WORKPLACE DESIGN 2019 Workplace design – be it for an office block, a factory or a small space in a shared building – covers more facets these days than ever before. Architects need to take into account that the building itself may have a marketing function in that the building needs to align with the message and image the company wants to send out to the world. What are the Discovery and Sasol office buildings saying to the public? We are a successful company, we are forward-thinking, we make our investors money, we care about our employees, we invest in the future – these are just some of the messages buildings like these send out. So the building itself, the landscaping surrounding the building, the area the building is placed in, access to the building and the reception areas are all very important for the image of the company/ies located there. But, of course, it goes much further. A beautiful building is meaningless without a productive and happy workforce. The biggest factory in the world is pointless if it has not been designed to allow for machinery and people to operate in it effectively. So the interior of a workplace building is of paramount importance – design, thermal comfort, fittings, lighting, bathrooms, storage, noise levels, and so much more contribute to an effective workplace. These days too, architects must take designing green or sustainably into account. It’s important not to design energy-gobbling buildings from the beginning. Careful thought must be placed into specifying sustainable products, making the most of natural light and air, checking the green credentials of specified products and encouraging the design and construction of buildings that tread lightly on this earth. All of this calls for a wide variety of building products and services, which is the reason for the fifth publication in our Powered by Specifile series, where we concentrate on specific sectors of the architectural and construction industries.

CHANGING THE OFFICE�SPACE LANDSCAPE IN SOUTH AFRICA in South Africa The international trend towards co-working, defined essentially as shared office space, equipment, and services, is set to change the office-space landscape in South Africa, as it is currently doing in Europe and other developed markets, according to Paragon Interface Director Claire D’Adorante.

aragon Interface, an interior architecture company that has designed some of the largest and most iconic corporate headquarters of recent times in South Africa, including the new Discovery head office and Sasol Place, both in Sandton, is seeing a growing move towards adopting this international trend locally. “What the co-working trend implies for large corporates, in particular, is that instead of maintaining and staffing a fully-fledged office building, they can now simply ramp up or down as new projects roll in or existing ones are completed. The key driver here is to cut real-estate costs, especially given the constrained global economic outlook and increasingly tight margins,” D’Adorante comments. The major benefit of this trend for employees is that it supports what is termed ‘agile’ working,

which is the logical next step of the open-plan office revolution. While traditional open-plan offices still tied workers to individual desks and offered little in the way of shared services or collaborative working, ‘agile’ workspaces allow employees to work where and how they want to, with the full support and functionality required to do so. There has been a key realisation that officespace design has to incorporate a social context, with the explosion of technology in recent years enabling this cultural shift. Employees, especially the younger generations, do not particularly enjoy being confined to a single desk set-up in a multipartitioned open-plan environment. Savvy corporates, on the other hand, are understanding that not only is this bad for productivity and creativity, but that this is also a prime area where they can be more efficient with their real-estate commitments, while driving staff Workplace Design 2019

engagement and wellbeing – resulting in measurable gains. Therefore, agile workplaces represent the next stage of the open-plan revolution. What is needed is more collaboration and interaction among coworkers, which has resulted in concepts such as ‘hot desking’, meaning that individual employees no longer have desks assigned to them personally, but simply utilise the office space as, and when, they require it. As for the future evolution of the co-working trend, it could very well result in a paradigm shift in how major corporates are structured. Economies around the world are in constant flux, as business is contracting and expanding all the time, while overheads tend to remain fixed. Suddenly there is a realisation that this no longer need be the case, and that business has other options in how a traditional workspace is utilised. However, there are a few key interior architecture principles that underpin effective co-working space 6

design, D’Adorante points out. Here it is important to design collaborative spaces that stimulate creativity and enable social interactions. But at the same time there is a very real need for private meeting spaces and quiet focus zones to balance all the activity. “Our design approach at Paragon Interface emphasises teamwork and collaboration over hierarchy and insular work practices. Key factors here are flexibility, so as to maximise space usage, and identify potential growth areas in the building; efficiency, which means creating multiple-use spaces; adaptability, so as to respond to changing requirements and technologies; and sustainability, which relates to ‘green’ and healthy work environments that support the wellbeing of all staff,” D’Adorante concludes.

CONTEMPORARY OFFICE DEVELOPMENT on Oxford Road

DS Architecture has designed a contemporary office building on a prominent site along Rosebank’s busy Oxford Road for Ossero (Pty)

Ltd. The rectangular site is located along the Gautrain servitude and is positioned between Oxford Road and 9th Street, with the main access along 9th Street. The L-shaped building offers 6300 m2 GLA and measures five storeys in height with four floors of basement parking. The top floor will comprise a clubhouse, gym and a landscaped roof garden. Chad Sampson, MDS Architecture’s partner in charge of the project, says, “The client wanted the building to have maximum exposure along Oxford Road, and to incorporate the views to the east. rchitects and designers use Aluminium Composite Panels (ACP) mainly as external cladding for façades of buildings and for signage. However, its uses and applications in commercial projects, buildings and houses are varied. Most shopping malls, high rise buildings, feature walls/entrances and shop signs make use of ACP. Interior applications include internal partition walls, lobby and foyer decorative walls. Stalcor Facades are the exclusive distributers of Alubond fire-rated panels for southern Africa. Alubond Aluminium Composite Panels consist of two aluminium skins, sandwiching a fire rated core in a continuous co-extrusion process. Internationally tested & certified, Alubond fire rated panels can provide up to a 3 hour fire rating with the use of Alubond FR-A2 ACP in conjunction with the certified substrate system. A 1hr42min firerating can also be achieved when using Alubond Euroclass B panels. Fabricators or façade contractors are able to bend ACP sheets easily with the use of specialised machinery to form curves and other shapes in accordance with the building design requirements. Custom perforated patterns are becoming increasingly popular and add another facet to the design of a façade. The aluminium material is easy to maintain and provides a neat aesthetic, unlike paint, which tends to fade or peel. The negative effects of extreme climatic conditions on ACP are miniscule. pecialist OS2 SHEVTEC controllers, manual control point switches and more than 60 chain actuators from SE Controls Africa have been installed as an integral part of the smoke control system at CCI South Africa’s new 13 000m² office building in Umhlanga Ridge. Overseen by property developer JT Ross, the new building was designed by Paton Taylor Architects and constructed by WBHO for international call centre and group, CCI, which provides outsourced contact services to global brands in the telecoms and financial sectors. The building’s contemporary glass and steel design includes five floors, a roof terrace and ground floor amenities, together with a multi-level parking garage. The building’s smoke control system covers the open plan office areas on levels one to four and is designed to keep escape routes clear of smoke and enable the 2 000 staff to leave the building quickly and safely if a fire occurs. In the event of a fire, automatic window

vents open to allow hot air and smoke to vent from the building, using the thermal stacking principle. To enable maximum volume of smoke to be vented, the hot air is replaced by fresh ‘make-up’ air that enters the building using separate vents that are operated by the SE Controls actuators and OS2 SHEVTEC controllers. These are linked to each floor and triggered by the fire detection system. To control the vents, 60 SECO Ni 24 40 Single chain actuators and two SECO Ni 24 40 Twin chain actuators were installed, which are controlled by six OS2 SHEVTEC controllers and operate immediately when a fire is detected. The SECO actuators are tested and compliant with the relevant EN12101 standards for use with automated vents in smoke control systems and SE Controls also provided specialist input on product specifications, as well as technical support to the project. ikaâ&#x20AC;&#x2122;s high performance products were specified for the completion of Investec S&Bâ&#x20AC;&#x2122;s office building in Germiston, Johannesburg. The project was contracted to TEQC (Technology Equipment Quality Consultants) with the scope of works including moderate to severe concrete repair and refurbishment. The entire 40 000mÂ˛ floor area outside of the office block was repaired using Sikacrete-214 (450 kits), a free-flowing, high strength micro concrete with a maximum aggregate size of 9 mm. It is typically used for casting sections or members where the volumes required are too large for conventional grouts or too small and inaccessible for normal concreting procedures. Economical, easy to mix, apply and finish, Sikacrete-214 provides excellent adhesion and rapid strength development. SikaTop Armatec-110 EpoCem was used prior to the application of Sikacrete-214 as a reinforcement corrosion protection for all the severely corroded steel and concrete surfaces in the warehouse. This

internationally approved cementitious, epoxy resin compensated three-component coating material provides several advantages including extended open times for repair mortars, excellent adhesion to concrete and steel, good resistance to water and chloride penetration, and high shear strength. The mortar used for all concrete joint repairs to the warehouse floor and the entrance in the forklift traffic area was Sikadur-43 ZA (18 500 linear metres). This solvent-free, three-component, repair and filling mortar is based on a combination of epoxy resins and selected high strength aggregates. Sikadur-43 ZA provides rapid, shrinkage-free hardening and high mechanical strength as well as abrasion and impact resistance. Curing of Sikadur-43 ZA is unaffected by high humidity and therefore suitable for South Africa and the coastal regions. It is also easy to mix, apply and finish. Sikaflex Construction is a polyurethane sealant and was used as a general purpose sealant for sealing joints. It is a one part, moisture curing, elastic joint sealant based on polyurethane. From a design perspective, flooring can be used not only to achieve an overall look but can also be used to demarcate areas or to highlight activity zones. Todays â&#x20AC;&#x153;Rigid Coreâ&#x20AC;? and Glued Down Luxury Vinyl flooring offers everything from a natural timber look to stone and masonry tiles and even solid colours and abstracts. s the popularity of carpet tiles continue to increase, Van Dyck Floors is constantly looking at new additions to their collection to meet the market’s changing needs. Graphite is a tufted cut pile tile (manufactured by cutting the yarn loops) which creates a softer velour looking finish, with an organic overprint design to give the floors a more random look and feel. These two products are able to withstand heavy traffic over several years. The products’ lasting durability means they can be re-used for a secondary market at the end of their lifespan. The bitumen backing consists partially of recycled material, contains no PVCs and is very low on VOCs, making them an environmentally-preferred option as they meet the requirements for Green Star Rating. for a number of reasons, one of which is the ease of installation. This versatile and practical flooring solution is compact in nature, easy to maintain and easily replaced if any tiles are worn or soiled. The replacement is also very quiet and dust-free, and rather than having to re-carpet an entire area, only the affected tiles will need to be replaced, saving on any unnecessary time, expenses and disruptions. Designed and built for Internet Solutions (IS), an Internet services provider for public and private sector organisations, the Ground Up Company was responsible for this urban ofﬁce environment. IS creates positive change so that more people can experience the power and the possibility of the Internet and now they’ve created an environment for their employees that aims to fuel collaboration and inspire innovation.

he initial design brief was to challenge the way people use, and experience, the office environment. The Ground Up Company was tasked with asking questions about what spaces make teams more productive; what spaces encourage collaboration across departments; and what spaces make people feel valued in the environment. During the design phase, Ground Up chose to focus on three core ideas; they wanted the environment to be fresh, they wanted it to be uncluttered, and they wanted it to be stimulating to those working inside of it. The concept behind the design line was a relaxed and homely environment that fits inside an active workspace. The aim is to give each employee the freedom to have a workspace in which they are most comfortable, happy and productive. They may be sending emails from a sofa in the library, they might be discussing strategy at the coffee bar, or holding a team debrief at the community table – the entire area is accessible to any member of the team and each area is

completely different to the next. Because these spaces were intended to flow seamlessly throughout the area, Ground Up needed a consistent base from which to work, which is why they used Cemcrete CreteCote and layered up from there. Persian rugs and leather sofas were then used to create a warm environment that worked well with the abundant natural light that was already flooding into the building. The unpolished off-shutter concrete structure of the slab above was exposed, as well as that of the concrete columns, which are contrasted against the polished finish of the CreteCote. This allowed the Ground Up team the opportunity to add raw timber bulkheads and bespoke steelwork to create an urban office environment that still feels homely and warm. The ability to withstand scuffs and scrapes makes it an ideal solution to use on emergency staircases, as well as in the main plant itself. The seamless nature of both Flowcoat Glow and Flowfast Glow helps to keep the floor clean and clear, making sure that the site is hygienic and that the floor’s glow isn’t affected by unwanted contaminants stubbornly sticking to the finish. he Rosebank Link towers an impressive 15 storeys high and consists of two basement parking levels, a pedestrian walkway with ground floor retail space, a five-level parkade, and eight storeys of rentable office space. Opposite the Gautrain station on the Oxford Road thoroughfare, the iconic Rosebank Link building features the future of display advertising. Billboards on the sides of buildings are nothing new but, in the past, they have always been added after the fact. Thanks to a unique collaboration between Paragon Architects, Redefine Properties (the building owners) and Primary Colours, the Rosebank Link now features a dramatic full-colour LED video screen that has been custom-designed and engineered to be an integral part of the building’s fabric, and to contribute to the edifice’s striking appearance. Not only is Primary Colour’s Rosebank screen one of the largest LED screens in South Africa, it is also the country’s largest operational example of a strip screen display. The building’s exterior lights – which, like the screen content, can be controlled and manipulated remotely, are not made of individual lights, but are in fact narrow strips of video screen. “Using this new DigiLED technology, we’ve been able to create an exceptionally flat screen that offers maximum viewing angles to both pedestrians and drivers using this major city artery,” explained Primary Colours directors Ashendra Singh and Grant Neill. “With no off-angle colour shift, this new screen offers advertisers a unique way to tell their stories in the most impactful way possible,” they added. With HD 720 resolution and the ability to display 16 million colours, the complete screen measures 18 metres wide and 7 metres high (1 728 pixels wide x

745 pixels high). Geometric-pattern cladding was used to underline the fact that the screen is an authentic part of the building’s fabric. While the screen itself represents cutting edge technology, it is arguably the building’s strip lighting (attached to the Rosebank Link via watertight perforations in the building façade) that is the most exciting aspect of this project. Most impressive when viewed at night, the ribbons of coloured video displays are designed to reflect from the building’s edges, giving a more harmonious “wash” effect. This “smart lighting” has a total length of 226 metres, and stretches across 15 floors of the building.

hether working from home or in a traditional office, today’s working environments are a far cry from the bland buildings of the past. No longer ‘chained’ to our desks, within reason we can come and go as we please if the work is done. However, as we evolve we require agile spaces that promote productivity and job satisfaction. Using the right colour palette that resonates with your brand is the perfect way to pep up any workspace for 2019. Colour and branding expert Claire Bond says using colour as a powerful communication tool gives businesses a unique opportunity to inspire their staff and boost productivity and job satisfaction. To start Claire suggests choosing a versatile grey like Plascon’s neutral of the year 2019, Ravine (62),

as a base colour. “Colourless, leaden grey is a wonderfully stable hue which provides respite from an overstimulated world. Used as a blank canvas, it is useful for most brands as it is the complete neutral that pairs perfectly with just about any colour. Using Plascon’s Cashmere on interior surfaces will ensure a luxurious matte finish that is resistant to wear and tear and completes the look,” she states. Lacking the energy of red, yellow, blue and all the other vibrant colours in the wheel, grey is strictly emotionless. On its own, it could be considered dull but, according to Claire, it is grey’s very nature that makes it such a popular neutral in any space and why it is a good colour for companies to use as a base in their offices.

Pairing up grey with other colours is a cinch. For warmer hues partner it with millennial pinks and pastels. Cooler greys can be paired with bright whites or bold reds like Burnt Horizon (R7-B1-1) and blues like Pristine Blue (B4-A1-1) from Plascon’s 2019 Colour Forecast

In addition to Ravine (62) Plascon’s 2019 Colour Forecast features an array of modern greys perfect for the urban work environment. Silver (38) and Bovine (47) are also both great neutrals that create an edgy industrial look when combined with brighter hues such as Yellow Jubilee (Y2-A1-1) and Golf Greens (G4-A1-1). With a palette pinned down, colour can be used in different ways to create an inspiring space. Claire says calming neutrals work well in communal work areas and executive offices while bright colours can be used in break areas and meeting rooms to stimulate debate. “It’s all about the mood you’re trying to create and what is required from workers in certain areas.
