Winning Ways The nation’s capital plays host as OHBA celebrates la crème de la crème at its Annual Conference As the saying goes, the cream rises to the top. And so it is for those who pursue excellence in what they build, renovate and create. This issue of OHB highlights the outstanding finalists and deserving winners of the 2018 OHBA Awards of Distinction program, who rose to the top in their field this year. Participants were in Ottawa at OHBA’s Annual Conference at our Great Gatsbythemed gala to accept congratulations from their peers in the industry. The 41-category AoD continues to grow and flourish—both in the calibre and number of submissions—and it’s exciting to see projects from 42 communities across the province as finalists and winners this year. It is further evidence of the breadth and depth of talent, creativity and excellence among Ontario’s new home builders, professional renovators, architects, designers and marketing teams. An annual conference highlight is celebrating our association members, volunteers and local associations who ohba.ca

This year we made a special effort to recognize the great work done by members and local associations for their work on our successful #homebeliever campaign. It was particularly gratifying that the Honourable Steve Clark, Ontario’s Minister of Municipal

Affairs and Housing, attended our President’s Gala, addressed attendees and presented awards to our #homebeliever campaign winners. We also welcomed the Honourable Lisa MacLeod, Ontario’s Minister of Children, Community and Social Services, who, while very busy helping with relief for victims of the tornado that rolled into town just prior to our conference, took the time to welcome us to our nation’s capital at the opening reception. Ministers MacLeod and Clark (both #homebelievers) were effusive in their compliments of the what our industry does for economic health and social well-being in our province and promised to work with OHBA and our industry to ensure we can do what we do best: build and renovate homes! Much of that liaison work will be carried out by our newly elected, allstar executive committee from across Ontario. Rick Martins (Brantford, Waterloo Region) will lead the team as President, joined by 1st V.P. Bob Schickedanz (Simcoe County, Durham), 2nd V.P. Louis Zagordo (Sudbury & District), Treasurer Alexander Callahan (BILD and 10 other locals), Secretary Jackie Caille (Chatham-Kent and 16 other locals), Immediate Past President Pierre Dufresne (Greater Ottawa) and Presidential Appointees Jamie Adam (Waterloo Region), Peter DeBiasio (BILD) and Michael Pozzebon (BILD). With a new government at the helm, OHBA continues to present our vision, ideas and perspective on how we can work together to get more housing choice and supply to #homebelievers. Speaking of working together, thank you to the Greater Ottawa HBA, who, despite dealing with the effects of that devastating tornado, ensured that we all enjoyed an awesome conference. Well done! “Architecture should speak of its time and place, but yearn for timelessness.” —Frank Gehry In its most basic form, home building and renovation is about providing shelter. But beyond that there is craftsmanship and art and a quality of life that will be enjoyed by those who will call these structures home. Of course, there are certain constants: climate, the land with which you work, the science and building codes of the day, as well as the available materials. But when perseverence, ingenuity and genius are added to the equation, you can achieve something quite special. It doesn’t mean the final result need be as avant garde as many of the works of the above-quoted Frank Gehry, the legendary Toronto-born architect who will celebrate his 90th birthday next February. But there should be an inclination to look beyond the box in which most people live. It’s at that intersection of efficiency, creativity and memorability—a place that not only meets the needs of homeowners but inspires them too—that defines excellence. The Ontario Home Builders’ Association honours such excellence with its annual Awards of Distinction (AoD). The ohba.ca

Shaw Centre in Ottawa played host to this year’s gala, where winners in 41 categories ranging from architecture and room design to renovation and ad campaigns—a distillation of 511 entries—were recognized at a ceremony co-presented by Rogers Communications Inc. and Federated Insurance. And then there are the individuals whose dedication and passion in supporting their association and industry earned them special recognition honours. They are vital cogs in an assocation that counts more than 4,000 member companies and 29 local associations. But these honours are not just about patting each other on the back. Awards such as these can inspire builders, renovators, designers and marketing agencies to go the extra mile—to innovate as well as educate, notes Tarndeep Singh, Communications Specialist at Ottawa’s OakWood, Ontario’s Renovator of the Year (see p. 102). “The OHBA AoD is a great way to see what other companies are doing and what the current trends are. While there is always some competitiveness at an awards gala, it is a fantastic venue for us to learn, interact and network.” The following pages speak to that pursuit of excellence. ontario home builder Aod 2018

Lakeside Manner Every inch of space is taken advantage of thanks to a unique floor plan that follows the limited building envelope Silvergate had to work with at this 1,492 SF lakeside home. Inside, the ‘beach chic’ look offers rustic hardwood and different wood elements, while views of bordering Lake Erie are enhanced with extralarge windows and transoms that allow for as much natural light as possible. A rear covered wood deck provides additional vistas, with stairs down to an interlocking brick lower patio. The entrance is highlighted by a 22 ft. ceiling, with 10 ft. ceilings throughout the remainder of the home.

Situated on the sloping Beamsville Bench, this home blends beautifully with the winery landscape, with its oak stairs, hardwood floors, second-floor cabinets and striking navy blue kitchen cabinets providing a harmonious palette. A secondfloor laundry easily serves the three bedrooms, while an open-to-below great room combined with a backdrop of mature trees adds elegance. The two-storey foyer also creates a sense of grandeur, while contributing to the illusion of this home being much larger than its 2,491 SF would suggest.

Given its 25’ lot, it was important to impart a sense of spaciousness to the heart of this 1,555 SF semi-detached home by way of an open-concept island kitchen/dining room/great room, with multiple rear and side windows pouring in plenty of natural light and mountain views. The design takes advantage of the home’s length with a spacious 20’-long garage, and master bedroom with walk-in closet above it. Designed as a grand prize lottery home for a children’s hospital, and inspired by the nation’s 150th anniversary, The Red Maple offers 2.5 storeys of living space along the Rideau River, plus loft and finished basement, totalling 5,392 SF. The interior living space extends to an extra-deep backyard, while space in the basement is maximized for a theatre and gym. Canadian art adorns the interior, while stone with dark and light wood siding and a wraparound porch appointed with Douglas Fir beams creates superb curb appeal.

Outside of the Box Although perched on a traditional townhome lot, this is anything but conventional. Featuring three storeys and 2,202 SF, this corner model’s parking bay is cleverly located on the lower level, allowing the main floor to span the entire depth of the home with uninterrupted sightlines, including a 10’ quartz island and four-person dining counter. Upstairs, a master suite features a private balcony. Nestled next to tree-lined trails, the Maibec wood siding is a nod to the neighbouring natural environment, while the black brick and flat roofing system reflect the emerging urban development. Each of the two bedrooms features its own bathroom, while a powder room is located on the main floor. A third bedroom/den option on the main level provides families with added flexibility. Great care was also taken in soundproofing each unit, with above-code insulation and soft-close cabinetry. In addition, energy-conserving high-velocity hydronic air handlers were included to promote healthier indoor air. The neighbourhood features seven blocks of townhomes, all with the same exterior aesthetic, allowing for a consistently handsome and cohesive look.

With a garage occupying much of the ground floor, the layout is unconventional—the 2nd floor, with its 12’ ceiling, being the main living space, while the 3rd floor has an office, exercise room and terrace. Floor-to-ceiling windows span the entire front of the house and rear clerestory windows, flooding in natural light. The architectural detail of angling dark-stained slats that frame exterior windows cleverly extends to the home’s interior.

Framing a Point Working with its narrow granite lot, this 1,640 SF, 3-BR heavy timberframe structure is in perfect tune with its Bobcageon surroundings. The open concept allows for stunning views from every room, including the master suite—purposely tucked away for privacy—with more floor to ceiling glass. Corrugated steel covers exterior walls, with Corten steel at the entrance, which will dramatically rust to a vibrant orange. The unique pedestal lower level is designed with superior R values, making it the perfect foundation to support the home above.

R i s i n g F r om t h e A s h e s Built on a modestly sized urban lot where the previous residence had burned down, the footprint carefully avoids infringing on the surrounding trees. A long south-facing facade promotes passive solar penetration, as well as natural light and ventilation. Designed to support three generations, there are provisions for a future ramp and elevator. Step Back and View The Rideau Canal Overlooking the Rideau Canal, this lot’s extreme change in grade presented challenges in the design of this 4-storey contemporary home. The solution was found in an unconventional way: by locating the front door on the lower level, while an expansive, window-lined light well and floating sculptural staircase with its cable rails allow people on the main floor to see arriving visitors below. On the canal side, the main volume of the house is stepped back, so that the massing reads as two storeys, making it in scale with adjacent homes, while floor-toceiling windows and two generous terraces provide sweeping views of the water.

Negotiating steep lakeside topography, this holiday house consists of two stacked volumes, the lower of which nestles into the landscape. The upper volume, which contains living spaces and opens up towards the lake, is also supported by a concrete pier to form both a bridge and a cantilever. Innovative insulation prevents pipes from freezing between the two volumes of the steel-framed structure, while the unique roof design allowed for the installation of scupper chains to capture water and trail down the chain.

Set back from the street for privacy, this 4,264 SF home’s sightlines are aligned to view the large rear garden, while retractable windows and doors seamlessly connect the automated screened veranda to the interior space. A centre living area open to the second floor is connected with open risers and upper-floor walkways guarded with glass walls, while an elevator is integrated into the design to accommodate aging in place. Interior highlights include a railing of the open riser staircase cleverly lined with aircraft cable.

The Goal: Update a dark, dated existing kitchen and family room The Reno: By keeping the layout the same, more money could be devoted to finishes instead of relocating plumbing in this renovation. The island was rotated and enlarged for more countertop space. A custom bookcase now flanks the new fireplace, while black mosaic sheets run the full height of the cabinets. In the kitchen, upper cabinets make the space feel larger, while the mosaic backsplash rises to the ceiling around the exposed stainless steel hood fan.

The Reno: Due to the limitations of the local Conservation Authority, the owners were only able to renovate a small existing cottage rather than build a new one. All living areas were opened up and placed at the rear of the cottage, with a soaring ceiling and windows capturing the lake views and a large deck ideal for entertaining. The exterior is finished in a mix of shakes and horizontal siding in a sage green tone, while the addition of gables and dormers helps to completely transform the exterior appearance.

The Goal: Create a more functional layout without constructing an addition. The Reno: By removing the existing roof and extending the trusses upwards, the clients were given the feeling of a much larger space while also creating a statement piece. This also allowed for the introduction of a dormer topped with copper metal roofing on the backside of the house, increasing natural lighting in the kitchen. The garage was converted into an additional family room, although, to appease the client, a false garage door was installed to create the illusion of space to park cars.

The Goal: Optimize the space of an early-1900s vintage home. The Reno: Despite working around a delayed foundation restoration from another company and being confined to a tight city lot that made storing material on site impossible, Lagois breathed life into this vintage home. The front porch was rebuilt to two levels, with the upper level providing a quiet space with canal views. A dark, cramped, inefficient kitchen now takes in the light, creating room for two people to work, while integrating with the entertaining area. Lagois also corrected a significant front-toback hump in the main floor in the process. Out back, a multi-level deck transitions to grade with a pergola supporting solar shading.

The Reno: This extensive project divided the main home into four condo units varying in size from 1,160-1,783 SF while maintaining its 12’ ceilings. The Coach House above the threecar garage was doubled in size, creating a fifth unit and now five garage spaces. Modern conveniences include six of the seven original coal or wood fireplaces being converted to gas and electric while keeping historical mantels and hearths. A two-storey porch on the original 1856 home, long removed, has been replaced.

The Goal: Reconfigure and renew the layout within the existing space for entertaining and improved flow. The Reno: Eliminating the former dining room allowed for a walk-in pantry that connects the dining room and kitchen, opening things up for an eating area and island. With plenty of food prep space required, the countertops were designed to sit across the back and side wall to take advantage of the length, while a panelled fridge, dishwasher and pantry blend seamlessly along with double ovens and the island, creating a ‘chef’s kitchen’ look.

The Goal: Realize a dream reno inspired from B.C. trips with the client’s late husband. The Reno: By eliminating the main-floor corridor and visual boundaries, OakWood created one large entertaining kitchen and sitting area in this townhome, ideal for a Cordon Bleutrained pastry chef with visiting grandchildren. This renovation sees stark white cabinets around the kitchen’s perimeter provide a neutral background to the striking colour of the island. The reclaimed barnboard-clad column and bulkhead detail along with greys and watery blues add a nautical feel to the design.

The old whirlpool tub was removed to make room for a free-standing tub with a shelving unit, and the small shower stall was replaced by a striking, expansive glass unit that, as per the client’s request, can accommodate both homeowners and small children.

The Goal: Expand the ensuite space and finish it in luxury hotel style. The Reno: This Victorian home ensuite was challenged with the availability of usable space because of low knee walls and sloped ceilings. Using extra space available in the bedroom, the bathroom layout was divided into two zones. The team embraced the sloped ceilings, creating a symmetrical backdrop for the curvilinear tub. Large-scale marble-look porcelain tiles with dramatic black and white veining catch the eye, while the 7’-long steam shower and a 20” rain showerhead offers an in-home spa experience.

The Goal: Develop a clean, modern look within the existing walls of the ensuite. The Reno: Upon exploration, CCR discovered 6’ of usable space in the attic above the mudroom, which they used to create a spacious, walk-in shower. The carpet step and drop-in tub were removed and a freestanding tub and feature wall were added where there once was a cramped shower and linen closet. A vanity designed with two sinks gives each homeowner their own space, while flat-panel white gloss vanity doors and Frosty Carrina Caesarstone countertop helped to transform this ensuite.

The oversized island, with room for four, makes for a perfect breakfast bar or homework station, while large Cambria quartz countertops provide flexibility. Under-cabinet lighting and a white and soft grey colour scheme allows the kitchen to feel open and bright.

Community work, technological advances help propel Great Gulf to its first Builder of the Year award By Ted McIntyre

You need a lot more than a big portfolio to earn OHBA Builder of the Year honours. It’s not simply about building in a community, after all; it’s about serving that community. It’s also not just a matter of holding a longtime membership in the provincial and national bodies; it’s about actively supporting them. Great Gulf checks all the boxes. For the first time in OHBA history, the Torontobased high-rise and low-rise builder captured the prestigious Ontario Home Builder of the Year honour at the 2018 OHBA Annual Conference in Ottawa. “We’re very proud of this award. It is great to be recognized by our peers for not only our performance as a builder and our business results, but also in terms of our contributions to the home building industry and community,” says Tad Putyra, president and COO, Great Gulf Low-Rise. “The fact that the OHBA recognized all the divisions of our company makes the award even more meaningful. The credit goes to every single member of our organization.” A founding member of the international Active House Alliance, a volunteer on the OHBA/EnerQuality Technical Committee and Canada Green Building Council, and an active board member of BILD and Rescon, Great Gulf is also an industry leader and innovator in sustainable design and construction for more than 40 years, utilizing leading technology in its construction. ohba.ca

“Our business process is based on constant improvement, enabled by our manufacturing and BIM (Building Information Modelling) processes as well as computerdriven machinery,” says Putyra. “This has allowed us to be more sustainable, more productive and to deliver better quality to our customers. The bedrock of the Tucker HiRise division is BIM, which allows for full integration of the project from initiation to completion.” “We’re also sharing our technology with our colleagues in the industry. H+ME Technology and Tucker HiRise cooperate with many other builders,” Putyra adds. “There’s more to come since we’re prototyping new ideas as we speak—for example, through the international Active House concept. In addition to being environmentally sensitive, the Active House concept focuses on human comfort and health.” Building an Active House in Niagara and Etobicoke involved a full cross-section of the Ontario home building industry including architects, consultants, trades and suppliers. The Etobicoke Active House was the first Active House in the world to receive certification from the Danish Institute of Technology. H+ME Technology, a subsidiary of Great Gulf and a fully automated manufacturer of timber structure notably, received CSA certification for its manufacturing process last year. Gulf follows a very rigid quality assurance program. All the material delivered to the factory, such as softwood, engineered wood, hardware and adhesives, are subjected to a very thorough CSA-mandated inspection process. As a result, the structure performance exceeds industry standards. But the company’s human touch might be as impressive as its technological one, with community outreach programs varying from Cavalcade of Lights, Doors Open Toronto and the Daily Bread Food Bank, to Ronald McDonald House. “It’s not just cheque presentations; it’s about personal interaction,” stresses Madeline Zito, V.P. of Public Relations at Great Gulf. “We sit on a number of notfor-profit boards and committees and are involved with Youth BiPolar Disorder at Sunnybrook where we’ve worked with doctors to help bring awareness to mental illness. Through our fundraising efforts we’ve been instrumental in the clinic’s expansion allowing for more youth to be treated.” On Oct. 19 a volunteer group from Great Gulf planted 125 Trees at the Kelso Conservation Area as one of environmental initiatives to support the Milton community, where its Arbor Peaks development is taking shape. “We encourage our employees to volunteer in community initiatives we support,” says Zito. “Earlier this year Josh Reisman organized a team of Great Gulf volunteers to participate at Ronald McDonald House—we bought food, prepared it for 150 families, served it and left the kitchen and dining room spotless. And we’re doing it again Nov. 21. We volunteer at the Daily Bread Food Bank by sorting and bagging food every year.” Getting up close and personal to those in need makes a big impact—to both sides, Zito notes. “This summer, we learned about a downtown housing project in Toronto where people were having financial difficulty getting through the third and final week of the month. So we provided each family with bags of non-perishable food and held a barbeque for the residents. “Seeing their faces—families with children, single parents, seniors—was very gratifying,” says Zito. “We don’t publicly announce hey ‘Look at what we’re doing!’ It’s just the right thing to do. We genuinely enjoy helping others and we should be doing it because we serve these communities.” OHB 100

Any challenges that arise on a project can be overcome, as long as the lines of communication remain open and the information is transparent.” Singh says his firm holds OHBA’s Annual Conference and Awards of Distinction in high esteem, whether they come away with a trophy or not. “This is a tough industry and it’s easy to get caught up in the day-to-day operations, so it is important for companies to take time and acknowledge the hard work that we do, as we are changing people’s lives,” Singh notes. “The OHBA AoD is a great way to see what other companies are doing and what the current trends are. High Point’s marketing included an informative email campaign with its large database in advance of the preview opening in order to draw interest, educate homebuyers and keep the preview opening top of mind. In the decade since he started his own design-renovate-build company, Garnet Northey has been actively involved in the residential construction industry’s provincial and local associations. His significant contributions were recognized with the 2018 OHBA Member of the Year Award. Northey, founder of Spotlight Home & Lifestyle, joined the Peterborough and Kawarthas Home Builders’ Association board of directors in 2009 as chair of the Renovators’ Council, before being elected second vice-president, first V.P. and president. Northey has served as president for four years, with his most recent term ending in November 2018. He has been instrumental in making major strategic changes to better serve the local board and has also been involved at the provincial level and recently joined the national board. “Garnet not only talks the talk, he walks the walk,” says Rick Martins, OHBA President. “Whether speaking to local media on industry issues of the day, ohba.ca

conducting successful delegations to city and county councils or actively participating at the provincial and national associations, Garnet is a trailblazer for the industry.” “The only way to move an industry forward and to improve it is to get involved,” says Northey. “And the only way to have a common voice is if people in that industry get involved.” One noteworthy victory during his presidency with the PKHBA was convincing Peterborough County to limit an increase in development charges.

“Garnet not only talks the talk, he walks the walk.” “In our county, there are eight municipalities, and through delegations we were able to hold development charge fees to a 5% increase, when they were set to double,” Northey notes. “That was a huge accomplishment. It was purely taking three or four hours to read the documentation and realizing the information was incorrect and illustrating that to council. The savings goes right to the consumer.” Another PKHBA victory under Northey concerned advertising. The county was looking to ban all roadside advertising signs, but “we were able to have them postpone that and develop a committee to look at how to better promote local business.” The ban would have affected about 20% of the local members—one PKHBA member claimed 75% of his business came from roadside signs. Northey’s most satisfying accomplishment has been within the association itself. “The thing I’m most proud of, and it was a long-term goal, was that we moved our board from being a typical working board to an actual policy board that is 104

more forward-thinking and strategic in its approach. In the past, board members would be recruited as volunteers to do things such as organizing golf tournaments, charity events and awards nights. That tended to take up a lot of their time and didn’t do anything to help inform policy. The executive officer’s position was expanded from part-time to full-time to include event planning so that board members could concentrate on policy. “Now, our board is truly focused on the future and how we can meet that future, as there will be a lot of growing pains to go through,” says Northey. “For instance, there is a severe skilled trades deficit and a lot of other issues we are dealing with. Our role is to anticipate and help our members be prepared for change rather than reacting after the fact. We have changed our actual mission statement to be more forwardthinking and to educate and advocate. “To the credit of our board members, they have been right there supporting and embracing this,” Northey says. “I’m so proud of this board for coming to the table.” Under Northey, the association introduced two themes: member engagement and community involvement. “Community was a huge theme for us and how we as builders, along with building officials and councils and conservation authorities, could build a relationship so that we’re working together to bring housing to people.” That has resulted in the PKHBA forging strong partnerships with local government, municipal staff and conservation authorities. “As a board, we were able to move to being part of the consultation process.” Northey’s previous career was as a senior manager for marketing service firms. He drew on his 20-plus years of experience in managing large projects, with the human and financial resources to match, to move from the GTA to the Peterborough area to launch Spotlight Home & Lifestyle with wife Julia. The business allowed him to get back to his love for designing, renovating and building homes. Northey’s combination of business expertise and craftsmanship has resounded with clients and helped to build a successful business that is based on almost 100% customer referrals. In his leisure time, Garnet enjoys spending time with his wife, designing and building electric guitars, hiking and relaxing in his own Scandinavian scribe log home. OHB ohba.ca

While OHBA staff, its executive and members throughout the province continue to propel the home building and renovation industry to new heights, every year the Association recognizes a select few who have taken those efforts to the next level. Association (HHHBA), was awarded the 2018 David Horton Leadership Award at this year’s OHBA Annual Conference in Ottawa, honouring the legacy of David Horton who served as Executive Director of OHBA for more than 25 years. Since 2014, Suzanne helped her local grow its membership and increase membership engagement. She also lends her expertise to the provincial and national associations by serving as Chair of the Canadian Home Builders’ Association Executive Officers’ Council, and regularly provides input to provincial industry issues. “With her focus and dedication, Suzanne is an amazing asset to our association,” said OHBA’s new president Rick Martins. “She also fosters meaningful relationships with industry stakeholders in the community, including HHHBA’s U40 Young Professionals Group, and numerous charity events.” Jon Whyte, Development Industry Consultant, Planning and Development Services at Niagara Region, was also recognized. The retiring chair of the OHBA Land Development Committee and former president of the Niagara HBA worked countless hours with members, OHBA staff and provincial government officials on issues ranging from the Growth Plan for the Greater Golden Horseshoe to the Greenbelt, Excess Soils, Conservation Authorities and much more. Natalie Armstrong of Enbridge Gas Distribution and host local Greater Ottawa Home Builders’ Association (GOHBA) was also honoured for her invaluable help in the planning and execution of the 2018 Conference. “She is a volunteer with a smile and is always willing to lend a hand with GOHBA initiatives throughout the year, including ensuring that members receive updates on sustainable and energy-efficient building practices, as well as participating on GOHBA committees to deliver education sessions,” noted Martins. Guelph and District Home Builder’s Association Second V.P. Rob Dewar picked up the 2018 Rooftopper of the Year honour. The award recognizes an individual who has been outstanding in growing the association’s membership. “This is not an easy job, but Rob—in the mere two years he has been a member— not only conveys the value of association membership, he truly believes in it,” offered Martins of Dewar, the president of Hy-Mark Mechanical Ltd. “(And) more members means a stronger voice and representation.” OHB ohba.ca

The Waterloo Region Home Builders’ Association, with its outstanding advocacy work, along with its record of member engagement and community contribution, was recognized with the 2018 Local Association of the Year Award. The association leads by example, noted OHBA president Rick Martins at this year’s Annual Conference in Ottawa, and has a clear vision of what local members’ concerns are, with tangible plans to address them. “The success of this local’s work has spilled over into the cities of Cambridge, Kitchener and Waterloo, leading to DC (development charge) outcomes that are more balanced, equitable and better reflect the needs of each community. The WRHBA 108

understands the value of meaningful and effective partnership.” The Waterloo association was first in the province to issue a challenge after provincial Development Charge Act changes in 2015. It took action to address the Region of Waterloo’s proposed bylaw amendments that would allow the region to impose charges related to water and transit. The association saw the need for the bylaw to conform to the new Act and knew the outcome would set a precedent for other locals throughout the province. The WRHBA sought a fair agreement and the matter went to the Ontario Municipal Board, the result being a negotiated settlement and a reduction in DCs. “Our immediate past president Kevin Fergin (Stantec Consulting Ltd.) went above and beyond the call of duty in leading the charge and overseeing this file (the development charge review, OMB appeal and settlement) over a two-year period on behalf of the WRHBA, and, ultimately, new homebuyers,” says association Executive Officer Marie Schroeder. “Kevin took tremendous strides to be fully engaged in leading the association throughout an extended presidential term that lasted OHB ad more than 18 months.” Following the settlement and under Fergin’s leadership, the association assembled an industry steering committee and held meetings that brought together devel- 180730_amberstairs_01.indd 3 oper and consultant member companies with outside expert consultants. The aim was to provide meaningful input to the Region’s staff pertaining to master and capital plans. “We basically chartered and formed a new working relationship and we look forward to building on that,” says Schroeder. “We want to look at front-end costs and make sure charges are fair and equitable and to make sure development happens where builders have land. Any time you can be at table, it bodes well for the working relationship. We are really pleased with this outcome.” The WRHBA formed in 1946 and represents more than 180 member companies in all aspects of residential construction. It was built on a vision to be a leader in supporting the industry through advocacy, resource sharing and education at the local, provincial and national levels, and to commit to supporting the business success of members and their ability to provide housing affordability, quality and choice for consumers. Its activities focus on three key areas: achieving a stable business environment

for members, promoting and protecting the interests of consumers and supporting the professions of members. The fundamental principles guiding its approach to housing policy are the right to decent, safe and appropriate housing, and the right to a reasonable opportunity for people to own homes. To achieve these goals, the association recognizes the need for partnerships between government and the housing industry. On behalf of its members, the WRHBA addresses issues such as taxation and regulatory reform, housing finance and affordability, infrastructure financing, skilled labour shortages, the underground economy, smart growth and many other matters. It supports numerous community individuals, special interest groups, charitable and not-for-profit organizations and educational institutions. Several WRHBA initiatives promote careers in the industry. The Student Ambassador Program teaches students the values of belonging to a professional association and the importance of aligning themselves with a reputable business owner/operator. A high school home design competition, established in the 1950s, is open to Waterloo Region Grade 10-12 students. The annual winner, finalists, families and their teachers are invited to an association dinner meeting to receive a cash prize and certificates. Through the Home Building Program, WRHBA builder members provide poured foundations that allow Grade 11 and 12 students to build a house from foundation to completion to gain hands-on experience. WRHBA stakeholders, meanwhile, assisted Conestoga College in developing the first-ever two-year-diploma Renovation Technician Program. As part of their curriculum, students are required to attend a monthly association dinner meeting to network with industry professionals, learn about the latest news and hear the monthly keynote speaker and association president. WRHBA also provides an annual scholarship to recognize a student in the program. As well, the WRHBA Reno Council Chair and executive officer make yearly presentations to the Women in Skilled Trades (WIST) to share information on association work, to inform students on what employers in this sector are looking for and to underscore the importance of aligning themselves, once they are in the field, with a reputable owner-operator. While thousands got behind OHBA’s 2018 campaign for affordable homeownership, some members really stepped to the fore By Ted McIntyre

With the great Canadian dream of homeownership in existing, expanding and established communities slipping out of reach for many, OHBA launched the grassroots #homebeliever campaign this year to spread awareness of the affordability issue for those seeking a permanent roof over their heads. While heavily promoted throughout the industry, a handful of Association members went above and beyond the call in their passionate support of the cause—efforts that were recognized at OHBA’s President’s Gala Sept. 24 at The Westin Ottawa. “To help us get the word out to communities, MPPs and government, we at OHBA enlisted the valuable help of local home builders’ associations, and let me tell you how they helped!” noted OHBA’s outgoing president Pierre Dufresne. “Executive Officers and local members were out in their communities asking people to sign the pledge and support the dream of homeownership.” They demonstrated some real creativity and pizzazz doing so, Dufresne observed. “Locals also incorporated the #homebeliever message at all-candidates meetings. Many succeeded in getting all the candidates to sign the pledge,” he added. “And executive officers also shared the news in their local newspaper columns and ads, so that even more #homebelievers in the 112

community could be aware of how important and alive the dream is.” Dufresne highlighted Brantford’s HBA. From some playful arm-twisting at Queen’s Park to hosting a recent Mayoral Candidate Debate, its “effectiveness for the #homebeliever message was commendable!” Chatham-Kent “was an early adopter of social savvy,” Dufresne added, while Durham Region led the way with the most number of pledges signed—almost 600 at the time of the conference. “I want to also applaud Durham’s Executive Officer Stacey Hawkins for her energy and enthusiasm,” Dufresne said. “Durham took the campaign to their local MPP and leadership, to Durham College and even into yoga studios. They found #homebelievers everywhere they looked.” The Habitat for Humanity National Association, meanwhile, met in Hamilton, where it was hosted by the HamiltonHalton HBA. “Habitat’s national board signed the pledge, and Hamilton’s Executive Officer Suzanne Mammel walked it around City Hall, took it to Parliament Hill with CHBA and even got some lipstick on it at an HHHBA women’s event!” Dufresne said. Greater Ottawa saw MPP Lisa MacLeod say yes to the pledge after OHBA’s CEO Joe Vaccaro brought his daughter’s soccer team to Ottawa for a tournament.

Other HBAs receiving the spotlight included London HBA for its Vikingthemed President’s Gala, participation at Advocacy Day, repeated coverage in local newspapers and a London #homebeliever blitz in June. For their parts, Simcoe County and Peterborough & Kawarthas each signed up every provincial candidate at their respective all-candidates’ events, while Waterloo Region got the nod for its collective efforts—“from Queen’s Park day, to dinner meetings with the PC Party’s Ernie Hardeman, to advertising in the local paper and reminding us that renovators are #homebelievers too!” Windsor-Essex earned a guerilla-style moment in getting pledges signed when its representatives waited outside the door of a local radio station hosting an all-candidates debate. Niagara past presidents Jon Whyte and Chuck McShane were also cited, with their local association credited for the first MPP candidate to sign the #homebeliever pledge. Other individuals called out were Sudbury & District HBA president Louie Zagordo and Jacqui Collier of Tamarack Homes in Kingston, the latter of whom who gave the movement a theme song when she belted out “I’m a #homebeliever” on Twitter.
