une is the bridge between spring and summer, and is one of the busiest times of year here in Guilderland. The weather has finally warmed up on a consistent basis, the school year is winding down, spring sports are in full swing, summer vacation plans are being made, and our community is abuzz with that broad array of activities that make our part of the world such an enjoyable place to live at this time of year. There are a limited number of openings still available for the Guilderland Parks and Recreation Department’s summer recreation program, which will begin on Monday, June 23 and continue through August, Offerings include a half-day day camp, as well as a wide variety of sports and enrichment camps. For more information on what programs still have openings, call the Parks Office at 4563150, or visit www.guilderlandrec.com, where you can also register your child for programs on-line. The Guilderland Chamber of Commerce will hold its Annual Dinner and Awards Ceremony at Pinehaven Country Club on Siver Road on Wednesday, June 11. Awards will be presented to local businesses that have invested in building attractive new commercial facilities in Guilderland, or in enhancing existing business locations. Additionally, a number of local businesspeople will be honored for their support of the Guilderland Chamber as well as their efforts to improve the overall business climate in Guilderland. Guilderland’s Western Turnpike Golf Course is a busy place at this time of year, as league golfers have kicked off their season, and lots of businesses and other organizations schedule golf outings at the course. There are plenty of open tee times for recreational golfers though, and always at a reduced rate for Guilderland residents. Call the Pro Shop at 456-0786 for information on course conditions and special promotions, or to book a tee time. The fourth annual Guilderland Mudmania event will take place on Saturday, June 14 at Tawasentha Park. This

family-friendly event is focused on all participants having a lot of fun, and covering themselves completely with some of Guilderland’s best mud in the process. A portion of the proceeds is donated to help upgrade the Tawasentha Park playground. The event includes five “waves” of runners, and begins with a kid’s race at 11:30 A.M. You can register on-line or obtain a downloadable registration form at www.tawasenthamudmania.com. The thirty-fifth season of free summer concerts at Tawasentha Park starts off this June. The first event is the “Nervosity Concert”, a battle of high school bands that will take place from 6:00-10:00 P.M. on Friday, June 20. The Thursday evening concert series begins with a performance by the 100-member Guilderland Town Band on Thursday, June 27, and continues into August. Thursday concerts are held at 7:30 P.M. Bring a blanket or a lawn chair and enjoy a variety of musical offerings under the stars at Tawasentha. I’m pleased to announce that the project to construct sidewalks on Western Avenue in McKownville and Westmere has commenced. This multimillion dollar project, which will result in complete sidewalk linkages from Route 155 to the Albany City line along Western Avenue, is the result of a long period of careful planning and collaboration between the Town of Guilderland and the New York State Department of Transportation, which is overseeing the construction phase of the project. The 2014 building season will see sidewalk construction on the north side of Western Avenue. Work on the south side will take place in 2015. We have heard from many residents who are pleased to see this project going forward. As always, I encourage all of you to be careful and considerate of others in your travels about the Town. IS NOW A GOOD TIME TO SELL YOUR HOME? How is the real estate market? It is a question that is uttered often and quite frequently will receive a different response depending on who you ask. The real answer is it depends on where your home is and if you are a buyer or a seller. Real Estate data and statistics are easily manipulated and often misunderstood. The following is my interpretation of the current real estate market. The Capital Region real estate market peaked somewhere around early 2007 in the Capital region. There has been a decline in both the volume of homes sold and in home prices since this time. Real estate cycles tend to run in 6-7year increments so it would make sense that we are starting to see the end of the downward. In the first 5 months of 2007, 2,924 single family homes sold in the Capital Region representing 55.7% of homes listed and had an average time on market of 80 days. The first 5 months of 2014 saw 2,192 single family homes sold or 38.04% of the homes listed with an average time on market of 95 days. Clearly we are not back to peak levels. Yet recent articles published by mainstream media looked only at median home prices and declared “Market back to 2007 levels”. The median home price is back to 2007 levels but that number does not tell the whole story.

Real estate professionals always like to talk about median home prices. The median home price is simply the price that half the homes sell above and half sell below it. It does not mean prices are back to 2007 levels. The median home price has been driven up over the past year in part based on the resurgence of home buyers buying higher priced new construction ($300k-$400K) homes. Real estate prices are not back to 2007 levels unfortunately, despite what the media reports say. Real estate has always been local and will always be local. However, in general the current activity in primary markets such as Guilderland and Bethlehem remains segmented based on a look at absorption rates. Homes prices under $300,000 are showing clear signs of a seller’s market with multiple offers and short marketing times. IS YOUR DEBT MY DEBT?

often hear commentators talk about high profile, big money cases as the “difficult” ones. For those that follow this series, you will notice that we often talk about debts. That is because debts are easy to accumulate, hard to get rid of, and no one wants them. The difficult cases aren’t the ones where there is too much money, but rather, when a family is just getting by together, and we now have to figure out how they can manage two households. The even more difficult cases are the ones where the family isn’t even getting by together, and now we need to figure out how to put them into two households. These basically fall into the category of a low income family, with few resources. However, in many low income families, services may be available such as assistance with heat; food stamps; lunch programs; subsidized housing; and other government benefits. The families that are not low enough income to qualify for benefits, but are still not getting by, or are barely getting by, generally fall into two categories (1) there simply is not enough money for basic living expenses or (2) there are sufficient funds to meet basic needs, but the family is living beyond those means. This article will concentrate on the second category. Many times a client will come in with a list of debts, often bemoaning their spouse’s spending. If someone has come to see me in regard to a dissolution of the marriage, there may be some debts that are shared, and some that are attributable to the spouse that incurred them. If you can prove that there was a “wasteful dissipation” that is, the

person spent money on obviously unnecessary items such as drugs, alcohol, or gambling, a court will hold that person responsible. However, what happens when either (1) the debt is incurred and you don’t know about it or (2) the debt is incurred and you do not consent to it? If the debt has been concealed from you, the spouse who has secreted it can be held liable. If you knew about the debt, although did not consent to it, it is more of a grey area. That is, maybe your spouse spends more money on items for your children than you would like such as clothes, activities, vacations, but is not necessarily gambling it away, you just have different values. What do you do? If you are dissolving the marriage, at least there will be a disposition, and after that, you will not be responsible for your spouse’s bad spending habits. What if you want to stay in the marriage? You need to examine the underlining issues, and find a way to reach a common goal. Marriage counseling, as well as working with a financial planner, can be of great assistance. However, if your values are too far apart, you will need to make some hard decisions regarding the viability of you relationship.

The way the occlusal (chewing) surfaces of any of your teeth come together affects the other teeth, in addition to your gums, your neck and head, the muscles of the jaw, the jaw joint and your oral health. RECENT MODIFICATIONS TO NEW YORK’S ESTATE TAX

I

t has been said many times that one million dollars isn’t what it used to be. Apparently, the New York State lawmakers agree! Under current federal law, estates resulting from a decedent who passes away during 2014 with combined gross assets and prior taxable gifts exceeding $5,340,000 must file an estate tax return. Additionally, any unused portion of the $5,340,000 exemption by an estate may pass to the decedent’s surviving spouse, if applicable. As such, a married couple with a combined estate of up to $10.68 million may be able to escape estate taxes entirely. Due to the size of the single and combined thresholds, a very small percentage of estates are subject to federal estate taxes. On the other hand, for the past several years, the estate of a decedent who was a resident of New York State was potentially subject to estate taxes if the value of the gross estate exceeded $1 million, with a top marginal estate tax rate of 16%. Because of the wide gap between the thresholds between the New York state exclusion and the federal exclusion, many estates not subject to federal estate taxes have had to pay New York state estate taxes. As a matter of fact, we at AllSquare Wealth have found that state estate tax planning has often been an

overlooked component of the overall estate planning process. Effective for state fiscal year 2014, New York State has increased the applicable exclusion amount from $1,000,000 to $2,062,500. This is excellent news for NY residents who expect to pass away with gross estates valued at between the old threshold and the new threshold amounts. However, due to an estate tax “cliff ” which has been created under the new law, it is possible that certain larger estates will face a higher estate tax burden going forward. This has to do with the fact that the estate tax credit based on the new exclusion amount fully phases out for estates with values greater than 105% of the exclusion amount, or $2,165,625, thereby effectively taxing every dollar of the estate. Additionally, unused NYS applicable exclusion amounts continue to not be portable to one’s surviving spouse (unlike the federal system). While this new law reduces the number of estates that will be subject to a NY estate tax, NY residents should still carefully consider the impact of any potential future estate taxes as part of their financial planning process. Success Stories By: Dr. Kim Leis-Keeling

A

couple of months ago I was invited to the American Chiropractic Board of Sports Physicians Annual Conference to present a paper on treating runners with hamstring injuries. It was a great experience and I loved getting to speak with many other sports chiropractors about treating athletic injuries. I truly love my job and I look forward to being able to help so many patients with such diverse conditions, interesting backgrounds and amazing abilities. I would like to share a few of my recent cases that we have been working on in the clinic. Here is a little chicken soup from my soul. Case 1: I have had three patients with very similar symptoms of jaw pain and headaches. The cases vary slightly with the duration of onset of pain but all have tried various forms of treatment including medications prescribed by a medical doctor or neurologist and seeing their dentist to get fitted for night guards and evaluating the temporal mandibular joint for dysfunction. We began treatment by correcting alignment issues in the cervical spine, myofascial release to muscles and fascia around the head, neck and jaw and we also incorporated a little Craniosacral therapy. The results have been amazing and within a few visits all three patients have had tremendous relief of the headaches, jaw pain and clicking. Case 2: Another patient came to me after having low back pain for a few months and related foot pain that she recalls having since she was a child. When I first met with her, I was sure I could help her low back pain but honestly, I didn’t think I would have any luck with the feet. After just two treatments consisting of lumbar traction, myofascial release and various nerve threading techniques, she came back so thrilled that her back pain was virtually gone and her feet have felt the best they have in years. She was able to spend 5 hours working in her yard without the aftermath of intense foot pain that she was used to. Case 3: I have had a number of patients recently that participate in Crossfit for exercise and some compete. One of the biggest complaints of “Crossfitters” is hip and shoulder discomfort due to lifting heavy loads at extreme end range of motion. Most athletes will also have lower back pain due to the stresses placed on the spine from lifting. My experience with these athletes is that they are very educated about body mechanics, use foam rolling techniques to maintain muscle length and often are seeing other chiropractors and massages 18

therapists. So when they come to me, my evaluation is all based on functional movements. The imbalances I find are very slight and subtle, but these little things turn into big problems when they have 150 pounds above their heads. The treatments I have done with these patients consist of lots of myofascial release, cold laser and a few corrective exercises. The results have been great and they were able to go back to the gym the same day and feel the difference. Case 4: This last case I wanted to share was an endurance athlete training for an Ironman Triathlon. With all the intense training, he had developed Achilles’ tendonitis. These athletes are tough to work with because the training programs do not allow much wiggle room to take time off for injuries to heal. So we have to incorporate lots of active recovery. His treatment included cold laser, myofascial release, Kinesiotaping, foot and ankle mobilization, pelvic adjustments and specific exercises for the Achilles tendon that he was to do at home. He felt great after treatments but the relief would not last long. He kept coming back and saying that it wasn’t getting better. We discussed his home exercises and he admitted that he was not doing them regularly. A few weeks had passed and he hadn’t mentioned anything about his Achilles pain so I asked him how it was going? He said “Oh yeah, it’s all better now.” I was shocked and asked what he did that finally helped and he said “I finally did those exercises that you told me to do.” I had to laugh because this patient was my husband. Focus Guilderland, NY -Memorial Day has passed and the school year is winding down. It is extremely important that children maintain their focus through to the end. In elementary school and middle school this is important to develop good habit, in high school it is important because admission boards and potential employers examine the grades. School ends on June 26th, not a day earlier, not a week earlier, not now. It is interesting how when the end date for a project in an organization such as SpaceX is approaching, work intensifies, focus increases and double checking turns into triple checking. Yet somehow in K12 schools many students have already checked out for the summer. We need to help them focus through the end. In Taekwondo we practice focus in many ways. Board breaking is an example that requires mental and physical focus. A student must have long term focus to practice a technique properly and consistently. At the time of the breaking demonstration the student must have mental focus and physical focus for an exact point on the target. Through years of practicing great character qualities such as focus, martial artists perform better in other aspects of their lives such as school and work. It may take time, but it does happen. It requires tremendous focus and determination to become a blackbelt, but it is also the little lessons along the way that really matter for our children. Reinforcing your child’s progress through the belts of a martial art by using every opportunity to point out how keeping your focus through to the end is crucial,

or leading by example of great focus through to completion are examples. Children learn more from your little character lessons as they grow than from any other source. The last time I checked the population was still increasing, the job market was still a little slow and the environment still in a little trouble. We have a responsibility to give our children the character for success in the future. Third graders do not need more homework, they need to focus while in school. Kindergarten students don’t need any homework, they need the character lessons demonstrated by responsible adults and older students. High school students really need to focus most of all because much of the grades that really matter and are scrutinized for years, depend on the end work. Seniors in high school should focus as a demonstration of integrity and responsibility for the future. They are our hope and they must improve the world their children will live in. Doing that has no finish date, no final exam, just diligent, determined, focus.

Guilderland Chamber Welcomes Natural Way Café to the Area Guilderland, NY - The Natural Way Café held their grand opening and ribbon cutting at 2568 Western Ave., on Thursday May 15th with the Guilderland Chamber of Commerce. Celebrate Dads and Grads and Helping Neighbors June is a happy month. There are so many celebrations: Fathers’ Day; graduations from college, high school, kindergarten; the beginning of summer. In June Caregivers also has a golf tournament, one of two formal fund raisers, And this year we celebrate our 20th year in service to the community. That is, for 20 years people in our community have been helping their neighbors when they needed rides to doctors, or help with shopping, or taking a husband to see his wife in the nursing home. Once we had a volunteer help a mom with 5 kids, all under 5 and with 2 sets of twins in the mix, do breakfast and get dressed and ready for the day. These are just some examples of what our volunteers do. All non-medical, all only a few hours out of a day, and all at a time convenient to the volunteer and client. So, this happy 6th month of the year, celebrate our dads! Celebrate our grads! TRASH TALK by Vince Coppola Summer is almost here and with summer comes a lot of home preparation, inside and out. Why not make life easier so you can enjoy the great weather by getting some projects done around the house in the simplest way possible-have someone else handle it! It’s a STEM-filled summer at GPL! by Beth Rienti

The end of the school year is right around the corner! Here at the Guilderland Public Library, plans are underway for a fantastic Summer Reading Club. This year’s themes—Fizz, Boom, Read! (for kids) and Spark a Reaction! (for teens)—support the current emphasis on Science, Technology, Engineering, and Math (aka STEM) in the public education sphere. Many of our children’s programs will have science related topics and activities.

To start off your Summer Reading fun, here are some great STEM titles to check out:
