The project intention was to create density in a retail strip mall. The program called for a mix use building consistent of living, retail, and office space. This design incorporated underground parking and as well as underground office facilities. Giant light wells bring daylight into these spaces while connecting the office spaces to retail areas in order to promote a feeling of connection. Living spaces are located in the upper floors with a shared plaza located at the heart of the design. A water feature, used as an amenity for residents and patrons, connects the renovated strip mall adjacent to the site to the community plaza. Inspiration for the irregular angled shapes of the buildings came from a form study done early on using shards of glass.
