Surrounded by governmental residential buildings on north ensuring security Great access from the Mirpur road View of Sangsad Bhaban from North (but it can only be achieved by height) The existing green chunks are very positive for the site The existing pond is a high potential for social interactive space for community people and it also adds biodiversity to the site Healthcare, restaurants, shopping malls, educational institutes, playground, open public space etc facilities are easily available from site
Opportunity Good scope for housing for Upper class and upper-middle class people since the available facilities are applied to them only. The open spaces of the site can be made interactive through creating courtyards, courts or play spaces. High scope for cultivating vegetation, making home gardens.
Weakness 7.Secondary road access is weak 8. Some surrounding buildings on north (like Dhanmondi Gov. Boys School) and west (like Rapa Plaza, Aarong) are source for traffic jam on the road for site entrance.
Threat There is a trend of mixed-use building on the roadside but that would indulge the privacy and security of the housing buildings The area is extremely traffic congested in school hours, that would be a problem for all the residents.
