Many of them don’t stay cute for long but they can make great companions, and wouldn’t I know, I talk to mine often! (crazy cat lady disclosure!) So, you really have to adopt for the right reasons. A brief glimpse into SPCA life is on page 6. Our cover story is about a local mum who bravely gave up her nursing career to follow her dream of becoming an artist. It took me many months to persuade a hesitant Jan to allow me to write her story and convince her that her talent is worthy. And now her flair has been recognised by Creative Northland, she is unleashing some of her work in their Seaweek Exhibition. You can read her story on pages 4 & 5. Have a great month.
t was a dangerous undertaking, me venturing into the SPCA because I’ve been known to take in the odd stray that’s followed me home. It never went well in the past and I’ve learnt; I didn’t do my homework first and of course our resident cat would not take kindly to an intruder taking over her home and getting all the attention. Sometimes it works out and the family who visited the SPCA while I was there had already thought about compatibility. The fact that I already have a lovely cat who was rehomed to us was the only thing stopping me taking a cute fluff ball or two home so I felt safe paying a visit recently to check out the goings on during peak season. My daughter accompanied me and I didn’t count on her falling in love with the dogs, one in particular pulling quite the doleful eyes at her. But never fear, we came home empty-handed – our cat definitely would not have been happy with a canine newbie to the family. It’s hard leaving them all behind though, especially when you hear some of their early beginnings’ stories. And, right now, with 250 cats and kittens alone in Whangarei SPCA care, these animals, who didn’t ask to be born but are the result of cats who have not been desexed, are in high need of adopting or fostering.

Every day, Jan Leitch longingly peered out the bus window at the art school she should have been attending while on her way to work at the hospital.
E
very fibre of her being wanted to draw and create. Instead she was nursing people at the end of their lives. However, it was this vocation which lead to her decision to follow her dream. “Being in the privileged position of caring for people at the end of life showed me that you must be brave enough to chase your dream, even if you never get there. Life is a journey and we all have the same final destination - you just have to make sure you are on the right bus.” Jan’s earliest memory of art is reading the Garfield strip on the back of the paper and trying to replicate her own version. Her dad would always hand the back page over the breakfast table to his avid comic-loving daughter so she could absorb the cartoon.

t’s 10am Saturday at Whangarei’s SPCA. There’s a resounding chorus of dogs barking out the back from the kennels housing around 35 canines. Inside, it’s a more quiet affair as many of the bundles of feline fur sleep huddled in balls at the back of their temporary homes which are in the midst of house-keeping. Others are in inquisitive moods and waltz up to the front of their cage playfully batting at outstretched fingers while their more adventurous peers scale the front of their enclosure in an impressive display of acrobats. Every so often, they stop and peer at their onlooker and a not quite developed ‘meow’ comes out. “Meep.” A farming family from Ruatangata enter. Mum and dad and their two sons are in search of a female kitten as a companion for their male one-year-old tabby, who they rescued off the farm. “We found Grub at about three months old sick and feral,” explains Jo Pivac. “We decided he needed company. All our animals have been rescued off the farm so we thought we’d adopt a kitten today.” As if on cue, the acrobats and the cuteness seem to step up a notch. “It’s like they’re all saying: ‘Pick me!’,” Jo muses as her and the family deliberate. At reception, a woman comes in with her two toddlers while the dad waits at the fully-

Eye floaters Floaters are tiny specks that can be seen in your field of vision, especially when you look at a lightcoloured area such as a blue sky or white wall.
T
hey are created when tiny clumps form in the clear, jelly-like substance (the vitreous humour) inside the eyeball. Eye floaters are suspended in this ‘jelly’, so they move when your eyeball moves. If you try to look directly at them, the floaters may seem to disappear. Floaters can come in different sizes and shapes. Some floaters look like small dots, while others appear like threads or little hairy clumps. In most cases, floaters are normal and harmless. However, a sudden increase in their number may indicate damage to particular internal structures of the eye. This requires professional attention. Eye floaters in vitreous humour The eye contains vitreous humour, which is a clear, jelly-like substance that helps maintain the shape of the eyeball. Vitreous humour acts as a shock absorber when the eye is pushed out of shape. The vitreous is more than 98 per cent water but is two to four times more viscous. Floaters are suspended in the vitreous humour, which means they move around.
Floaters in your peripheral vision tend to go unnoticed, but sometimes particles can cross in front of the central vision. Symptoms of eye floaters The characteristics of floaters can include: • They can be different shapes, such as tiny spots, flecks, clear little bubbles, threads or webs. • They are particularly visible when looking at a light-coloured area, such as a blue sky. • The floaters move as the eyes move, often with a slight lag. • Large floaters can present as diminished areas of vision, but this is very rare. If a floater troubles you, you can try looking up and down, and from side to side, to swish the vitreous humour and move the floater out of the way. However, this does not always work. While some people find floaters troublesome, they are typically harmless and surgery is not indicated. Floaters increase with age The retina is a thin film that lines the inside of the eye. It is made up of light-sensitive cells known as rods and cones. Rods and cones detect shape, colour and pattern, and pass the information to nerve fibres. Nerve fibres collect in a bundle at the back of the retina, forming

the optic nerve. Visual information is relayed from the retina to the brain via this optic nerve.

Floaters tend to increase with age because the vitreous humour pulls slightly away from the retina and degenerates with advancing years. This separation of vitreous humour from the retina can cause small shreds of jelly to break off and form more floaters. At first, this can be irritating. Eventually, the brain can become accustomed to the floaters and may decide not to ‘inform’ you of their presence.

Damage to the retina with age In some people, the age-related detachment of the vitreous humour from the surface of the retina could cause tears in the retina. Tiny droplets of blood may appear as a fresh crop of floaters. Short-sighted people and those who have undergone surgery for cataracts are at increased risk of tears to the retina. Untreated retinal tears can lead to retinal detachment. In this condition, the retina comes

How are you going with your New Year’s resolutions? We’ve all been there. January sees us filled with inspiration to be better and do better!

o, we make New Year’s Resolutions about how we will improve our personal lives and change our behavior - lose weight, eat healthier, get in shape, or exercise more. The sad truth is that by mid-February when the year gets into full swing, some or all those good intentions can fall away as we juggle competing priorities. That’s why February is a great time to tackle our New Year’s Resolutions in a practical way. Rather than simply kissing goodbye to our January intentions, try reactivating them in February. “This is the year that I . . .” How do you want to finish that sentence? What, then, can we do when we find our resolutions fizzling?
Start by making overall goals for your health, a mission statement for your health and wellness. Looking over the last year, in what areas have you felt disappointed? This time next year, what things in your health would you like to have accomplished? Are there areas that you consistently neglect? Ask yourself: “What do I need to do to nail my health and fitness goals this year?” Part of getting in better shape means changing how you live; from what you eat to how you schedule your time. But what many people forget is that changing everything at once can be so overwhelming that we end up going back to old behaviors.

Don't beat up on yourself if you slip. Just get back on track as soon as possible. Think of the benefits you will gain. For example, when planning to exercise more or eat better, make a list of how your new changes will help you. For example: “I will feel fantastic. I will enjoy better health. I will reduce my chances of disease. I will manage my weight better. I will feel calmer. I will have more energy”, and so on. To keep you on track, keep a written list to ensure you don’t forget your longterm plans when life gets hectic in the short term. This list is “YOUR WHY” and referring to it from time to time will motivate you. And, even with your goals firmly set, don’t focus on them, ask: What’s the process that might get me to this goal? Then obsessively focus on the process and forget about the goal.

comedy greats, and cultural experiences. Every day during the 173 days of Expo 2020, a different country will be featured in a cultural showcase that includes parades and other festivities. New Zealand’s day is appropriately scheduled for Waitangi Day Feb 6, 2021 and the fun doesn’t stop at sunset, because there will be fireworks displays and entertainment into the early hours. Basically, it will be massive. When does it all begin? Expo will run for six months from October 2020 to April 2021, with pavilions open and entertainment scheduled between 10am and 1am on weekdays, and 10am to 2am on weekends. Where is the Expo 2020 site? It’s all happening in the Dubai South district, near Al Maktoum International Airport. There will be a lot of dedicated transport heading to the 4.38 square kilometre site, and a metro station is being built that can handle 44,000 passengers per hour. With an influx of international visitors expected, Dubai International Airport is also working to upgrade its runways, while new hotels are springing up near the Expo 2020 site. A
n unlikely vehicle to be found at the Packard Museum is our bright mustard-yellow Skoda (complete with the iconic nodding dog). The Skoda was infamous for being the world’s cheapest car from the 1960s onward but not many people realise that Skoda, a Czechoslovakian automobile manufacturer, was originally founded in 1895 under the name Laurin and Klement; making it one of the oldest European manufacturers around. Initially the company, like many others, produced bicycles then, from 1899, manufactured motorcycles. This made Skoda the first company to have a motorcycle factory in Central Europe. From 1905 the company produced automobiles. In 1925 the company was taken over by Skoda Works and the name Skoda was used from then on. During the 1930s,
Skoda produced a number of models, the Popular, Rapid, Favorit and Superb. However, once WW2 began, the automobile plant ceased producing cars and switched to making military components for vehicles, planes and weapons instead. In 1948, Skoda became part of the communist-planned economy. Skoda retained a good reputation until the 1960s when quality and reliability of the cars declined. By the 1980s, Skoda still produced rear-engine small family cars and commuters that conceptually dated back to the 1960s. In 1991 Volkswagen acquired a 30 per cent shareholding in Skoda and more recently increased its stake in the company to 60 per cent; now producing a popular car. The Skoda at our museum is a 1972

We have had a lot of windy days In January which has limited fishing activity, but as I write this, conditions are very good - yahoo! Recent reports from the Far North, Rangiputa, Bay of Islands and Mangonui, have been good. Good snapper, trevally and kingfish catches, with quite a few big fish of all species being caught. Frank C headed to the Kaipara Harbour and, using baits and ledger rigs, landed his limit of good snapper in 35m in a couple of hours. This area is not for the faint-hearted but, once learned and treated with respect, can be a magic place to fish. Whangarei Harbour has been a mixed bag with some anglers doing very well and
others really struggling. There have been a few undersized throwbacks and some good snapper and trevally caught mostly bait fishing. The recent weed problem has very much reduced, stingrays are a nuisance at times, so let’s hope the orcas come back soon. Savvy’s lovely editor Jodi got out for an evening fish near Limestone Island and it was a full-time job baiting hooks as baits were being taken straight away by small snapper. However, she landed a few keepers amongst the throwbacks and released an undersized kingi. Outside of the harbour, good snapper catches have been coming from off the sand, out off Ruakaka Beach well down past the Refinery. Anchoring up and a good berley trail is doing the trick. The fish can at times be slow to come on the bite so patience is an advantage. Recently Steve and his mate fished near Three Mile Reef, caught 10 keepers, including a 9lb’er in only 45 mins. Trish and I got out for a terakihi fish and landed four big

terakihi over 40cm and a couple more of these succulent fish, plus two big blue cod also over 40 cm and some yummy gurnard - truly a succulent catch. Getting on the water is not just about the fishing - things you see can help make a very memorable trip. We saw a school of dolphins going past close to the boat, playing, leaping and turning over in the air. Wow! The water under and going past the boat contained thousands of small salps drifting with the current. I scooped some out by hand and it was amazing to look at. (Google Salps.) Calm sunny days, amazing water clarity around the coast, idling along in the boat looking at the bottom in about 10m is very interesting, bringing in large pieces of rubbery bright red foul hooked bizarre looking weed. A huge Albatross landing right behind the boat looking for scraps. A large stingray was in close to shore, swimming just under the surface with its wing tips breaking the water. The view looking back at land can be very beautiful, especially along the coast. Our harbours and coasts are an underated paradise that we are very privileged to be able to enjoy. Happy New Year.

How to get to sleep If you have difficulty falling asleep, a regular bedtime routine will help you wind down and prepare for bed.

ew people manage to stick to strict bedtime routines. This is not much of a problem for most people, but for people with insomnia, irregular sleeping hours are unhelpful. Your routine depends on what works for you, but the most important thing is working out a routine and sticking to it. Sleep at regular times First of all, keep regular sleeping hours. This programmes the brain and internal body clock to get used to a set routine. Most adults need between six and nine hours of sleep every night. By working out what time you need to wake up, you can set a regular bedtime schedule. It is also important to try and wake up at the same time every day. While it may seem like a good idea to try to catch up on sleep after a bad night, doing so on a regular basis can also disrupt your sleep routine. Make sure you wind down Winding down is a critical stage in preparing for bed. There are lots of ways to relax: • a warm bath (not hot) will help your body reach a temperature that's ideal for rest • writing ‘to do’ lists for the next day can organise your thoughts and clear your mind of any distractions • relaxation exercises, such as light yoga stretches, help to relax the muscles. Do not exercise vigorously, as it will have the opposite effect • relaxation CDs work by using a carefully narrated script, gentle hypnotic music and sound effects to relax you • reading a book or listening to the radio relaxes the mind by distracting it
• avoid using smartphones, tablets or other electronic devices for an hour or so before you go to bed as the light from the screen on these devices may have a negative effect on sleep If you need more ideas, you can get help and advice from your GP. You should also contact your GP if you have insomnia that lasts for more than four weeks. Make your bedroom sleep-friendly Your bedroom should be a relaxing environment. Experts claim there's a strong association in peoples’ minds between sleep and the bedroom. However, certain things weaken that association, such as TVs and other electronic gadgets, light, noise, and a bad mattress or bed. Keep your bedroom just for sleep and sex (or masturbation). Unlike most vigorous physical activity, sex makes us sleepy. This has evolved in humans over thousands of years. Your bedroom ideally needs to be dark, quiet, tidy and be kept at a temperature of between 18C and 24C. Fit some thick curtains if you do not have any. If you're disturbed by noise, consider investing in double glazing or, for a cheaper option, use earplugs. Keep a sleep diary It can be a good idea to keep a sleep diary. It may uncover lifestyle habits or daily activities that contribute to your sleeplessness. If you see your GP or a sleep expert, they will probably ask you to keep a sleep diary to help them diagnose your sleep problems. A sleep diary can also reveal underlying conditions that explain your insomnia, such as stress or medicine.

n the decorating world, what we’ve come to know as character neutrals are paint colours that make for a much richer interior look – and they are trending. These are not the tans and beiges of the 90s, nor the onedimensional greys of the 00s and 10s. They are neutrals with soul. It’s complex variations like nude taupe, mushroom taupe, new-age greige, terracotta and deep-smoked coffee browns are taking their turn in the spotlight – think Resene Zorba, Resene Otter, Resene Tide, Resene Santa Fe and Resene Barista. While you may love brights, there is a place in every home for whites and neutrals too. These are the colours that designers turn to again and again to create a classic palette for their clients, and often their own homes. They provide a perfect canvas for building varied décor themes both outside and inside. Until recently, the most popular neutral colours have been leaning toward flat, cold and steely greys, but things are changing. Marilyn Cleland says she’s certainly noticed how soft brown tones are returning to the popular palette, which has been eclipsed by grey over the past few years. “These new mushroom smoky pinks and nude taupes could also be described as new generation neutrals. They are used to complement stronger colours, as soft grey neutrals once would have. They also add a warmth when used next to cooler-toned colours.” Marilyn believes that new-age greiges – a grey beige blend – can shine in both cool and
warm colour schemes. She finds them very relaxing background colours to live with. “Greiges sit comfortably between greys and browns and are fabulous trimmed with the greatest neutral of all – white. They allow a widely varied range of accessories and furnishing colours to shine – yellows, duck egg blues, blacks, coral tones and the new spice tones. These can all live happily together,” she says. With the new mushroom smokey pinks in mind, Marilyn suggests considering Resene Wafer and Resene Shabby Chic. The first is described as a pink biscuit, the latter as a faded peach-edged pinky beige. Resene Urbane, meanwhile, is a pale milk beige – polished and sophisticated. Such colours show how neutrals offer a haven of delightfully muted colour choices with endless combinations possible. And neutrals with extra character also provide a more soulful backdrop for combining brighter, more intense feature colours into your scheme. While character neutrals are trending, Marilyn’s adamant grey will never be overlooked as a choice of wall, door, window or furnishing colour. It’s a universal colour, she says, that closely morphs into lilacs and blues, which blend well with warm taupes and mushroom tones. She suggests Resene Archive Grey, a dusty dawn grey, full of a quiet old-fashioned charm, and Resene Half Copyrite, with its tint of leaden, salt-bleached grey, as ideal choices. Interior designer Heather Lochhead has noticed clients are, in general, keen to include browns in their schemes but aren’t ready to eliminate grey completely. They’re mixing the two. What is a body corporate? Understanding the different kinds of home ownership in New Zealand can be confusing.
B
uying a unit title property, such as an apartment or townhouse, means you automatically become part of a body corporate, but what does this mean for you? What is a unit title? Unit title ownership, also known as a ‘strata title’ or ‘stratum estate’, is most common in a building where there are multiple owners, like townhouses, units or apartments. As a unit title owner, you own your apartment or unit outright and anything else listed in the record of title, such as garages, car parks and private outdoor areas. You also have an undivided share of the common property, such as lifts, lobby areas, driveways and shared gardens. Owning a unit title means there are different obligations to your standard house and land ownership. They are governed by the Unit Titles Act 2010, which sets out the rights and responsibilities of a unit title owner, so that the group of units can be managed effectively. What is a body corporate? When you buy a unit title, you automatically become a member of the body corporate, which is made up of all the unit owners acting as a group. What does a body corporate do? Body corporates handle the management and maintenance of the building and property. Most day-to-day decisions of the body corporate can be made by a body corporate committee or with the agreement of 50 per cent or more of the unit owners. Some decisions will require the agreement of 75 per cent or more of the unit owners. The body corporate must hold an AGM (annual general meeting) at least once a year to discuss issues and vote on them.
What does it cost to be a member of a body corporate? You will usually pay an annual fee (a levy) to the body corporate, which will go towards budgeted body corporate expenses. The fee will include costs like insurance and management expenses (by an external contractor), contributing to a long-term maintenance fund (LTMF) and any services the body corporate arranges for its members (for example, rubbish collection and cleaning communal areas). Any body corporate costs that have not been included in the budget are also payable by the unit owners, usually by way of a special levy. What should I know about a unit title before I buy? When buying a unit title, the seller must give you the following information about the unit and the body corporate before you buy: • A pre-contract disclosure statement, which the seller provides before entering into an agreement for sale and purchase. • A pre-settlement disclosure statement, which the seller provides after entering the agreement for sale and purchase, but before settlement of the sale. • Any additional information you request about the body corporate. (You may need to pay for this.) Additional information could include the insurance policy for the property and information about any other liabilities, such as repair bills and maintenance fees. The Ministry of Business, Innovation and Employment have a site called unittitles. govt.nz which covers everything you need to know about unit titles, including unit owners’

responsibilities, how body corporates work, money and maintenance and a short guide to unit titles. Real Estate Authority (REA) chief executive, Kevin Lampen-Smith says: “As with any property purchase, it’s wise to seek legal advice. Your lawyer or conveyancer can help you understand the body corporate rules – your obligations and what you can and can’t do with your apartment or townhouse.” Talk to the neighbours Chatting to other unit, apartment or townhouse owners can be beneficial. Not only will they be able to give you their opinion on what it’s like to live at the property, but they will also be able to give you an owner’s perspective on how the body corporate functions – if it has been working well, if any works are outstanding or if there are matters that have not been logged in the body corporate meeting minutes. Things to think about before you buy a unit title property When buying any property, it’s important that you do your homework. Here are some questions you may wish to ask when buying a unit title: • Can I have a copy of the body corporate’s rules?
• Can I get copies of the minutes from the body corporate’s meetings? • How are the body corporate’s finances managed? • Can I see the financial reports and budgets from the previous years? • Are there regular fees I need to pay? If so, how are these collected? • Are all the owners’ levies up to date? • Does the body corporate have a longterm maintenance fund? • What is the body corporate’s long-term maintenance plan? What does it cover? • Does the long-term maintenance fund have enough money in it to pay for the repairs and maintenance detailed in the plan? • Is there any major maintenance due and are there funds to complete it? • What is the building’s insurance policy? • How many units or apartments are owner-occupied? • Of the tenanted properties, are the rentals long or short-term? • How much soundproofing does the unit have? • How are disputes handled? • Does my unit or apartment come with a parking spot or do I need to purchase a separate title? • Is there any visitor parking?

omething about the beginning of a new decade seems to inspire people to engage in reflecting on all the things they have achieved in the last 10 years and where they want to be in the next 10. Summer holidays have been spent lazing on the beach, wine in hand, discussing goals and aspirations for our work/businesses, home and our family life. So how do we get started with all of the planning and doing? Personally, I love the opportunity to reflect on the last year and what it is that I achieved both personally and professionally. The new year brings 365 new days of possibility for everybody, this year we get a bonus to bring us up to 366 days! So how do we combine all of the aspects of modern life and start making things happen in 2020. Firstly, I think looking at the new year as a whole is the best place to start. Get out the calendar or wall planner, or if you are extra fancy, create a shared digital calendar on Google. Add in all of the things you know you have coming up, trips, events, birthdays, deadlines. This way you get a good look at
what you need to prepare for and you are not taken by surprise throughout the year. Next, I like to use my diary to start planning monthly. The act of carefully writing all of my commitments in a diary is something I’m not quite willing to give up yet! Often, I plan in three-month blocks, so by the time I am back at work I know what’s happening January to March. As much as we try to live as slowly and mindfully as possible, we still have businesses to run, school events and childcare to organise as well as building a house for our little family this year. More on that later... The weekly and day-to-day running of things is where lists come in so handy. Often we sit down on Sunday night after the kids are in bed and discuss what is coming up this week, write short lists for errands or things that need to be done. Keeping these lists to no more than eight or so items, keeps things manageable and helps if you easily get overwhelmed by never-ending jobs to do. Staying organised is the best way to begin living more mindfully, allowing you to enjoy the time you have created for yourself to do the things you love. This year we are building a new home for our family of four which is going to be such an adventure and we cannot wait to get stuck in. The recent surge in temperatures will have many buyers thinking anew about properties with swimming pools. Why endure a stressful car journey to the beach, when you can cool off and unwind at home?

ut can swimming pools give listed homes an edge when it comes to landing a buyer? And what do buyers want when it comes to home with a pool? Prestige Real Estate International agent Greg Burgess says

Outdoor pools can also be an issue for families with small children or older couples. “Young parents need a good indoor-outdoor flow where babies can run and a retired couple would rather have a garden and plants instead of the pool,” Burgess says. Top end of the market agent Ross Hawkins, says baby boomers looking to downsize often seek out apartment blocks that have swimming pools with pool maintenance covered by the body corporate. “We are finding that multi-unit developments or apartment developments
that have a common area swimming pool suits the older generation,” he says. Hawkins says the type of pool is important when trying to attract buyer groups, with infinity and spa pools in high demand. “The cost of constructing a swimming pool has gone up - like any construction cost - and if the house already has a pool, even if it’s a bit outdated, redoing tiling, plastering and modernising it will be a lot cheaper than making it from scratch,” he says. Hawkins says “A lot of families with children interested in the properties which have outdoor pools. They are wanting it for entertainment for when their kids’ friends and their parent come around. It’s a good way to keep kids off the streets and have nothing to worry about.” Pools are the future for avid swimmers, he says.
