One of our Property Managers, Kelly, is participating in the Fraser Coast DUNGA DERBY!!! It's a 4 day car rally that will take 55 team vehicles & over 200 people from the Coast to the Country while raising funds to support the local community. Teams won't know where they'll be going, what they'll be doing or where they'll be staying... Each morning and afternoon new route instructions are provided and they go with the flow....with fun adventure stops & activities along the way!! The Fraser Coast DUNGA DERBY raises funds for Rally For A Cause, which is a community charity based in Queensland. Their main goal is to continue to actively support local Fraser Coast families & individuals affected by life-limiting medical conditions and/or whose lives have been disrupted by detrimental circumstances beyond their control. Feel free to donate via our Facebook page. Kelly's car is #25 and their team name is 'Beer Pressure.'

landlord can be responsible to have it removed. It can be due to poor ventilation, trees shading the property too much or a possible leaking roof. 2. Building Safety Termites, termite checks aren't often thought about, it's recommended to get them done regularly - once every 12 months is advised to reduce the risk of infestation getting too far so damage is minimised. Our property managers are always on the lookout for possible signs but qualified professionals are best. 3. General Maintenance Property managers suggest getting a general maintenance check once every 12 months or so, on items such as stairs, tap washers, guttering etc. PAGE 2

FIRST HOME BUYERS; WHAT YOU DON’T KNOW Written by Erin Rogers | Property Manager You’re buying your first home! Congrats!! As a first home buyer is easy to think, yep, buy a house, put down a deposit and pay off the debt over however many years. Simple... Right? It can be, but I just wanted to let you know, there's a few more things to think about. In addition to the purchase price you’ll have your legal fees, stamp duty, building and pest, mortgage registration just to name a few. Not too sure about you, but i didn't learn about these things growing up! The only reason I know about them now, is because I’m actually in the Real Estate Industry. For example, if you're buying a home in Queensland valued at $500,000, you can expect to pay the below: • Conveyancing and legal fees: $1800 • Stamp duty: $0 for first-home buyers, $8750 for others • Building and pest inspection (combined): $600 • Mortgage registration fee: $187 • Transfer fee ($35 for every $10,000 over $180,000): $1120 • Loan application fee: $500 – $600 • Mortgage insurance: $8000 • Council and utility rates: roughly $500 (per quarter) This is just a general scenario to go off, depending on the property you are purchasing the costs may vary. I would strongly recommend contacting your local agent, broker/ bank loan officer to clarify these details. PAGE 3

Groovy Live Music Mouth-watering Food Stalls Fun Family Venue! The next Food 'n' Groove is set to be on Friday 6th November, at the Seafront Oval, in Pialba 4PM - 9PM. Patrons will need to reserve their session time online through Fraser Coast Tickets.
CONGRATULATIONS RIELLY AND ABBEY!! Whoever you are, I'm sure you'll agree that buying your first home is a very big and exciting time. One of our staff members, Abbey and her partner Rielly have just bought their first home! It's a nice little starter - lowset brick home on two and a half acres, out of town with plenty of space for maybe a cow or two! They'll be knocking out walls, ripping out the kitchen, laundry, bathroom and re-doing the outdoor entertainment area and so much more! And of course with both of them being into cars there will have to be more than a little two bay shed on the property!
