It’s fair to say that 2025 has got off to an exciting start for the New Zealand property market. While we’re not expecting the highs to quite reach post-Covid-boom levels, we are seeing a lot more positivity in the market; homes are selling, prices are rising, and people are out and about attending private viewings and open homes.

For those looking to make property moves in 2025, the key is recognising that while the market is still recovering, it's doing so in a way that rewards strategic thinking over speculative buying. You can read more about this and other property market predictions on page 15.

Also in this issue of Property Style, we explore NZ’s new $30 million distillery on the shores of Lake Dunstan in Central Otago. Scapegrace produces a range of premium spirits from this spectacular site and exports to more than 40 countries, putting Aotearoa on the map as one of the world’s finest spirits producers.

Just 40 minutes down the road in Queenstown (and on page 10), we take a look at Kawarau Heights, a contemporary high-end residential subdivision that is redefining luxury lifestyle living.

In good spirits

New Zealand’s largest premium spirits producer has found its forever home amidst the mountains of Central Otago.

When Scapegrace founders Daniel McLaughlin, Mark Neal and Richard Bourke set about finding a new location to create NZ’s largest distillery, they had a few prerequisites.

One: the climate had to be conducive for producing the best spirits in the world. Two: the water source had to be exceptional and pure, straight from the Southern Alps. Finally, they needed wide-open spaces to develop a facility large enough to appease global demand.

It was a challenge, but one they soon found the solution to in Central Otago. After many years scouring the land, they found the perfect spot: a 36-hectare property bang on the 45th Parallel, the exact midpoint between the equator and the South Pole. Scapegrace vacated its Auckland premises and ventured south to the shores of Lake Dunstan.

Now – five years, $30 million and multiple awards later – the new distillery is up and running, producing a portfolio of luxury gin, vodka and single malt whisky from a state-of-the-art facility nestled within the Bendigo hills.

“We’re in a unique location that experiences extreme seasonal variations – intense heat and dryness in the summer, and very cold winters,” says Daniel. “This means over a 12-month period there is considerable ‘talk’ and influence between our new-make spirits and barrels, providing a lot more depth and flavour over a shorter period of time. The early signs of flavour development that we are seeing are extremely promising.”

Designed in collaboration with Cheshire Architects, the expansive distillery encompasses a head office, bottling facility, warehousing and a barrel hall in one building, and the distillery in the other. It’s one of the few distilleries in the world to use hydroelectricity instead of diesel to power its boilers – one of the many steps Scapegrace is taking to achieve Carbon Zero certification by 2026.

“We wanted an urban design in a magnificent, idyllic location –the idea was two long, barn-style buildings set sympathetically within the landscape. If Scapegrace was a building, this is exactly what it would look like, especially with some of the interior finishings,” says Daniel. “Throughout the entire process, there has been no corner cut or stone unturned to ensure that we are following authentic, traditional methods, while showcasing the very best of our distinct Scapegrace portfolio.”

Nat Cheshire of Cheshire Architects says the design is a celebration of darkness, distillation, delight and, above all, discovery.

“Our proposal was to place two simple longhouses in this enormous landscape: two dark, straight shadows cast across the rough ground. One building is perched higher on the hillside, while the other is nestled lower within excavated ground. Their forms slip past each other, both abutted by lichen and kanuka,” he says. “Seen from the outside, little is revealed. But inside,

the darkness slowly recedes, and a network of illuminated steel and copper emerges – the three copper stills shine brightly, and a few carefully placed windows allow glimpses of the surrounding lake and mountains.”

With the new facility, Scapegrace has the scope to produce 160,000 cases of single malt whisky per year, plus enough gin and vodka to meet long-term forecasts. It enables the brand – which already exports to more than 40 countries – to significantly upscale its production, ultimately boosting Aotearoa’s profile as a producer of premium, world-class spirits.

The single malt whisky alone is projected to generate an annual wholesale value of $33 million, once the distillery is running at full steam. It’s an impressive stat for a once-small Kiwi startup, launched in 2014 by brothers-in-law Daniel and Mark, and friend Richard.

“We began our journey in a small Grey Lynn office a decade ago, and it's been an incredible adventure. This new facility is a product of our commitment to the future,” says Daniel. “We have a lot of fun taking NZ spirits to a global audience and everyone wears the brand on their sleeve. We’re very lucky to have such a great team –being a young, independent spirits company, our culture is quite entrepreneurial, innovative and collaborative.”

Although the construction work is largely done and dusted, the company is not resting on its laurels. The New Year brings new initiatives such as public distillery tours and the opening of a cellar door and retail store, while an anticipated 1000 sq m hospitality concept is on the cards in the future.

“Over the past 40 years we’ve seen NZ’s wine industry experience huge growth and that’s what we’re working to create for our spirits industry,” says Daniel. “We’re building a strategy to really put the foot down on our export markets whilst continuing to grow domestically, and we have some exciting new products and a new brand on the horizon. The Scapegrace journey is only at the beginning.” ◊

“The concept of Kawarau Heights started with one fundamental question: what is true luxury?” says Jared. “There were several aspects that formed the foundation of the development; merging eye-catching architectural features with five-star comfort, celebrating the natural surroundings by linking indoor and outdoor living, and maximising the views.”

Every home within Kawarau Heights is unique, and materials such as natural schist and Western red cedar convey opulence. But it’s not just about aesthetics. An attractive attribute of the development is the wide range of on-site services offered by another Sanderson Group project – Kawarau Park – just a short walk away. The Park is a community hub with a gourmet restaurant and bar, minimart, medical centre, hair salon and Pilates studio.

“Every home is built to exceed the latest best practice in terms of insulation and energy efficiency,” Jared adds. “This is complemented by full underfloor heating throughout, including in the garages, and

Palatial luxury

Arguably New Zealand’s most prestigious address, Paritai Drive is decorated with remarkable homes – with this one being a true standout for its hotel-inspired design.

Renowned architects Young & Richards brought the concept for the solid concrete 823 sq m home to life, which was inspired by some of the finest and most exclusive hotels in the world.

Opulence is a key feature of the four-bedroom, fivebathroom home, which is accented by Roman travertine, amazonite, hand-carved stone and timber. From the Singapore-designed curved oak staircase and Schindler elevator with its gold satin finish, to the spa-like bathrooms and elegant lighting, every detail has been designed for beauty and functionality.

A year of strategic growth & market revival 2025:

Policy changes and improved economic conditions bode well for the property market.

As we settle into 2025, we're seeing early signs of cautious optimism in the New Zealand property market, and a subtle shift from the more reserved approach that characterised 2024.

There are several factors that we can expect to shape the year ahead. The full reinstatement of interest deductibility for residential property investors by April 1, 2025 will mark a significant milestone that will strengthen investor interest. This policy change, combined with improved conditions for house prices and household incomes, means we can expect a more attractive environment for both investors and homeowners.

While opportunities abound, it's important to note that we're still in a recovery phase. The market enthusiasm of 2021 is yet to return – and that's not necessarily a bad thing.

The absence of FOMO (fear of missing out) seen in the postCovid years creates space for strategic buying decisions, particularly as some vendors adjust expectations.

Looking at the broader economic picture, consumer confidence is gradually returning, though buyers remain pragmatic. Savings have been impacted over the past two years, and investment decisions are being carefully weighed against job security and wage growth. However, this measured approach is contributing to a more sustainable market recovery.

There's continued speculation about potential changes to overseas buyer rules, which could allow offshore investors to purchase residential property above certain price points with an additional tax, or be linked to simpler immigration policies. This rule shift, if implemented, could introduce new dynamics to our premium market segment.

From a regional perspective, Christchurch stands out as a particularly compelling market for 2025. Following years of post-earthquake rebuilding, we're seeing an influx of highend homes entering the market as insurance settlements resolve. The city's evolution is particularly evident in the growing demand for inner-city living, with premium apartment developments currently in high demand.

Areas like Tauranga and Blenheim, which have been unusually subdued, are positioned for growth off a lower base, and the Southern Lakes region continues to demonstrate resilience and appeal, particularly in the premium segment.

Technology will continue to play its part in impacting our industry. We are already seeing this through tech’s ability to streamline transactions and improve marketing reach. These digital advances benefit both vendors and buyers.

The heart of NZ

The biennial New Zealand Sotheby’s International Realty Opera In The Park is being held on February 15th this year.

November 2024 REINZ stats indicate that Nelson’s median sale price of $657,500 remains relatively stable, while Tasman has enjoyed a 7.7% increase (now at $835,000). This median price range confirms that Nelson and Tasman remain a very popular option for relocation within NZ, and an even more enticing prospect from buyers further afield. Right now, 30% of our buyers are internationals, which is a significant increase

Days to sell is a key indicator of increased interest and this has markedly dropped in Nelson from 51 to only 33 days in the last few months, and a corresponding drop in Tasman of 57 days to 43.

The majority of homes for sale in the Nelson Tasman region continue to be listed at a price or “by negotiation”. Auctions, tenders and the like remain the least-popular methods of sale, although these options are certainly working well in other NZSIR centres. This may, of course, change with the increase of buyer demand that we are starting to experience.

Where is home for you?

Nelson. However, I was born in Auckland, raised in the King Country, and have worked in almost every main centre in NZ. My lovely wife (and co-director at NZSIR) and I chose to have our family of three boys here in this region for its superb climate, relaxed lifestyle, and excellent schooling.

What's the best part about living in Nelson?

The access to all the wonderful outdoor activities, and the climate. Within one hour you can find yourself immersed in beaches to the west, lakes and mountains to the south, the Marlborough Sounds to the north and rivers to the east and south-west. Mountain biking and hiking enthusiasts are blessed with an outstanding array of superb tracks and facilities, and all watersports are right at our doorstep.

What’s your favourite local restaurant or café?

The top end of Trafalgar Street hosts a myriad of dining options, from burgers to fine

dining, or simply a coffee and chill. Hopgoods, Eight Plates, Harry’s Hawker House, Sweet As Café and Lombardi’s are all excellent choices. The Boatshed Café is a must for waterfront dining.

Where’s a great place to enjoy the outdoors?

My favourite escape on any given day is a walk along the Abel Tasman National Park. I have been all around the world from Scandinavia to South America, and this stretch of gorgeous native bush and golden beaches is just second to none. Whether it’s a one-hour stroll or a full-day hike, it’s always an immense delight. Keep an eye out for seals, penguins, dolphins and orca, or simply find yourself alone on a beach and relax.

What's your favourite local event and why?

Most definitely the New Zealand Sotheby’s International Realty Opera In The Park, held in mid-February every second year. This attracts 6000 music lovers to enjoy top NZ opera and contemporary talent performing alongside the Christchurch Symphony Orchestra for a night of music and dance under the stars at Trafalgar Park. ◊

Interiors needn’t be a white box for displaying paintings or sculptures, writes Elizabeth Fazzare. Instead, designing your room around an artwork brings a more personal and purposeful look.

Though a white box gallery may be art’s stereotypical display, replicating that environment once a beloved work goes to a buyer’s home isn’t always possible – or necessary. A modern, pared-back room can certainly centre attention toward paintings, sculptures, or art installations, but so too can the juxtaposition of a historic house’s rich material palette or a traditional home’s delicate details. What’s most important to a home with a great art collection is intentional design.

“None of our projects really have any painted walls at all,” says Edward Yedid, a partner, designer, and art advisor at architecture and design studio Grade in New York. “If they’re white, they’re some other material like fabric, wood, lacquered panels, or plaster.” And yet, his residential clients have some of the most incredible artworks on view at home, from a 70-foot-tall Sheila Hicks sculpture installed at the centre of a historic New York City townhouse stairwell to a Pierre Soulages painting that also inspired the metal patterned front door of a contemporary home in Aspen, Colorado. Instead of setting blank-slate backdrops, Yedid and fellow Grade partner Thomas Hickey utilise interior architecture to the art collection’s advantage, matching pieces to existing features or purpose-building panelling, niches, or other structural environments to display them.

“You want the art to be the feature and then the space around it to support,” says Hickey, an architect. For sculpture, “you might want to have more of an apsidal [semicircular recessed] space where you can walk around it,” he suggests. For paintings, flat walls are a must. Plinths can help sustain heavy pieces that need a platform to bring them up to eye level. A custom étagère shelving unit can showcase several smaller works while still allowing each one the square footage to shine.

“We don’t overcrowd the art by placing a lot of things around; we want to make sure it’s got its space to breathe and be seen,” he adds.

Lighting is also an important factor. On a six-acre estate currently on the market on Long Island’s North Shore, original architect Norman Jaffe created a postmodern glass-and-stone home in 1974 that blurs the lines between interior and exterior. With large, covered hallways surrounding a central skylit courtyard, it’s also filled with natural, non-direct sunlight, an ideal environment for protecting and viewing art. The home became the perfect gallery space for the impressive contemporary collection of sellers Jay and Jill Bernstein, who also installed museumquality lighting to help exhibit their works by Chris Burden, Dan Flavin, Sol LeWitt, Yayoi Kusama, and more.

Yedid and Hickey maintain that any architectural style can be suited to art. In fact, “one could argue that having a traditional background brings out the contemporary art a little bit more because it’s such a juxtaposition between the two different perspectives,” says Hickey. In a minimalist home a sparse interior offers expansive walls for large paintings.

Even if the latter isn’t possible, strategic placement of works is imperative within an interior so design cohesion can be created via complementary or differentiated relationships with the artwork’s material, colour, or theme. “A lot of times the art will also influence the colour of the rooms, the spacing within the rooms, or vice versa,” says Yedid. The right material palette can be created to complement a collection - including across furnishings, wall-coverings, and accessories.

With all in harmony, the art adds a “different soul to a house,” says Hickey. Yedid concurs. “Art is one of the biggest aspects of the project at the end of the day because it brings in a dimension that you can’t get from the design itself,” he says. “There’s a connection to the story behind it; there’s the relationship with the client and how it was found; there’s the history of the work. It’s very meaningful.” ◊
