From high-tech to spa-like, luxury spaces are being reimagined

S

prinkled on shorelines and nestled under city lights are the homes that make the Inland Northwest unique. The South may be known for its villas and the East for its modern apartment buildings. But here in our corner of America, craftsman is king. With locally sourced lumber siding and dark finishes, the exteriors of these homes have not changed much over the years. But their interiors have been completely reimagined. Steam rooms, high-tech thermostats and apps that control everything from the lighting to the cook time of a pizza are commonplace in luxury homes. The more unusual? Indoor basketball courts, glass floors revealing a lake below, televisions in the ceiling, and, of course, an indoor laundromat. Each luxury home is unique, but bathroom spas, chef-sized ovens and tech hubs are the bare necessities. The definition of luxury is eternal but, like any decade of design, luxury trends have evolved. Giving techy homes a cozy feel As the technology at our fingertips migrates into our homes, lifestyles can be simplified and routines shortened. With the exception of a few tech touches here and there, many local home builders have not seen a huge rise in “smart homes.” Home theaters, pools, gyms, and man caves have yet to be replaced. Instead, they are enhanced. Popular gadgets include in-wall tech stations with the ability to control security cameras, room temperatures, lighting, music, and even when the front door unlocks. Many of these thermostat-like-hubs can also video call or intercom other rooms in the home and be synced with a smartphone or tablet. Luxury homebuilders also install new kitchen tech, like Bosch’s 12 NSPIREMAGAZINE.COM

projection and interaction system. It stores recipes in a small box attached to a cupboard and projects them onto the countertop. Sensors detect hand movements, so home cooks can tap and swipe on the counter just like on an iPhone.

In the bedroom, mirrors can be equipped with hidden TVs that can tell you the weather, the traffic conditions or the time before you even get out of bed. For home gyms, these mirrors can be programmed with fitness routines, so you can watch the instructors and also see yourself during a work-out to make sure you have the right form. These systems also include real-time metrics and live fitness instructors.

While luxury kitchens haven’t grown much, the master bathroom has taken up all the extra space.

“Small doses of technology throughout a home can be cool,” says Shaleesa Mize, owner and principal interior designer at Little Pacific Design Studio in Spokane. . “Too

Luxury bathrooms often include a shower room or wet room, an enclosed shower-like room with several shower heads, built-in seats, steamers dispensing aromatherapy oils, and freestanding tubs.

The once popular whirlpool bathtubs have been tossed aside in favor of a cleaner, more spalike option: air tubs. These tubs, once used exclusively by European physical therapists, have several jets that blow heated air into the bath water — instead of circulating stale water. Creating more bubbles than its whirlpool counterpart, the air tub is ideal for therapeutic massage, relaxing muscles, increasing blood circulation and soaking in healing salts and oils. With a variety of spa amenities to choose from, not every luxury bathroom can be a one-size-fitsall. Eric Hedlund, owner and principal designer at Eric Hedlund Design in Coeur d’Alene, suggests a master bath should have pieces 14 NSPIREMAGAZINE.COM

unique to each spa goer, much like a real spa would. “Master baths often have custommade elements, like vanities custombuilt to the height of those using it,” he says. “Custom fixtures and sinks made of unique materials are also pretty popular.”

Traditional towel racks just don’t fit in the luxury spa experience. With hanging towel warmers and heated hand towel dispensers, the word “chilly” never has to be in the homeowners’ vocabulary.

Kitchens aren’t getting bigger, they’re getting more open. Hedlund says luxury floor plans often unite the dining room, living room and kitchen. Walls aren’t necessary. The only barrier between the oven and the dining room table should be the kitchen island.

This kitchen was designed for a chef with state-of -the-art appliances and features.

“Kitchens are becoming an extension of the home’s design,” says, Mize. “Appliances are becoming focal points and art pieces. The kitchen has grown into another spot to gather and decorate, and less like a place to store stuff. ” Modern luxury kitchens are often equipped with other unique appliances, like in-kitchen herb gardens, mini wine cellars and elaborate butler pantries. Redistributed refrigerators, tucked away in cabinets and hidden inside the kitchen island, allow bigger meals for bigger gatherings. Double dishwashersflankingdeepfarmhouse sinks guarantee easy cleanup. Where the Spokane River meets Lake Coeur d’Alene is a neighborhood modeled after an Idaho state park campground. If you’re looking for tents and outhouses, you won’t find them here. Instead you’ll find a 3,494-square-foot home with all the amenities of the city. Created by Aspen Homes, the urban, open-concept home was designed for the outdoorsy homeowner who loves to fish and to throw a party.

“After the home was complete, it hosted a huge party that welcomed 200 to 300 people,” Aspen co-owner and designer Zetta Stam says. “The open spaces upstairs and downstairs make it so easy to fit such a big group of people comfortably.” In this four-bedroom, 3.5-bath home, food is the most important part of entertaining. Fitted with an indoor herb garden and a locally made live-edge island, this kitchen gives home cooks nature at their fingertips. Modeled to imitate the appliances of the late 1800’s, the kitchen’s vintage-looking gadgets are anything but. “I believe there is so much value in vintage-made appliances,” Stam says. “And, best of all, vintage appliances look fun and retro — which is a look that feels like home.”

When the kids are out to play, the adults can select a wine from the family room's mini wine cellar.

Upstairs, partygoers circle around the great room’s floor-to-ceiling tiled fireplace. Downstairs, adults peruse the glass wine cellar while the kids romp around in the barnwood play space. With a hanging deck on the second level and a patio on the bottom floor, an outdoor beverage can be enjoyed from any vantage point. When the party ends and hosts are left with the messy aftermath, the indoor walk-in wash station makes clean-up a breeze. A spilled wine fiasco doesn’t have to equal a stained rug, thanks to the enclosed hosing station located inside the home. “We figured if the homeowner does not have a dog, they are bound to be a fisherman, an entertainer, or have muddy husbands or grand-babies,” Stam says. “There are so many uses for the wash station.”

What makes this home special are the details Stam and her businesspartner-husband, Todd Stam, imagined.

Among them are glass garage doors that lead to the outdoor living spaces, magnetized cabinet doors and floor-to-ceiling windows. Zetta describes the home as natural urban, combining the cozy feel of nature with the edginess of a modern home. In this modern camp home, sleeping bags are out and a wine cellar is in. Sharing a backyard with cattle doesn’t have to be rustic. For Breana and Blake Rosenberger, country living can be glamorous.

T

he Hayden prairie home, built by Rosenberger Construction, is the product of a husband and wife blending their styles to create something new. Crystal chandeliers playfully illuminate a fabric bull trophy hanging above the living room’s stone fireplace. Exposed, dark beams sourced from Cataldo, Idaho talk to the kitchen’s light-colored marble, just like two instrumentalists in a jazz band.

The exposed beams were Blake's idea and the elegant chandeliers were Breana's idea--making the home a perfect balance of country and city living.

“I love lighting — nothing makes me happier than a crystal chandelier,” Breana says. “My husband loves rock work and natural woods, so this house is a beautiful combination of both of our styles.” Located on their parents’ 160-acre pasture, every Rosenberger shares the task of managing cattle and a successful custom-homes business. Serving as the communications side of the business, both Breana and Blake know what they want from a home. Completely custom to the Rosenbergers and their two young daughters, the three-bedroom, 3.5bath home was designed to be the perfect resting place after a long day. The mudroom entrance makes it easy for the family to drop off their dirty boots and sink into a leather chair.

“Because we aren’t always home, we wanted our space to be very functional,” Breana says. “We spend a lot of time working or outside with the cattle, so we created a place that felt homey right when you walked in the door.”

With custom woodwork down to the doggie doors, the Rosenberger home has a strong connection to nature. It’s not unlikely to see a herd of elk while the family entertains guests on the outdoor patio.

The master bathroom's ultra bright atmosphere was no accident - Breana wanted the bath to feel as clean as "when you step out of the shower."

After snapping a few photos of furry new friends, Breana says guests always end up in the kitchen. The chef-inspired farmhouse sink, double-door refrigerator and immense cabinet storage is perfect for a budding young baker like the Rosenbergers' 11-year-old daughter. When her daughter comes home from culinary school one day, Breana expects she’ll love having her own upstairs escape. Connected by a long catwalk, their daughters’ secondfloor rooms will serve as a private space when they visit from college. For now, their mirrored rooms are decorated to suit their personalities — one a little girly, the other a bit more tomboy. From the large family photo hanging in the foyer to the shared cattle, the home’s family feel is unmistakable. It’s the feeling Breana hopes every Rosenberger homeowner shares. N

Flavors of Design A spec home created with a designer’s lifetime of spices

T

he customer is always right. Even local home builders follow this golden rule when creating their clients’ dream home. So it’s not often a customhome designer gets the creative leeway to design a home exactly the way she likes.

For Shawn Anderson, co-owner and designer at Coeur d’Alene’s Monarch Homes, it’s only once or twice a year she is given the artistic freedom to design her very own spec home. A combination of centuries of design, this rural Hayden home features modern design trends like quartz accents, statement lighting fixtures and abstractart-inspired wallpaper. While the home’s more classic elements like wooden beams, stone fireplaces and mahogany barn doors are a homage to design traditions.

One of the guest bathroom features a wetroom, a totally waterproof area that combines both the tub and the shower--the water then escaping through a flush drain in the middle of the floor.

“With this home, I really focused on a mix of styles and eras of design,” Anderson says. “The brick represents a retro feel, the granite is contemporary and the stainless steel is a mixture of both.

“I wanted to seamlessly marry the traditional to the modern, the fresh, to the old world.” Putting a modern twist on the typical craftsman home, the exterior boasts beautiful wood paneling and an oversized wood-slat entry door. The lines created by the wood exterior are carried into the home, accentuating doors, walls and decor throughout the 3,407-square-foot house. The home’s three bedrooms and 3.5 baths allow homeowners the ability to entertain without being overwhelmed by mansion-like space. “This home is not too big to maintain and very flexible for every style of homeowner,” Shawn says. 32 NSPIREMAGAZINE.COM

rooms. Transparency softens a space, Anderson says, which is why she loves to design with glass, see-through materials and massive windows.

Unlike the brick accents, the slated, horizontal wood in the kitchen also makes an appearance on the front door and nearly every other room of the house--Shawn says straight lines is the tying element of the home.

The latest home technology also makes an appearance in this urban woodland home. The kitchen island contains a pop-up phone charging station for budding chefs to ensure their virtual recipe books never die. Every room of the house, including the patio, is equipped with ceiling speakers so music can flow through the home. Individual rooms can be playing a different song, podcast or audiobook.

When the glare of the summer sun hits the pavement and dads across the country break out their New Balance tennis shoes and pristine spatulas, the deck is the place to be. But as the sun goes into hiding for the winter, so too does Dad and his barbecue tools.

hese days, however, enjoying time outside on the deck doesn’t have to be dependent on the weather. Thanks to roofs, floor heating, fireplaces, sliding walls, kitchen appliances and a slew of other conveniences, indoor living can be brought outdoors all year long. And while you could easily break the bank decking out your deck, you can go about it affordably. You just need to carefully and wisely navigate the plethora of materials, stains and trendy extras. Here, home and deck builders show you how.

>> BEFORE YOU BEGIN One of the more important steps before you even start your deck project is to envision the size and space, says Judson Preece, owner and

lead deck builder at Novelbuild509 in Spokane. “I like to look at [a customer’s] current deck furniture and try to get a feel for how many guests they might have at a dinner party and how frequently the customer might be using the space,” Preece says. If your backyard gatherings attract a dozen people, the deck should be large enough to fit a table for 12, a few other sitting spaces, a cooking station or barbecue grill and whatever add-ons your heart desires. Preece suggests taking into account the way your deck will interact with your home and yard. The outdoor deck is not an independent structure — it is an element of your living space, he says.

“A deck should be an extension of the home and take into account the surrounding yard and environment,” Preece adds. “It’s always better to error on the side of bigger.”

SELECTING MATERIALS

Bigger can mean more expensive. That’s when it’s time to be selective with your decking materials. “Selecting the right decking material comes down to budget and maintenance,” Preece says. Decking materials come in six main categories: pressure-treated wood, composites, cedar, redwood, tropical hardwoods and aluminum. Often the most inexpensive of the choices, pressure-treated wood is also one of the most popular decking 38 NSPIREMAGAZINE.COM

materials. The wood is great for rainy and snowy seasons because it’s chemically treated to resist premature rotting and molding as well as bug infestations, Preece says. However, most pressure-treated woods are made of low quality pine or fir and need a lot of maintenance to prevent cracking and warping.

Developed in the 1990s, composite lumber is a decking material made of wood and plastic. Combining the two elements creates a strong, waterproof material that is resistant to scratching, fading and weathering. Composite decks are the easiest to maintain but can be one of the more costly materials.

Especially for those using their decks in the winter months, a good stain is key to enjoying your outdoor living space year round. “Don’t try to save a few bucks and use a cheapo stain,” Preece says. “It’s worth it to use a top-rated

quality stain since you may be only using one gallon or two. Choosing a [semi-transparent] stain with a little pigment in it will add to the UV protection and life of your deck.” To ensure decks don’t encounter any premature rotting, Preece also uses a water repellent stain to treat the framing underneath the deck. It’s that extra layer of protection that ensures a deck lives up to its full potential for years to come.

>> ADDING THE EXTRAS Once the layout and materials are selected, it’s time for the fun part: deck add-ons. Decks were once a one-size-fits-all element of the home, but not any longer. anything your imagination — and wallet — allow. At Monarch Homes in Coeur d’Alene, co-owner and designer Shawn Anderson sees and creates unique decks on a regular basis. A popular trend she has noticed is decks functioning as summer kitchens. These decks are equipped with sinks, bar areas, gourmet barbecue grills, refrigerators, ovens and more, she says. Often, outdoor appliances rival those indoors. If creating a second kitchen isn’t your thing, the outdoor spa might be the way to go. Indoor-outdoor showers and open-air bathtubs add an element of relaxation to outdoor living — as long as your neighbors aren’t too close. And if they are, no need to worry. You can always install drop-down, remote controlled shades.

To separate the spa area from the outdoor kitchen, many larger decks boast multiple levels for different living spaces (think of rooms within a house). Each level has its own purpose or function. To keep your guests coming back for more, the entertainment-focused deck is the most successful. Decks can be equipped with televisions or projector screens. Electrical outlets can be added as well as specialized lighting controlled by an app. Surround-sound audio systems can be installed beneath the deck’s floorboards or inside a covered porch — making for theatre-like movie nights. The most devoted deck lovers don’t let the outdoor elements stop them from envisioning a year-round living space. With outdoor air conditioners, ceiling fans and fireplaces, the

A cabin doesn’t have to be quaint, and a house in the forest most definitely doesn’t have to go without an in-home espresso bar.

Tucked in the pine trees in Hayden is a project by Selkirk Construction. This 3,618-square-foot home may be rustic, but it certainly isn’t your grandfather’s cabin. “I absolutely love to design rustic homes with a twist,” says Kelly Legg,

It’s the little customizations that make this cabin home unique such as the master bath’s barn door mirror that slides to reveal the medicine cabinet and the master bedroom’s sliding bookcase revealing a hidden closet. Even the screen door leading to the backyard is unique — it purposely collapses when touched to prevent tears and breaks.

As many designers look to the past for inspiration, the Scandinavian style has become extremely popular once again.

>> GOING GRAY For the latest color trend, ask Eeyore. Gray has been the “in” interior color for the last several years. Stam explains gray can be too overwhelming and darken a room,

so she suggests using warmer grays and taupes in your palette. She says the modern home tends to have a lighter and earthier feel. To break up the gray, designers suggest adding a pop of color to a room, which can be done in a variety of ways. For an easy fix, Stam suggests tossing a colorful pillow on the couch or a fun carpet on the floor. Painting an accent wall or a room’s trim can also add some interior spice. For those who aren’t so great with a paintbrush, investing in wallpaper is an option your grandmother and your millennial friends can be proud of. “I love to merge flavors and styles,” Stam says. “[I like to combine] more than two and have them complement each other. I love when someone walks around the corner and sees something unexpected and different — yet it all flows and looks great and not boring.”

>> ATTENTION GRABBERS Hands-on trends vary from installing a statement lighting fixture to a wall-to-ceiling cabinet or bookshelf. Decorating just the walls is passé these days. “We try to suggest something for the ‘fifth wall’ (aka the ceiling) to add another layer of interest to the space,” Hustoft says. Hanging unique art pieces to grab the attention of guests can be a cheaper way to liven up a room without redecorating every corner. The latest DIY decor art involves an old book and a pair of scissors. Designers will prop up an open book on a shelf or table and cut out a shape from the pages, the most popular being a heart. Stam says her favorite way to decorate a kitchen is by adding new tiles, counter tops, sink faucets or statement accessories like glass storage jars and spice racks. >> CLEAR YOUR CANVAS Once you’ve decided on a design or style you like, Stam says the first step should be decluttering. It’s hard to imagine your future space when you can’t see what you have to start with. Once you have an empty and clean space to work with and a style in mind, it’s time to start designing. Everything is on the table, but there are some trends the designers think should be left alone. “Don’t try to exactly copy an inspirational pic you’ve found,” Hustoft says. “Rather study what elements you love about the room and try to incorporate one or two of these. If the room looks too contrived, it won’t feel comfortable or beautiful to you.” When it comes to anything structural, Johnson says it should be left to the professionals. Fixing DIY renovation mistakes can be costly. You don’t want your redesign project to damage your home or your budget.

One thing all the designers agree on: avoid being boring.

“Do not play it so safe that you end up with a great looking home but not your home,” Stam says. “Different truly is beautiful.” N

“The idea of introducing the contemporary line up of homes was a collaboration between everyone here at Aspen,” Frakes says. “I think we were all ready to test the waters on something completely different... this is only the second home we have completed in that series, but the feedback has already been surprisingly exceptional.”

Not many homes in North Idaho are equipped with inverted roofs and glass garage doors--with this modern series, Aspen Homes wants to prove the Inland Northwest can go beyond the traditional Craftsman.

Located in an open Coeur d’Alene suburb, this 2,187-square-foot house definitely stands out. With its inverted roof and glass garage door, Flakes made sure passersby wouldn’t get too far without stopping. The home’s black windows, metal and Hardieplank siding (lap siding that looks like wood and feels like concrete), and futuristic front door even has minivan moms pulling over. Encouraged by Aspen’s owners to “just go with your gut,” Frakes’ designed both the interior and exterior to be as experimental as she pleased.

When the front door opens, the inside is as much a modern treat as the outside. The three-bedroom, 2.5bath “pop art” home features abstract wallpaper, quartz countertops and gallery windows that wrap around wall corners.

“Oversized windows are key in accomplishing the contemporary look,” Frakes says. “There is no wood sill or wood wrapping around the interior of the windows. We leave the drywall for the contemporariness of it and to keep the windows from looking smaller than they are — it really opens up the rooms.” Everything in the home this connected. The modern living room fireplace mirrors the outdoor patio fire pit. The dining room features a graphic wall paneling that mimics

The completely smooth walls have small marks and imperfections, a trend Frakes calls “holy smooth.” The light dents and dimples add texture while still staying true to the modern look.”

f you’re looking for wide-open spaces and lots of storage, the Vale is the home for you.

The overwhelming feeling of this home in Hayden is that this is a comfortable, spacious place to live. This 2,968-square-foot, twostory home has three bedrooms and 2.5 bathrooms. The size of the closets alone trump those of most floorplans. Natural light floods each room in the house thanks to large, energy efficient windows, while wide hallways, square archways and upscale finishes add modern touches to its contemporary style. “It’s practical and efficiently laid out, especially for the price,” says

They even use under the stairs.” The main floor features a den and bathroom in addition to the great room, kitchen and dining area. The kitchen is accented by granite countertops and stained beech cabinetry and is flanked by both a walk-in pantry and mudroom, which accesses the two-car garage. The great room provides a large space for entertaining and features a gray stone fireplace with a white, wooden mantle, while high-set windows allow natural light to enter. There is indeed storage under the stairs.


The second floor is where the master suite, bedrooms and laundry room are, eliminating the trek up and down stairs. There is also a sunny and spacious open loft. The master suite can only be described as palatial – the windows in the bedroom take up almost the entire wall. The master bath has a soaking tub, lit by frosted windows, as well as a glass shower. The walk-in closet is so big it could be another bedroom.

his charming two-story bungalow is nestled in a new residential community in Post Falls. Built by Architerra Homes, the community features a diverse selection of homes and lot sizes, from bungalows like this one, to more roomy homes with spacious yards.

The designer especially likes the unique way the floors contrast with the walls.

“We did white and navy to incorporate some color and something that isn’t found in other homes,” says Allison LegasaHilbert with Lake Forest Interior Design. “We chose a vibrant color, and the island and mudroom bench are navy blue.” The same type of tile used in the fireplace designs was brought into the kitchen. A lighter gray-toned tile offsets the dark in the navy cabinets. The dining room is directly next to the living room and kitchen, which flows toward the back of the home.

“The master bathroom has a woodlooking tile porcelain,” she says. “We mixed a dark gray wood-looking tile on the floor with white glossy marble-looking tile on the walls to help it look seamless and cleaner (in) appearance. (We were) looking to go for an all marble effect on the walls with less grout or seams.” From the home’s contrasting colors and textures to its many unique features, guests are sure to be wowed when they visit this spacious bungalow. “We are modeling our communities to be inclusive for all family needs,” says Clifton Peterson, president of Architerra Homes. “We have lots in the half-acre size with homes and shops and large yards in the 6,000-square-foot ranges that would require your traditional homeowner duties, to lots that are 3,300 square feet with 1,200-square-foot homes that are nearly maintenance free.” This 3,912-square-foot bungalow is one example of the builder’s lowto no-maintenance features. on’t confuse this home as a duplex, though it would be an easy mistake to make. The home shares a common wall; the garages are attached to each other. But that’s where the similarities end. This is a single-family attached home. Active West is known for its 55+-gated communities, each featuring contemporary designed homes, modern colors and lowmaintenance landscaping. This home, in its Hayden community, follows the universal design, which includes widened doorways and hallways and a slab-on-grade foundation that eliminates the need for steps. These features, along with others, are designed to allow the homeowner to stay in the home well into retirement years and beyond. This home grows with the homeowner. For example, showers have grab-bar blocking in the walls, allowing the homeowner to easily and securely install bars when the need arises for this safety feature.
