’d like to take this opportunity to welcome all the readers of Our Towne Guilderland to the New Year 2014. As I’ve gotten in the habit of doing each January, I would like to express my gratitude to Our Towne publisher Lowell Knapp for creating the “Supervisor’s Notes” column a few years ago. It’s a nice way of providing a vehicle for the Town Supervisor to communicate informally with Town residents, and is one more way to keep information about Town government and important events flowing regularly throughout our community. As a believer in the value of government transparency and community awareness, I want to take this opportunity to remind Our Towne readers that there are multiple outlets for information about current events in Guilderland. The Town website, www. townofguilderland.org, provides a wealth of information on current events throughout the community. There are meeting schedules, agendas, and minutes, as well as current departmental information and downloadable forms from various departments in Guilderland government. You can also access the website to sign up to receive meeting agendas for the Town Board and other committees via e-mail. Information on Town activities and meetings, as well as other current topics, is also available on Guilderland’s local government cable channel, Channel 17 on your television. Channel 17 also provides both live coverage and taped rebroadcast of meetings of Guilderland’s Town Board, Zoning Board of Appeals, and Planning Board. I am pleased to report to you that Guilderland enters 2014 with a balanced Town budget, significant reserves, and a strong credit rating. Part of the credit for this, of course, is associated with the slow improvement of the national and regional economies, but much of the credit goes to the hard work of employees throughout Guilderland’s workforce, as well as the dedication of our Town Board membersPat Slavick, Paul Pastore, Brian Forte, and Alan Maikels- who have worked with me to craft prudent spending plans over the past several years. All of us have certainly noticed that winter has arrived and looks likely to stay for a while. I would ask all of our residents to cooperate with Town government to keep our streets clear and safe during wintertime. Drive carefully, obey our winter parking regulations, and give our Highway Department work crews the chance to keep our Town roadways in the best possible condition this winter. I also invite you to use our Town park system for winter recreation activities. We offer snowshoeing, cross-country skiing (on both groomed and ungroomed trails), and sledding for the enjoyment of our residents. A limited amount of rental equipment is available. Check the Parks and Recreation Department page on the Guilderland website, or call the Parks Office at 456-3150 for information on current activities. January is the month when property tax bills are issued and payable. Bills will be issued during the first few days of the month, and are payable without penalty through January 31. If you have a mortgage on your home, and escrow your taxes, payments should be made by the escrow agent. Otherwise, the tax bill is issued directly to the property owner, whose responsibility it is to remit payment. There are multiple payment options, including payment in person at either Town Hall or at the First Niagara Bank office at 1973 Western Avenue in Westmere, by mail, or on-line. More information about payments is displayed on your tax bill or on the Tax Receiver page on the Guilderland website, www.townofguilderland.org. “Oshins of Smiles” Coming Back in 2014 I hope everyone had a joyous Holiday Season. Many of you may have heard about the fire that occurred on December 20th in the building that housed my dental practice. Unfortunately, the dental office is a total loss from the damage. While the loss is devastating, I am determined to rebuild and come back in 2014 stronger and better than before. My goal is to continue to provide quality dental service in the interim at a convenient local office in the Guilderland area. Homer is a very sweet, small, longhaired, active neutered male cat. He is about 3 years old. He is all black except for every one of his toes has a beautiful white high light. He was found cold and hungry w/ a terrible eye infection living on the streets. Someone had moved and thrown him out. Homer loves people!! His favorite thing is to hang out in whatever room you are in. He will meet you at the door when you come home and always want to be near you and your family. His other favorite thing is to play with his toys. The best home for Homer would be indoor only. A home that wants a constant companion who wants to be "in the action" . Elvis Aaron is a one yr old playful, yet gentle neutered male cat. His all time favorite thing is to curl up in your lap and have his belly rubbed. He can do this for as long as you can give him! His owner had moved on and left him behind. Although he was found hungry, skinny, and beat up his spirit is so sweet. Elvis Aaron is currently living w/ his foster Dad and 5 other cats. He will greet you at the door when you come in and likes to sleep on your bed at night snuggling right up next to you. He loves the other cats and loves to hang out and play with them. He also likes windows and has a favorite toy. Elvis Aaron is a medium-sized cat, tested negative for FELV/FIV and is up-to-date on his vaccines. HAPPY NEW YEAR TO EVERYONE!!

T

he beginning of a new year on Earth is really an arbitrary assignment, but to all of us the tradition and celebration is quite significant. More than anything it offers us the chance of a new start. Like in school when we start a new course, or in our career when we begin a new project, the new year lets us focus on doing something better; a chance to get it right. Any time we have this opportunity we must use it to our advantage; use it to create new positive habits and break old negative ones. Usually, new year resolutions, take the form of new physical commitments and a healthier life style. This is an excellent opportunity to make such changes. I also think, perhaps even more importantly, the new year can be a time to change our mental habits. All too often in today`s society we focus on physical attributes and health and forget about our mental health. What we need to do this new year is make a personal commitment to relax a bit, put things in perspective and change our mind set to positive thinking. Try to see the positive side of things and take the advice of photographer Dewitt Jones: see what is right with the world. I recommend looking up Dewitt Jones and watching his videos. I know that it lifted my attitude when I was shown one of his videos at a valuable faculty development seminar at GHS.

You may still see what is wrong in some situations, but try to focus on what is right. We make mistakes every day and decisions that we learn from, but we can and should focus strongly on what was right. As we travel around and look at people and things and events we can look at them trying to find what is right. Did you ever go some where with someone and they spent the whole time picking apart the scene by finding every little thing that is wrong? Maybe it was a party, a wedding, a restaurant, a presentation or a class, but I bet their attitude diminished your enjoyment. I have always tried to look for what is right as I teach classes and work with people. I am honestly not always successful at this and some times I am negative, just ask Mrs. Rice. This new year I have resolved to redouble my efforts of positive thinking and positive thought. I will try even harder to encourage my students through a positive outlook because that is what has made my students so successful already; positive helpful encouragement from their parents and our staff. This week I had to make the most unsavory and sad decision to put our pet Ginger to sleep. It was very difficult to decide and difficult to comfort her in the process but she was a faithful, happy, unassuming friend for us. We will remember her quite well. This gave me cause to think a lot about how to be remembered. Life is short and I think the aspect of remembrance is very significant. I think helping people and having a positive attitude despite setbacks is a really good way to be remembered. So I am going to strive for that this new year. I hope you make a positive change this new year 2014 and I hope you consider attitude as an option. What ever you choose I do sincerely hope this is a most excellent sand loving year for you, your family, your friends, our school and our community.

IS YOUR LAWYER A ONE-TRICK PONY?

W

hen I first started practicing law, general practitioners were common. It was the lawyer (mainly he), who did a little bit of everything-closings, wills, criminal, personal injury, family law, etc. Over the years, with areas of law becoming more complex and regulations for lawyers and clients alike expanding, it has become unusual to be a general practitioner. Specialization has many good things about it as it allows the lawyer to become well versed in the area of law that you need, without diverting her attention and resources to a multitude of other areas. But with specialization of law should there be specialization of clients? I am sometimes asked by prospective male clients if I represent men. I find this a very interesting question. When I have asked my male colleagues if they are asked if they represent women, not one has told me yes. Is this sexism? Do we think that women have an innate prejudice against men, but not vice versa? A prospective male client once said to me “My wife is a woman and her lawyer is a woman so you’ll know how they think.” “Sir,” I responded “I would not know your wife if I fell over her. If you don’t know how she thinks after 20 years of marriage, how can I, a complete stranger, know how she thinks?” “Good point” he said, and hired me. To answer the question of my client base, I have represented both men and women over the years, many (hundreds, if not more) of each. At no time has any male client indicated to me that he received anything but zealous representation from me. I would certainly hope that my male colleagues hear the same thing from their female clients. Not only have I represented people of both genders, my clients over the years have been a broad base of race, religion, sexual orientation, economics, professions, and national

origin. By working with a broad base of clients I have learned a great deal about values, priorities, and lifestyles. The most important thing that I’ve learned is that everyone is different and unique, no matter what package they come in and baggage they bring with them. Good lawyering is about assessing the particulars of each client’s case, and not necessarily concluding that someone has a good or bad case because of any particular characteristic. We have seen the issue of race and gender discussed in the context of juries. Would O.J. Simpson have been found guilty with a mixed race jury? Would men on the jury have taken a harsher look at George Zimmerman? Or has our society come to a point where we look at the individual, and not the packaging? While lawyers should be knowledgeable in their particular field, is it important to you that they are also well rounded in their client experience so that they can bring to you a wide base of perspectives? These are things to think about in the event that you need to hire a lawyer.

Interview with Joyce and Matt from Short and Stout Tea Shop located at 1736a Western Avenue, on the corner of Western Av and Ardsley Rd in Westmere.

Q. How did your business come to be? A. Our vision for Short and Stout was always a physical location, but our first step was an online tea shop in 2011. It was slow going for a while until we happened upon the Altamont Elementary Craft Fair. That opened our eyes to the enjoyment of one-on-one interactions. On October 1st of 2013 we opened our doors at our specialty tea shop.

Q. Tell me more about your shop? A. We currently have 80 whole leaf teas that you can brew at home, take to go or enjoy it in our shop. Joyce has concocted several specialty hot and cold drinks including Frothy Chai, Choco-Mint Warmer and Matcha Latte, just to name a few. Plus bubble tea which is sweetened tapioca pearls on the bottom of a fruit flavored milk tea. Careful, they are very addicting.

Q. Can I sit down in your shop to enjoy a pot of tea? A. Yes, we have comfortable seating in 3 differently styled areas. Plus we work with several local bakers to bring in fresh pastries and we make some in our kitchen, too. That’s virtually non-existent now. Instant coffee and tea bags have similarities. Both are convenient ways to get some flavor. New Year’s Resolution: Eat more food…just eat “REAL” food By: Dr. Kim Leis-Keeling

T

he holidays have come and gone in a blur. Somehow we managed to stuff ourselves with goodies and over eat just enough to get motivated to hit the gym and start the next version of P90X. The diets will begin and quickly fall to the wayside by the time you get your big box of Valentine’s Day candy. According to Forbes magazine, over 40% of Americans make a New Year’s Resolution but only 8% reach success. I have never been a fan of the fad diets but we have all tried some version along the way. Over the years, patients ask me nutrition questions and ask my opinion on certain diets that come out. My comment is always the same. Just eat “REAL” food. What I mean is that there is so much junk in the grocery store disguised as “food” it is becomes confusing as to what foods are actually good for you. Do you realize that there are entire isles dedicated to soda, cookies, candy, sugary cereal and potato chips? If you did not know before, THAT IS NOT REAL FOOD! So what is “REAL” food? Real food can actually be purchased in its natural state or with minimal processing such fresh fruits and vegetables, nuts, seeds, grains like rice, quinoa, oats and whole grain pasta, meats, fish and dairy. Real food is usually the food found on the perimeter of the grocery store. Here is a tip to get you headed on the path of eating “REAL” food. STOP READING THE NUTRITION LABEL AND START READING THE INGREDIENTS. According to the nutrition label on a can of diet soda it can look good for you since it has zero calories, zero grams of sugar and zero fat. But if you read the ingredients it is all artificial ingredients and sweeteners. It is basically a can of chemicals. Two ingredients that you can begin to look for when reading ingredients are high fructose corn syrup and partially hydrogenated oils. If you can eliminate these from your eating habits, your body will thank you. High Fructose Corn Syrup (HFCS). This is found in many packaged goods from breads, baked goods, cereals, candy, soda, cookies, yogurt, condiments, dressings, cereal bars, fruit juice and on and on. Despite the complex process to create HFCS, it is actually less expensive for food manufacturing companies to use instead of real sugar. Look for products that are made with REAL sugar. I always find it funny to be standing in the isle looking at the ketchup bottles and there is a bottle that says “no high fructose corn syrup” on the front of the label and right next to it is another bottle, by the same company, that does contain it. Hmmm, I’ll take the one with REAL sugar.

Why is it so bad for you? HFCS gets broken down differently than other sugars. While most sugar can get broken down and used by many cells in the body, fructose, on the other hand, is more rapidly metabolized in the liver, flooding metabolic pathways and leading to increased triglyceride production and fat storage in the liver. This can cause a rise in serum triglycerides, promoting cardiovascular disease and may lead to an increase in non-alcohol fatty liver disease. Try to look for products that use REAL sweeteners like sugar, molasses or stevia. Partially hydrogenated oils, commonly known as Trans Fats. This one can be tricky. According to labeling laws, manufactures are required to list the amount of “trans fats” on the nutrition label. If the amount of trans fat is less than 0.5 grams per serving then the label can read “0” grams. So you have to read the actual ingredients and look specifically for “partially hydrogenated oils” to be sure the product is trans-fat free. Why are Trans fats so bad for your? Trans fats are an unnatural fat originally created to increase food shelf life. Food is naturally supposed to spoil when it goes bad right? Why would you want to eat something that has been sitting on a shelf for 2 years? Trans fats were once thought to be healthier for you and it started the “margarine” craze. Many people switched from using REAL butter because of the high fat content and started to use margarine hoping to improve their health. Instead, the statistics of heart disease actually got worse instead of better. The solution is to eat REAL food by using REAL butter and oils for cooking. Just be smart about the portion size. Dieting is stressful, anxiety producing, causes more food cravings and is a psychological nightmare. Eating is supposed to be enjoyable and if you are eating “REAL” food your body will not be filled up with empty calories and chemicals, which leaves you craving more junk. Start the New Year off with a lifestyle change which begins with eating lots of food…just REAL food! UPCOMING COMMUNITY CONVERSATION TO FOCUS ON BUDGET DEVELOPMENT TO DATE; LIST OF POTENTIAL CHANGES FOR 2014-15 GUILDERLAND, NY—On Wednesday, January 29, Guilderland Central School District will host a community conversation to take a closer look at the district’s budget development process and to review a list of all potential changes and reductions under consideration for 2014-2015. The event will be held from 7 to 9 p.m. in the Guilderland High School LGI and is open to all district residents and school community members.

More specifically, attendees will have the opportunity to participate in a World Cafe exercise, rotating through six different budget “stations” to meet with school leaders and ask direct questions regarding proposed changes in the various topic areas. At the end of the evening, community members will also have the chance to share their questions, comments, or concerns with the larger audience during a brief “town hall” style reporting out session.

Since late October, school and district leaders have been reviewing the current status of programs and staffing at all levels and developing budget recommendations for the upcoming school year based on enrollment projections and an analysis of student needs. The event on Jan. 29 will be the community’s first opportunity to provide input and comments on the recommendations before any final decisions are made.

With just over three months to go until the Board of Education is scheduled to adopt a budget for the upcoming school year, there is still much more work to be done. As the district struggles with the difficult and important choices ahead, we need to hear from you!

The community conversation will begin with a brief presentation on the district’s budget development process to date followed by small group work sessions related to a list of potential changes for the upcoming school year.

INSIDER REVEALS WHY WAITING UNTIL SPRING TO SELL YOUR HOME COULD COST YOU!

anuary is a month of change. The lines at many fast food restaurants will be shorter and the lines and many Gyms will be longer as new year’s resolutions are a acted out. Besides dieting and exercising, New Year’s resolutions often consist of decisions to move or buy a new house and January will generally introduce many new home buyers into the real estate market. While many new buyers enter the real estate market in January, most sellers will decide to “wait until spring” to list their homes. This is often a mistake. It is commonly believed that the spring is the best time to sell a home. Here are several reasons why selling during the winter may actually net you more in the sale of your home. 1) Technology has evened out many of the seasonal peaks and valleys that impacted the market in the past. Buyers can search for homes at almost any time and from any place using a smartphone. Time is at a premium for most buyers and they are shopping at all hours and in all seasons. Today’s technology allows them to do this in ways they never could before. 2) Winter real estate inventory is low and buyers have fewer choices. Wait until spring and your home can get lost in a flood of new homes entering the market. 3) Winter buyers are more serious. You are not going to see buyers cruising around open houses in a convertible in January. The buyers out looking in the winter are serious shoppers and statistically you will have a higher number of offers per showing in the winter then you will in the summer. The result is less inconvenience to you as a seller. 4) Mortgage rate risk. Mortgage rates will eventually go up. Just a 1% move up in mortgage interest rates will have a 10% impact on a buyer’s buying power. If rates move up 1%, a $200,000 buyer will be forced to start looking at $180,000 homes. It you wait to list your home you run the risk that rates will increase and your buyer will no longer be able to afford your home. 5) Homes actually sell for more in the winter. According to one study homes sold in the winter months actually sold closer to listing price by several percentage points then homes sold at others times. This is likely due to the amount of inventory and competition during other times of the year.

The Capital Region real estate market remained surprising strong throughout the holiday season and we expect it to continue into 2014. If you are a seller now is the time to take advantage of this activity. We sold a home Christmas week for a client in 4 days that had been on the market for over 300 days with other real estate agents. If our client waited until spring as others suggested, she would have incurred thousands in additional carrying costs. Thanksgiving week we sold two homes with multiple offers! Yet common sense would say buyers are not looking during Christmas and Thanksgiving. Buyers start looking in January and the parade only comes by once.
