According to Private housing and land development rules (2004), standard population density is 350 persons per acre. So, the site allows 3360 persons. FAR provides the freedom to construct taller building maintaining the given FAR but it should be kept in mind that higher buildings would leave more room for streets and gardens, but buildings higher than 4 stories are not desirable because they are expensive to construct and unpleasant to live. By applying of FAR we can ensure more environmental and social benefits for generating urban spaces.

For example, Building coverage will be half of the plot when FAR value of an area is 0.5. Plot can be used 1 floor at half of the area of the plot or 2 floors at one fourth of the plot either.
