Proposal for Oliver Luxury Real Estate/Christie’s to represent the marketing and sale of CAI Investment’s Riverfront Project located in downtown Reno, Nevada. Scope of sales includes residential condominiums (number of units, size & pricing TBD), and commercial office/retail space leasing (approx. 60,000 sq. ft.). Exposure of the project to be national and international via Oliver Luxury Real Estate’s exclusive affiliation with Christie’s International Real Estate, and regionally to all of our offices, clients and professional affiliates by Oliver Luxury Real Estate’s sales team. Oliver Luxury Real Estate will utilize a global marketing campaign similar to what our Christie’s affiliate in Thailand has used for the Banyan Tree Residences in Bangkok (sample brochure attached), and will utilize the same campaign with our affiliates throughout the Bay Area, Silicon Valley, Seattle, Portland, and Hong Kong. As CAI Investment’s Reno Project progresses, Oliver Luxury Real Estate/Christie’s will strategically host an onsite showroom starting in a mobile kiosk, then moving into a prime street front location of the project provided to us by CAI Investments. Oliver Luxury Real Estate/Christie’s envisions the showrooms to include large screen monitors with digitally designed walkthrough videos, sample/storyboards, and furnishings/finishes complementary to the project. Oliver Luxury Real Estate/Christie’s has consistently represented the highest-priced sales in the Reno/Tahoe area for over the past decade with record breaking individual residential sales for Reno and Lake Tahoe coming in as high as $40,000,000. Additionally, we have successfully represented the complete sellout of luxury lakefront developments such as the Hurricane Bay Estates in Tahoe City, CA and the Harborside Luxury Villas across from the ski resort in Homewood, CA. It will be our mission through our resources, contacts, and affiliates to pre-sell as many units as possible; being careful not to launch too soon in case the market continues to rise, as we do not want to leave any money on the table. The Listing Agreement between Oliver Luxury Real Estate and CAI Investments for the residential sales to be for the term of 3-years with a 5% Broker Fee to be split 50/50 with cooperating brokers, and a 20% Referral Fee on the listing side to Silver State Realty and Investments. Oliver Luxury Real Estate also looks to be the leasing agent for this project. Thank you for reviewing our listing proposal.
