BEST IN SHOW Honouring Excellence and Achievements at OHBA’s Annual Conference BY J O E VACC A R O

AS YOU BEGIN exploring this, our annual Awards Issue of Ontario Home Builder magazine, you might want to grab yourself a beverage and find a comfy spot while you take a leisurely look at our all our finalists and winners of OHBA’s Awards of Distinction program. We often refer to this issue as our ‘coffee-table’ edition, as it offers a visual, photographic look at winning projects and communities across Ontario. You will surely be impressed by the creativity, innovation and technical advancements among our province’s builders, professional renovators, designers, marketers and their teams. Representatives from most of the finalists and winners within our 39-category awards program were in attendance at the Awards of Distinction Gala to accept well-deserved accolades and congratulations from their fellow members. The sold-out event, where we celebrated the 25th Anniversary of

ohba.ca

LET’S PAUSE TO ADMIRE THE EXCELLENT WORK BEING DONE BY OUR INDUSTRY AND ITS PEOPLE. the awards program, was the exciting finale of OHBA’s highly successful annual conference held at Blue Mountain Resort in September—and we have the pictures to prove it! (Check out “Caught on Camera” beginning on page 98.) Many thanks to a hardworking team of volunteers from our host local, the Simcoe County HBA, who helped plan the annual event and enthusiastically welcomed OHBA members and guests. The conference also provided a chance

to honour some of our dedicated members, local associations and volunteers for sharing their time, talent and expertise to ensure the success of our organization. As we often say, OHBA is a grassroots organization, and our members and volunteers are key players in our advocacy work at all levels of government and among stakeholder groups. Congratulations to everyone honoured this year, their stories of which are in the pages that follow. I’m also pleased to introduce you to the 2016/2017 Executive Committee elected to serve OHBA’s members in the coming year. They hail from across the province and are eager to continue OHBA’s vital work on behalf of the industry and all Ontarians: President Neil Rodgers of Tribute Communities (BILD), 1st Vice-President Pierre Dufresne of Tartan Homes (Greater Ottawa), 2nd Vice-Presidents Rick Martins of Huron Creek Developments (Brantford) and Bob Schickedanz of Farsight Homes (Simcoe County), Treasurer Alexander Callahan of Federated Insurance (BILD), Secretary Jackie Caille of Union Gas (Chatham-Kent), Immediate Past President John Meinen of Pinnacle Homes (Stratford & Area) and President Appointees Michael Pozzebon of DG Group (BILD) Jamie Adam of Pioneer Craftsmen (Waterloo Region) and Peter DeBiasio of Lindvest (BILD). These individuals, along with our board of directors, committee chairs and members, as well as a vast cadre of local association volunteers, can expect a busy year ahead. There are dozens of issues to deal with that impact our industry and the residents of Ontario. But for now— for this issue of OHB magazine—let’s pause to admire the excellent work being done by our industry and its people. It’s been said, “Next to excellence, comes the appreciation of it,” and this Awards issue aims to do just that: appreciate excellence. Enjoy the read. OHB

25 YEARS

OF SETTING NEW STANDARDS Awards of Distinction highlight OHBA members who go the extra mile

When President’s Gala Master of Ceremonies Pierre Dufresne, V.P. of Land Development at Tartan Land Corporation and First Vice-President of the Ontario Home Builders’ Association, stepped to the microphone the evening of Sept. 19th at Blue Mountain Resort, he was quick to remember departed icons of the industry, such as long-serving OHBA Executive Officer David Horton and former BILD president and CEO Stephen Dupuis. Dufresne also thanked conference event sponsors, as well as the local Simcoe County Home Builders’ Association, whose efforts were instrumental in staging the 25th edition of OHBA’s Awards of Distinction and Annual Conference in beautiful Collingwood. It was a reminder that all that the provincial association accomplishes, like the homes they construct, is built upon the foundation that precedes it. And so too is it for each year’s Awards of Distinction winners, who continually set the bar at new heights for those who follow. While builders, renovators, designers and other members of the Association are self-driven in their quest to provide customers with unexceeded levels of service and product quality, it’s always nice to be recognized by your peers for your extraordinary efforts. OHBA’s new president, Neil Rodgers, the 50th man to hold the Association’s title role, was officially introduced to the packed house and stressed that there’s something special they can all take from their everyday efforts. “To drive, walk or cycle around a community

ohba.ca

and know that you have played a role in where and how people are living and raising families, working, enjoying parks, shopping and dining—it can offer one a sense of pride for the work you do and what we can accomplish as an industry.” While it’s impossible to put a value on such intangibles, the numbers are pretty clear elsewhere. The home building and renovation industry was estimated as having injected some $77.5 billion into the Ontario economy in 2015 in terms of new home construction value, residential renovations and the impact of other related expenditures. That included $51.4 billion in new residential construction and $26.1 billion in renovations and other related expenditures. And you can add $19.3 billion in wages for an estimated 331,631 individuals—money that was reinvested into the economy and which subsequently generated billions of dollars in income taxes, CPP and EI premiums. OHBA members have been making that kind of impact since the association—the voice of the residential construction and renovation industry and Ontario—was founded 53 years ago. Today it represents over 4,000 member companies organized through 30 local associations across the province; its members having built more than 700,000 homes in the last 10 years in over 500 Ontario communities. But only a select few of these members are annually cited for OHBA Awards of Distinction. Allow us to introduce the Association’s best of the best for 2016. OHB

2 O16 ARCHITECTUR AL AWA R D S “Every great architect is necessarily a great poet. He must be a great original interpreter of his time, his day, his age.” — Frank Lloyd Wright

How do we define great architecture? A fusion of function and design? A marriage of efficiency, practicality and inspiration? Those who craft the containers we live in, however, do not operate in a vacuum. As inspired as they may be, architects must respond to the changing needs and tastes of would-be occupants. The world evolves. Technology changes. Societal trends shift. Family units grow and diminish. There is an art to recognizing and interpreting this evolution—to harnessing the latest implements at one’s disposal and designing something cutting edge, but something that will also stand the test of time, both in terms of artistic taste and structural longevity.

ENERGY EFFICIENT While a covered rear patio area and a beautiful island with seating are among a host of attractive features, it’s the energy-efficient aspects of the Townsend Craftsman that are most appealing, from its 1.5-car garage with charging station to triple-pane windows that reduce noise and energy costs, to an energy recovery ventilator that provides fresh air back into the home, to the use of Air Renew drywall to capture and convert formaldehyde (found in everyday household items such as candles, paint, perfume, hairspray, carpet, flooring) into inert compounds. Solar panels, meanwhile, are located on the back of the home, making them unnoticeable and providing architectural curb appeal.

Perched atop a granite ridge overlooking a lake, the entry side of this home is minimalistic, concealing the drama of a high-ceilinged open concept within, which floods with light, thanks to layers of lakeside windows. Natural timbers, including reclaimed wood from a 100-year-old Kentucky barn that runs through the great room and master bedroom, add warmth to the layout. A screened threeseason room, wraparound deck on the main and lower levels and large stone fireplace highlight the package.

Optimized to the point that it will use less energy per year than the 10kw solar PV roof system will generate, this Net Zero home dazzles with stylish storage, including a 12’-ceilinged walk-in closet with rolling ladder and custom cabinets off the master bedroom and a walk-in pantry in an entertainer’s dream of a kitchen, separated from the main living area by an archway held by maple posts. 2 O16 HOME R E N O VAT I O N S “Some people look for a beautiful place. Others make a place beautiful.” —Hazrat Inayat Khan

Great renovators are problem solvers—they reimagine and rework finite spaces into remarkable spaces, maximizing the potential of a client’s limited means and time. Like skillful M.A.S.H. unit surgeons, they encounter all forms of rooms and homes in dire straits and continually find ingenious ways to breathe new life into them—a life that promises not only improved aesthetics but much greater functionality as well. Yes, it undoubtedly adds value to an existing home, but it also adds quality of life. These adept alterations can bring a family together while simultaneously affording each of them the personal and creative room they need to manoeuvre. For in the end, home renovation is not about the client finding ways to fit the space, it’s about finding ways to make the space fit the client.

LE T T HE HOME BR E AT HE T H E G O A L : Update the look and flow of the space, while respecting the history of the home. THE RENO: Minor adjustments made a major impact at this Yonge & Lawrence-area home, from the opening of the front vestibule, entry closet and basement stair cubby, to the removal of a wall between the kitchen and family room, the latter allowing for the insertion of a 12’-wide sliding door system to flood the space with light. Matching trim profiles help retain the century home’s charm.

ROOM TO GROW T H E G O A L : Add an extra bedroom without affecting the home’s blend with its existing site. T H E R E N O : As this bungalow was already being used to full capacity, the only option to add a bedroom was to go up. To maintain the home’s footprint and look, much consideration was given to the scope of work and use of materials. The roof system and chimney had to come off, so timing with the weather was key. The upper exterior of the home was clad in Ironstone vinyl board and batten, while front and back covered porches were added to increase living space.

T H E G O A L : Revamp an old bathroom into a spa-like experience. T H E R E N O : Designed for a retired couple who enjoy frequent travel and high-quality spa experiences, this high-rise reno overcame the hurdle of immovable existing plumbing items. The dingy old shower was removed and replaced with a tall, extra-deep cabinet featuring internal drawers and luggage storage, while a large ‘spa’ shower with multiple shower systems filled the starring role. Luxurious fixtures and finishes include a ‘floating’ mirror with lighting below, a ‘floating’ bench clad in quartz and three lighting options controlled by unique switches. ohba.ca

2 O16 ROOM DESIGN “A room should never allow the eye to settle in one place. It should smile at you and create fantasy.” —Juan Montoya

Just as a new outfit expresses one’s changing tastes and simultaneously provides an infusion of energy to the wearer, so too is a room design an expression of not merely the personality of the people who will call it home, but the persona they wish to project. The layout and decor lend themselves to efficiency, but also to taste and comfort. Far from a random conglomeration of adornments for the sake of novelty or the collection of the latest and greatest works of art meant to impress visitors, it’s an intimate expression that complements a space, but one that also flows seamlessly to the other rooms of a home.

Black appliances and the back-painted metallic black glass backsplash shine under integrated LED undermount lighting. 2 O16 PROJECT IMAGE & ADVERTISING & ON-SITE SALE S P R E S E N TAT I O N “The secret of all effective advertising is not the creation of new and tricky words and pictures, but one of putting familiar words and pictures into new relationships.” —Leo Burnett

It’s a busy world and we’re all moving through it at a higher rate of speed than ever before. Consequently, it’s a lot harder to catch someone’s eye than it used to be. That’s the challenge laid at the feet of creative minds in advertising departments, particularly in an extremely competitive market such as home building: How do we tell a story about a great product in a way that captivates the imaginations of the target market, but that also conveys the story a builder wishes to tell about the quality of their product. How does an ad convince a potential buyer to investigate further? And once they’re in the door of a sales centre, what are the visual and tactile inducements that help convince someone that this future community embodies all that they want and need in order to call it home? The following advertising campaigns and on-site sales presentations represent proof that once you have the hearts and minds of a new homebuyer, their feet and signatures will follow. ohba.ca

2 O16 PRESTIGE & A S S O C I AT I O N AWA R D S “You make a living by what you get. You make a life by what you give.” —Winston Churchill

The previous pages have showcased dozens of OHBA members who have earned top marks in various categories, from architecture to sales brochures. But even among the best of the best, a special few stand out in the crowd for the sheer breadth of their accomplishments and degree of excellence over the past year. What follows are the Project, Builder and Renovator of the Year, as well as the People’s Choice Award. But while these accomplishments represent corporate heights in Ontario’s residential construction industry, the essential cogs that make that engine go too often operate in the shadows—individuals whose tireless, passionate and expert guidance and assistance go far beyond the call of duty. OHBA’s Special Recognition Awards shine the spotlight on a handful of those marvellous volunteers. So without further ado, allow us to introduce this year’s Prestige and Association Awards. ohba.ca

RENOVATOR OF THE YEAR

Extensive community work and a remarkable customer approval rating are just two reasons Amsted repeated as OHBA’s top renovator in 2016.

THE WHOLE PACKAGE

Amsted goes the extra mile in retaining reno crown BY M A R C H U M I N I L OW YC Z

WHEN THE NOMINEES for Renovator of the Year were being introduced at this year’s OHBA Awards Ceremony at Blue Mountain in Collingwood, Amsted Design Build founder Steve Barkhouse pondered the phrase “leadership in the industry” contained in the award qualifications and criteria. Suddenly Barkhouse realized that the description applies to his company, which has, since its beginning over 25 years ago, established itself as one of the most recognized and respected custom home specialists in Ottawa. “We’ve recently taken on a leadership role, and we take it very seriously,” Barkhouse says, noting Amsted’s commitment to community service as an example. “We’re proud of the charitable work we do, and we make it public to set an example in our industry and encourage others to follow our lead.” To celebrate its 25th anniversary, Amsted set a unique goal for itself: to take part in 25 community acts that give back to the neighbourhoods where the company works. Amsted far exceeded its goals, participating in a number of charitable programs and events benefitting, among other organizations, the Boys and Girls Club of Ottawa, local food banks, the Ottawa Hospital and Ronald McDonald House. In addition, company staff put up bat houses in Kanata (to remedy a severe mosquito infestation) and both planted

flowers and built an accessible gazebo at a local seniors’ home to allow residents to easily access the outdoors. “We went all out to give back,” Barkhouse says. The company’s exemplary charitable work aside, Amsted emphasizes the importance of customer satisfaction, while designing and building to the highest industry standards. “We have a strong focus on training,” he notes. “The industry and technology are changing all the time, and clients are shopping the world via the internet for new techniques and products.” It’s a bright customer base, Barkhouse says, citing Ottawa as one of the most educated cities in the world. “Our clients communicate with us directly. They help us, and we’re willing to learn. We take this experience and formalize it into procedures, policies and structures that guide our work and help us consistently produce top quality.” “Communication is vital in our business—with our customers, our clients, our partners and our fellow team members,” says Barkhouse. “We regularly have whole-day communication exercises to help us identify the people we work for, and with. Every few weeks, I appear on CTV News in Ottawa to discuss reno trends. And we regularly put on seminars for the public, like a recent one titled ‘How to Have a Successful Reno,’ which

“Communication is vital in our business— with our customers, our clients, our partners and our fellow team members.”

provided general steps on the reno process, as well as what to do and what not to do. These activities are informative for the community, they’re good for business and they’re a growth opportunity for me, helping to push my boundaries.” This year’s OHBA Renovator of the Year award is Amsted’s second consecutive win in the category. The award recognizes innovation and excellence in residential construction across Ontario, as well as outstanding professionalism and integrity within a company’s business, industry and the community it serves. Amsted h as also been honoured with the Greater Ottawa Home Builders’ Association Housing Design award for Renovator of the Year six times, including back-toback wins in 2014 and 2015. There’s also a GuildQuality feather in Amsted’s cap. The North American builder and renovator organization, which conducts thirdparty customer satisfaction surveys to help its members “deliver exceptional customer experiences and get the recognition they deserve for their commitment to quality,” bestowed Amsted with its sixth consecutive Guildmaster Award this year—one of only 17 designbuild companies in North America to accomplish the feat. “GuildQuality interviews our past customers, asking them 25 questions about their experience with our company, including sales, design, construction quality, cleanliness, value and other criteria, so that we can consistently improve our work,” Barkhouse explains. “Because it’s a third-party survey, respondents can be very open and honest. Considering all that goes into a reno, our satisfaction ratings are consistently 96%, with 100% saying they would refer us to family and friends. We’re very proud of that!” Established in 1989 as a one-man operation, Amsted Design-Build has evolved into a highly skilled team with more than 450 combined years’ experience in the construction industry. A number of the company’s staff has been with Amsted for over 15 years. This culture of loyalty and stability has allowed the growing firm to invest in ongoing training in order to stay on top of the latest building techniques and technologies, including LEED-certified design, heritage preservation and green building. “We have the best team in the world, and I’m honoured that they trust me to represent them in the community,” Barkhouse says. “They’re the people on the jobsite, doing great design and fine-quality work and putting the effort to effectively communicate with clients. I just facilitate the whole process.” OHB ohba.ca

BUILDER OF THE YEAR

Dynamic projects (like Scala, above), a ‘Hotel-ready’ mantra, environmentally friendly construction practices and extensive community work keyed Tridel to victory in 2016.

A TOWERING SUCCESS

Community-building and green-friendly measures help propel Tridel to Builder of the Year honours BY TRACY HANES

TRIDEL UNDERSTANDS that being an outstanding builder is about more than simply bricks and mortar, and that’s among the reasons why the company was named 2016 Ontario Home Builder of the Year at the Ontario Home Builders’ Association’s Annual Conference in Collingwood. The Toronto-based condominium builder was awarded the honour based on its dedication to customer service and engagement, its commitment to creating sustainable communities, and its involvement and initiatives within those communities. With a wealth of experience in the GTA building industry, many companies can construct quality buildings, so customer service has become an important differentiator, says Jim Ritchie, Tridel’s Senior Vice-President of Sales and Marketing.

“For homebuyers, it’s all about communication,” says Ritchie. “They really want to know what’s going on.” Every step of the way, from buyers’ introduction to the Customer Connection Centre, through the design and decor process and to home inspections, Tridel helps the customer understand the next step, Ritchie notes. The company keeps in touch through workshops, events, online resources and emails. Tridel has also created a video series on YouTube that covers topics such as basic condo maintenance, air quality and comfort, what to expect in common areas, caring for countertops, flooring and more. One of Tridel’s mantras is “hotel-ready” says Ritchie, so when the first occupants of a new condo building move in, they don’t feel as if they are living in a construction zone. The lobby is 100% fin-

“You have to have the right people who can listen well and react and work things out.”

ished, the concierge is in place, corridors are finished and, in most cases, all amenities are working. Ritchie says Tridel has developed metrics that allow it to deliver its products on time, with zero deficiencies. The company works with trades and suppliers on-site to markup suites and discuss what’s acceptable and what’s not. “We have more on-site staff than most builders and we manage the entire construction process, rather than having thirdparty contractors. We think it makes a difference, as we can control the quality of the finished product.” Tridel’s ability to communicate begins long before buyers are involved. Planning a new development involves a variety of stakeholders and the company reaches out to local ratepayers, municipal staff and politicians to keep them informed and include them in the process. “We find consensus is the best way to get to where we have to go,” Ritchie says. “We don’t like to go to the Ontario Municipal Board. We’d rather work with stakeholders and you have to develop good relationships.” Two examples include Tridel’s role as development partner in phase one of Toronto Community Housing’s 15-year redevelopment of Atkinson/Alexandra Park in downtown Toronto. The social housing project is transforming into a mixedincome, mixed-used neighbourhood with new co-op townhouses and apartments and refurbished units to replace aging housing stock, as well as new-market condos and townhouses. In addition to collaborating with TCH, Tridel has forged relationships with residents, who have been actively involved in the decision-making process for the revitalization. In the Yonge-Eglinton neighbourhood, Tridel built two condo residences as part of The Republic development, as well as a new high school on the site of the old North Toronto Collegiate Institute. Tridel worked with multiple stakeholders, including the ratepayer and political representatives, the Toronto District School Board and even school students and staff. “You have to have the right people who can listen well and react and work things out,” says Ritchie. Tridel is also an innovator in green building. It’s the largest builder of sustainable condo buildings in Canada, with its buildings making up more than 25% of all highrise residential LEED projects in Ontario, with 10 million square feet of LEED Silver or Gold certified or candidate buildings. ohba.ca

“We started our first LEED project 16 years ago with our Verve community, and since we started, we have become leaders,” says Ritchie. “We (now) have 30 green buildings. It started because we were concerned about the operating costs of condos and looking at ways to make that better. We realized that developing green buildings provided attributes beyond cost savings. They were built better, performed better and the long-term benefits to homeowners were huge.” Tridel is also a partner in Tower Labs, a Toronto non-profit green building technology accelerator, to find the most energy-efficient and highest performing building technologies. With Tower Labs, Tridel has launched NetZed at its Aqualina condo in Toronto’s East Bayfront, a net-zero suite that will produce as much energy as it consumes. With the move toward more intensification and creating communities where people can live, work and play, mixed-use developments are becoming common and Tridel has again been taking a leadership role, with successful projects such as Hullmark Centre at Yonge and Sheppard Ave. in North York, where a podium with retail and office space joins two condo towers. “We look at locations that essentially have the opportunity for employment and transit, and other aspects that people are looking for in terms of infrastructure,” says Ritchie. “Almost any city location can lend itself to mixed-use.” Tridel has fostered a vibrant corporate culture and its goals include forging strong relationships with its work family, offering its employees opportunities to grow and develop professionally, while also taking a creative and collaborative approach in decision-making. As part of its community-building measures in recent years, Tridel launched BOLT (Building Opportunities for Life Today) in 2009 to connect youth-at-risk to careers in construction through programs and scholarships. Since 2013, BOLT has been a standalone charitable foundation, but Tridel is still committed to the cause and has raised more than $1.2 million to provide 168 scholarships. Recently, the company collaborated with Bowery Project in the Alexandra Park community to sponsor an urban farm by growing vegetables in 1,500 milk crates beside the new YMCA Youth Shelter adjacent to Tridel’s SQ condos. “It engages youth and volunteers,” says Ritchie, “and last year, the project grew 400 pounds of organic produce that goes to various shelters in the city.” OHB ohba.ca

THANK YOU TO OUR SPONSOR PARTNERS

2016 OHBA MEMBER OF THE YEAR

OHBA President Neil Rodgers (left) presents Chuck McShane with the association’s prestigious Member of the Year award.

THE GO-TO GUY

St. Catharines’ McShane has gone from humble entrepreneur to humble OHBA bulldog BY A L I S O N K I N G

CHUCK McSHANE is no stranger to his fellow members. A three-time president of the Niagara Home Builders’ Association, McShane is renowned for his passion, energy and dedication to his local and provincial associations. A powerful voice for the home building industry, he has travelled the province promoting careers in skilled trades to youth and advocating to the College of Trades for apprenticeship reform. It’s a long way from McShane’s humble beginnings in the industry, for which he credits his wife Tatjana. “She was reading the newspaper and noticed a Sears Canada ad looking for storm door installers,” McShane relates. “I had a pickup truck and an old drill, so she encouraged me to start my own business. Before too long the business was doing well enough that I could quit my day job, and I’ve never looked back since. For a guy who didn’t even have a high school education, I couldn’t have imagined where I’d be 20 years later.” In addition to his duties with the association and his busy job as division manager for St. Catharines Building Supplies, McShane is an active and dedicated member of his local community. He proudly serves as the CEO of the Steve Ludzik Foundation, a charitable organization founded by the former NHL hockey player to provide funding and assistance to those living with Parkinson’s disease, and is the current president of the Niagara Falls PC Riding Association. “Chuck has been a champion within his local association as well as here at OHBA,” says OHBA President Neil Rodgers. “He’s Niagara’s ‘goohba.ca

to’ guy. His can-do attitude and desire to effect positive change within the industry is inspiring. Never one to shy away from any task, he is always the first to throw his name in the ring. “Chuck is very supportive of the work we do at the provincial level and works hard to recruit and retain members,” Rodgers adds. “He has spent many hours travelling around the province to challenge and question the College of Trades—its validity, its purpose and its efficiency. He has sought to educate and inform the public and membership about the College while developing practical ideas and solutions that could make this government initiative work better and more effectively. He’s always quick to call OHBA with opportunities and information that will support our efforts and he works closely with elected representatives to inform them on issues that impact our industry. His diligent efforts have significantly heightened the credibility and influence of his local.” Despite his many accolades, McShane is modest about this latest honour and says he was speechless when he heard the news. “It’s wonderful to be recognized by your peers, but I always feel there’s someone more deserving than me out there. “I didn’t realize how much was done by OHBA until I joined my local and eventually became president,” McShane adds. “When you see the passion of the OHBA staff and directors, it’s infectious. This industry has provided for me and my beautiful family and has given us a very good life. Not to give back would be very, very selfish.” OHB ONTARIO HOME BUILDER AWARDS 2016

OHBA PEOPLE’S CHOICE AWARD

Voters loved Lake House’s pedestrian-friendly coastal design in Grimsby.

COASTING TO VICTORY

Branthaven’s Lake House is the People’s Choice BY T E D M c I N T Y R E

WHAT IF YOU could have the feeling of a sublime summer getaway but with the convenient location and modern infrastructure of a traditional home? That’s what the voters of Branthaven Homes’ Lake House development had in mind when they selected the second annual People’s Choice Award. A transformative, new master-planned community of townhomes and mid-rise boutique condos on the edge of Lake Ontario in Grimsby, Lake House features an outstanding waterfront location, long stretches of beach and promenade, authentic coastal architecture and resort-style interiors that provide easybreezy living—every day. “What sets Lake House apart from other so-called waterfront developments is its actual location directly abutting the shore—17.5 acres of prime waterfront real estate,” says Steve Stipsits, president of Branthaven Homes. “The site’s unusually wide strip of land and expansive lake frontage is unprecedented and unmatched in the region. There is no other development in the region that provides the opportunity for

truly attainable lakefront home ownership.” Stipsits notes that Lake House is the last large-scale developable parcel of land within the Golden Horseshoe (Oakville, Burlington, Hamilton, Grimsby and Stoney Creek). With thousands of feet of lake frontage, its parks and pathways, beach and boardwalks have all been designed with waterfront orientation and pedestrian-friendly accessibility in mind, including linkages to the ever-expanding Waterfront Trail System. “Year round, Lake House residents will be able to lead a healthy and satisfying lifestyle by strolling, biking, jogging or walking their dog on the trails, practising yoga on the beach or simply enjoying the beautiful sunrises and sunsets that this rare location offers,” says Kristen Bellamy, Marketing and Brand Manager of the Burlington-based homebuilder. Townhomes will have authentic nautical notes and a contemporary flair, with New England beach style evident in the traditional high-quality materials, including premium siding and maintenance-free, cedar-pro-

file shakes. The Waterfront Townhomes blend the classic Cape Cod styling of angled peaks and flared columns, stone and shakes, with modern accents like contemporary glass-panelled balconies and large windows—creating a distinctive custom-crafted look. At Lake House, there will a range of twostorey and three-storey towns. The 21’ wide, two-storey towns—some just 35 metres from the beach—will have full waterfront walkouts. There will also offer boutique condo residences at the heart of the residential waterfront community. Designed with a West Coast Contemporary style, each of the two mid-rise condos will be wrapped in rich brick and large terraces and offer amenities that rival five-star resort living, including an outdoor pool and patio, garden area, fitness and yoga room, party and games room— even a pet spa for a much needed clean-up after a day at the beach. Lake House condo suites are truly openconcept living spaces designed to capture as much of the panoramic views as possible. Floor-to-ceiling windows and balcony sliders will not only provide fresh air and lots of natural light but will be the perfect place to sit and admire the breathtaking lake views that this community offers. Glass balcony railings are a modern touch and also add to the uninterrupted vistas. With 1- and 2-bedroom options available, Lake House Condo suites will range from 465 to 1,185 SF, each featuring Branthaven’s designer kitchens and spa baths. Branthaven Homes will continue to respect the context of the site’s waterfront location by delivering authentic architecture with upgraded elevations of character, Stipsits promises. “Our award-winning architecture and elevation styles are always sensitive to their locale context. They are never designed in isolation or out of character. With BeachHouse, Wave Condos, and Bravo-bythe-Lake, our customers have come to expect exceptional architecture that pays homage to a site in which it rests, and that’s just what we will do at Lake House, the last landmark site on the shores of Lake Ontario.” Branthaven’s Lake House votes were garnered through both organic and paid posts on Facebook and social media (Branthaven has one of the largest followers of any local builder on these networks), which were specifically targeted to the buyer profiles that this project’s lifestyle catered to. This resulted in an acute demand from the marketplace, with very limited traditional forms of advertising utilized. OHB ohba.ca

JOHN HERBERT’S CAREER path has taken him from Ontario to western Canada to Russia and back again, giving him a unique perspective in land development, home building and commercial construction. For the past 13 years, he’s served as executive director of the Greater Ottawa Home Builders’ Association and established himself as a leader who has earned the respect and admiration of his peers. Herbert was awarded the David Horton Leadership Award in September at the OHBA annual conference in recognition of his contributions to the industry and to his fellow association professionals. Herbert has been highly supportive of the work they do at all levels of government, and has always been willing to lend his assistance to any member, executive officer or association. Herbert’s interest in building began when he was a child growing up in London, Ontario. “I built things from an early age and had a fascination with how things went together, and that evolved into houses, and from there, as to how neighbourhoods and cities go together,” says Herbert, who went on to study architectural technology at Ryerson University and to earn an honours degree in urban planning from the University of Waterloo. After graduation, he was hired as a planner for the City of Edmonton. He was involved in the largest public land assembly in Canadian history, the 6,000-acre Mill Woods project, which was intended to create a town within a town, annexed by the city of Edmonton. Today, ohba.ca

Mill Woods includes a town centre community and eight surrounding communities. Herbert’s varied job history includes stints as the Eastern Canada Manager of Land Development for Canada Mortgage and Housing Corporation and Commissioner of Development for the City of Kanata. He worked for more than three years in Russia on a joint Russian-Canadian venture to introduce a thin concrete panellized construction system to the Soviet country. Herbert joined as executive director of the Greater Ottawa Home Builders’ Association in 2003 and has helped drive an increase in members from 260 to 400. “The thing I enjoy most about this job is the variety of issues,” Herbert says. “It goes back to my early fascination with how things go together. In the association, I’m exposed to a lot of pieces and it’s about understanding how the pieces (such as the development, construction, Code, etc.) fit together.” Herbert’s association is celebrating its 65th anniversary and he says in 1951, the main concerns were about aspects of building: for example, how to source concrete. “Today, land is by far the most prominent issue. It’s so highly regulated and controlled by government. Government has the monopoly on development, as it decides how, where and when projects will be built.” The Greater Ottawa HBA’s main goal currently is trying to have a positive influence to streamline and expedite the approval process at city hall and to challenge negative government policies that are detrimental to the home building industry. He is also concerned about the onerous taxes and fees placed on home building, as these get passed on to homebuyers and negatively impact affordability. Also on his agenda is to work with renovator members, helping them to operate in a more professional manner and to assist them in competing again the underground economy. “John is known for his passion for the industry and never one to shy away from the issues. The association is fortunate to have a strong advocate like him in our midst,” says OHBA president Neil Rodgers. Rodgers says Herbert has an unwavering commitment to the industry, and his effectiveness as an executive officer and his devotion to giving back to the community have led to the success of many events and initiatives across the province. The leadership award honours the memory of David Horton, who served as OHBA executive director for more than 25 years. OHB ohba.ca

2016 LOCAL ASSOCIATION OF THE YEAR

OHBA President Neil Rodgers hands off the Association of the Year trophy to Stratford & Area HBA’s John Meinen, Bill Veitch and Larry Otten.

SMALL BUT MIGHTY

Stratford local punches way above its weight in claiming local association honours BY A L I S O N K I N G

IT MIGHT BE an annual award, but there was definitely a cumulative effect that helped the Stratford & Area Builders’ Association (SABA) earn honours as this year’s Local Association of the Year. “We were surprised and so pleased to learn of that SABA was named (for the award),” says Bill Veitch, Stratford & Area Builders’ Association president, whose 29-year-old association also claimed the honour in 2005. “As a smaller local it’s great to be recognized at the provincial level and to know all our hard work and dedication is paying off.” Despite its modest size, SABA boasts a long list of outstanding achievements over the past 12 months, including successful advocacy work, community engagement, member services and exceptional leadership—the latest example being the service by Pinnacle Quality Homes’ John Meinen as OHBA president this past year. “OHBA is a grassroots association and our success is closely tied to the success of our locals,” notes OHBA’s new president Neil Rodgers. “The Local Association of the Year is a coveted and respected award recognizing the amazing work being done by OHBA local associations. [SABA is] among the biggest advocates for encouraging youth to consider careers in the skilled trades and providing numerous opportunities for students to get involved and learn more. It has also been incredibly supportive of the work OHBA does at the provincial level and is quick to volunteer to participate in any meeting or event on behalf of the association.” SABA’s advocacy for careers in the skilled trades and its outreach work with students and youth in the Stratford area community this past year are just two of the many reasons it was named Local Association of the Year. The local provides six scholarships to deserving 122

ONTARIO HOME BUILDER AWARDS 2016

students who are pursuing an apprenticeship or post-secondary education in the building and construction industry. The feedback was so positive that this year they doubled the number of scholarships to a dozen. SABA’s strong emphasis on education and advancing careers in the skilled trades includes assisting in pre-apprenticeship training programs for unemployed and underemployed people in the local community. The course covers topics such as health and safety and touches on the trades of carpentry, electrical and plumbing. As well, the association sponsors a program encouraging more women to get involved with the skilled trades. The focus on education begins at the elementary school level, with programming for kids as young as seven years old, designed to encourage them to learn how to build things with tools. For a number of years SABA has also partnered with area high schools in both the public and Catholic boards’ technology departments to give students a taste of what it is like to create, design and build a garden shed while facing time deadlines and meeting a budget. In the spring of 2016, however, the local received notice that the program was going to be cut by one of the schools due to lack of enrollment and the elimination of funding by the school board. Believing firmly in the power of the project, SABA’s members banded together to fund the program themselves. “Stratford has a very active local membership, both at the board level and in the community, and we’re always looking for ways to help each other and the industry out,” says Veitch. “Obviously getting students involved in the skilled trades is big for us, and big for the industry. The home building industry is absolutely essential to the provinohba.ca

cial economy. If we don’t encourage students and continue to bring more people into the skilled trades, we will be facing a big problem.” Veitch points to the serious concern of a lack of sufficient skilled tradespeople to meet the growing demand for renovations and new construction homes. He cites a troubling pattern in several of the trades where the majority of workers are nearing retirement age. Without a pipeline of qualified younger workers to continue the craft, Veitch believes the entire industry is at risk. SABA is working to prevent that from happening. “We like to get into the schools and promote skilled trades as much as possible, attend career fairs—whatever we can do raise awareness and show students that the trades are a valid option for them to consider,” Veitch says. “With Stratford being a small rural area, local students often move away to attend university, or look to careers in the agriculture and manufacturing sectors. There’s still a stigma out there about not going to university and we have to turn that around. We have to let people know that the skilled trades offer good jobs and make great careers. With demand as high as it is, almost anyone completing the education programs and entering the field is guaranteed a job. It’s in our best interests at a local and provincial level to keep working to make sure young people are aware of that. I’m so proud of the work our membership has done in the local schools and the dedication they’ve shown in keeping these valuable programs going.” In addition to their outreach activities in the local community, the Stratford association is very supportive of its own members through a Parade of Homes, an annual Spring Home Show and Industry luncheon. Its members are also big boosters of both CHBA and OHBA, attending conferences and supporting other events. That kind of dedication has helped the local punch about its weight. But the association is also growing, says Veitch. “There is strength in numbers and we are stronger together. Winning this award is recognition that the small locals are important to the provincial association and that the little guy’s voice can be heard. I’m so proud of our association and the dedication of our membership. We have a great deal to contribute, both within our local community and within the provincial association. Being named Local Association of the Year by OHBA is a wonderful recognition of the work we do and the value that every local has to the provincial association, no matter how big or small.” OHB ohba.ca

AS ANY IMPASSIONED worker knows, many hours in the office and on the road go unpaid. That’s because they’re not motivated by the money; they’re driven by a greater cause, be it service excellence or helping others in the jobs they do. Among the OHBA members cited for Special Recognition this year was a trio of exceptional folks from the Simcoe County Home Builders’ Association. “These individuals have been of great service to their local association, with particular dedication to the planning of the events we are enjoying, including an absolutely spectacular opening night dinner and party in the village last night!” observed OHBA’s new president, Neil Rodgers, at the President’s Gala last month at Blue Mountain Resort in Collingwood. The group included Shari Pryce of Reliance Home Comfort—“often described as the ‘we can do this’ person on the committee,” Rodgers said. “But she’s more than ideas; she puts her words into action and makes things happen.” Dorothy Stewart, a Channel Consultant with Enbridge Gas Distribution, was largely ohba.ca

While Hissa officially retired from that position last November, turning over the reins to Jennifer Lynch, “you can’t keep a good woman down,” Rodgers observed, “and Sheila continues to volunteer with her local association and played a pivotal role in organizing this year’s conference.

Also spotlighted on the evening was the Chatham-Kent Home Builders’ Association for its extraordinary efforts over the years in support of charitable works within its community. The 2008 Local Association of the Year (after contributing a whopping $365,000 to the Chatham Kent Health Care Alliance MRI campaign), the CKHBA’s philanthropic efforts show no signs of slowing down. Under the direction of its president Scott Vandersluis and local member Dave Ewald, the local stepped up to the plate yet again this year, turning a small ranch-style home into a wheelchair-accessible home after nine-year-old Evelynn Nichols was diagnosed with a rare congenital defect which caused a stroke. Materials and services were completely donated by the local and its members. And when the Chatham Habitat for Humanity needed help repairing a bad framing job on one of its homes this summer, several CKHBA members dedicated a full day of service on one of the hottest days of the summer to accomplish the task. The final special recognition award went to an individual that Rodgers has worked with for years on the Executive Committee: Di-

In 2002, Murray’s own local, the Hamilton-Halton HBA, presented her with a Distinguished Service Award. In 2001 and 2004 she received a Presidential Award and in 2014 her local awarded her the Paul Wright Memorial Award, presented annually to an individual who has contributed significantly to the betterment of the housing industry and the wider communities through outreach and activism. “Diane is retiring in October from Union Gas,” Rodgers observed. “Our industry will miss her and our associations will miss her.” OHB 128
