One of the more encouraging shifts we've seen recently is the drop in the OCR. While we may not notice dramatic changes in the market right away, this news adds a bit more optimism for those looking to buy and for homeowners hoping for some repayment relief by the year's end.

Passing the bright-line test

With changes to the bright-line period already in e ect and the market starting to respond, can we expect significant shifts in the housing market?

Off the back of election promises, the coalition Government lowered the bright-line test period from 10 years to two years, which came into effect on July 1, 2024. Essentially, properties sold on or after this date are now only subject to the bright-line rule if the property is sold within two years of being acquired. Properties acquired before July 2022 are now exempt from the bright-line test, as the sale of these homes would have occurred over two years ago.

The bright-line changes have come as no surprise to anyone –whether investor or first home buyer. And while we can expect the changes will likely impact investor strategies, homeowner decisions, and overall market dynamics, will it be significant?

With so many factors influencing New Zealand's housing market dynamics, will the bright-line period make a ripple?

Property investors

Unsurprisingly, investors stand to benefit from the changes. We can expect increased activity as investors are enticed by a reduced tax burden on short-term property investments. We will likely see investors return to the market as they enjoy stronger returns on investment and the ability to diversify property portfolios across geographical regions more efficiently.

Investors will also welcome the return of interest deductibility. This allows investors to claim interest as an expense for any residential investment property they own, irrespective of when the rental property was purchased or when the loan was drawn down. The changes are happening in two phases:

• From April 1, 2024, you can claim a deduction for 80% of the interest on funds borrowed for the residential property.

• From April 1, 2025, you can claim 100% of the interest deduction instead of 80%.

First-home buyers

With investors now motivated to capitalise on shorter holding periods, we can expect to see more properties put up for sale. While this will be welcome news for first-home buyers, they may also find themselves in a competitive market. I think we could possibly see upward pressure on pricing due to the increased competition, and first-home buyers should be very clear about their requirements, have their finance sorted and be ready to act quickly. Being open to professional advice can make a big difference in this environment. There are a few exclusions to the bright-line, these include:

• Properties that are your main home.

• Farmland and business premises.

• Inherited property, or if you're the executor or administrator of a deceased estate.

• Properties impacted by Cyclones Hale and Gabrielle in early 2023.

Other factors at play

While we can expect the bright-line changes to cause a few ripples in the market, I'm not convinced they will be significant at this stage. There are so many factors at play in the NZ property market, and we will continue to see these impact pricing behaviour and clearance rates.

Migration

A significant factor impacting NZ's property market is net migration. As we currently witness record departures by NZ citizens, non-residents are filling the void, contributing to a net migration increase (over 500,000 year-to-date). This significant demographic shift directly impacts both the rental and sales markets.

Rental availability

Rental vacancy rates have seen a notable rise in the main centres – Auckland, Wellington, and Christchurch, and regionally, Northland. These areas are now experiencing vacancy rates exceeding the national average, which hovers just under 2%. This should encourage investors to investigate emerging urban locations with growing populations to diversify their investments' geographic concentration.

Market pressures and investor dynamics

In the coming months, the lower end of the property market, where first-home buyers and investors typically engage, is expected to feel the most pressure. This segment historically sees higher turnover, and with the new bright-line rules, we could see increased activity as investors look to capitalise. Urgency among buyers may also be heightened by the drop in the OCR and cost of lending.

Geographic diversification

NZ's recent run of natural disasters has highlighted the need for robust risk mitigation among investors. Consequently, one emerging trend is the geographical diversification of property portfolios. Investors are increasingly favouring regions with lower rental vacancy rates and strong yield potential.

As always, research and local knowledge are pivotal in making a property decision, particularly when new dynamics are at play. A wild ride

Deadly Ponies is celebrating nearly 20 years as the arm candy of choice for New Zealanders.

For fashion designer Liam Bowden, there’s always been something about leather that ignites the human senses. From its distinctive scent and soft texture to the versatility it enables in design and craftsmanship, leather has always equalled luxury.

“I fell in love with leather,” he says. “I loved the way leather could be shaped into various forms and the unique techniques required for leatherwork. This passion ultimately led me to design handbags, and later, footwear and accessories.”

A memorable brand name can only bolster the success of a business, and Liam understood the assignment.

“When I was studying design at university, I made a pair of goat fur slippers that I jokingly passed off as pony fur, earning them the nickname 'Deadly Pony' slippers,” he recalls. “Later, for a class project, I used that same name and created my own stickers. When I started selling my handbag designs, I used these ‘Deadly Ponies’ stickers as branding, and the name really just took on a life of its own.”

That life is still going strong after 20 years (the Deadly Ponies debut collection launched in 2005). Today, it is one of NZ’s most-loved designer brands, with a couple of major milestones recently reached: the opening of the first Deadly Ponies Queenstown flagship store, and achieving both B Corporation and Toitū net carbonzero certification for the company’s commitment to making ethical products and reducing carbon emissions.

The victories of the brand have always been a team effort –Liam co-founded Deadly Ponies with his partner in life and business, Steve Boyd.

“Interestingly, working together has become easier as the business has grown,” says Liam. “In the beginning, we often found ourselves stepping on each other's toes with so many different responsibilities. However, as we've evolved, we've found our own strengths and established distinct roles within the business. We always make it a point to check in with each other to ensure we're aligned and moving in the same direction. While it can be challenging, it’s also incredibly rewarding.”

Liam, Steve and the team collaborate on the designs from their studio in Eden Terrace, then the products are manufactured in various locations, including Europe and China. The company maintains a strict code of conduct that all factory partners must adhere to, and workers are paid a living wage.

There is no compromise on ethics, nor any greenwashing for this authentic Kiwi brand, which Liam says is part of the appeal for the conscious customer.

“We have always been committed to making our products ethically, and the next step was to address the impact of shipping our goods and the carbon footprint. This led us to track every aspect of our production and shipping processes to measure and reduce our carbon impact – ultimately achieving our carbon zero status.”

Innovative vegan materials such as natural cactus leather and eco-neoprene made from ground-down seashells (a byproduct of the seafood industry) have been utilised for various accessories over the years, but it’s still the allure of leather that wins over.

The imaginative new Deadly Ponies Spring ‘24 collection ‘Primordial’ is inspired by things like ancient rock formations, Paleolithic cave art and plant cells under a microscope. There's also a playful nod to The Flinstones' ‘campy take on prehistoric life’.

“We've always focused on making pieces that are playful, desirable, and yet, practical,” says Liam. “I think it’s this balance that really resonates with Kiwi women. To stay relevant and evolve with our customers, we're constantly reinventing our products and being innovative with our designs and materials. We aim to cover everyone’s needs by offering a collection of pieces that suit different styles and uses.”

Further tapping into the Australian market has been an incentive for the new Queenstown store, showcasing the beautiful, high-quality bags and accessories to international visitors.

“Queenstown is a very special place in NZ, and we’ve built a strong following in Australia. Knowing how much they enjoy visiting Queenstown, it felt like a natural step for us.”

The next step? Celebrating 20 years of Deadly Ponies –a time of both reflection and gratitude for Liam.

“Over the past two decades in business, I’ve definitely grown more resilient,” he says. “When we started, making a mark in the industry meant we had to carve out our own niche, which came with its share of challenges and learnings. But looking back, I would tell my younger self to pause and appreciate the journey. It's so easy to always be looking ahead to the next thing that you forget to celebrate the present.” ◊

Arrival time

The Arrival Table by architects Keshaw McArthur presents a handsculpted elliptical tabletop placed upon large, contrasting cuboid legs. Crafted in pale maple wood, the table is gently shaped with a smooth, matte finish and subtle grain. This unexpected pairing continues Keshaw McArthur’s exploration into principles of duality – hovering and groundedness, free-formed and calculated, hand-worked and machined – resulting in a table that is highly considered, with an understated presence. Blossom Festival

The new Blossom light object is a labour of love, featuring thousands of translucent, hand-folded paper petals. The handcrafted Blossom forms a bridge between Asian paper art and 19th-century lampshade manufacturing, with each piece carefully placed into a handmade, spherical shade. It’s made from a traditional Japanese paper composite that features high tear resistance, good light transmission, and high moisture resilience.

Tile style

It’s no secret that flooring sets the design foundation for a space, and we are seeing more crafted, detailed products reminiscent of European residences gracing walls and floors alike. This herringbone tile made from a fine-grained marble is a gorgeous shade of dark grey with subtle white veins, and adds drama and depth as a bathroom tile, kitchen splashback or entranceway floor.

All steady in the winterless north

The demand for holiday homes and increased interest from Kiwi expats is driving impressive growth in Northland.

Sarah O'Neil, a Northland native who returned after time in Auckland, deeply appreciates the charm of her home region and the opportunity to help others find their perfect property. Her local roots and expertise offer a unique perspective on the market.

Northland’s property market is holding steady, though it’s taking a bit longer to close deals. Nevertheless, it’s showing some impressive growth with a year-on-year sales increase of 20.3% in July, according to Real Estate Institute of New Zealand. In lower Northland, the charm of holiday homes and a quieter lifestyle is drawing in buyers, a trend that’s gaining traction thanks to more people working from home –something I embraced three-and-a-half years ago.

The region is following the national trend but with its own unique twist. Our coastal lifestyle and growing infrastructure, especially with the new Puhoi to Warkworth motorway, are definite drawcards. Mangawhai has always been a hotspot for holiday home-seekers, thanks to its proximity to Auckland. When it comes to selling now, the magic is in auctions, tenders, and deadline sales. Setting a firm deadline tends to attract serious buyers, while open-ended negotiations can sometimes lead to less engagement due to the uncertainty they bring.

Local knowledge is the secret ingredient in selling premium properties in Northland. When combined with a robust buyer database and global network access, it enables us to offer top-notch service and achieve exceptional results for our clients.

Mangawhai is buzzing with demand for coastal retreats, especially from high-net-worth individuals seeking distinctive properties. For instance, a recent sale at 28 Tangaroa Road achieved one of the highest prices in the Kaipara region. However, the scarcity of such unique properties makes it challenging to match buyers with their ideal homes.

We’re seeing retirees moving back to bigger cities like Auckland for better family connections and medical access. Sellers are adjusting their expectations to align with the current market, stepping away from the inflated prices of the recent boom.

There’s a notable increase in interest from Kiwi expats looking to return home or invest in property for future use. One standout case is a Kiwi couple from Los Angeles who flew separately just to view a property in Hihi, Far North. Their enthusiasm highlights the growing trend of Kiwis reconnecting with their roots.

I’m predicting that the demand for coastal living in Northland will keep on climbing, in part due to ongoing infrastructure improvements. With lower interest rates and warmer weather on the horizon, expect to see a surge in buyer activity in Northland’s holiday spots by November, as families aim to lock in their dream homes before Christmas hits.

Responding to change

Sotheby’s International Realty has launched the new mid-year instalment of the Luxury Outlook report.

The speed of change in the world at large – and in the real estate sector, specifically – has never moved so fast. In response, Sotheby’s International Realty has released a mid-year update to its Luxury Outlook report. The  report offers indepth analysis and perspective, designed to help you make informed and smart real estate decisions.

Since the January 2024 report, anticipated reductions in interest rates in key markets have not yet materialised, but the luxury property sector remains resilient. Despite the lack of a significant increase in housing inventory, the demand for luxury real estate continues to grow. The rise of Millennials into their prime earning years and the expected wealth transfer from older generations are driving this demand, affecting global luxury markets, including NZ.

A recent investment report from J.P. Morgan Private Bank highlights that the luxury market, defined as the top 10% of home values, is less impacted by mortgage rate changes than the broader market. With increased net worth and interests in luxury homes due to factors like remote work and global mobility, luxury home prices have seen notable gains.

The report also explores the impact of global elections on property markets, noting that luxury real estate has outperformed the general market despite political uncertainties. Additionally, it looks at how cultural investments, such as new museums and public art spaces, influence residential property values.

The report emphasises balancing financial returns with personal satisfaction, highlighting how homes are increasingly designed to complement art collections and enhance daily living.
