Smartly styled, reasonably priced new developments and planned communities in Fairfield and New Haven counties are proving popular with both youthful and more mature buyers. Both groups save on monthly expenses by taking advantage of energy-saving construction techniques, and then joining local homeowners’ associations, which handle exterior maintenance and help foster a sense of community.
Classic Connecticut William Raveis offers 32 new-construction communities between Westchester and southern Massachusetts — some appealing to the active adult market, others to younger buyers. One community in Shelton, called Cranberry Hill Estates, offers 42 detached condominium buildings of anywhere from 2,200 to 2,800 square feet starting in the low $400,000 range. The community opened in April of 2011, and expects to sell out next month. “These buyers are looking for efficient three- and four-bedroom homes — some for families, some for more mature buyers looking for a master suite on the first floor,” said John Tarducci, senior vice president of the new homes division of William Raveis Real Estate. “Mature buyers want to spend time with their families during the day, and then have a place to go home to by themselves at night. Now that they see that we haven’t fallen off a financial cliff, people are thinking about buying again, and they can see that there is tremendous value in housing inventory right now.” While active adults continue to drive the market for new-construction communities, GenX, Gen Y and millennials are also starting to invest in planned communities. Raveis uses social media to market its many offerings, which are popular with buyers who are telecommuting, and who need home/offices to work full time at home. “Facebook is where we find a lot of our buyers these days,” added Tarducci. “We’ve found that the energy-efficient designs of new properties can really convince some frugal buyers to make a 12
move. They want open floor plans with large energy-efficient windows, smart appliances, and the latest high efficiency heating and cooling systems.” The Regency at Prospect is a new active adult community of 366 townhomes created by Toll Brothers that is located less than a mile from Interstate 84 in Prospect, a suburb just south of Waterbury in New Haven County. The townhomes there range from two to three bedrooms, some with dens and home offices, and membership includes access to a 6,500-square-foot clubhouse. The prices range from the high $200,000s to the mid $300,000s. “Active-adult townhouses make sense in this market at this time, and we need to build units that have first-floor master bedrooms for buyers 55 and up,” said Greg Kamedulski, division president for the Connecticut division of Toll Brothers, Inc. “Our market research tells us that most active adults want a formal dining room, and want amenities like a clubhouse and a swimming pool, and walking trails. They are also looking for value. In many cases this may be their last move, and they want to make sure it is a good investment for them.” Toll Brothers has also sold 10 home sites at The Estates at Wallingford, a 29-lot subdivision for all ages located 15 minutes northeast of New Haven. The 2,500- to 3,200-square-foot homes, which range from the mid to high $400,000s, are built on third- to halfacre lots. “People these days are not looking for size; they are looking for
ease of living, and homes of a manageable size with manageable operating costs,” added Kamedulski. “We offer a lot of features — like granite countertops, hardwood flooring, crown moldings — that are essential features these days, especially in four-bedroom homes of this quality.”

LockWorks is a newly constructed 329-unit rental apartment building located on the site of the former Yale Lock factory in the massive Harbor Point development in south Stamford. Designed for a younger demographic, it features amenities including secure garage parking, complimentary shuttle and concierge
service, a roof top pool, a movie theater, a state-of-the-art fitness facility, billiards room, resident lounge and two rooftop plazas with barbecue grills and fire pits. The development is within walking distance of the Stamford train station. Eventually, Harbor Point will have 4,000 residential units. The least expen-
sive apartment in LockWorks, one of several residential buildings in the complex, is $1,725 a month for a studio. Three bedrooms go for around $3,320 a month. “This is a good package for someone who wants to live in a community where you can walk everywhere,� said Ted Ferrarone, chief operating officer for Harbor 13

Point. “It is a dynamic place where you can hang out with your neighbors and walk to the train. We are building a lifestyle here — with shopping, restaurants and a large park. And you can do it all without a car, if you choose.” Benton’s Knoll, a development now taking shape in a former ox pasture in Guilford, offers similarly low-maintenance living in Sachem’s Head, an exclusive neighborhood five minutes from the historic Guilford Green. The community is planning to build 14 2,400- to 3,200-square-foot, Energy Star–qualified two- and three-bedroom homes on more than 15 acres crisscrossed with stonewalls and walking trails, while leaving 70 percent of the total area as open space. Prices at Benton’s Knoll start at $789,000, and range up to $1.5 million. Landscaping, snow plowing and other
common maintenance items will be handled by the homeowners’ association. Guildford is a waterfront community often sited as an ideal retirement destination. But the community, which should be complete by next summer, is not just for retirees, explained Vinni Davis, a realtor with Page Taft Real Estate. “We did not make it 55 and over on purpose,” she said. “The target buyer is someone who doesn’t want to do a lot of maintenance, and who wants to be in a waterfront community within walking distance of the beach and walking trails. For busy people who travel a lot, or just don’t have the time to mow the lawn or shovel the snow, this style of living in a homeowners’ association is very popular. People of all ages want the conveniences, and they want the security of knowing that their neighborhood is going to be great look-

ing for a long, long time.” Security is one of the chief selling points of The Ridge, an upscale gated community with two-acre zoning located on the former Pepperidge Farm estate in the prestigious Upper Greenfield Hill section in Fairfield. Built on a private road system of cul-de-sacs, The Ridge comprises 97 homes sites maintained by The Ridge Homeowners Association. The 6,007-square-foot, five-bedroom home at 21 Quail Run Circle in The Ridge is on the market at $1,995,000 —$200,000 less than the original asking price. “Many people are looking for the sense of community that living at The Ridge provides, and they also appreciate having a pool and tennis court immediately available that they don’t have to maintain themselves,” noted Victoria Fingelly, manager of Nicholas H. Fingelly
