Welcome to the winter edition of Property Style, our first architecture special. New Zealand boasts a vast array of architectural styles, each with roots in international traditions that have been uniquely adapted to become our own.

Our feature story highlights Designgroup Stapleton Elliott (DGSE), a multi-award-winning architecture studio. They’re aiming to shape Aotearoa's design culture by acknowledging the people, place, and culture of our country – with some pretty amazing results. Check out their story on page 6.

Since residential architecture and living are so closely connected, we’re also diving into architecturally designed art and timeless design trends with interior designer Shelley Ferguson.

Turning our attention to the real estate market, opinions among experts remain divided regarding its future trajectory. However, we observe a consistent state of recovery and a move toward a balanced buyer-seller environment. Buyers are still eager to make deals and, with less competition, feel more confident negotiating with vendors. In this environment, we continue to sell some of NZ’s most stunning high-end homes, especially in hotspots like Waiheke Island, Remuera, Wellington, Wānaka and Arrowtown.

Speaking of the market, on page 11 we explore the details of Budget 2024 and its potential effects on the property market.

Homes with heart

Cultural values and diversity help inspire the design process for one of New Zealand’s top architecture studios.

There’s a common misconception that architecture is exclusively dictated by place and purpose. While those elements do have influence in the style and structure of a building or object, it’s often the people involved in a project who can elevate architecture from ordinary to extraordinary.

Multi-award-winning architecture studio

Designgroup Stapleton Elliott (DGSE) is a big believer in drawing inspiration from people. Considerations such as understanding the lives and backgrounds of the people who will enjoy the building, how a structure will impact their lives, and cultural aspects that can be reflected in a more personal design.

DGSE Managing Director and Architect, Nigel Dong says designing a building can have a lasting impression on multiple generations, therefore it’s crucial to make the right decisions.

“We acknowledge the weight of our responsibility as architects,” he says. “We approach every project with manaakitanga – care and respect. What is the spirit of the place? Who are the people? How will our designs balance with nature?

With roots reaching back 50 years, the practice specialises in architecture for both residential and commercial buildings, as well as interior and landscape design. They have led the design of high-profile projects, including Rocket Lab’s headquarters in Auckland and Los Angeles, as well as beautifully designed homes throughout Aotearoa, including Waiheke Island, Bay of Plenty, Hawke’s Bay, Kāpiti Coast, Wellington, and Central Otago, many of which are award winning.

DGSE operates across six studios in Auckland, Tauranga, Napier, Palmerston North, Wellington and Queenstown, with 135 staff nationwide.

“People, place and culture are at the heart of our design processes, and it’s with a deep understanding of each that we create architecture that enriches lives,” says Nigel. “We strive for diversity with all our project teams. Varying perspectives add to the design outcome through a wider pooling of ideas, experiences and cultural backgrounds.”

The Indigenous Design Rōpū is DGSE’s in-house collective of indigenous architects and designers who ensure cultural integrity prevails in the design process, in partnership with tangata whenua and indigenous people.

“We are passionate about architecture that has wairua/spirit and is connected to its tūrangawaewae; a place to stand, a home,” Nigel says. “This understanding is at the heart of our cultural design process and is strengthened by building genuine relationships with tangata whenua, our clients, and all project partners.”

Sunset West Apartments, Wellington

“Sunset West is a modern housing development that breaks the conventions of its apartment neighbours. The developer specified that an “iconic” building was required to provide 64 apartments, each with a balcony and high-end kitchens and bathrooms.

Bulk, form and siting has been carefully considered, while the building height relates to the scale of the adjoining buildings. Bulk is minimised where possible by setting the building back from site boundaries on all edges to accommodate landscaping and a faceted façade activated by balconies, and cradled by white monolithic concrete bookends which create an interesting play of light and form.

The design achieves seamless integration of bedroom and living spaces, extending outwards onto private sundrenched balconies. The balconies, generous stud height and floor-to-ceiling glazing together with breathtaking panoramic views contribute to a sense of understated quality in Wellington’s CBD.”

Whakarire and Waipatiki, Queenstown

“Without a doubt one of the most coveted locations in Queenstown, this central site has phenomenal views of the surrounding landscape. Whakarire is the main villa, located on the upper levels, and Waipatiki is nestled on the ground floor.

The bulk and form of the residence closely follows the steep contour of the Man Street site. Two wedge forms cascade down the site, allowing for extensive glazing and deck areas at each level to frame the views of the majestic Remarkables and Lake Wakatipu.

Materials for the exterior were selected for both durability and low maintenance as the residence is only periodically used by the homeowner. The interior finishes and colour palette were selected to provide a feeling of luxury and comfort, while complementing the alpine environment.”

Takahē House, Kāpiti

“The site is located on the edge of a protected coastal reserve, supporting many animal, insect, and plant species not found further inland. The materials for the exterior were selected for durability and robustness in a severe marine environment, while the interior finishes complement the exterior with a relaxing and warm, homely feel.

The design plan was organised around a central ‘boardwalk’, creating a spine that links the garage, bedrooms, and living areas. The kitchen is centrally located in the plan, acting as a hinge and focal point of the house, while the dining and living zones share views of the sea and Kāpiti Island.” ◊

Looking overseas could help pay for policies

We’re renowned as a welcoming nation, so why are we scared of foreign buyers?

If I was to sum up the Budget in terms of its impact on the property sector, it would probably be ‘nothing to see here’.

There was very little in the announcement that hadn’t already been introduced, whether the interest deductibility and bright-line test changes announced during the election campaign, or the removal of the first home loan grant scheme in favour of building more social housing.

It’s what wasn’t there that was more interesting to us. There were many murmurings that the foreign buyer tax first proposed by National could be back on the agenda, albeit with an increase to the threshold from the initial $2 million, but unfortunately that wasn’t the case.

With some of the Government’s promises yet to be met, we believe they are leaving money on the table that could pay for some of them.

We would say that, you might say. We obviously stand to benefit from what could be significant sales to wealthy foreigners. But I live in Queenstown and I can see how this region has benefitted from those with the energy and resources to get things done. We might not have had the wonderful Highland Park Motorsports facility developed by Tony Quinn, or we might not have the highly sustainable Headwaters Ecolodge and Campground at Glenorchy without Paul and Debbie Brainerd; and, while he’s a local, we wouldn’t have the mountain biking facilities or, potentially, a gondola to the top of Coronet Peak without the backing of Rod Drury.

Just as there are good carbon offsetting programmes in New Zealand that help to create native forests that locals can actually use, there could also be ways to ensure the stamp duty from these purchases helps the region where these buyers choose to live. Part of the revenue could potentially be put towards, for example, funding social housing in the Southern Lakes, which we are in desperate need of. In other markets, smart incentives exist for developers who commit to adding a certain amount of social housing to their buildings. Why could we not create a similar winwin for foreign buyers and the country as a whole?

The restrictions were originally put in place to limit price growth, but it’s clear with the increases over the past few years that it has had little impact. National’s plan was for foreign buyers to pay a 15% tax on the purchase price for any home over $2 million, raising an estimated $740 million. There were over 5000 sales at that level last year, while there were around 800 sales over $5 million in NZ. We don’t believe there is any way sales at this level would affect property prices at the lower end (where foreigners can affect first-home prices – and particularly rents – is through migration and NZ had record net migration last year).

Critics may say that there are already ways for foreigners to get into NZ and buy property, but it is insanely difficult and you need a laser-like focus to gain residency. The people who want to contribute often struggle to stay for the required number of days per year. Last year, we had several high-net-worth clients decide against investing when they discovered they had to become taxpaying NZ residents to be able to buy a home here so that they could then also invest in the local region economically.

Australia is taking many of the people who aren’t able to tick our overly restrictive boxes, but good strategy is often about playing the long game. This budget was pragmatic and all about sticking to the script and honouring promises. While we were disappointed not to see the foreign buyer tax, we were not surprised, but we are confident it will happen eventually with some changes to the original plan, and we expect that our phones will run hot when it does. We still have very high and increasing amounts of overseas traffic to our website and we hear from foreign buyers every week who want to invest in this country, so NZ remains a very appealing place in the international consciousness.

At this stage, this is all theoretical, because the policy has not been resuscitated. If the threshold does get lifted, it will also be relevant for just a few sellers at the very high end. So, more broadly, will the budget have much of an impact on the property sector? Treasury said the housing market was “sluggish”, with residential investment down 11% since the pandemic. As always, the average doesn’t do justice to the regional differences or sentiment at different price levels and we are still seeing many pockets of positivity amid the gloom.

At the very high end, there is still plenty of demand, but not much supply. At the lower end, there is some fear of missing out at the moment because people think now is a good time to get a good deal. But it’s the squeezed middle – the biggest beneficiaries of the Budget – where things are slowest.

Economists often talk about the trickledown effect, but there is also the trickle up effect. Taking $145 million out of the first home loan grant scheme and putting it into social housing means there may be fewer first home buyers in the market and, so, lower prices for sellers due to lack of competition. But the changes to interest deductibility rules and more ‘user friendly’ tenancy laws should make property more appealing for investors, so that could possibly balance out.

Things feel finely balanced across the board at the moment. The Government is paying for savings and funding policies by cutting existing costs, borrowing and trying to add revenue. There is new revenue available to pay for important things like cancer drugs if we decide to take it. But it’s not just about the money. There are many other benefits these buyers will bring to their new communities if we make it easier for them to buy homes here.

It may have been a ‘nothing to see here’ budget in terms of property, but the foreign buyer tax should be seen as a ‘nothing to be afraid of’ policy. ◊

A landscape of luxury

This majestic mountain retreat in Tekapo ticks all the boxes for innovation and style.

When designing buildings for extreme landscapes, careful consideration is required through every step of the architectural brief.

Charlie Nott of Nott Architects was tasked with blending a large home into the extraordinary high-country landscape of Tekapo, showing respect to the surrounding lake and mountains. With contemporary pavilions placed around a central courtyard, a boardroom, private backcountry hut and a spacious farm shed, the home achieves significance while remaining sympathetic to the environment.

Set within a large landholding of 199 ha, the ultra-private home is adorned with Siberian larch and western red cedar, complemented by aged-steel chimneys. Inside, materials such as oak floors and timber ceilings enhance the connection to nature.

The standout feature of the property is undoubtedly the 75 sq m dedicated boardroom and studio bedroom, which stands separately from the homestead residence. Seek universal charm

How many times have you perused high-end design tips in a glossy lifestyle magazine or an esteemed architecture editorial, only to notice that those trends are passé in a matter of months?

Some styles have mere moments to shine before fading to obscurity; while other trends demonstrate a recursive pattern, returning cyclically across the years or decades. But there are also certain aesthetic sensibilities that, viewed holistically over time, have not only held their value but augmented it. And homeowners ought to take note, whether they plan to sell their property one day or hand it down to posterity.

So as designers identify top trends, it’s prudent to remember not all of them are “trends” in the typical sense of the word. Yes, they might be in vogue, but chances are that they will remain so in the foreseeable future.

Designers and their clients have turned towards more maximalism in their luxury interior ideas recently, but not because of a “more is better” mindset. It’s because the true trend is a growing desire among homeowners to imbue their spaces with art, furnishings, and finishes that incite invigoration, imagination, and sensory interest and stimulation.

And while the distinct personality infusing these spaces risks making their appeal subjective, it can also have universal charm when the right approach is employed. For instance, hardwoods are some of the most durable home materials, and furniture made from varieties such as mahogany, walnut, and oak can last for generations while also showcasing the unique, authentic craftsmanship that modern luxury properties have come to prize.

Marble and stone also keep well, and make gorgeous surfaces – in luxury flooring trends, timeless kitchen designs, and high-end bathroom ideas – that give texture, tone, colour, and character to a space.

Along with this growing desire for distinctiveness is a demand for comfort. Interiors should invite calm even as they spark joy, and this extends from elegant lighting solutions to luxury home textiles and seating. Having plush and illuminated spaces to gather, talk, read, and relax have gained popularity among owners and creators of luxury properties.

Décor and design to endure for decades

Paradoxically, sometimes the most timeless design trends are those that embody time itself; even when properties are brand new, many luxury architects and designers are embracing the old. Because by imbuing a sense of memory and antiquity into a space through reclaimed wood, stone, and textiles, there’s also a sense of longevity. Historic structures that are still standing were obviously built to aspirational standards.

We’ve seen how there are many ways to incorporate modern classic design through surfaces and materials – but is there such a thing as a timeless colour scheme? While contemporary layouts may be tapping into maximalist trends, the neutral wall colours of classic minimalist design luxury – from creamy tints to sandy shades – remain as fashionable today as they were yesterday.

But more than just being neutral colours, these are natural colours. Soft greens, blues, and other organic hues make for moodboosting palettes that align with luxury homeowner’s growing need for greater integration between indoor and outdoor spaces.

Increase your home’s value

The enthusiasm for indoor-outdoor living has given glass a special prominence in modern luxury properties. Clear views of grounds and gardens, along with strategic placement of windows and skylights for passive heating and cooling, are investment décor ideas that add value to any home. Top designers also note that as windows and skylights get more innovative in their placement, they’re also becoming more innovative in their manufacturing, with modern glass being optimised for greater durability, versatility, and sustainability.

Indeed, sustainable luxury design is sure to be topof-mind for generations to come, with architects and decorators embedding it into homes as seamlessly as possible. Technologies such as rainwater and wastewater purification systems, photovoltaic and geothermal energy generation, and internal climate control solutions – including motorised blinds and shades – have come to define smart home luxury. These elegant home décor features are thoughtful ways to increase value, while also improving both beauty and functionality. And the same can be said for timeless design trends in general; they differentiate properties with distinctive flourishes that enhance their originality, while being simultaneously simple and subtle enough to remain desirable in any era. ◊

Stonehenge

You may remember him as the guy whose ‘Nek Minute’ comment turned into a viral online meme. Ever since, the talented Levi Hawken has been pouring his frustrations and inspirations into his own form of street art. Inspired by skateboarding, brutalist architecture and urban landscapes, Hawken’s cast concrete sculptures are being commissioned by customers, councils and commercial developments for their urban forms that are thought provoking and original yet complement the surrounding environment.

Strong foundations

Supertextures is a new collection from The Rug Company inspired by the architecture of the land, including ancient labyrinths, rugged landscapes and shadows created by the built world. Each of the striking designs features a standout pattern reminiscent of timber, fossils and stone, in a deep pile to really sink your toes into. The collection is crafted in undyed wool from New Zealand and woven in a combination of flatweave and cut-pile techniques.

Streaks of light

British architect, sculptor and designer Umut Yamac explores the intersection between light, movement and space. We love his new collection of Array hanging lights made from thread pulled taught between aluminium rings, creating ethereal and elegant sculptures that cast subtle and interesting shadows.

Neat seat

Global tastemaker Patricia Urquiola is famed both as an architect and a product designer, creating buildings, furniture and objects that are modern yet whimsical, eclectic and surprising. You can see her signature personality in the Ruff armchair, a harmonious combination between curved and straight lines featuring wide arms and a wrap-around seat.

Polished jewel

Geoff Rankin is a master glass and stone carver based in South Auckland. After becoming a National School of Arts student and later joining the South Auckland Rock and Mineral Association, he first learnt to polish a stone. After developing and showcasing his craft, his award-winning works have been exhibited in multiple galleries across Australasia and collected by customers worldwide. "I mainly work with obsidian and glass as these materials show off my designs well. I'm looking for pure form, and a lot of my work doesn’t have a base and can be shown in more than one angle. I'm happiest working on geometric forms or organic forms, or a combination of both," he says.

Wild thing

A new collection from artist Molly Timmins titled ‘Rewilding the Garden’ is inspired by a source very close to her. “My grandmother Hazel owned a bromeliad business, carried on by my mother today. This matrilineal relationship to exotic plants and colonial gardens provides passage and sensitivity to the garden as a space of peace, identity and comfort.” The artist’s practice also takes influence from her Ngāpuhi and Pākehā whakapapa, and features vibrant colours, dollops of paint and abstract brush marks.

Precious gems

The gorgeous Penta Gems lighting collection designed by Francesca Lanzavecchia creates a playful aesthetic by allowing the owner to tailor the configurations and sizes specifically to their space.
