Architect 101: A Fuss-Free Guide

WHAT DOES AN ARCHITECT DO, HOW MUCH DO THEY COST AND WHAT ARE THE BENEFITS OF HIRING ONE? READ ON FOR A BASIC RUNDOWN
The role of the architect is complex and varied, and can change from client to client. Here is a fuss-free, straightforward guide to what an architect does, how they will benefit your project and what payment methods you can expect to encounter.
WHAT IS AN ARCHITECT?
An architect spends five years studying at university, followed by mandatory practical experience, and a registration examination before they’re ever allowed to practise their trade. Architects combine the necessary aspects of building design, along with your personal dream components, to design your ideal home. Aside from drawings, plans and renderings of your project, an architect can help you set a viable and realistic budget, while guiding you through council planning processes, managing consultants and obtaining competitive quotes for the work required to complete your project.
WHAT DOES AN ARCHITECT DO?
The services of an architect can be roughly broken down
into three parts, and you can employ them to perform all or some of these parts. Design: This is where you and your architect discuss your requirements, sketch designs to go over potential ideas along with the cost of each idea, and develop the chosen design into detailed drawings, material selection, fittings, finishes and the associated cost to produce it. Contract documentation: This middle phase is where the technical drawings and specs are laid out, planning and building permits are obtained and tenders are invited. Contract administration: If you have chosen to have your architect oversee the building contract, you can expect them to liaise with the builder to ensure quality of work and specifications are delivered. They can also approve any discrepancies in price and time due to delays or weather, under your approval identify any issues and rectify them, let you know if there are outstanding decisions to be made, and act as your representative during council certification. And they can advise you on suitable contracts, safeguards and trades.

In the current housing market, buyers are prepared to pay for the practical and aesthetic benefits of good design, making homes built by architects highly sought after. An

HOW MUCH DOES AN ARCHITECT COST?
The cost of an architect will largely depend on their experience, reputation and the demand for your chosen professional. Architects will also charge differently according to how you have employed them (see stages above). In general, you are charged according to the following methods. A percentage fee: Where an architect is employed under the agreement that they will be paid a percentage of the overall project value, this percentage can sometimes be higher for smaller projects. Fixed fee project: In order to enact this method you must be very clear about what you want and how much you can afford. This is an excellent way of ensuring project costs don’t skyrocket during construction. Hourly rates: This means there is no fixed budget and you only pay for work that is completed. This can be useful to the architect, ensuring they don’t spend more time on a project than it’s worth, but it requires excellent record keeping. Important note: Any work done outside the client and architect agreement will cost you more, so be clear and concise about what you want, what you can afford and what will be delivered before signing an agreement. Licensed Building Practitioners WHAT TO LOOK FOR
Licensed Building Practitioner Scheme BENEFITS AND REQUIREMENTS
The LBP public register will help you find a Licensed Building Practitioner (LBP) as well as provide details on their licence history. To find the right people for your building or renovation work you must engage an appropriately licensed LBP. Consider all the information when you choose an LBP. The following information can be found on the public register: • Contact information • Location (such as the town, city or region) • The company or body corporate they work for • Qualifications • Licence class details • Suspension history – complaint disclosure and any disciplinary history from the past three years. How to tell if your building practitioner is not licensed • If you’re getting Restricted Building Work (RBW) done, always ask to see your building practitioner’s LBP card to confirm the photo matches the practitioner you are planning to engage. • Use the details on the card to find them on the public register of LBPs to confirm that they hold a current licence. Search the public register at www.business.govt.nz/lbp • Check their licence class, licence status, status reason and suspension history. • If there is a suspension history – check the suspension end date to ensure the licence is current. Anyone looking to employ a carpenter, roofer, external plasterer, foundation specialist, brick and blocklayer or designer should start by ensuring they use a Licensed Building Practitioner (LBP). Paul Hobbs, Registrar of Building Practitioner Licensing at the Ministry of Business, Innovation and Employment, says an LBP is someone who has been assessed as competent to carry out work essential to a residential building’s structure, weathertightness, or fire safety design. The LBP scheme was launched in 2007 to raise standards across the building and construction sector, and to reassure New Zealanders that their homes and buildings are being designed and built by people trained to do the job. “Since the LBP scheme was introduced, we have worked to continuously give consumers confidence that LBPs are not only qualified and accountable for the quality of their work, but also keep up with best practice at all times,” says Mr Hobbs. Most complaints received by the Building Practitioners Board (BPB) are dealt with promptly. However, in some cases the BPB is tasked with unravelling complex building compliance or performance matters, which can lead to significant outcomes for the LBPs involved. “We recently made changes to our Licensed Building Practitioner Skills Maintenance scheme to reduce the risk of a similar situation occurring in the future by ensuring that Licensed Building Practitioners remain professionally competent, maintain pace with best practice, and are accountable for the quality of their work,” says Mr Hobbs. Why do I need to engage a lawyer when buying land to build?

IN THIS ARTICLE WE EXPLORE THE REASONS WHY TAKING LEGAL ADVICE BEFORE SIGNING UP TO PURCHASE LAND TO BUILD ON OR RENOVATE IS ESSENTIAL.
Let’s say you have bought a property at a mortgagee auction. The property is bare land. On fall of the hammer, the agreement to purchase is unconditional meaning you have no right to escape the contract. Next you take the agreement to your solicitor who notifies you there is a restrictive covenant on the title governing what can and cannot be done on the land. This restrictive covenant stipulates the type of materials that can be used in building a house, the minimum size value and layout of the house, a requirement for the developer to approve building plans, restrictions on the keeping of livestock and pets and minimum landscaping and maintenance requirements. Breaching any of these terms could see you liable for substantial sums in liquidated damages and or being forced to remove your house. Your dream house is now unachievable and the loan you have with the bank is insufficient to cover the costs of building with the specified materials. Unfortunately this situation is not uncommon. The reality is, most agreements are signed without first obtaining legal
advice. Many subdivisions these days include restrictive covenants on the titles and other instruments which limit the use to which you can put the land. Buying a piece of bare land, whether through an auction process or not, requires some extra homework to ensure the land is suitable for your requirements. There are a number of conditions we recommend to purchasers to include in their agreement for sale and purchase of bare land. These include conditions for Finance, Geotechnical Reports, and a Property Information Memorandum (PIM). We comment on these conditions below: Keep the finance condition broad to allow you to obtain finance approval for both the land and build. The costs of building go beyond the building of the house to include council consent (including building consents and code of compliance) and earthworks among others. A Geotechnical Report, may be required to obtain council consent prior to building and should give you an idea of the costs involved in building on the site and they type of building you can construct A PIM is a report you obtain from Council that contains all the information on the property which might affect your ability to build. If you chose not to obtain a PIM, then you should take the time to make such enquiries with Council as are necessary to establish the likely requirements when you come to apply for a building consent and possibly even a resource consent to build on the land.
Buying a property, whether bare land or a house, is a big decision. Give yourself and your solicitor enough time to undertake adequate due diligence by taking the agreement to your solicitor before you sign it.

Things to Consider Before Investing In an Outdoor Spa

Spas can be a great way to relax, rejuvenate, socialise, rehabilitate and reward yourself for surviving the busy schedules of life. Taking time out to relax in the warmth of a spa with the soothing jets massaging your tired muscles is something we all come to expect in holiday mode, but having this creature comfort at your back door? Well, that is a very exciting proposition – and very possible, too. There are many spa options on the market today so the big question is where and when do you start, and what do you need to be careful of. Here are some things to consider.
Your needs and requirements
Before diving headfirst into a spa purchase, the first thing you should ask yourself is: what are the main elements and functions I require (or want) of a spa? For example, do you need remedial massage for sports recovery or health reasons? Or, are you simply wanting a visual feature? Do you want it to provide a social activity, which brings friends and family together? Or, is it all of the above? The spa you choose will determine whether or not you can fulfil your functional wish list, so do your research and choose wisely. The biggest decision for most people will be whether to choose a portable, prefabricated spa or a built-in situ concrete one.
Remedial Spas
Remedial spas are often purchased off the shelf from spa specialists, and are made from fibre glass and composite materials. The beauty of these spas is that they can have laid-back daybed-style seats, moulded chairs and many more strategically-positioned jets than a concrete-style spa. These portable spas can be lifted into many pre-existing places, such as concreted areas, crushed rock bases and paved zones, and can be positioned onto decks (but you’ll need to make sure the deck has been engineered to take the weight).
Aesthetic Spas
If you choose to build a concrete spa, the options for aesthetic impacts opens right up. Often concrete spas are integrated into a pool project, but they can also be built as an independent structure, although they are a lot more costly than a portable option. If you have a concrete pool, you can add a spa at any time, but make sure you choose a reputable pool builder as it can be tricky. Concrete spas can also be built in or sit out of the ground. One great trick is to create a four-sided, wet-edge spa and tile it black, which creates a mirror-like reflection pond feature. You can also add a concrete, paved or deck plinth to the side of the spa to place drinks and nibbles if required.
Social Spas
If you’re mostly after a social spa, you have the option of both portable and/or concrete. It’s more about where you position the spa and what you put around it that will
create a social catalyst. Placing a spa close to the main entertaining areas and giving the space inside the pool fence other functions – such as built-in bench seats, fire pits and ice buckets – will give the spa a multifunctional appeal. The portable, raised spa, again, has some benefits as the people in the spa are on similar eye level to those outside the spa. And let’s not forget that some of the portable options have built-in TVs and sound systems!
Position, position, position Spas are a permanent invitation to enjoy the great outdoors, so make sure you position it as a focal point from an important vista. Tucking a spa down a dead side or around a corner will hide your investment and create a feeling of separation to the spa and its users. As previously mentioned, the closer it is to the main entertaining space, the better it will be for parties and the more you will use it.
Hidden costs
Buying, installing and running a spa can take its toll on your wallet, so consider the following additional expenses before committing to a purchase. For starters, you will need power – up to 20 amps for a spa alone and 40 amps for a pool and spa combination. You will also need a sewer back point for a concrete pool or swim spa, in case you have to dump the water or backwash the filter.

12 New Zealand Native Plants You Need to Know About
BY JAMES MCLEAN - JD LANDSCAPE ARCHITECTS Tororaro Muehlenbekia astonii. A very distinct character with its angular red stems and tiny leaves. This plant can be clipped as a hedge with a difference or just let it do its attractive frizzy look. Toetoe Cortaderia spp. A versatile grass that can be used anywhere and never feel out of place. Its large plumes of creamy flowers can be great silhouettes if you have a view. Or kids can just use them as swords. Wind grass Anamanthele lessoniana. NZ wind grass is a great way to add a dynamic element to your garden. This tough and elegant grass will playfully sway in the smallest of breezes livening up your landscape.
NEW ZEALAND NATIVE PLANTS CAN BE FOUND IN GARDENS THROUGHOUT THE WORLD AND IT’S NOT HARD TO SEE WHY.
Many are blessed with unique forms and distinctive leaf shapes that make them stand out from the crowd, particularly cabbage trees, flaxes, Astelia and puka. Then there’s the graceful nikau, the world’s southern-most palm, prized for its beautiful trunk and stunning fronds. Other natives such as Hebe, Coprosma and Corokia species are less dramatic but extremely versatile, hardworking and reliable shrubs with a huge number of varieties to choose from. You can’t talk about New Zealand natives without mentioning at least one of its wonderful ferns. My favourite is the Hen and Chickens fern with its delicate lacy foliage and ability to grow in dry areas under trees. And while green is the colour we usually associate with New Zealand natives, there are many that produce colourful flowers, including the scarlet flowering Poor Knights lily and the kowhai, a small tree that covers itself in brilliant yellow blooms in spring. If you want to create instant impact in your garden, plant
it entirely in natives or mix them up with exotic perennials, succulents and trees. With more and more compact varieties now available, most will work well in the smallest of gardens. If you’re not sure which natives are for you, take a look at my top 12 favourites. Titoki Alectryon excels. A widely used tree in New Zealand and for good reason. Its tidy habit and pretty foliage lends itself to be used in many situations from revegetation planting to formal gardens. Puriri Vitex lucens. If you have space this tree will fill it. One of the few native trees that has large colourful flowers that range from pink to red. A great feature tree on its own and an impressive sight in numbers. Kowhai Sofora spp. No matter what size your garden is there is a kowhai that will fit your needs. Its yellow flower is as New Zealand as the cabbage tree, and is great for adding colour and birdlife to your garden. Kawakawa Macropiper excelsum. Traditionally used as a medicinal plant this lush small tree which is found in the margins of native bush creates a great border planting in shady areas.
Manuka leptospermum scoparium. Manuka and kanuka (Kunzea ericioides) to some is considered scrub but it has a certain wild and stubborn character to it. It can work quite well as a backdrop for the garden. Wharawhara Astelia banksia. A great alternative than your standard flax, this plant with is narrow silvery leaves makes it ideal as a feature plant. They can be grown as an epiphyte in the ground or in containers or pots. Rata aka tea Metrosideros perferata. Great to create that rustic look. Rata will climb anything from old fence posts to your garden wall. And if there is nothing to climb it will form a compact shrub. NZ iris Libertia spp. NZ iris with its rigid orange leaves is great way to add a bit of brightness in your garden borders. Its white iris like flowers bloom in spring. Panakenake Lobelia angulata. Panakenake is fast growing ground cover. Great for planting around stepping stones. Will grow in full sun but for best flowering results plant in part shade.

Insulation vital to warmer, drier healthier homes NEW ZEALAND WEATHER CONDITIONS AND THE INDOOR BUILT ENVIRONMENTS OF OUR HOMES ARE A BIG CONTRIBUTOR TO THEIR ENERGY PERFORMANCE AND THEREFORE THE HEALTH OF THOSE THAT LIVE IN THEM.
What can we do about this? Well a warmer, dryer home is a big first step and retrofitting insulation to your home / rental is the most effective way to start. If you have an accessible ceiling space and a timber floor, more than likely insulation can be installed. Therefore, these two areas are where to target. While some homes will have a degree of ceiling insulation it is common for it to be the old minimum thickness (70mm or R1.8, with new standards at 185mm R2.9) and for the products to be in poor condition and/or not that well installed. Hot air rises so the ceiling space can be leaking 30 – 35% of your homes heat. As for the under floor, at best we installed draped silver foil to this area of our homes with lots of older homes having absolutely nothing. New under floor insulation products on the market really do work and cover the entire floor with a 60mm R1.4 – R1.8 coating of warmth. So winter is upon us and people are thinking of how to keep their home warm. To date
