New York has many neighborhoods — some well known, some overlooked — that are emerging strong and vibrant from the economic downturn, offering a host of intriguing real estate options for both renters and purchasers. Careful apartment shoppers recognize the importance of making a long-term investment in a thriving neighborhood, and now more than ever, they want that investment to be a wise one that will hold its value over time.
The City’s Hottest Neighborhoods Though so much attention is focused on Chelsea, the Meatpacking district and downtown Manhattan in general, there are plenty of uptown and midtown options hiding in plain site, suggested Kenneth Scheff, executive vice president and managing director of Stribling & Associates. “There are hot neighborhoods and smart neighborhoods — and the East 50s is a neighborhood offering truly good value,” he said recently. “These days, buyers think what is hot is what is smart. The most compelling issue for buyers is to feel that they are making a good investment. This is not a time for doing anything risky.” At 45 Sutton Place South, between East 54th and 55th Streets, a luxuriously renovated three-bedroom apartment listing at $4.5 million features an unobstructed view south all the way down the East River to New York Harbor. The white brick postwar building, built in 1958, comes with oversized, midcentury modern rooms that are once again considered stylish by a new generation of buyers. The six-room, three-and-a-half bath apartment also features a long wraparound terrace. “People used to just think prewar,” said Scheff, “but now midcentury modern is having a comeback.” Scheff also points to classic Greenwich Village as one of Manhattan’s enduringly hot neighborhoods. Devonshire House, a rental-to-condo conversion at 28 East 10th Street at University Place, and 130 West 12th Street, a 1941 building with an Art Deco feel that also underwent an extensive rental-to-condo conversion, are two successful updates of venerable Greenwich Village properties that artfully preserve the landmark nature of the area. “The appeal of the central Village is the beautiful historic neighborhood, the chic restaurants and shops, and the ease of transportation,” he said. “It is a charming ambiance that appeals to old line New Yorkers as well as to younger buyers who want to move in from the suburbs, along with foreign buyers who appreciate its scale. When you walk into an apartment, there is a good chance it is tastefully done. There is a reason people buy here: these are smart people with an awareness that good taste is what the market demands in Greenwich Village.” Sometimes a building defines the neighborhood. Western SoHo/Hudson Square scarcely had its own identity before Trump SoHo opened just over a year ago at 246 Spring Street. The property, which serves as both a 46story hotel and a condominium, is now an effective bridge between central SoHo and the Hudson River. SoHo, a boutique hotel that opened this year, and a Marriott Courtyard, which opened in December in Hudson Square, Trump SoHo has spurred increased foot traffic to retailers and eateries in the emerging neighborhood. The property also brought the 160-seat bi-level restaurant Quattro Gastronomia Italiana, cocktail lounge Kastel, seasonal pool deck lounge Bar d’Eau, The Spa at Trump (with one of the largest Turkish hammams in the city) and 12,000 square feet of meeting space to downtown north of the financial district, which previously had only 6,000 square feet of hotel meeting space in total. Condo buyers in Trump SoHo can avail themselves of all the hotel amenities — including five-star room and maid service. It also brings impressive views to greater SoHo, an area otherwise not known for its views. “I’ve been selling in SoHo for years and have always said, ‘If you want to live in SoHo, you can’t have a view apartment,’” said 28

The prices begin at $995,000 for a studio apartment, and range up to $8.7 million for a twobedroom, two-and-a-half bath duplex penthouse with abundant outdoor space and views. Another once-overlooked neighborhood that is making its presence felt is the Sixth Avenue corridor, a 10-block stretch between 23rd and 33rd Streets, roughly between Herald Square and Madison Square Park. Two new 54-story luxury rental buildings, the 338-unit Continental and the 301-unit Beatrice, the latter of which sits atop the Eventi hotel and a new Food Parc, have become the heart of this new residential destination in the midst of a busy commercial area. The Continental, designed by the acclaimed architecture firm Costas Kondylis and
Partners, comes with the area’s only infinity pool, while the entire 54th floor of The Beatrice is one large club space, with dining room, catering kitchen and outdoor deck with its own set of cityscape views. Both rental towers exemplify the latest trend of equipping rental towers with high-end resort-style amenities. “The bar has really been raised for what people expect in rental buildings in Manhattan, and the market has shown that people here will spend for better finishes and design in a rental,” said Cliff Finn, president of new development marketing of Citi Habitats Marketing Group. “The aesthetics and amenities have really stepped up for rental towers. You used to have to buy to get this level — but now you don’t. Besides the rooftop deck, fitness center, gaming room and full-time doorman, a pool will open in the spring. “Whenever you give New Yorkers the opportunity to live near a river, they are going to jump at it,” stated David Maundrell, cofounder and president of aptsandlofts. com. “Williamsburg buyers are looking for the industrial feel, glass towers on the river, or both. Having East River State park is also a draw, as is the esplanade and the water taxi, which just recently opened up. The views are a big driving factor for buyers here.” Water views are certainly the driver behind the success of Battery Park 30
City. A rental condo conversion at 1 Rector Park is one of the last buildings to be completed in the massive development, which is now fully built. Costas Kondylis gut-renovated the building when it was converted to condos, and dropped the number of units from 220 to 174. The amenity spaces are all brand-new, from the Bar & Books club lounge to a children’s playroom in the basement, and a high-tech fitness center and business center. “People are pleasantly surprised to see that Battery Park City has come into its own over the last few years,” said Tricia Hayes Cole, executive managing director with Corcoran Sunshine Marketing Group. “With the World Trade Center buildings coming back up, and Condé Nast signing a million-
square-foot lease nearby, there is a lot going on down there. Every day, you read about new establishments — retail, restaurants, businesses and new residents — moving into the neighborhood. Battery Park City brings together the best of being in an urban environment in Manhattan, but also being not in the center. People here enjoy the outdoors and recreational activities, the parks and the greenery: there are 13 parks here, and 36 acres of permanently protected green space. It is a nice combination of green and calm with distinctly urban amenities that make living along the river in Manhattan very appealing for a broad mix of people.” (

What New York City neighborhoods are attracting the most attention from buyers and renters these days? I break it down to the newer hot neighborhoods, and the bread-andbutter neighborhoods that everyone knows. For the newer ones, West Chelsea has come into its own. It used to be just East Chelsea, with all the development just west of Fifth Avenue. Now, you have a lot of new projects to the far west including the Jean Nouvel building and several other buildings along 10th and 11th Avenues that have been selling well and offer spectacular river views. The Madison Square Park area, between 23rd and 26th Streets, is also desirable. There are also several new buildings coming up around Gramercy Park, an old favorite. 36 Gramercy is now a condo conversion that’s doing well. The same developers who did 15 C.P.W. [Central Park West] are building there, near Irving Place. People just love Gramercy Park, and there is buzz about the newer inventory there. If you look at the sales versus a year ago, loft living is definitely on the rise. Whether it is Upper West or Upper East, the open-kitchen look with an expansive feel, lots of windows and high ceilings is very popular. They have done that in some of the glass buildings on the East Side, like 1055 Park, or the sliver buildings in between the old co-ops — all with a loft-like feel. The Upper East and Upper West Sides, because of the crash and the correction, are working with much less inventory, and developers are not building as much any more. The

Laureate, at 76th and Broadway, is practically sold out, and by itself brought an increase in prices to the area. 535 West End is close to sold out — all at a time when there was little to no condo development. The inventory is probably tightest in the city on the Upper West Side. In that case, where are the best deals these days? The Upper East Side, in the last few years, is the place. People feel there is more selection and they will find a good deal there. The Upper East Side is breaking records: Co-op apartments in 834 Fifth Avenue are selling for $30 million and up, and you have trophy townhouses that are still holding their prices. Ultimately, the best locations hold their value. Three years ago, everyone went underground, and didn’t want to be attached to a trophy apartment. Fortunately, we are starting to come out of all of that. What other areas in the city have done well recently? Brooklyn is at all-time highs, unlike two years ago, when the area was hit hard. The values there went up so high, and the banking crisis caused people to back off. But now Brooklyn is back. Harlem, too, has had a remarkable increase in values, with a lot of new condos going up on upper Fifth Avenue. People perceive that you can get real value in both areas. Harlem is becoming a hot spot for
first-time buyers and people looking to enter the Manhattan market at an attainable price point. How does today’s New York market compare with when you started? I started in 1989, when the market was at a high, and then it went down and stayed there for 10 years. For four to five years, it was a real buyers’ market. I don’t see anything parallel to that now. I see everything today as an opportunity — and am very optimistic on the market. Two years ago, I got some great buys for people who wanted to invest in the market. There are still people on both sides of the market now — whereas in the early ’90s, it was not so. We took exclusive deals for 18 months; that was how long it took to sell something. Still, people today are taking longer to educate themselves, and are not jumping in and buying anything. There is a lot on the Internet and they understand market values. Sellers really have to know their stuff these days, and buyers really want a perceived value. (
