when stars align OHBA’s successful 2019 Conference and Awards of Distinction checks all the boxes they say a picture is worth a thousand words, and if that’s true, you are about to embark on a fantastic read about OHBA’s 2019 Annual Conference at Collingwood’s Blue Mountain Resort and Conference Centre in September. This issue of Ontario Home Builder showcases all the finalists and winners of the 2019 Awards of Distinction, illustrating what helped our esteemed judges determine the ultimate winners in our 42-category awards program. With a record number of entries this year, it is gratifying to see finalists from all corners of our province show off the amazing creative talents and expertise among Ontario’s builders, renovators, architects, designers and marketing professionals. As newly elected OHBA President Bob Schickedanz noted when presenting the awards, “These are outstanding individuals who are the fabric and DNA of this organization.” What OHBA stands for and how it will operate efficiently and effectively in the coming years was the subject of plenty of healthy debate and discussion at the Board meeting and

Annual Meeting of Members, where an updated three-year strategic plan was considered. The primary goal of this review was to provide better support to local HBAs, enhance membership value, ensure faster collaboration and provide resources to grow and strengthen our association, as well as to improve support of the changing needs and requirements of our membership. A lot has changed since 1998, when the bylaws were last updated! So it’s important to refocus on the future. As Bob noted, “It is our opportunity as an association to reenergize ourselves and reorganize association business in order to ensure that the OHBA is in the best position possible to continue the incredible work of our presidents, HBA locals, members and legion of volunteers.” To that end, OHBA will present updated bylaws to the membership at the upcoming Board meeting in November. The OHBA strategic plan is about servicing the member through regional channels, using technology and in-person forums to bring our community together and provide members with the information they need to make future decisions. OHBA, after all, is a grassroots association. We work best when we know we are supporting you best. And we have the strongest impact when we stand together. A stellar cast will join President Bob Schickedanz (BILD, Durham, Simcoe) on this year’s Executive Committee, including: 1st VP Louie Zagordo (Sudbury & District), 2nd VP Dave Depencier (Chatham-Kent), 2nd VP Bob Ridley (Greater Ottawa), Treasurer Alexander Callahan (BILD and 10 other locals), Secretary Christina Giannone (BILD) and Immediate Past President Rick Martins (Brantford, Waterloo). It’s easy to get trapped in a routine, particularly if that routine is profitable. What’s hard is finding a way to do it better. That takes time. But not always a lot of time. Occasionally it’s as simple as being observant. “Many of the most innovative companies got their best product ideas from customers. That comes from listening—intently and regularly,” wrote Tom Peters in his best-selling In Search of

Excellence: Lessons from America’s Best-Run Companies. Every one of this year’s Awards of Distinction nominees have regularly gone that extra mile in achieving outstanding work. And that’s saying something, given how deep the well of talent has become for Ontario builders, renovators, designers and marketers. The Ontario Home Builders’ Association, in fact, counts some 29 locals and more than 4,000 members companies, who combined this year for a whopping 594 entries in 42 categories. The pages that follow reveal no shortage of stunning, innovative projects. But even the most inspired concept will vanish into the wind if not suitably expressed and shared with the world. It takes expert presentation and marketing to inspire prospective homebuyers to make the biggest purchase of their lives. And the best of the bunch are honoured here. And what of those homeowners who have already found that special location but their home no longer meets their needs or fulfills their dreams? Therein lies the art of renovation. From the most compact of kitchen overhauls to a complete, dramatic facelift inside and out, these experts have negotiated a minefield of emotions and challenges to complete their project on time and on budget—all while simultaneously furnishing their clients with an inspiring new environment that makes life easier, healthier and more enjoyable. Every one of this year’s nominees has made a habit of exceeding expectations. The following pages celebrate that crème de la crème of the Ontario home building and renovation industry for 2019.

CATCHING THE EYE, PLEASING THE SOUL Frank Lloyd Wright-inspired, bump-outs in this corner-lot bungalow create architectural points of interest. Its bright airy environment is exaggerated by 9’ ceilings and 8’ interior doors. The extended finished basement offers two bedrooms, workout space, theatre and bar. Highlights include a spa-like shower with a glass track wall and dual shower heads, a ceiling with calming waves in the great room that diffuse LED lighting while improving acoustics and dampening noise, and a hidden wardrobe behind the master headboard wall to maximize space. Outside, simple and clean lines combine with stonework, warm tones and wood accents with chain-link downspouts to add curb appeal.

COUNTRY STRONG Taking advantage of vistas of the region’s rolling hills, while maintaining privacy for the homeowners, this L-shaped layout allows for 2,400 SF of living space plus an oversized three-car garage—the positioning of the latter creating a private outdoor courtyard. The home’s interior details, including an 18’ stone fireplace and wide-plank walnut flooring, are a tribute to country life, while unobstructed sightlines maximize the natural views. Exterior finishes feature James Hardie vertical and lap siding, a standingseam metal roof, stone details, cupola and gas-burning lanterns.

FAMILY GATHERING A large front foyer provides a dramatic entrance, with open sightlines to the large great room and fireplace beyond. The kitchen is positioned as the heart of the great room and breakfast area, with open living areas providing a comfortable space for family connection. SEE THE LIGHT A limited lot size backing onto Richardson Creek inspired the creative use of window sizes and locations, as well as a unique plan that includes a main-floor master suite and a balcony off the second-floor bedroom with views of Martindale Pond. On the exterior, black-framed windows, frosted glass panels on the garage and aquacoloured glass panel railings all catch the eye of passers-by. Frosted interior doors, meanwhile, provide privacy but allow natural light to filter through. Light bounces throughout, thanks to 9’ main-floor ceilings, except the living room, where an 18’ vaulted ceiling allows for a floor-to-ceiling fireplace and an eight-window wall.

SPACIAL ANOMALY

A modern interpretation of traditional Georgian townhouse architecture, Elmwood is a community of just six semi-detached, three-bedroom homes. Designed to be directly approachable from the street, with garages accessed via a shared laneway at the rear, the layout allows spacious entertaining areas including a private rear yard with deck and private rooftop terrace overlooking downtown Port Credit and Lake Ontario. Features include stunning kitchen quartz countertops, soaring 10’ ceilings, rich hardwood flooring, an oversized gas fireplace and three comfortably-sized bedrooms.

SUSTAINABILITY WITH STYLE One of a group of infill homes situated in a mature neighbourhood, this R-2000 residence achieves an exceptional EnerGuide rating of 90 and airtightness of 0.52ACH @50 pascals. The basement is built with mouldfree techniques and sealed for radon. Designed to help the homeowners easily age in place, the uninterrupted, open-concept interior features widened doorways for accessibility, while the front porch is designed to accommodate a future ramp for wheelchair accessibility. On the main floor, the double-height great room flows effortlessly toward the open-riser staircase, glass railings and floor-to-ceiling windows that encourage light and air flow. KEEPING YOUR OPTIONS OPEN TWO-FOR-ONE DEAL Designed to accommodate families who have parents or relatives living with them, the forward-thinking Flexhouz features a smaller, independent residence inside a larger house, complete with its own entrance and handsome living space. The primary space features an oversized, open-concept living and dining area to bring the two families together. Outside, the stately exterior features a two-car garage to one side of the main entrance and a single-car garage to the other.

WINNING THE BATTLE OF TRAFALGAR Minto overcame significant grade changes on the north Oakville site, which it resolved through the strategic use of terraced landscaping and patios. Nestled in between natural green space and the more urban street frontage of Trafalgar Road, the massing of this 1,374 SF townhouse complex eases the transition from the adjacent high-rise development to the nearby low-rise neighbourhoods. All units are provided with balconies or terraces, reflecting the scenic woodlots that surround this community, with a pedestrian mews between the blocks. Efficiently crafted into 1,063 SF, “Residence No. 2” features a large front terrace overlooking the street, beneath which you’ll find two bedrooms—carefully screened from the street by dense plantings. Laundry and service areas are provided on the bedroom level for convenience, leaving the main living area unencumbered. ART AND LIGHT Situated on a long, narrow lot measuring 33’ x 125’, the dazzling, innovative architecture of the Galleria bathes it in uninterrupted daylight from the front door to the rear yard. With a minimum of interior walls, most of the home was constructed with a structural steel skeleton. Skylights are sprinkled throughout this R-2000 home, which includes a drain-water heat recovery system in the showers and a greenhouse sanctuary at its core. Aging-in-place features include a maintenance-free heated driveway that leads into the basement. Upon arrival, the homeowners have the option between the scenic, sculptural staircase or an elevator. BET THE RANCH This captivating rustic ranch-style home, built completely with insulating concrete forms, is positioned close to the treeline on a 50-acre parcel, allowing for open fields and spacious paddocks for the horses to run. Two separate driveways—one to enter to the back of the home past the barn/arena and the other leading to the grand post-and-beam entrance—are complemented by a four-bay heated garage, including a drive-through bay to accommodate the homeowners’ fishing boat. Creating a bright and open-concept interior, as well as additional outdoor living spaces for entertaining, from a layout that consisted of many small, dark rooms, included the addition of several large windows. It now blends flawlessly with the surrounding older homes, thanks to its garden stone entry and palette of earth-tone siding and walnut-stained timbers. Inside, traditional touches include the use of antique barn beams throughout, and an exposed brick fireplace, the rear of which acts as a unique accent wall with floating shelves in the kitchen.

FROM GOOD TO GREAT The goal:

Give a basement bathroom an ensuite feel.

The reno: While the existing bathroom had ample space, its layout was awkward, including a toilet just

inside the door. Reconsidering the room, a private toilet space with a glass door was added behind the shower. Making use of the high ceilings created a barrel-vaulted ceiling in the glass shower, where a zero-threshold full steam shower considers aging in place and large inset shelving provides storage of shampoo, etc. Reformatted cabinets, meanwhile, also improve storage. A new larger, deep tub captures the space beneath the window, as black-and-white patterned oversized floor tiles, and black slab shower walls and plumbing fixtures create great visual interest in this project.

Overhead, a series of recessed spot lighting is trimmed with mouldings for an added detail, while seating accommodates a minimum six to eight with an extended prep area and storage. Even the pantry gets a special treatment, with its sink, counter space, storage wall of cabinets, large window for natural light and decorative shelf for large bowls and pottery illuminated by cabinet lighting and task lighting. Top-shelf appliances and finishes throughout complete the picture.

White walls, cabinets and countertops act as a canvas for the warm grey hardwood floor, with stainless-steel accents providing a superb contrast. The enlarged side window and rear patio, meanwhile, provide views of the protected greenspace surrounding the community.

Designed for wow factor, this kitchen features a 22’ island that comfortably seats 12. Natural light pours through massive windows that stretch to the 16’ ceiling, with a black-and-white design grounding the space. Highlights include Sub-Zero and Wolf appliances, and herringbone white oak floors imported from Belgium.

Traditional, high-end ad methods targeted the older demographic, while more digital methods, including “on-the-street” reporter radio interviews, were geared to the first-time buyer. The project’s first phase sold out in less than a month.

FINDING A PRESENT IN THE PAST Nineteen bespoke townhomes adjacent to the prestigious De La Salle College in Toronto’s coveted Summerhill neighbourhood called for a subtly swank brand. Research determined that ArmandFrancois-Marie de Charbonnel, Bishop of Toronto from 1847 to 1860, founded De La Salle College. That lent the development its name. For the logo, a more traditional wordmark and the modern logo graphic combine to tell a story of modern design that deeply respects the past.

WE HAVE SEEN THE FUTURE Set up like an art gallery, this sales office was designed to resonate with young executives, mid-life travellers and retirees, among others. The sales tour connected potential purchasers to the future Barrie community. Several interactive elements included a touchscreen with 3D renderings so clients could explore the community—even their balcony—from all angles. Clients could also get a virtual look through a window from every floor, as well as virtual tours of the suites.

THE ART OF DISPLAY A new boutique condo, RUSH is situated between the funky grit of Queen West and the polished glamour of King Street. Taking its name from famed Rush Lane, a long back alleyway covered in colourful work from some of the world’s best graffiti artists, the Alterra sales office was designed to attract cultural aficionados and design-conscious urbanities. Inside, there’s more original graffiti, with touchscreens and a video wall. A higher than normal number of walk-ins helped sell out all units by June. Finalist

H in e s a n d Trid e l ’s Aq u a lun a – To ro nto Reminiscent of a great ship with sails aloft, Hines and Tridel’s dynamic Aqualuna is a juxtaposition of geometry and design. The 15-storey, two-tower project at Bayside Toronto was conceived by acclaimed Danish architects 3XN, with southwest- or east-facing, angled, wave-like terraces maximizing views from either of the tiered towers. The design ensures no light is blocked from Aquabella and other buildings on Merchant’s Wharf. The “Luxury by the Lake” theme was driven home by a highly stylized and angular logo. With three A’s in the name Aqualuna, the idea emerged to stylize each A by removing its horizontal line. The result is a timeless, classy but minimalistic and memorable brand. OHB 90

An intimate luxury home development in a rare location surrounded by nature was the winner of OHBA’s 2019 People’s Choice Award. The public voted online August 14-23 for their favourite project from the list of the top finalists in Project of the Year LowRise and Project of the Year Mid- / High-Rise awards categories. Acorn Homes’ Limerick Point in Richmond Hill, an enclave of 19 Frank Lloyd Wright-inspired homes set atop a knoll and bordering the Oak Ridges Moraine, garnered the most votes. “We are super happy about the award,” says Zsuzsanna Deak, marketing manager for Acorn Homes. “We put a lot of attention 92

into the homes; we put a lot of thinking into our designs and we introduce innovation. Winning this award is very humbling and makes us proud.” The company takes no shortcuts, she says, whether it’s the design or building process, and endeavours to build long-term relationships with purchasers. Acorn was also able to forge positive relationships with homeowners in the area and gain their support for the development. Much of the moraine, with its woodland, wetlands and kettle lakes, is protected, allowing residents of Limerick Point to enjoy the natural setting for generations. The homes also offer spectacular views of

the countryside. Backyards face protected land, so nature and wildlife will be virtually at the doorstep. The residences, starting from $2 million, boast custom-home-level design with unique geometry, upscale features and lavish interiors. Exterior features include Longboard aluminum panelling with Shadow Stone and Ledgestone accents and cedar planks that blend architecture with nature. “The designs are very upscale and timeless,” says Deak. “When we created the vision, we wanted homes that will still look amazing 10 years from now.” Interior highlights include custom modern kitchens with upscale Caesarstone quartz or granite countertops, Sub-Zero and Wolf appliances, and 10-foot groundfloor ceilings. All homes are Energy Star-qualified and have rough-ins for EV chargers in the garages. Acorn Homes’ marketing efforts resounded with potential buyers. A hardcover brochure using magazine-quality photography, beautiful renderings including pencil sketches and engaging writing gave potential buyers, agents and brokers a sense of the Limerick Point lifestyle. Another successful marketing initiative was the Limerick Point Block Party, a live food truck and informational event at the sales office that used digital advertising and social media to attract prospective buyers. Attendees could enjoy delicious food from local businesses and meet with an interior designer and other team members, as well as view a video and sales material. Graziani Corazza Biase, a firm that has traditionally focused on the highrise market, was recruited to design the model home. The Winslow House will feature a gourmet kitchen with high-end appointments such as a marble serving table, stunning entryway and generous living spaces. Modern design elements include 5.5” flat stock baseboards and casings, a 50” electric fireplace, custom family room fireplace wall, a dramatic staircase wall feature and a basement wine cellar with a freestanding bar. “This firm has had great success in the high-rise market,” says Deak. “We love their style and we like to think outside the box and try different things.” OHB ohba.ca

“As a parent, you’re not supposed to have a favourite child,” Andrea DelZotto smiles, “but when I think of Aqualuna at the Bayside community, it is pretty special.” DelZotto, Director and Executive VicePresident of Tridel Group of Companies, is referring to her company’s latest condominium project at Merchants’ Wharf and Queens Quay East, voted Project of the Year (mid- or high-rise) at the Ontario Home Builders’ Association Annual Awards of Distinction at Collingwood’s Blue Mountain Resort in September. The fourth and final of the company’s waterfront condo creations among the Bayside development, the stunning Aqualuna, a joint effort with fellow developer Hines and designed by the renowned Danish architecture firm 3XN, played a part in Tridel’s 2019 Ontario Home Builder of the Year Award—the second time 94

in three years and fourth overall for the Toronto-based developer. It’s a marquee distinction that never gets old, DelZotto observes. “We’re humbled and a bit overwhelmed. It’s hard to get to the top, but harder to stay there, so we never take it for granted. Something I shared with our entire company at our annual update recently was that people look at us as being experts at what we do, which is a compliment. But we’re entrepreneurs too, in that we have to always keep learning and creating. It’s so not so much a feather in our cap as a nudge to keep improving—to build it even better next time.” That philosophy is part of Tridel’s “Built for Life” trademark, which drives the company’s commitment to excellence. So when DelZotto says it’s all about teamwork, it’s anything but trite. “We like to say, ‘It’s not one of us; it’s all of us,’” she notes. “You

have to be beautiful inside and out, and you can never compromise good functionality for great design. But it’s incredible when you nail everything, and that’s the result of every single person doing their part phenomenally well.” So too is the Home Builder of the Year honour multifaceted. But Tridel has all the boxes checked, with recent launches also including condominium residences at The Well, Chateau Auberge on the Park and Edenbridge. It also covers the award’s “new building concepts” category by leading sustainable residential condominium development in Canada, with more than 20% of the country’s commercial certified LEED multi-unit residential buildings. The highlight with respect to sustainability this year was Tridel’s NetZED Suite at its nearby Aqualina condo, powered by renewable electricity and hot ohba.ca

The company has also expanded its innovation through smart and sustainable elements like Tridel Connect, a suite of Smart Home technology in the living spaces and common elements, designed to make life simpler for residents. Other key ingredients of the recipe include support of its employees, as well as philanthropic efforts and community initiatives that ensure Tridel’s neighbourhoods remain places where people can work, live and play. A prime example is its W.I.S.E corporate social responsibility strategy, which is focused on four pillars: workforce, industry, society and environment. Last year, through the W.I.S.E program, over 120 Tridel employees participated in 35 charitable events. And DelZotto has had first-hand experience. “I think of our partnerships with Toronto Community Housing and of our SQ at Alexandra Park community at Spadina and Queen, and all the collaboration with those residents. They’re allowing us to be part of their community, and, at the end of the day, they’re teaching us about the community, because they just get so much right. I always learn when I participate in something there.” Tridel also continues to contribute through its charitable foundation, BOLT (Building Opportunities for Life Today). Founded in 2009, it has raised more than $3.1 million for career youth engagement programs in the construction field and given out over 340 scholarships. “Promoting and investing in careers in construction is such a necessity right now,” says DelZotto. “But we’re also investing in people who live in our communities and providing them with those opportunities. It’s something our team does that I’m enormously proud of.” Many of those young people have since entered the employ of Tridel, notes DelZotto, who says community engagement is an increasing trend among staff. “One of our pillars is our workforce, and we have a generation that’s joining Tridel with an expectation of us demonstrating corporate social responsibility. They’re looking for opportunities to contribute, and the uptake has been incredible. “We always say there’s a triple bottom line: people, plan and profit,” DelZotto observes. “These awards speak to the fact that we do things beyond the bricks and mortar.” OHB ohba.ca

Sometimes, nice guys and girls do finish first— and consistently so. For the third time, Ottawa’s Amsted Design-Build has claimed the Ontario Renovator of the Year award. The prestigious honour represents the highest standard for professional renovation and sets the bar in leadership, community service, customer service and innovation for the rest of the industry. Amsted president Steve Barkhouse, whose company also claimed top prize at this year’s Awards of Distinction for Bathroom Renovation and a runner-up finish for home renos with an “Actual Retail Value Up To $250,000,” says he and his staff believe that a successful renovation is defined not by the transformation of a home, but by the transformation in a family’s life. Amsted has a company-wide focus on giving back and supports such organizations as the Boys and Girls Club of Ottawa, Hospice Care Ottawa and Wear Red Fridays supporting Canadian troops, among many others. “We’ve been given so much opportunity over the years and that’s given us the opportunity to grow and improve, and we want to reciprocate,” says Barkhouse. “I’m from a small town where we believed in reciprocating, and Ottawa is a small town 96

that has been very giving.” Founded in 1989 by Barkhouse as a single-person operation, Amsted now employs more than 40. Each company member carries a card listing Amsted’s 10 core values, including integrity, respect, excellence and teamwork. “Receiving this award is an affirmation that encapsulates all we do,” says Barkhouse. “It’s not an affirmation of the design team or finance team or construction team, but the whole team and how we operate together. It’s nice to get that affirmation.” Amsted is committed to providing green opportunities and takes a holistic approach to design using sustainable materials. Promus Ottawa, Amsted’s sister-company, provides professional disaster restoration services to the Greater Ottawa Area. The teams work together under one roof, sharing staff, resources and a corporate culture. “I think what sets us apart is the combination of things we do and the consistency,” says Barkhouse. “We have been able to do what we do for many years, but when you add in our core values and our drive to do things better, that culture and mindset of constant improvement is what separates us.”

Barkhouse and Amsted staff have been very active, serving on the Greater Ottawa Home Builders’ Association and on the Reno Council in many capacities, and have been involved in local, provincial and national award programs, and other industry initiatives. The company has had many industry firsts, including: having LEED certified in-house designers trained to identify sustainable opportunities; customized project management software that creates a portal for current and accurate project information; and ‘Living Room’ presentation centres in four locations in Ottawa. Amsted’s employees enjoy benefits, profit-sharing and training opportunities. Many have their names engraved on paver stones in the company’s walkway, recognizing work anniversaries from five to 25 years. The company volunteer policy provides staff members with a paid vacation day for volunteering on two of their own days. “We have a philosophy to hire people who are better than us,” Barkhouse says. “People like working with other great people and like an opportunity to be successful and grow. FRAMtastic Career Not Done Yet, Says Giannone By Jonathan Oke

There was a certain symmetry not lost on Frank Giannone as he accepted the Lifetime Achievement Award from OHBA’s incoming president, Bob Schickedanz, during the President’s Gala at OHBA’s 2019 Annual Conference at Blue Mountain Resort in Collingwood—the same place, in fact, where Giannone was announced as OHBA president 11 years earlier. “Bob and I are both civil engineers. We both have a John and a David in our family. And my father is still working. And he’s got a lot to look ahead to (in order to) keep up with (Bob’s) dad, since my dad is only 89,” Giannone mused. His father, Giovanni Giannone, emigrated from Italy to Canada in 1957, the third generation of a family of general contractors from southern Italy. After brief employment as a mason, Giovanni began his own masonry company in 1959, with a little home building on the side. In 1981, following the graduation of Frank, his oldest son, Giovanni created FRAM Building Group (named after his four children: Frank, Ralph, Antoinette and Mariana). With Frank as president, the FRAM team “were among the first to recognize the potential of building complete communities along transit lines, eliminating the need for cars and easing congestion,” Schickedanz noted. “In 1989, at the age of 29, Frank served as president of the Toronto Home Builders’ Association, now known as the Building ohba.ca

Industry and Land Development Association (BILD). Frank has a lifetime of experience in the residential construction industry, which made him a valuable addition to the Tarion Warranty Corporation Board of Directors, on which he served from 2010 to 2018. “Frank is a home-building mentor to many and always has time to engage the next generation of builders interested in pursuing careers in our industry,” Schickedanz added. “I really, really appreciate this,” Giannone told the crowd. “When I look at the list of my predecessors who have received this recognition, it’s clearly directly related to one’s belief in home builder associations and the good work our industry does for Canadians. And it’s a two-way street. We as participants get back as much as we put in. I’m a believer that at the same time we are teaching and strategizing improvements to our industry, we’re also still learning. Yes, we built the subdivisions, the homes and condominiums, which many people aspire to own. But we also build the rentals that people need. And we build the affordable housing that all levels of government rail about, but that so few actually have the commitment to make happen to the degree that is needed. “In my case, to be able to spend the time to do the things our industry needed from me, things I enjoyed participating in, I cannot highlight enough the importance of my family’s support,” Giannone said.

“My earliest, clearest memories include me following my father around his sites, with my Tonkas in tow. I was building roads on that pile of brick sand. I couldn’t have participated in our industry leadership without my father’s prodding and support. I thank him for his council, his leadership, the opportunity to be a builder and the example he set.” Giannone also highlighted his four children, three of whom are in the business. Witnessing their success and knowing they are nurturing a fifth generation of leadership has “added wind to my sails,” he said. There was special praise for his wife, Marina. “When the children needed parents, she filled the role for both of us,” Giannone said tearfully. Giannone admits to missing being on the front lines as a board member of Tarion, “but I don’t envy what’s expected of the current board,” he said. “They’re holding down the fort. Minister (Steve) Clark is making many positive steps for our industry. And as he’s making them for our industry, he’s doing so for consumers. The potential is there, though, that another ministry will be making more changes to the Tarion program. Our buyers are going to be paying quite a bit more. And for many in our industry, get ready, because customer service business models are going to be changing. Our industry is about to become even more regulated.” Despite the challenges, FRAM looks forward to current and coming projects, particularly opportunities where the community can interact. Six years ago, when Giannone was asked by Mississauga News what architectural achievement he found most awe inspiring, he quickly replied, “the Pantheon in Rome.” Designing places where people will gather has always been close to his heart. “When you look at old Europe, some of the nicest places you visit, people are out there constantly,” he told the News. “How we design our buildings and how we put them together is (only) step one; it’s really how we take care of people.” Giannone plans to do a lot more of that. It’s why he admits to being a little uneasy upon first discovering that he was being considered for the Lifetime Achievement Award. “I believe I am too young,” he says, only partially in jest. “I hope that ahead of me I have a lot more to give our industry.” OHB ontario home builder AOd 2019

From political battles to administrative duties, life is never quiet for Suzanne Mammel. But the efforts of the HamiltonHalton HBA Executive Officer and her staff over the past 365 days were particularly worthy of attention, as evidenced by their 2019 Local Association of the Year honour, presented at the OHBA Annual Conference at Blue Mountain Resort in Collingwood at the end of September. Awarded to a local association that excels in advocacy work, membership 98

ontario home builder AOd 2019

engagement and community contribution, this year’s tribute paid homage to, among other factors, HHHBA’s leadership in building Ontario’s next generation of skilled workers. Through several programs, including Women in Industry, the Hamilton-Halton association works with community colleges, universities, high schools and local job fairs to help find, train and retain the next generation. In addition, HHHBA has worked closely with OHBA on initiatives related to the Growth

Plan, Conservation Authority and Bill 108 The More Home, More Choice Act. “Hamilton-Halton HBA has a long history of volunteering at the provincial and national level, providing resources and assistance wherever and whenever needed,” noted Bob Schickedanz, OHBA’s newly minted president. “We wanted to win this one,” admitted Mammel. “Over the last year, we had a lot of changes. Last year at this time we approved a new strategic plan. We ohba.ca

restructured our staff and decided to really set a focus on growth and retaining membership. We grew our membership by over 15% this year. At the end of last year, we put together a new Women in Industry committee. I think we might be the only local HBA in the country that does that. And we have a series of offerings to really promote three things: skilled trades and STEM (science, technology, engineering, math and medicine) career choices for grade school kids; promoting women who have entered the trades or engineering— professions that are atypical of women’s careers; and then supporting women throughout our industry. We’ve really taken what I call a small local mentality and tried to raise the bar. “It takes a team,” Mammel adds. “We’ve got people offering to go into schools to talk to kids. But there is another educational component to this skilled trades issue that’s critical: the parents. There’s a perception, including from immigrants who are hoping for something better for their kids, that those trades—electricians, bricklayer, drywaller—aren’t jobs they want for their kids, so they’re pushing them elsewhere and to go to university. So what we’re trying to do is really focus on girls and take a tradesperson, a technologist and a professional who are working in this nontraditional field of land development and residential construction, and say, ‘Look at all the choices there are in this industry! Maybe you like laying sewer pipe, maybe you like doing drywall, maybe you like design or real estate law—they’re all really cool careers.’” What are women missing now? “I think one thing is support,” Mammel says. “People decide to pursue these careers, and then they’re in a class full of guys and there’s no real support for them. When I started at Mohawk in Engineering, I was the first girl in my class. There was ultimately a second girl, and we became friends because we were thrust together. But I think these girls still have a hard time, sadly, when they get into their first careers, because people on those jobs aren’t used to them. As much as we like to think that over the past 20 years ago things have changed, when it comes to the practical reality of it, I’m not convinced that they have.” OHB ohba.ca

While most of the award winners at OHBA’s Annual Conference at Collingwood’s Blue Mountain Resort enjoyed the utter spontaneity and adrenaline rush of hearing their names announced before a packed house, the prestigious OHBA Member of the Year honour was delivered to Bob Ridley in a somewhat different fashion: “Pierre (Dufresne) and Bob (Schickedanz) texted me a photograph of them sitting with the award,” recalls Ridley of the image he received from the Association’s thendeparting and incoming president. Still, the moment wasn’t lost on the Ottawa resident. “It was wonderful—I was over the moon. I love the industry and the association and it was really an honour—a once-in-a-lifetime experience,” offers Ridley, who had intended to attend the conference but was held back by work projects. Presented to an association member who has made a significant contribution to the residential construction industry, the provincial association and to their local association, the Member of Year designation wedges its way onto a resumé that is already much, much longer than most. Now Second Vice-President with OHBA, two-time past president of the Greater Ottawa Home Builders’ Association, current Chair of the ohba.ca

GOHBA Renovators’ Council and president of SkilBilt Construction, Ridley figures he’s been a member of the provincial body since 1988. An engineer by profession, his long list of vocations has included everything from municipal government to consulting, from V.P. of Minto for 12 years to Mattamy Homes, and from construction manager of restoration work on Ottawa’s Parliament Buildings’ West Block, to overseeing a planning and development business as well as his SkilBilt reno firm. As recent accomplishments go, Ridley is proud of the extensive work he and Dufresne devoted this year to OHBA’s new strategic plan. “It was something badly needed,” he says. “In the course of doing it, it became evident to me that there needed to be some governance changes as well at OHBA. To see it all come to fruition at the Annual Conference was wonderful. With a more effective board and a clear direction for the strategic plan, it will be really good for the association.” Part of the plan is to add new blood from his own field of expertise. “I think we have a lot of opportunity to grow the membership, particularly in certain areas. Obviously renovations are close to my heart, and I think we can attract a lot more renovators to the association,” says Ridley. “The renovation industry is actually larger than the new home building industry, yet many people don’t recognize that, and our membership doesn’t really reflect that. Part of the concept in the new strategic plan is for association to do more to serve its members—more development opportunities and things like that. The renovation industry is a hard industry to get at, because it’s so fragmented—there are so many small players. But I think if we could present a good value proposition, that we’d be able to attract more renovator members. And it presents a huge opportunity for the association, because as you grow your membership, your voice gets louder and you get more resources, and there’s more intellectual property to share.” President Schickedanz lauds Ridley for his efforts in establishing that strategic vision, among his many other contributions: “Bob’s hard work and dedication to our association and the members is not only to be commended, but is the embodiment of what we stand for as an association—our grassroots philosophy of members helping members.” OHB —Jonathan Oke ohba.ca

When Roy Nandram notes how most in the home building industry lack awareness of the importance of HBA membership, there’s a certain irony. For he himself wasn’t aware of the actual name of the award that pays tribute to a member’s exceptional recruiting efforts. “Honestly, I don’t ever remember hearing of (the term),” concedes Nandram, owner of RND Construction Inc. and president of the Greater Ottawa Home Builders’ Association. “I’m there sitting in the audience at the 2019 President’s Gala and listening to Bob Schickedanz announce the ‘Rooftopper’ award, and then he calls my name! I was completely surprised.” While Nandram was noted for the multidimensional recruiting efforts of himself and his association over the past year, his own decision to sign on the dotted line back in 2002 had one very simple motivation. “We wanted to submit for an OHBA award for custom homes, and so we had to become members first,” he recalls. “We came home with a trophy.” The trend continues, as RND bookended their 17 years of membership with two more awards this year—Production Built Home (2-3 Storeys, 2,501 SF and over) and Custom Home (up to 3,000 SF). They also claimed a pair of trophies at the 2017 Awards of Distinction. “I didn’t understand all the benefits of the association back in 2002,” Nandram admits. But he did know what his spiel should be. “The owners of Minto in Ottawa used to pitch, ‘Be a member, do business with a member.’ They pushed that for a long time and were able to ohba.ca

recruit their suppliers and subcontractors. So even before I took over the presidency, I tried to encourage my subcontractors and suppliers to become members. And at GOHBA, we are trying to get our builders and renovators to use that same slogan.” And don’t tell Nandram that membership is a waste of money. “I said to my excavation guy this year, ‘I’d really like you to join.’ And he said, ‘I’m so busy that I don’t need to become a member.’ I said, ‘You’re busy because of the association, because we’re working hard to create more jobs and work with governments to make it easier for everyone to build and renovate more housing.’ And he said, ‘You’re right, I never thought about it like that, that I was benefitting from the association without being a member.’ So he has decided to join. “He’s probably one of 20 new members we brought aboard in the past year,” says Nandram. “What’s also a problem, though, is that if you were to even ask a current member what the benefits were to being part of the association, they probably would know only part of it. That’s why we’re working with the OHBA and CHBA offices to prepare a document that shows GOHBA members—in writing— what the benefits are. I mean, I’m the president of GOHBA and I only just learned that I can go to Budget and rent a car at a discount. And there are discounts for computers, software, insurance and all sorts of other stuff.” GOHBA has also used the bait of Canadian and provincial association awards over the years to entice new registrants, Nandram says. “The Awards committee has encouraged non-members to sign up before their awards submission, as long as they are coming in with a co-submitter who is already a member. For example, if I am submitting for a house, but my architect is not a member, they will allow that architect to join before our awards submission is entered.” And for those who say, ‘Money is tight—I can’t afford it this year,’ Nandram says that the $1,175 fee a small company shells out can be recouped through many of the incentives offered. “And we’re also working on our big suppliers to provide additional discounts to members. So if our masonry supplier is giving John Doe a 20% discount, maybe he gets 22% if he becomes a GOHBA member.” GOHBA has also partnered with the Ottawa Senators to provide additional perks. “It’s all coming together,” says Nandram, a 12-year board member who is also striving ohba.ca

to make GOHBA a “friendlier” association. “We have a lot of division of membership: large home builders, small home builders, architects, suppliers, renovators. I’m trying to unite this group to a common cause,” he says. Part of that pursuit included GOHBA’s first free picnic this past summer for members and their families. “The idea is to get the members to know each other better,” he says. Indeed, there may yet be another Rooftopper Award in Nandram’s future. And this time he’ll know exactly what it means.
