Heading into our second edition of Property Style this year, it’s hard to believe that we are already saying goodbye to the warm weather and hello to autumn.

We wouldn’t be alone in partly contributing the upswing in the property market to the extended period of fine weather through the first part of the year. Bright, sunny days contribute to positive moods and high motivation, meaning more people are out and about, especially in our coastal and alpine resort regions. It's during the holiday breaks that visitors get a glimpse of what life can be like living permanently in a resort. Chris Jones, NZSIR Waiheke Island managing director, discusses the nuances of buying and selling in these markets on page 12.

Throughout other parts of NZ, we're predicting the adjective of choice for the 2024 real estate market will be 'stability'. Already this year we’ve seen a strong increase in listing stock, upward momentum in sales volume and incremental price increases. So overall a much more positive and stable sentiment is underpinning the market compared to this time last year.

Whether it’s saving New Zealand’s native birdlife or introducing young Kiwis to a love of the arts, Sir Michael Hill is intent on making

an impact.

Sir Michael Hill is a man of many unexpected talents and curiosities. Most recognised as one of NZ’s most successful entrepreneurs, it’s his under-the-radar philanthropic work that’s making a true difference at both a national and grassroots level.

With interests in the arts, conservation, the environment and empowering women, Michael works with his family –wife Christine, daughter Emma and son Mark – on selected projects to create positive change.

“There are so many wonderful people working out there – some on a voluntary basis – to improve the world we live in, and we feel that it is incumbent on people who can assist to do so,” he explains. “We focus on a few causes and try to make a meaningful difference to them. As I have learned in life, you can’t be everything to everyone, so I generally pick a path and stick to it.”

One of the Hill family’s most recent projects is supporting predator control in the Southern Lakes, where Michael has lived since 1995. The family funded the installation of 60 predator-control traps, which are managed by the non-profit conservation organisation Southern Lakes Sanctuary.

“Predators such as possums, stoats and rats have flourished in our region at the expense of our natural fauna and flora. Their impact, specifically on our native birds, has been catastrophic,” he says. “I remember when I first took over the deer farm – which is now The Hills – almost 30 years ago, there was not a lot of native fauna. After developing the golf course and planting hundreds of trees and other natural habitats, we now enjoy an abundance of native birds.

“The new high-tech traps are a game changer, and we are excited by the results that are being achieved.”

The Hill family home in Arrowtown is nestled in one of NZ’s most beautiful regions, where views of the jagged Remarkables and rolling green pastures abound. Aptly named “The Hills” not only for its owners but for its landscape, the extraordinary property features an immaculately kept private golf course and a luxury six-suite lodge, the accommodation of choice for many well-heeled international visitors.

“As a family we are extremely lucky to be the custodians of the magnificent piece of land that is The Hills, and it is our intention to preserve it in the best-possible way for future generations,” says Michael.

Michael and Christine live a 10-minute walk away from their children’s homes and they often get together in the shared vegetable garden or meet up for family meals. Michael and Emma will talk business – both remain on the Michael Hill Jeweller board of directors – while the whole family enjoys a deep connection to nature and exploring the great outdoors.

“As a family we love being in nature,” says Emma. “We greatly appreciate and enjoy the backcountry, native bush and trails in the Wakatipu Basin, so our support of Southern Lakes Sanctuary comes naturally, as does our support of Live Ocean. Last year we raised money and directed funds through Live Ocean to help save the Antipodean albatross, which risks extinction due to long lines from fishing boats.

“Meanwhile, our two philanthropic focuses at the Michael Hill Foundation are empowering women and nature restoration,” adds Emma. “We partner with Women’s Refuge and One Tree Planted – it’s organisations like these that make the world a better place.”

The generosity of the Hill family also extends to the arts. A family of accomplished artists and musicians, they are the benefactors of the Michael Hill International Violin Competition, which attracts the best young talent from around the world to NZ every three years and provides an instrument bank to young Kiwis learning classical music.

“We hope to draw attention to classical music and inspire our young musicians. NZ is a very sport-focused nation and I believe it is important that we maintain a connection to the arts,” says Michael. “Contributing to these various causes gives us a sense of fulfilment and pride.” ◊

Green and graceful

Sustainable design is possible - it just takes a little effort, says interiors expert Noz Nozawa.

Noz Nozawa never thought she’d be passionate about antiques. When the San Francisco designer bought her first home in 2010, her style was firmly rooted in Mid-Century Modern. And since 2014, when she career-hopped from marketing to the world of interiors, she has honed a maximalist aesthetic – big, bright, bold. So colour her surprised at the way old footstools (she now has a collection) and other French antiques have resonated with her over the years.

“It’s totally weird that in this modern boxy condo where I live, the most visible piece of furniture in my bay window is this 19th-century gilded, hand-carved French settee that I recovered in a denim fabric,” Nozawa says.

It’s not a choice she envisioned a decade or so ago. The interest and appeal came on slowly, over time.

That same kind of open-mindedness and easydoes-it pace is what Nozawa preaches when it comes to sustainable design. She’ll be the first to admit: sustainability is tough to pull off in the design world. Most clients think it’s all about the products—bamboo floors, say, over oak. But the sustainability quotient of bamboo diminishes considerably if it has to be shipped from halfway across the world. Sustainable design is more than a magic set of materials. It’s a mindset. Here are Nozawa's tips for putting that mindset to work.

Think first (about your consumption), buy later.

The greenest step a home enthusiast can take is the first one – to be mindful of the steps to come, and realise your choices can and will make a difference. For example, if you buy something – whether it’s a hammock or a Herman Miller sectional – knowing you’ll only have it for a few years and toss it, then it doesn’t really matter how eco-friendly its materials are.

This goes for homes, too.

If you care about the environment, Nozawa says, but find yourself drawn to a house that was remodelled five years ago, and you hate the renovation and plan to redo it, that’s a sign that you need to rethink.

Renovations use up natural resources. Buy a house you won’t change as much, she suggests. Or find a fixer-upper and save it from the bulldozer. This may mean living in the midst of your renovation for a time, with some rooms redone, some unfinished, some empty.

“It’s a huge ask,” she admits. But a commitment to sustainability often requires accepting a certain level of inconvenience.

Invest locally.

If the latest supply-chain issues have taught us anything, it’s that a sofa upholstered one town over is worth 10 (or pick your figure) in a container ship.

“Our clients are proud of the number of local makers we work with,” Nozawa says. Look around, she advises. Perhaps you live in an area with great furnituremakers, or upholsterers. Besides being more sustainable, supporting local artisans helps your community, and makes each item feel more special.

“And nothing comes damaged or in a huge box,” she adds. Play the waiting game.

If you have to purchase items from a distance, try to resist the urge to get them here faster.

She calls herself old-fashioned, preferring to buy items in actual stores, rather than online, where the “express shipping” button is so seductive.

The faster something comes to you, she notes, the more likely it is that every part of the process – from production, to the extra packaging needed to ship it, to the pollution churned out by air transport – has a harsher impact than buying something locally and with a slower delivery rate.

Spend more, care more, enjoy longer.

While construction and renovation are, in essence, consumptive, when done right they needn’t be wasteful, she explains. High-quality goods tend to last longer, and caring for them will only extend their lifetime.

The same can be said for life’s creature comforts – objects and spaces designed purely for beauty or pleasure. If that creature comfort brings you joy, if it keeps you happy and settled in one place, instead of roaming to the next home, the next renovation, then the purchase – no matter the price, or the materials, for that matter – was likely well worth it.

“My husband takes naps on it, my dog uses it to stand on and bark at other dogs on the sidewalk. It’s the best.”

And it looks much better there than in a landfill. ◊

As a 25-year resident of the island and owner of NZSIR’s Waiheke Island office along with wife Michelle, he has a well-honed insider’s perspective of real estate in this resort market. Here, Chris shares his wealth of knowledge on what you need to know when selling or buying in resort markets.

The unique appeal of resort living

Waiheke Island has an enduring appeal. With its laidback lifestyle, beautiful coastal setting and air of exclusivity, Waiheke will always be an appealing real estate offering.

This same effect is seen in holiday hotspots around the country like Hawke’s Bay, Queenstown and Wānaka, Marlborough Sounds, Tasman Bay and parts of Northland.

While property on Waiheke Island is impacted by normal economic factors, there are many aspects that are unique to buying or selling here.

Holiday time is prime time

In contrast to big-city markets, resort markets often pick up steam over the holiday period. On Waiheke, this means the Christmas summer holiday break when tourism is at its peak. It’s at this time of year that holidaymakers or visitors experience the destination first hand and are therefore more inclined to make enquiries.

In recent years, there has been an increase in sales activity during shoulder periods, as city-leavers look to take advantage of island life full-time.

It’s also important to understand the seasonal selling windows relevant to the location. On Waiheke Island, we often see a quiet winter period with a good spring and autumn window and a strong summer season.

This effect isn’t felt as keenly in mountain resort markets like Queenstown and Wānaka as there are different buyer motivations across the seasons - winter for the snow-seekers then summer, spring and autumn for outdoor leisure seekers.

First impressions count

Holidaymakers may just become motivated buyers if they have a positive experience and can imagine themselves enjoying life in a charming coastal town. This summer, Waiheke Island has experienced far better weather than 2023 and we are already starting to see that impact the marketplace.

Stunning sunny days showcasing those dazzling sea views and island charm are exactly what is needed to impress buyers considering their next move.

Scarcity boosts resilience

Resort destinations often have finite housing stock and scarcity enables values to stay resilient.

There are around 4,500 dwellings on Waiheke Island, and it’s unlikely there will be many more. The new builds that we do see here are often replacing existing homes.

We see similar effects replicated in resort markets further south, such as the Queenstown Lakes region where demand for housing is outstripping housing supply.

Buying into the lifestyle

While price always matters, arguably, the top motivation for buying in a resort market is lifestyle. The chance to live the leisurely pace of island living (or life in the mountains if winter sports are more your thing) is what ultimately drives demand. The emotional tug of an idyllic life hugely affects purchasing decisions for most buyers.

Resort markets: what do vendors need to know?

When selling a property in a resort market, it's essential to keep in mind that finding the right buyer may take a bit longer. An experienced agent will understand the unique offerings of both the property and the lifestyle that need to be highlighted in the marketing.

From a marketing standpoint, it’s important to cast a wide net geographically to reach buyers from out of the region and internationally. This is where a real estate agency with a strong national and international network delivers a significant advantage. It also pays to work with an agent with a solid client base as they may have a buyer waiting for the perfect property to come along in those sought-after resort locations.

What’s in store for 2024?

The pent-up demand from last year’s slower market has quickly materialised into action from buyers previously waiting on the sidelines. This influx of buyers chasing limited inventory has set the stage for a more active market in 2024.

We expect to see properties priced just above entry-level – such as those in the late $1M range – become more active. This is a healthy trend, and we anticipate it will be observed in resort markets like Waiheke, the Coromandel, and Bay of Plenty. ◊ 3A

The lucky land

Hawke’s Bay market conditions are currently balanced for both vendors and buyers.

Chelsea Kennedy, Napier Sales Manager, gives an insight into the local property market, and tips on what to do when you visit the iconic coastal and wine region.

Our market has a lot of properties on the market right now, there is no shortage of listings and vendors who are selling successfully are the ones who put their properties into a ‘no price’ marketing campaign – either a tender, deadline or auction. The premium at the moment is to have a cash unconditional offer but most of our buyers are subject to sale and we are getting long chains of properties. Cash buyers do have an advantage in this market.

Vendors are generally holding out for a price, having often purchased another property and need a certain figure to make it all work. Negotiations are taking longer and we’re having to work harder to get deals across the line. In many instances tender negotiations are taking the full five days!

Properties which have a home and income option are popular. We have the market share of homes in our region over $1.5 million as we have a strong database of quality buyers. We have the international network to promote our clients’ homes overseas.

Buyers are being considered, not wanting to overpay for property. They are thinking about the interest rates and it is meaning they are being conservative on pricing, hence the negotiations taking longer. Most of the people we are dealing with are families or couples who are taking the next step in life, whether it be to something bigger for the growing or extended family, or older couples who are wanting something easy-care without compromising on a beautiful home.

We have seen an increase in international interest recently with enquiries having picked up from overseas, both with people relocating to New Zealand and investing here. We are seeing a few of our clients relocating but also purchasers from out of the region.

I have already seen our sales pick up in the first quarter of the year so I'm expecting our sales volume to continue to increase. I don't think we will see much change in pricing, it will likely hold steady.

Where is home for you?

I am only reasonably new to Hawke's Bay, having moved here in January 2023. Prior to that I spent 10 years in the real estate industry in Christchurch, but originally home for me is Whangarei, Northland.

What's the best part about living in Hawke’s Bay?

Hawke's Bay is a special place. The pace of life is a perfect balance between busy and relaxed and there are plenty of recreational pursuits within easy reach. I enjoy tramping so we are spoilt for choice! In summer I have been spending my weekends at the beach enjoying the beautiful sunshine – Waipātiki Beach is my favourite spot to start the day with the sunrise.

What’s your favourite local restaurant or café?

You can't go past the exceptional coffee and food at the Black Shed in Awatoto. The Whittaker's Blondie lamington is an experience you must try for yourself.

What's the best option for a scenic spot to get some exercise or enjoy the outdoors?

Te Mata Peak has some incredible views and there are plenty of different walking or biking options.

What's your favourite local event and why?

Anything involving food or music! I am looking forward to the F.A.W.C events, and Dragon at Black Barn. ◊
