“I always tell people, you know, I’m two seconds away from fame but I’m also on a banana peel. It’s still scary, you know. This is not old money. This is us, sweat equity, and it’s scary-exciting.”

Ted Yoannou is a lawyer with offices in Collingwood and Toronto. He assists clients with criminal charges and traffic driving offences, as well as applications for Record Suspensions (Pardons), US Waivers and removal of fingerprints and photos from police databases.

If Ted is not flailing away in sand traps or searching for lost balls on our local golf courses, you’ll find him on our beautiful beaches or scenic hiking and cycling trails or enjoying a breakfast sandwich and espresso at the Saturday morning Farmer’s Market.

Ted recently participated in this Q & A session.

Q. What did you want to be when you were 15 years old? 20? 25? 58? Football player. Novelist. Lawyer. Back to Novelist. Never too old to dream!

Q. What was the best advice you were ever given?

I hated the first few months of law school and wanted to quit. My dad took me for lunch and said to think of it as one year of mandatory military service. At least finish the first year, and if I still wanted to quit and change direction after that, he’d support the decision. With this light at the end of the tunnel, my law school experience became much better, and the rest is history … although if it wasn’t for that lunch, maybe I would have written my novel by now!

Q. What was the worst advice?

2017 to 2024: This is our year, bet on the Maple Leafs.

Q. What advice would you give young people today?

I worry about young people expecting too much too soon, as well as feeling a sense of despair and disengagement in today’s world. So here it is: Stay busy. Be social. Work hard. Chase your dreams. Don’t quit. Read books. Everything in moderation.

Q. Maple Leafs this season?

Yes, this is finally our year. You can bet on it!

2024 Real Estate - Year in Review (as

of December)

The year 2024 proved to be another challenging one for real estate sales in the Southern Georgian Bay Region.

After highly anticipated early cuts to the Bank of Canada’s key lending rate, the BOC ultimately did not start their quantitative easing as early as experts had predicted. The continued high borrowing costs cooled spring demand locally as buyers sidelined themselves, patiently waiting for more favourable borrowing conditions and more confidence in overall price stability. This led to flat sales for the first 8 months of the year with unit sales down 2.9% year over year.

Slow sales also fueled the continued growth of the supply of homes available for sale with active listings up 33% year over year and months of inventory at 7.5 months. This represents a buyers market and the highest level of homes available for sale that we have seen in over a decade . In spite of the relatively weak demand and oversupply, our prices showed resilience. Certain segments of the market struggled more notably in the first 3 quarters of 2024, including recreational homes and luxury properties that tend to be more discretionary by nature, while more affordable single family style homes showed more stability. Although the last 18 months have been tough for sellers in our region, it is always important to look at real estate with a wider lens. In spite of the recent price retreat, homeowners’ home values have still increased over 50% since 2019 and a whopping 170% over the past decade. Real estate in our region continues to be a great long- term investment.

November- Signs of Life

Although the first 9 months of sales activity in 2024 was soft, the BOC’s combined .75 basis point cut in September/October fueled a significant lift in transaction activity in our region in October and November. November sales results were the most positive we have seen in some time, with sales activity (unit sales) up 48% compared to the same month last year. Average and median prices also showed some recovery (up 8.2% and 8.5% respectively) year over year, which was partially buoyed by an increase in activity in the luxury market, a segment that had been virtually dormant for the first 3 quarters of 2024. Significant rate cuts and the promise of more cuts around the corner has significantly improved buyer sentiment, affordability and overall confidence in our local real estate market. Worth noting is that it is unusual to see a significant turnaround in sales this late in the season in our region. We are optimistic that we will be able to ride the November wave into the new year.

Interest Rate Outlook- The Path to 2.5%

After 5 consecutive cuts to the key lending rate, the rate currently stands at 3.25% following the most recent December Bank of Canada announcement. This is the lowest rate we have seen since September of 2022 and represents an entirely new interest environment compared to the 5% peak rate that we saw just a few months ago. It is worth noting that historically interest rates are highly correlated to price growth when it comes to real estate, so look for this latest cut to have a significant impact on the overall real estate environment. The next BOC announcement is set for January 29th and if the economy continues on the current path look for further quantitative easing.

Government Intervention- Mortgage Changes

The Canadian government has announced some significant changes to insured borrowing limits. They have raised the cap on CMHC insured mortgages to $1.5M, up from $1M. For example, a purchase of $1.2M would have previously required a down payment of $240k, but under the new rules, it would require a down payment of only $95k. In addition, the government is also extending amortizations periods available to first time buyers from 25 to 30 years. This is a major policy change that will have a notable impact for buyers looking to enter the real estate market. We do expect that the changes will have a more material impact on metropolitan areas, but it will no doubt create overall market momentum and help bolster sentiment in our local real estate market.

Looking Ahead - Cautious Optimism

We are becoming increasingly optimistic about the local real estate market heading into 2025 and beyond. Pent-up demand coupled with an entirely new interest rate environment will fuel a significant recovery with respect to sales and overall confidence in our local real estate market. We have already seen the effect of the new interest rate environment locally and nationwide, with the positive November sales statistics. Although we are generally bullish with respect to local real estate performance in 2025, there continues to be some risks to the real estate market. We are facing some substantial economic headwinds with weak employment numbers, a consistent decline in GDP per capita, and tariff threats from our neighbours to the south. This economic uncertainty will no doubt make some buyers nervous, however, we are hopeful that rate cuts will help ease buyers’ anxieties. An additional risk is that more favourable market conditions may cause a significant spike in supply, as previously sidelined Sellers take advantage of the improved market conditions. We do predict that an earlier than normal spring market may emerge as pent up demand becomes unlocked with buyers taking advantage of lower rates. We are generally advising Sellers to prepare to list in January to hedge against what we predict may be a significant inventory supply increase as we approach spring. Although we do expect to see a material increase in sales activity in our area in the new year, we do think that price growth will be more tempered until the over supply of homes for sale returns to balance. Look for a more notable improvement in the luxury and recreational markets as buyer sentiment, affordability (interest rates), and price stability returns.

We believe that our region remains one of the most sought after areas in the country, and will continue to be a great investment over the long run, regardless of what happens in the short term.

Imagine a Tree Fort

Marty Webster and Matt Swart’s chic chalet set above a forest is built for entertaining.

The living area is cozy, with a gorgeous stone fireplace and a huge down-filled sofa with a cream slipcover.

“The kitchen is the heart of the home,” agrees Swart. “When I get home from [teaching] school, I’m in there!”

The two knew they had succeeded in creating a home to entertain in when they invited 34 members of both their families, including kids and grandparents, and it all worked out fine.

The two love to entertain and designed the home to be like a “resort” for their guests.

The original concept the two envisioned was to build a home that felt like a tree fort floating above the treetops, says Webster.
