Located just 15 miles northeast of Manhattan’s George Washington Bridge in New York’s southernmost county west of the Hudson River are several quaint towns and villages, many offering picturesque lawns, distinguished architecture and stunning river views homes. Here is a look at some of the homes currently on the market in Clarkstown, Ramapo and Orangetown.
Rockland County, New York City’s Other Suburb Comprising the five historic towns of Stony Point, Ramapo, Clarkstown, Orangetown and Haverstraw, along with 19 incorporated villages and many more unincorporated villages and hamlets, New York’s smallest county outside the city offers some of the most reasonably priced homes close to Manhattan in the entire New York metropolitan area. Some of the areas most compelling properties are located in what are known as Rockland’s river towns, consisting of the Nyacks, Grand-View-on-Hudson, Piermont and Palisades — all of which touch the Hudson River. The river towns, separated on three sides from the rest of suburban Rockland by parkland, are known for their historic properties, many dating from the 1600s and 1700s, with the majority built in the mid 19th century into the early 20th century. “When you drive through them, there still is not a suburban feel to them at all, and that is the charm of the place,” noted Richard Ellis, broker/owner of Ellis Sotheby’s International Realty. “We have always had a strong connection with the creative marketplace in New York City, and a lot of people in the creative and finance fields like the quaint, historic feel14
ing of the communities here.” 693 Route 9W in Piermont, in the town of Orangetown, sits above a nature trail, which originally was a railroad track dating back to the 1800s that connected Nyack and Jersey City. The home was designed by the premier architecture firm of the late 19th century, McKim, Meade and White, the same firm that designed another venerable Rockland property, the Castle, currently on the market for $8.5 million, a quarter mile away. The main focus of the smaller fourbedroom cottage-style sandstone-andstucco home, besides the river views and the secluded, bucolic setting, is the close proximity to the village of Piermont, a seven-minute walk down the hill. The 3,400-square-foot home, built in 1897, features a 32-foot great room with a coffered ceiling, arched entryways and windows throughout, a period staircase, a circular driveway and an in-law apartment. Ellis is also showing 40 Lawrence Lane, a.k.a. the Cliff House, a two-story midcentury modern home on two acres in Snedens Landing, a historic artist’s enclave in
Palisades. This is one of the finest homes in Snedens Landing, said Ellis, and, with river views from every room, is the ideal artist’s retreat or New York City getaway. So it has the best of both.” The 3,500-square-foot Nantucket Colonial, on the market for $949,000, has a Dutch-style roofline that distinguishes it from other homes in the area. The home has three wood-burning fireplaces, and three large gathering areas: a family room, a library and a classic English conservatory, with radiant heat and two entrances, which serves as an all-season room. The conservatory opens out to three backyard decks around the pool — ideal for entertaining. “One of the other
reasons people buy in Rockland, as opposed to Westchester or Bergen County, is you get more for your money here,” added Koda. “This is a house that would be well over a $1 million in those other areas.” Also in Clarkstown is New City, where 12 Lisa Lane — a stately brick center hall Colonial, with in-ground pool, cabana, tennis court and patio — is on sale for $865,000.
