The Project
3
The object is to open a shop window towards the Northern Europe and to show the territory and its excellences proposing moreover a qualitative real estate investment in order to structure the presence for a long time. Architecture, enogastronomy and fashion since ever have represented Italy, and our territory is one of the most important for the intensity of its masteries: from the marvellous glimpses and the historical facilities, to the excellent wines produced by winemakers, to the culinary culture and olive oil production, to craftsmanship that for more than thirty years has excelled in the luxury sector.
The Pro ject
The project is the result of the collaboration between BM – KOCH, leader society in the real estate brokerage investments, and “Houses of Italy” and “Capitalit” whit their decennial experience in the real estate buying and selling in Italy. The project draws to intercept the tourist flow coming from Sweden towards Italy.
4
The choice of the best actors to reach the purpose and create a synergy between them is for sure the first and primary step. Knowing the Swedish market and being recognizable as trusted professionals is surely the main element of the project but its value is enriched by the efforts BM-KOCH makes every day to satisfy the construction requests of that market. Knowing the tastes, the timing and the qualitative standards not only allows us to complete the offer but also to determine “the royal road” to follow our mission. To “Houses of Italy” and “Capitalit“ and to their parterre of professionals in the field will be committed the general coordination Travel & Investment, through which finding the more interesting real estate offers and promoting the Territory, in addiction to a thick and consolidated tourist and commercial network, arranging in the best way the guests’ transfers and journey. To crown the whole project is the competence of Studio Baldantonidesign, esteemed international interior designer, with competences gained above all in Italy, Russia, Azerbaijan, Spain and Switzerland. The Strateg y Our project will start in Abruzzo and then will develop in the entire Italy. From Rome to Florence, from Rimini to Milan. The development of the start up project on the Adriatic Coast can be divided into 3 phases: a) Mobility b) Territory c) Location The first phase obviously concerns the guests’ transfers and accommodations. The second one focuses on the territory offer. From the winemaker to the real estate property in the town centre or in the hill or with a sea view. The third one, last but not least, must be the synthesis of the whole project, the image of the group BM-KOCH. Granting a comfortable travel and a transfer service to and from the airport, offering all inclusive package in order to render the journey an unforgettable experience are essential elements to propose our territory at its best. Thus “BM-KOCH” would like to collaborate with experts in the field capable of facing every situation and of proposing the best service at the most competitive conditions. Locating a strategic plan to promote the excellences of Marche and Abruzzo in a short time is an hard task. The numerous solutions and possible proposals make difficult to summarize an history of innumerable traditions in few days. Thus “BMKoch” together with “Houses of Italy” and “Capitalit” and experts in the field, finds numerous alternatives to suggest in order to create with the maximum adherence the ideal vacation for every guest. Locating or operative offices, represents the cornerstone in which the three souls, the architectural one, the constructive one and the tourist-real estate one, meet to give life to this project. The chosen locations are at Pescara airport and near Alba Adriatica seafront, on the Abruzzo coast.

Our Territo ry
Rome, The Eternal City
“a wonderful city in which every corner talks about history, where in few metres traces of events which are far from each other of millenniums, can be found; it’s always fascinating, the opencast museum par excellence, but in the meanwhile a chaotic, alive, relentless city.”
9
Ascoli, City of Art
“Ascoli is a city of towers. Different styles succeed, romanesque, gothic, of the Renaissance, baroque with churches with wall made of stones without windows, a uniform , hot grey travertine without plaster . Everything adorned, decorated, full of history and on every door and window you can see fruits, leaves, feminine caryatids, flowers, animals, stars or even simply proverbs and quotes engraved.
10
Pescara The city of Jazz and sports “it’s the most populous city of all the region, has an important tourist port and the International Airport. Every year important musical (Pescara Jazz) and cinema (Premio Flajano) festivals that since 1970s’ animate the cultural activity of the city during the summer period.

THE SEA The 130 km of coast show around their path an extremely various character. The coast in the area of Teramo from Martinsicuro to Silvi Marina, of Pescara and of the north of Chieti area (Francavilla al Mare) presents large sand or pebbly beaches that attract numerous visitors which can count on high quality hotel facilities. On the south the landscape is completely different: from Ortona to Vasto and San Salvo the coast is rather wild , high and steep, and the beaches and the bays are surrounded with a thick Mediterranean maquis.

From here towards the South side of the Bike To Coast which after crossing Ortona, runs over the wonderful Costa dei Trabocchi which from San Vito Chietino arrives to Fossacesia, where you can have a rest in one of that unbelievable Adriatic foreshortening and to the Eremo D'Annunziano, to go ahead until San Salvo passing through Casalbordino and Vasto, the jewel of the Adriatic coast, where you can eat in a trabocco on the coast. CAMPLI AND COLONNELLA, THE HISTORY OF THE TERRITORY STARTS FROM HERE In 1538 the feudo of Campli passed from Carlo V to his daughter Margareth of Austria, which brought it as dowry to her second husband Ottavio Farnese, duke of Parma and Piacenza: Farnese’s family held the city until 1734, when it was annexed to the crown property. In 1600 pope Clemente VIII, under solicitation of Ranuccio I Farnese, elevated the city to bishop’s see: the diocese was abolished with the concordat of 1818 between Pio VII and Ferdinando I (since then Campli is titular catholic see). Campli is full of monuments and places to be visited, among which: • • • • •
The Holy Stairs, erected in 1776: a world rareness, represented by 28 olive wood steps ,annexed to the Church of San Paolo. The House of Parliament, or Palazzo Farnese, which represents one of the few examples of medieval civil architecture in Abruzzo; The Melatino Tower, erected in 1394 in the quarter of Nocella; The Church of San Francesco d'Assisi, with the annexed National Archaeological Museum, in the former Cloister of the Francescani, erected in the XIV century; Cloister of San Pietro, in Campovalano.
17
In the territory of Colonnella in times past rose the liburnic city of Truentum, described by Plinio il Vecchio in his Naturalis historia and situated by the historians on the present Hill of the Civita. But archaeological traces of the roman period are scattered in all the territory of Colonnella and among them surely the best preserved ones are the ancient roman cisterns. With the fall of the Occidental Roman Empire, the area of Teramo went under the control of the Ostrogoths. Under the domain of the Angevins, in 1279, Colonnella came finally back to the Reign of Naples. In1602, Colonnella was sold by the son-in-law of the baron Rosales to Andrea Matteo Acquaviva, Duke of Atri and Prince of Caserta. In 1806 Ferdinando IV of Bourbon escaped in Sicily and the French army conquered Teramo and the fortress of Civitella.
Some monuments to be visited in Colonnella: • • • • • •
Church of Saints Cipriano and Giustina; Clock Tower: of the brick tower there are no historical information; probably it was part of the defensive system of the administrative centre. The Stairway: represents the most characteristic element of the architecture of the place and it’s the symbol par excellence of Colonnella; Palazzo Volpi: a palace of XVIII century, located in Largo Palazzo; Palazzo Marzi: concluded in 1796, its size towers above Piazza del Popolo. Palazzo Pardi: dates back to XVIII century, its front which faces Piazza del Popolo, has become one of the symbols of the city.

FOOD IN ABRUZZO: BETWEEN CULTURE AND EMOTIONS Gabriele d'Annunzio described the trabocchi as very original buildings used for fishing and diffused along the Adriatic coast. They look like palafitte, built and supported with pieces of wood that the sea carries on the beach and among the rocks, so particular to catch immediately the eye for its uniqueness and for its rudimentary aspect. They have arrived since nowadays almost by chance, crossing periods of halfabandonment, rediscovered at a certain point and then safeguarded in their historical and at the same time tourist guise. The traboccanti, farmers or seamen poised between the earth and the sea, used these devices outstretched in the water to fish without facing the dangers of the small navigation. In order to fully appreciate them you have to depart from Ortona , coming from the North to make familiar with a coast which becomes uneven and naughty. Palazzo Corvo, belonging to the XV century, is the seat of the Enoteca Regionale of Abruzzo, the right place to taste all the wines of the area. San Vito Chietino, a little further on the south, is considered the centre of the Trabocchi Coast, here the food and wine events of the festival Cala Lenta are concentrated. But it is also the place from which is it possible to admire the suggestive promontory of Capo Turchino and the homonymous trabocco. In some palafitte it is also possible to have dinner. During the winter, with the big nets, grey mullets, basses and rocks fishes are caught, during the summer instead sardines, blue-fish, octopus, cuttlefishes, marms and juvenile fish are usually caught.

FOLKLORE AND FESTIVALS In few regions like Abruzzo Folklore is still nowadays an authentic mark of the local custom. Abruzzo boasts a richness of religious and magic rituals, of pagan and Christian feasts, of saints to be venerated and of malicious powers to be exorcized. Popular traditions of the province of Teramo play and important function in the life of the inhabitants. We have to report the folkloristic shows that take place every year for centuries as in Teramo, the feast of the Madonna delle Grazie in June, Trionfo della Pace (26th July), or Laccio d'Amore in Penna S. Andrea. In addiction in the town centre of Giulianova, it takes place in great style the feast in honour of the Madonna dello Splendore, reminding the apparition of Maria to Bertolino, an humble peasant. The feast attracts tens million of spectators in the day of the old horse gallop race with jockey (originally Berbers) on the 21st April. In April too it takes place the Rassegna Internazionale delle Bande Musicali, event which has obtained the Silver Cup by the President of the Republic. In the first decade of August, the most ancient popular festival of the Lido is dedicated to the Madonna del Portosalvo, patron of the mariners and of the fishermen. During the last day of the feast that coincides with the second Sunday of the month, a suggestive sea procession occurs in which the boats, dressed overall, crown the motor trawler which contains the simulacrum of Virgin Mary. Other important appointments are the Sea week, in mid July, and the festival of Torano Nuovo in August, the wine, sausages, maccheroni and fried cheese festival.

a. MOBILITY Intercepting visitors’ flows means first of all to grant “welcome and hospitality”. b. TERRITORY Determining the most charming locations, will make the journey more fascinating and will allow us to convey the values of our territory to the visitors. Basically three are the distinguishing elements: 1. HISTORY, CULTURE and TERRITORY 2. FASHION 3. ENOGASTRONOMY 1. The tour of S. Stefano di Sessanio, located in the Gran Sasso and Monti della
Laga National Park, forms one of the access of the Park from the southern side, and it has been named one of Italy's prettiest villages by the Club dei Borghi più belli d'Italia, and represents a piece of Abruzzo culture. A fortified village built by ancient Romans which since 2004 has became “albergo diffuso” thanks to the milanese contractor Daniele Elow Kihlgren. Real expression of our culture worldwide acknowledged. In the same way great historical and cultural impact has the visit of Civitella del Tronto. It is located at 589 mt on the top of a travertine rocky cliff, and it is dominated by the fortress, the last bulwark defence of Bourbon of Naples and two Sicily reign which bravely withstood till the end and surrendered to the piemontesi only after Italy Unit was proclaimed. Last but not least the amazing village of Tortoreto Alto in the hills, above the ruins of Castrum Salini that later the local populations rebuilt as inhabited centre, with fortifications, retaining walls and sighting towers , putting the basis in the VII century of the old town centre as it is nowadays. During medieval age even little monastic centres were located here: San Silvestro monastery, of which we have late proofs, built over the old rustic roman villa and the monastery of San Giovanni a Castro.
24 “Anchise” Restaurant and “Church- San Nicola di Bari” in “Borgo di Tortoreto Alto”
Its foundations lays before 1000 but it has been rebuilt in 1534 by the architect Piermarini from Bergamo. At the beginning of the 19th century the Church was renewed and adorned. The organ instead was built in 1842 by Vincenzo Paci. On the left, in the chapel built in 1873, is conserved the silver statue of the Madonna della Neve, quite valuable.

26 Some activities of Borgo S. Stefano di Sessanio
THE WORKSHOP Within the domestic handcraft the only production in which aesthetic values, even if full of affectivity, could be expressed, was weaving, thus the only activity partially free of primary needs and rich of local tradition. Thanks to the numerous anthropological researches commissioned by the Museum of Genti d’Abruzzo it is possible to arrange also personalized courses on doing and knowing which are disappearing. In the suggestive workshop full of old weaving machines a corner for babies will be created with old handmade toys and a small library of tales in the Abruzzi dialect that would be read at fixed dates. FOOD The restaurant with the attached farm for the direct production of raw materials which aims the coming up of local cultivations, some of which disappeared in this area since some decades and proposes the recipes rediscovered through an extensive research with the local elderly. The cellar, aggregation place, offers a selection of the most delicious cheese and charcuterie accompanied by wines from Abruzzo. The Tisane maker and the liquor distillery with the rich tradition of local decoction still in use in the folk medicine and in the larger tradition of mountainous fermented, are other expressions of material cultures researched through the historical memory together with the Museum of “Genti d’Abruzzo”. ENSEMBLE A large variety of artistic and music shows is promoted by “Ensemble in Residence”, an orchestra located here for years which arranges a season of concerts, usually the fathers of classic music and a series of cultural events with the collaboration of important representatives of other arts in a narration about the relationship between their arts and music. The master Orazio Tuccella will be the artistic director also for other cultural and artistic events.

1. The leather maker district is made up of the local systems of Teramo province, with a ross sales of about 200 euro million. The employers are more than 2.000 in 363 local sites: the great part is in local sites under 50 employers, and in some case even under 10, which determines the maximum handcrafted quality. In the districts leather bags and accessories, fabric bags and luggages are produced. The production was born around Alba Adriatica and then quickly expanded in the surrounding area and finally in Teramo province. In the same district is also present a site of clothing production, mainly children’s and men’s wear and casual clothes, in addiction to underwear and accessories. Understanding our territory, our excellences starts from here. In the same way, through a tour dedicated to shopping in haute couture boutique will enable the guests to savour the best of Italian luxury from the bag to the unique design article.

2. Summing up the enogastronomy of Abruzzo is really a difficult task. Our territory, rich of tastes and culinary culture is one of the main wine and olive oil producer at worldwide level. In order to understand the reason why year after year Abruzzo registers astonishing results in the final balance of one of the most prestigious festival of wine of the world, Vinitaly, we have to go there, we have to go through the carpet which registers the path among the stands of Abruzzo wines. With the most longed-for reward the “Cangrande” consigned on the occasion of the inaugural ceremony to the legendary Emidio Pepe, for his 50 grape-harvests and the successes that his Montepulciano particularly has obtained and still continues to obtain all over the world. However the high consideration for one of the main field of our economy with its 120 euro million of exports, +12% compared to 2012, best represents this excellence in the world. Not only classical grapes as Montepulciano and Trebbiano, but also local Pecorino and Passerina, Cococciola and bubbly wines (bollicine), in great growth, as Rino Pecorino by Citra, or gassy wines (spumanti) as the brand new “Tullum Dop” by Feudo Antico, baptized just in the last days.
31
Another important event is the corresponding Sol fair in which 26 olive oil makers of Abruzzo are present, 7 rewards (one golden Sol , one bronze Sol and 5 great mentions), that evidence a field even today in large expansion with a +16% of export in 2013 compared to the previous year and a value of 1.400 million of euro, that added to wine, reach a record amount of 33 euro billion only in the export. In conclusion the economic motor of Abruzzo seems to work through wine and olive oil. For this reason we will have a trip in the EMIDIO PEPE cellar in Torano Nuovo (Teramo) Emidio Pepe CellarTorano Nuovo (TE)
