Welcome to the first issue of Property Style for 2022. We are thrilled to bring you this magazine, which not only explores some of New Zealand’s finest homes but also some of the country’s most intriguing personalities and businesses, too.

A new year means new beginnings, and with that there’s no time like the present to take a deeper look into our building industry, particularly its environmental impact and the long-term sustainability of housing. If NZ hopes to achieve Carbon Zero by 2050, there is undoubtedly a lot of work to do in this sector.

Fortunately, there are some experts in the country who are paving the way for more environmentally conscious construction in NZ. One of them is Dennis Dowling, whom we speak with on page 6. We’re also delighted to catch up with Newshub Live at 6pm anchor Samantha Hayes – also a passionate sustainability advocate – as she returns to TV screens after welcoming her second child. You can read Sam’s story on page 10.

Finally, as we write this, we are awaiting a decision on whether the New Zealand Sotheby’s International Realty Queenstown Marathon will proceed on March 19, depending on the Covid-19 traffic light system. The green code

Building warm, dry, sustainable homes in New Zealand is about to hit mainstream.

The rules of how the world’s population cares for the planet are changing. Fast. Joining the list of non-negotiable commandments of recycling, minimising waste and kicking plastics to the kerb is the considered cue to develop homes and buildings that are less about our wants and needs as humans, and more about the impact they have on the environment.

With the New Zealand building code now strengthening sustainability criteria – and with more and more Kiwis determined to

adopt eco-friendly practices – building green is going mainstream.

But this doesn’t necessarily mean a quickstep to a tiny home; it is possible to construct a comfortable, luxury residence that’s easy on the eye as well as the planet. Sustainable, high-end building expert Dennis Dowling of DCD Ltd says environmentally friendly principles and features can be incorporated into any-sized home without compromising functionality or aesthetics.

“Currently, 95% of luxury homes in NZ are built with no regard to sustainability practises. But this is entirely unnecessary,” he says. “It is possible to achieve a beautiful, architecturally innovative home that has minimal impact on the environment, and it is a misconception that building a home sustainably costs more, particularly at that upper end of the market.”

Architecture & Design

The construction sector contributes 20% of NZ’s greenhouse gas emissions and, while the current building code is trailing behind the rest of the world in terms of sustainable building practices, the country is making small steps in the right direction. The Building for Climate Change programme has been established by the NZ Government to ensure energy efficiency and carbon emissions are key considerations of any future residential or commercial build, becoming just as crucial as elements such as cladding and cost.

It’s an ethos that Queenstown-based DCD – which won the Southern Region House of the Year Award for its stunning low-energy home “Te Toka” in Jack’s Point – has subscribed to for nearly a decade.

“From our perspective, there are some things we will not compromise on when building a luxury, sustainable home,” says Dennis. “We have a minimum set of standards that we insist on delivering for each build; it needs to be triple-glazed, airtight, have a good ventilation system and be capable of solar integration. We set a template of how to approach a build and that drives the outcomes and the overall aim of lessening the environmental impact.

“We’re also conscious about the materials we use, such as wool or corn-based carpet, healthy paints and timber instead of GIB, and we build well beyond code-minimum for earthquake resistance.”

As stricter regulations are applied to the NZ Building Code in the coming months there is concern from experts in the industry of a “greenwashing” effect – when token, less substantial efforts to reduce a build’s footprint are undertaken as opposed to the more holistic approach that is required to make a true impact.

“Sustainable building is a science and there is currently a massive knowledge gap in the market,” says Dennis. “The mainstreaming of sustainable building practices means more home build companies will jump on the bus who aren’t quite ready to and homeowners will end up with homes that don’t perform as well as they could.

“Ultimately, there are many facets that go towards making a new home more sustainable and it starts when you begin the drawings. A commitment to sustainability has to be the backbone of a home’s DNA – it can’t be an after-thought.” ◇

Where do you live?

Our house is nestled into some beautiful native bush on Auckland’s city fringe.

Who do you live with?

I live with my fiancé, Jay, and our two children, Marlow, two, and Amaya, four months.

How long have you lived in your home and what initially attracted you to it?

The space! We’ve been here a year now and previously lived in a small workingman’s cottage in central Auckland. We loved our city life and the historic home – it was more than 100 years old – but we needed a bit more room if we wanted a second child. I also grew up in Otago surrounded by lots of farmland and wanted the kids to have a more rural childhood. Here on the outskirts of Auckland Marlow can visit the local sheep and lambs, explore the forest and run, cycle and scoot around to his heart’s content. One of his favourite toys is his mini wheelbarrow which he uses to help us with the gardening. He loves pulling out weeds – which are sometimes my favourite seedlings in the vege garden!

What is it about your home that makes you feel at ease?

A feature of the house is the floor-to-ceiling glass bi-fold doors right around the living room and in all the bedrooms. It means wherever you are in the house you can see into the garden or native bush or open them and wander outside. It gives us a real connection to nature and makes all that gardening worthwhile.

Describe your perfect Sunday at home: It would start with a sleep in, although I doubt we’ll get one of those for a few more years! I always trawl through a few news sites, The Guardian, BBC and Newshub of course to get a gauge on what’s happening around the world. I’d make coffee, which I proudly rate as almost café-quality – we need to be self-sufficient because we’re semi-rural. Perhaps Jay would make his Dutch savoury pancakes and we would go for a walk to visit the neighbour’s sheep and lambs or along one of the local tracks through native bush. There is a farmer’s market nearby which we also enjoy, as well as the many beaches.

Then if we’re feeling motivated Jay and I would take turns doing an RPM class in the garage on the stationary bike. It’s probably more likely I would bake banana bread, which is Marlow’s favourite. He thinks it’s cake, which he’s been obsessed with since his second birthday.

What is your favourite room of the house and why?

Our living room. It’s one large room split down the middle with a wall that doesn’t reach the sides and it has a fireplace in it you can see through. We have a play area on one side with Marlow’s bookshelf, art table and all his toys so he has that space to make as much mess as he likes and we can see him from the other side which is our main lounge, dining table and kitchen.

If you could change anything about your home, what would it be?

The front fence! It’s metal and black and I love those wooden farm fences you keep horses behind. Not that we have horses but I can dream …

Tell us about your interior design style: I like to keep things simple, with predominantly white and oak furniture but Jay likes bright colours and unusual designs so these days we fall somewhere in the middle. Our new chair is a copper-coloured fabric and the light grey couches have been replaced with a big forest green one that accommodates Jay’s style and long legs (he’s 6’7) and hides any Marmite from little fingers.

What is your favourite functional or decorative piece?

My favourite thing in the house (aside from Jay, Marlow and Amaya) is a painting by Auckland artist Lucy Davidson. We commissioned it last year for my birthday and she worked on it over lockdown. It’s in her signature style but features subtle lines which depict Mt Aconcagua in Argentina. It’s one of the seven summits and the mountain Jay and I climbed together before he moved to New Zealand from Amsterdam so we could be together.

When it comes to homewares and furniture, do you prefer luxury, new pieces or vintage finds? A bit of everything. We bought new furniture when we moved because we had more space to grow into and some of that is more high end, but we still have things from when I was flatting which we won’t replace just for the sake of it. While it might be nice to have a new sideboard or bookshelf, we’ll slowly find these pieces over the coming years and make sure the old pieces go to a new home so they don’t end up in the landfill. We’re also looking at installing solar panels and we use rainwater for the toilets, laundry and outdoor hoses. Every little thing we can do to help the environment is worthwhile. The next project is a proper, large compost heap for kitchen waste, grass clippings and the considerable amount of green waste from the garden. ◇

Record breakers

The standout Sotheby’s sales from across the globe.

For more than 250 years, Sotheby’s has been in the business of coveted luxury. From fine wine and fashion to art and real estate, Sotheby’s and Sotheby’s International Realty are at the pinnacle of buying and selling exceptional homes and products. Here are the high achievers of 2021.

Real Estate

Sotheby’s International Realty facilitated many significant sales this year, including One 100 Palm Jumeirah, a 1300-squaremetre contemporary mansion in Dubai. The final sale price was $44.5 million, which sets the record for the highest closing price on a single signature villa in the region.

In the U.S., the sale of a $117 million hilltop mansion in Pacific Palisades to a buyer who made his fortune in cryptocurrency set sales records for the Westside of Los Angeles and features a retractable roof and two panic rooms.

Meanwhile in Aotearoa, New Zealand Sotheby’s International Realty managed the sale of a 34-hectare estate on Waiheke Island. The exclusive property sold for more than $20 million, surpassing the island’s top residential price of $12 million.

Gems

The Key 10138, an exceptional, rare 101.38-carat pear-shaped D flawless diamond was the second largest pear-shaped diamond ever to appear on the public market. This year it set the highest price achieved for any physical item ever offered for purchase with cryptocurrency, at $18 million.

Another record sale: last year the largest Kashmir sapphire ever to be offered at auction sold in Geneva for $5.6 million as part of a brooch. Kashmir sapphires over 30 carats are rare, and this Kashmir sapphire – a 55.19-carat gem – was formerly in the collection of Maureen Constance Guinness, of the AngloIrish brewing family, who died in 1998.

Sneakers

In April 2021, Sotheby’s auction house sold a rare pair of Nike Air Yeezy 1 prototypes, worn by Kanye West at the 2008 Grammys, for $2.6 million to Rares, a start-up that allows users to buy and trade shares of the highestvalued sneakers.

At $2.2 million, a pair of worn Michael Jordan Nike Air Ship sneakers, which sold in October, became the priciest game-worn footwear from any sport sold at auction.

Cars

Last year marked the first time a Lewis Hamilton F1 car has been offered for public sale. During a unique event, conducted immediately after the Formula 1 Pirelli British Grand Prix 2021, and featuring demonstration laps in front of 140,000 spectators, Sotheby’s sold Lewis Hamilton’s 2010 Turkish GP race-winning McLaren MP4-25A for a record $9.7 million.

Fine wine

The white-glove sale of wines from the cellar of Hong Kong billionaire Joseph Lau doubled the presale estimate, and Sotheby’s threeday sales series of wines and spirits ended with an outstanding total of $22.7 million.

Ask Hawke’s Bay businesswoman Nicola Mossman why on earth that she, an already time-pressed mother of four, would dive into creating luxury skin, hair and cleaning products, and the answer you’ll get is something most parents can relate to.

“I generally found myself working in the kitchen throughout the day,” she explains. “My hands were continuously submerged in hot, soapy water doing dishes or wiping down bench tops. They used to get so dry, cracked and damaged and, when everyday tasks became painful, I knew I had to do something about it.”

Many of her friends also suffered from dry skin attributed to busy hands and busy lives. But rather than head down to the shops for the latest and greatest hand cream or eco-friendly dishwashing liquid, Nicola and her husband Adam began concocting their own line of care products from their kitchen in Havelock North using safe, NZ ingredients such as harakeke, kōwhai and manuka.

“I wanted to create a natural plant-based range of products specifically for hands that contained no harsh chemicals. I was sure it was the chemicals that were drying my hands out,” she recalls. “I needed products that restored and repaired. So Real World New Zealand was born.”

The brand name wasn’t by accident – Nicola wanted to not only encapsulate the natural ingredients used but also how her handmade products can slot into everyday life.

“Real World is about life’s raw and messy honesty because real life is the best life,” she says. “Yet it’s also wonderful to add a little bit of luxury to those real moments, as well

as some restorative care. Whether you’re bathing your baby or scrubbing the pots, using premium products can elevate those daily tasks.”

One of Real World’s standout values is “Human Truth”: the balancing act of enjoying full, modern lives with the grounding of natural and considered products that restore, heal and repair the body and mind. “We are lucky to live at the foot of Te Mata Peak and love to get up there on the mountain bike tracks for some exercise,” she says. “Everything is so close and to get things done is relatively easy – I can be picking the kids up from school and whizzing back to work in 10 minutes if I need to.” ◇

Akarua Wines & Kitchen in Arrowtown is great for an alfresco summer lunch. There’s also a sandpit and playhouse which keeps the kids occupied.

Best location for a scenic walk or run?

The Kelvin Heights track is my goto, from the Hilton Hotel to the Queenstown Golf Course. It has the most beautiful outlook without having to go too far from home.

The most beautiful picnic locations?

The Remarkables Markets on a Saturday morning is great for a bite to eat and a coffee and you can pick up a bunch of fresh flowers too.

Where do you go for an afternoon with the family?

The Frankton beachfront along Lake Wakatipu. The water is shallow there so it’s perfect for little kids and our dog (Wally the border collie) to play in.

What are Queenstown’s unmissable annual events?

The New Zealand Sotheby’s International Realty Queenstown Marathon. I’ve run the 10km every year for the past six years and plan to do the half marathon at the next event.

What are your favourite shopping destinations and why?

Country Lane in Frankton. It is growing with a great collection of shops and it has a very relaxed vibe. There’s a coffee shop, a playground and you can always find a gift for someone (or treat yourself!).

Do you have any go-to local wines?

An all-time favourite for summer is the Wooing Tree Blondie, a delightful blanc de noir. The Wooing Tree vineyard itself is just a half-hour drive away in Cromwell.

What’s the best part about living in Queenstown?

All of my family live here and it’s a really cool community to be part of. You can bump into someone you know everywhere you go. ◇

350ml water

275g butter

150g good-quality dark chocolate (at least 55% cocoa)

335g sugar

290g flour

35g cocoa

14g baking soda 3 large eggs

CHOCOLATE GANACHE

200ml cream

20g butter

200g good-quality dark chocolate (at least 55% cocoa)

Chocolate celebration cake

Wānaka.

Preheat oven to 160°C. Grease and line a 23cm cake tin, then heat water and butter in a pot until butter has melted.

Chop the chocolate into small pieces and put it in a bowl with the sugar. Add the water and butter mixture to the chopped chocolate and sugar, and stir until the chocolate melts and the sugar is dissolved.

Sift the flour, cocoa and baking soda then add to the chocolate. In a separate bowl, whisk eggs then add to the mixture.

Pour into the cake tin and bake for 50 minutes, until a skewer comes out clean. Once the cake is cool, ice with cold chocolate ganache.

CHOCOLATE GANACHE

Chop chocolate into small pieces and put it in a bowl. Boil cream in a pot then pour the cream over the chopped chocolate and butter, mixing well. Put the ganache in the fridge until it thickens, then spread over the cake.
