complement the oak cladding and marble-tile finishes. The indoor bar is the most prominent feature of the interior. “The bar materials are a combination of marble cladding, used in the front, and solid oak timber, used for the surround,” Wyatt states. “The timber warms up the space beautifully.” True to its name, Tap | Eat is an ideal spot for beer-lovers to relax and imbibe the craft brewery’s renowned beers, accompanied by a meal from the new restaurant. Just as the menu brings these two offerings together, so too does the interior design balance indoors and out, the natural and the luxurious. SIKA SMOOTHENS SPECTACULAR UNDULATING CHAPEL ROOF Challenges achieving the smooth surface required of a dramatically undulating chapel roof were successfully solved by a high performance fairing coat from Sika. The site was the 185-hectare, newly created Bosjes Resort in the picturesque Witzenberg district of the Western Cape where the dazzling Bosjes Chapel stands proudly at the foot of the Waaihoek Mountain. Architecturally designed, the cast-concrete roof of the 420m2 chapel has deep undulations dipping down to just above the water of its surrounding pools and then rising up to form huge wing-like structures above the four corners. Dissatisfied, however, with the lumpy finish of the roof, the associate architect approached Sika for a solution. After testing various Sika products, it was determined that Sika MonoTop-620 would achieve the desired effect of a smooth and seamless surface. Sika MonoTop-620 is a cementitious, polymer-modified, one component fairing coat mortar and pore sealer containing silica fume. After simply mixing with water to the required consistency, the product is hand applied or sprayable by the wet spray method and provides excellent adhesion to concrete mortars. With good freeze/ thaw resistance, Sika MonoTop-620 provides high mechanical properties as well as good resistance to water and chloride penetration. Although Sika MonoTop-620 provides an easy, user-friendly application, the highly

technical application required for the chapel roof necessitated contracting Willy Bodenham of specialist contractor, Able Sealing. The challenge was to gain suitable access to the steep sloping curves so that an optimum finish could be achieved. Scaffolding was strategically assembled to almost ‘float’ above the structure thereby allowing application onto the many difficult-to-access areas. No training was necessary for the easy, user-friendly application of the system that was skimmed and trowel-applied at 1.5mm to 5mm in thickness. Upon completion of the project, 350 x 25kg bags of Sika MonoTop-620 were used on the roof, known as the Bosjes Worcester egg crate roof. A combination of input from Sika and the architect, together with the skills and expertise of the contractor, resulted in an outstanding smooth and seamless finish being achieved. Surrounded by mountains and elevated on a plinth, the Bosjes Chapel with its spectacularly curved and flowing roof designed to pay tribute to the historic Cape Dutch gables of the area, will undoubtedly form a dramatic backdrop for many future weddings and special occasions. Cape Town casino not gambling on water

GrandWest forges ahead with plans for alternative water solutions

Earlier in July, Sun International’s GrandWest Casino and Entertainment World in Cape Town announced the completion of a water purification plant on the property that will in future treat borehole water to potable standards. The initiative began In February 2017 when the casino investigated feasible options to using potable water. They commissioned a water treatment plant on site that includes four groundwater wells and a treatment plant with iron removal, sand filtration, reverse osmosis and stripping capability to comfortably deliver up to 10 000 kilolitres per month. A Memorandum of Agreement was signed between GrandWest and the City of Cape Town to ensure that all water quality specifications and legal requirements were met. The hospitality and entertainment industry was particularly hard hit by the effects of the unprecedented drought, but since implementing water-saving measures, GrandWest has used almost 50% less potable water. However, GrandWest will continue to apply city water restrictions despite having their own water source, as they appreciate the environmental need to manage it. Aside from being able to guarantee drinking water for customers, there is also a financial case to be made for the plant. The cost of potable water is currently R50 per kilolitre (on the Level 6 commercial tariff associated with Level 6 water restrictions) compared with R9.20 per kilolitre from the treatment facility. It will take 70

approximately 28 months for GrandWest to realise a return on its investment. “The borehole solution was built in phases. First we established the boreholes and tested the quality of the water. The appropriate purification process was then designed and, once City approval was obtained, the actual purification plant was built. The geohydrological measurements for the boreholes commenced in May 2017 and the plant produced its first purified water on 15 May 2018.” Regular tests are conducted to ensure that the water quality complies with drinking water standards as laid down by the City.” “GrandWest shows that there is a solid business case to be made for adapting operations to ensure that we future-proof our businesses and our city in light of the continuing impact that climate change is expected to have on us. As a City, we will continue to enhance our water demand and conservation programmes and to diversify our water supply going forward,’ said the City’s Mayoral Committee Member for Informal Settlements, Water and Waste Services; and Energy, Councillor Xanthea Limberg.
