If you are feeling ill, have a fever, cough, or any other symptoms, please stay home and view the houses virtually.

Changes. In the event of unforeseen circumstances, there is a possibility that a specific home may become unavailable for on-site touring. Please check NIBCA.com, and/or Facebook at NIBCA for updated daily information on any home changes or closures.

Fair Housing. All real estate advertising and actions are subject to the Federal Fair Housing Act which makes it illegal to indicate preference, limitations, or discrimination based on race/color, religion, sex, disability, familial status, national origin, sexual orientation, or gender identity.

Admission. Tickets are $10 per person and are valid for all five days of the show. No discounts for veterans or seniors.

Accessibility. Parking some distance from each home is likely and some homes may be located on sloping lots. Please plan accordingly. We regret that most homes are not well-suited for interior wheelchair access. Fortunately, all homes are available for virtual touring.

Footwear. No shoes or bare feet inside the homes. Stocking feet are ideal for touring inside the homes. It is recommended that attendees wear socks and comfortable shoes that are easy to take on and off. Disposable booties may be provided for those who are not wearing socks. Please take the provided booties with you to the next home you visit. Booties should not be worn outside. Each individual home may have additional guidelines set forth by the builder that will need to be complied with.

In-Person and Virtual. All homes are available to view and enjoy virtually. To view the homes virtually, go to NIBCA.com/parade-of-homes-2022.

Restrooms. Use of restrooms inside the homes is strictly forbidden. Some homes may have portable commodes nearby, though this is not a guarantee. Please plan accordingly.

he first NIBCA Parade of Homes was held in Pine Grove Park from June 3 -12th, 1977. It was a single site Parade with sixteen distinctive homes built by eleven contractors. Homes were valued from $38,000 to $50,000 and the event was co-chaired by Don Kelley and Don Beck.

Homes were landscaped and featured an American flag in the front yard which were on loan from CDA Memorial Gardens. Many were furnished and decorated for the Parade week. Enthusiasm for the event spread to associate members as the CDA

Too many people jump into the decision of building a new home and have no idea what to expect or how to properly prepare for what’s ahead. As a long time, local home builder, I have used past experiences and feedback to establish 5 tips to help you have a successful build experience.

lright friends, let’s talk about building your new home! Choosing to build a new home, whether it is a one-of-a-kind custom home or a production style home, is a big decision and not one to be taken lightly. It can either be the realization of a lifelong dream or the start of a nightmare that is not soon forgotten. If you have a horrible building experience, it won’t matter how great your home is at the end. For most, the journey of building your home is as important, if not more important, than the home itself.

• Do I have time in my life for this level of responsibility?

Am I a decisive and reasonable person?

Before moving forward with the decision of building a home, it is very important to know what you are getting yourself, spouse and family into. You are about to embark on a 6-12+ month journey that is filled with hundreds of decisions (both big and small), a whole lot of excitement and, more than likely, a fair share of unforeseen frustrations. It is critical to understand building a home does not happen overnight and will require a fair amount of your time, patience and focus. You will be asked to attend meetings, review and sign documents, and make various selections, all within specified timeframes. With this said, I encourage you to ask yourself the following questions:

1. Know what you are getting into

• Am I open to compromise and OK with the idea that building a home is not a perfect process?

4. Hire the right builder

When meeting with builders, make sure to come prepared with a list of questions and a clear expectation for your project (Location, budget and needs/wants). Remember, the builder is interviewing you just as much as you are interviewing them. You do not want to come off as unknowledgeable or unprepared.

you need to sit down and establish a clear budget for your new home. You can do this by using online resources or meeting with your lender to discuss what a comfortable home budget would be. I not only recommend establishing a base budget, but also a separate budget for the unforeseens and fun upgrade items.

When starting your research on builders, I recommend doing as much online homework as you can. Make sure the builder offers the services, products and build process you are looking for. Try to gauge each builder’s reputation; capabilities; experience; diversity of portfolio; strength of team members and trade partners; level of quality; organizational ability; values and philosophy; and communication style. This will help you narrow down your list of builders before you go meet with them in person.

3. Be prepared to compromise

builder as a marriage. You will be working closely for not only the duration of the construction of your home, but also the duration of your warranty period. This could easily be in excess of 2 years. The last thing you want is to be attached at the hip to a person and/or company you cannot stand to work with. This is a sure way to watch your project go down in flames.

5. Remember, it is just a house

Last but not least, remember… it’s just a house. This is not meant to downplay the importance of your home but, in the end, it is just a material item. You are not making life or death decisions. Do not let it consume you. I cannot tell you how many “forever” homes we have built for people, only to see them sold a few years later. You might live in this house forever or you might sell it tomorrow. It’s not worth fighting with your spouse, losing sleep over, or financial stress. Make the best decisions you can and then remind yourself, it’s all going to be okay.

Yes, you need to be prepared to compromise. It is 100% guaranteed your wants will exceed that pesky budget! Everything can’t be of equal importance, and you’re going to have to compromise somewhere, but giving some serious thought beforehand to what is the most important to you ensures that the “have to haves” are not left out. I recommend going through your “wants” list and dividing them into “Necessities” and “Wants." From there, prioritize the wants from most important to least important. This will help you easily identify what items to keep and what items to eliminate if needed.

Once your budget is established, it is now time to decide exactly what you are wanting regarding your home. To do this, I recommend using online resources to help you identify what you want and, more importantly, what you do not want. Make sure to keep a file with your notes and pictures so you can reference them as you start the process of building your new home.

a. Side Note: Ask them how much they charge per square foot… they love that question. LOL just kidding. That question is a can of worms and impossible to answer since there are so many variables such as land cost, quality of finishes, your taste level, etc.

How will you be funding the purchase? You have likely already thought about this, which is great, because it is indeed where you need to start. If you are purchasing with cash, you can skip the loan process, but you will need to provide proof of funds and be aware of the required progress payments along the way. If you are purchasing with a loan, know that new construction loans come with a wide variety of options and caveats. You will need to fully understand the terms and limitations of the loan. If you haven’t already done so, get in touch with a reputable lender (preferably local) and get pre-approved.

The easiest thing a homeowner can do is maintain the home’s HVAC system regularly. Keeping the system running efficiently and in top performance will keep the air moving and filtering in your home. The filters are the first line of defense in your HVAC system and making sure they are changed regularly not only keeps your air cleaner, it also keeps your system running more efficiently and maintains good air flow. Filters begin to clog up immediately and must have frequent changes to stay at peak performance. A filter with a higher MERV rating will filter out smaller particles and keep the air cleaner. What is IAQ and Why Does it Matter?

In colder climates such as North Idaho, homes are being constructed tighter to conserve energy costs. The downside is less ventilation. Pollutants and allergens become trapped inside the home and affect the health and comfort of those living there. Ventilation is important and although we can open windows or doors to introduce some outside air, it is often difficult to depend on. Sometimes we may be facing poor outdoor air quality due to pollen, dust, or wildfire and once inside these pollutants can build up to extremely high concentrations. Opening windows may cause the HVAC system to work much harder to maintain the temperature or it may be uncomfortable for us. The most efficient way to ventilate is to have your heating or cooling system introduce outside air, where it is filtered before being recirculated with the indoor air.

Duct cleanings are also an important part of maintaining your HVAC system and improving the quality of air in your home. It is normal for an HVAC system to pull dust, pet dander and other allergens into the system and this eventually builds up in your ducts and is transferred throughout the home. The ducts are a great place for these pollutants to thrive, it is often warm and sometimes moist since many of our ducts are in crawl spaces or basements where it can be damp. At times, we even discover that vermin, such as rodents or insects, have gained access to the ductwork in a home. One of the most exciting projects ever done by NIBCA was the One Day House built in July, 40 years ago. This was a tough time for those trying to build homes. Inflation was rampant and interest rates of 18% caused the housing and building industry to plummet. People weren’t buying; and builders weren’t building.

Al "Bub" Bowen and Mike Hughes conceived the idea at the state Home Builders Association (HBA) convention in Boise when the Boise guys were bragging about a house they built in a month to raise money. Both Bowen and Hughes had been building homes on 14-day schedules, start to finish using the Bowen floor/foundation system. They scratched out ideas on a napkin on how they could build a house in a day. NIBCA had been very competitive with the

The four builder co-chairs were James Crowe, Al Bowen, Fred Paige and Mike Hughes. Each builder had a specific responsibility and Cliff Anderson, manager of Central Pre-Mix, also assisted with the planning as associate co-chair.

After the house was sold, a meeting was scheduled to see how many volunteers would sign up to help build this historic home. Quite a few people were there, but Bowen felt they needed two more framing crews of 5 men each. Additional subcontractors in other areas needed to be recruited. The builder chairmen did not want to proceed unless they felt a quality job could be done. They scheduled one more meeting and were satisfied they would have the necessary help as more subcontractors were eager to participate. Executive

Members of NIBCA decided that if they could focus on something positive taking place, it might help to offset all the negative news. They knew Idaho Housing Authority money was available at a better rate of interest and came up with the idea of using IHA money to build the house. It was necessary to pre-sell the home before proceeding with the plans, and Richard and Melinda Galbraith, a young couple, were brave enough to buy it.

Adams was then asked to get some publicity and she contacted Guinness Book of Records and a national TV program called That’s Incredible. Guinness listed the One Day House in their record book and the That’s Incredible crew filmed the project, which was shown on national TV.

Crowe contacted Gold Bond to have them provide fast drying mud for the sheetrock. A Gold Bond drywall mud chemist from Chicago flew out to oversee the chemical mix of drywall taping compound to cut drying time to minutes. Fans had to be used as it took a little longer than planned. Crowe also persuaded the North Shore restaurant in Coeur d’Alene to serve the new homeowners a prime rib dinner in their new home after they had been moved in when the home was completed. Crowe was excited to have other members of his family involved as his son – a future NIBCA president – led a framing crew and his wife, Carol, worked with other Auxiliary members to provide food for the volunteers.

Paige and Hughes were in charge of ordering lumber, and they worked with Bowen to line up the subcontractors. Lots of time was spent detailing how many minutes the various contractors would need: electrical wiring - 12 minutes; plumbing - 16 minutes; sheet rocking - 18 minutes, etc. The front wall of the home was framed and in place in less than 11 minutes by a crew led by James Crowe, Jr. The roof trusses and sheating were completed in less than an hour. Building inspectors, as well as inspectors for all trades, were also on hand to review the work.

Paige and Bowen came up with idea of having each subgroup wear a different color t-shirt in order to be

able to track them as the building progressed and to get each group in and out of the house when their portion of the work was complete. For those watching, it was exciting to see the various colors go about their work in an organized, yet speedy process. Bowen and Hughes coordinated subcontractors by calling out each phase by predetermined number from framing to finish. Windows were not placed until after drywall because of the number of people that needed to enter and exit the home.

Adams said this was the most exciting project she had ever been involved with while working for NIBCA. It happened because people believed in each other and worked together to achieve an end result that many said was impossible. Cliff Anderson was in charge of supplying the concrete and gravel base for the garage floor and driveway and to make sure the concrete was hard before the house was done. Maynard Lyson and his crew placed the concrete for the garage floor, drivewa,y and sidewalk. Anderson said that Paige’s biggest problem was hanging the kitchen cabinets plumb when the house was moving because the roofers were still on top.

In most of the northern counties of Idaho, the WUI makes up a vast majority of the geography. During the summer months the risk for catastrophic wildfire increases greatly as the vegetation becomes dry, afternoon winds increase, and daytime humidity levels drop.

"Removal of combustible furnishings and decorative items on patios, clearing pine needles from eaves and gutters and making sure there are no openings around the exterior of the home for embers to land undetected, are additional elements that can safeguard against an approaching fire causing damage to your home.

"Another key element in reducing your fire risk potential is bringing defensible space design principles into your landscaping. The home can be broken down into three separate zones.

"Reach out to your local fire agency if you would like to schedule a meeting for a free home assessment to provide recommendations for creating a home that is defensible against wildfire."

By putting a plan in place early and taking very simple preventative measures one can reduce the catastrophic results that a wildfire can produce and gain the peace of mind that comes with knowing that your house is defensible and can make your summer much more relaxing when the mercury rises.

As Fire Marshal Drechsel noted in his statement above, the WUI is growing, and in addition we all need to be aware that the WUI is not just “out there, at the edges of my city” or “in the woods somewhere." The WUI can be right in our backyards.

As a homeowner and landowner you might get to the place where you have questions about the next steps and the development of your defensible space and wildfire mitigation plan. You may need some heavier work done that you’re not able to do on your own, such as tree removals, stump grinding, forestry mulching/mastication, or logging and perhaps you are still unclear about how to develop a wildfire mitigation plan.

Another way we can think about the WUI is not as a location or a specific area of forested land, but rather as a grouping of conditions. An example would be an undeveloped lot next to your wood fence that surrounds your yard, and that fence attaches to the side of your garage. The WUI could also be represented by the grass field in the middle of the Rathdrum prairie, with a new subdivision under construction next to it, the more untamed areas of an inner-city park, or even a common area that weaves its way through a gated subdivision. The WUI is all around us, almost no matter where we live, or what we live in.

Many people have heard of forestry mulching/ mastication, but don’t know exactly what this is or how it is done. As part of the NGL process we mulch (masticate or grind in-place) dead, dying, diseased, poorly-formed and overcrowded trees and brush. We leave behind healthier trees and trees of various ages. The goal is to have a vibrant forest filled with a diversity of tree species and ages so that your forest will continue to grow, be beautiful, and productive (if or when you want to harvest trees for their timber value). During this process of forestry mulching on your property, we recognize that some of your trees can have some value as timber if harvested today. To that end, NGL can incorporate a smallscale specialized logging plan into your project. This might help buffer some of the cost associated with performing forestry mulching or other forest
