WATER CHARGING CHANGES Full water usage (including the bulk water charge) can be passed onto the tenant if all of the below conditions are met: The property is individually metered, The property is water efficient (the water efficiency requirements are contained in the Residential Tenancies and Rooming Accommodation Regulation Section 22). The tenancy agreement states the tenant must pay for the water consumption – meaning Item 12.2 is ticked yes.
VIEWINGS AND INSPECTIONS Written by Erin Rogers | Property Manager I know, I know we’re all sick of hearing about Covid-19, I’m sorry! Just wanted to give you a little update on how we've changed – AKA viewings and inspections. Before the pandemic, viewings were held with large groups, and us Property Managers answering questions. This obviously was a great way of meeting with prospective tenants before the whole application process had even really begun. Since things have been shaken-up, we’ve had to reduce the amount of people we meet with unfortunately. But, this is also great as we get to look at their applications first. This allows us to determine the upper crust, cream of the crop, best possible tenants to take care of YOUR investment property. We then take those lucky applicants through the home to meet them and make sure they’re happy with the place. After the meet and greets we chat to you about them, and you decide who gets it! Inspections are a little different too. All PMs are using hand-sanitiser, and asking tenants to let us know if they’re sick before we enter properties. If they are unwell, we simply re-schedule for a couple of weeks later to ensure that they’re all good to go! As a collective, all of our PMs are always talking about ways to get around this situation that everyone has been thrown into and how we might adapt. SALES & RENTALS
