The Town’s 2018 Summer Day Camp and Activity Camp Brochure will soon arrive in your child’s “backpack mail” and will also be available for pickup at Town Hall, the Guilderland and Altamont Libraries, and the Parks & Recreation Department’s office at 181 Route 146 (across from Tawasentha Park). The brochure provides information about more than 120 programs including sporting activities, swimming and swim lessons, day camps, hobbies, and fitness programs. The brochure also lists day trips, and cultural, historical and special events. These programs are taught and led by talented instructors who are eager to share their expertise and enthusiasm. You can register for programs and events at www.guilderlandrec.com or at the Park’s office.

Pavilion rental dates are still available; if you wish to rent a pavilion you can contact the Parks & Recreation Department for availability by calling (518) 456-3150.

Please note that stocking your pond requires a Farm Fish Pond License. The pick-up for fish order is Friday, May 18th at the County’s Martin Drive facility. You will receive an email with a time slot for your pick-up. Guilderland, NY - Chinese philosopher Laozi noted that a journey of a thousand miles begins with a single step. Well-seasoned travelers will hasten to add that having the he final destination and route in mind also contribute to a journey’s success. Individuals and couples would be well-advised to take the first step on their financial journey - enter the Financial Plan! A financial plan in its most basic form typically tries to answer the question, “Can I retire?” More specifically, a plan will try to project what level of income can be available at a given retirement age, based on several assumptions such as savings rate, investment returns, inflation, etc. However, a financial plan can and should go well beyond retirement planning to address several important questions, such as: • • • • • • • • • •

Are we paying unnecessary income taxes or capital gains taxes? How will I pay for the costs associated with higher learning? How should our investment portfolio be designed to best align with our goals and objectives? What do we want to happen to our assets if we pass away, and what’s the best way to accomplish this? How can I best gift assets to charitable organizations that are important to me? Should we be concerned about estate taxes even though we’re not worth millions of dollars? Am I taking full advantage of any benefits available from my employer? Are we properly using debt to leverage our personal balance sheet? Are there any opportunities to reduce our fixed expenses? Do we have proper insurance coverage in place to protect our lives, health, income, assets, etc.?

A well-designed financial plan will address each of the above issues, and provide an action plan for any adjustments that should be made to your current situation. A comprehensive financial planner will not only prescribe solutions, but will also work with you to implement any required courses of action. Being well-informed is not sufficient – e.g. knowing that diet and exercise are the keys to physical health is not enough without actually eating healthy and starting an exercise regimen. Likewise, knowing the proper financial steps to take is not enough without actually making positive changes! WE RECENTLY ADDED FIVE CORD-CUTTING DEVICES TO OUR LIBRARY OF THINGS! Guilderland, NY - What is a Library of Things, you might ask? Well, it is a collection of nontraditional library materials you can borrow and use, without having to buy them. These days, you can read about the emerging “sharing economy.” This is where people band together to purchase and share things that they need or want, but don’t necessarily need to own. There are car-sharing programs, bike-sharing programs, and many more examples. The sharing economy actually started a couple of hundred years ago—with public libraries! In the 19th century, when the only entertainment and information medium was books, libraries got started by using public funds to purchase books that the community could share.

These are just a few of the “Cord Cutting” items you can borrow from GPL’s “Library of Things.”

Most people, of course, would like access to more than just 12 channels, and more approaches than just local. (In our household, for example, we like HGTV, CNN, and various sports channels.) That’s where our next round of streaming devices comes in.

We’ll get to the full spectrum of items in a moment, but let’s start with those cord-cutting devices. As you know, many people are finding that cable television is really expensive, and not necessarily the most efficient or user-friendly way to get entertainment through their television. The cord-cutting approach is simple, and there are many ways to get out from under free from that huge monthly bill, so we thought that if we pulled together the most prominent devices in our library, you could take them home and try them before you buy.

We have Apple TV, Chromecast, Fire TV, and Roku devices you can check out. Simply plug them into the HDMI port on your TV, and see how they work. This approach is generally cheaper than subscribing to a bundle of hundreds of channels you are not necessarily interested in for a fat monthly fee. And what’s even better is that your favorite shows are on when you want them to be, rather than when a network chooses to show them. Check out these devices and see if cord cutting is right for you.

We recommend starting with an HD TV antenna. Borrow one of these, attach it to the “Antenna In” jack on the back of your TV, and disconnect your cable. Then do a channel scan, and you’ll likely get a list of 12 - 15 TV stations, particularly local channels, which your TV can access simply with this antenna, rather than cable. The antennas we are circulating only cost $6 at the store, but our hope is that people who might not try this via a purchase will try it through the library. Our website also includes a helpful link to a site where you can enter your zip code, and find out what channels are likely available “over the air” with the aid of an HD TV antenna.

Our broader Library of Things includes four more categories: “Gadgets,” “Home and Hobby,” “Kits,” and “Games.” Each of these is easily found on our website. Gadgets include virtual reality headsets, Echo Dots, GoPro cameras, Wi-Fi hotspots, and portable battery packs for electronic devices. Going on a trip? Check out a Wi-Fi hotspot and/or a portable battery pack, so you don’t run out of power. Home and Hobby includes our oldest “thing,” fishing rods. They come all strung and loaded, so you can check out a few, buy some bait, and go fishing. You can even buy your fishing license here! Other items in Home and Hobby

include cake pans, cookie cutters, folding tables for parties, holidays or garage sales, and helpful electronic devices such an automotive code reader, which can help you figure out what it means when a warning light comes on. There’s also the Kill-A-Watt, which measures energy use in home appliances, and helps you determine when it would be cost-effective to replace them with newer models. Kits include the popular “Birthday in a Backpack” Kit, which helps busy parents hold a thematic birthday party by including fun items that basically set up the party for you—choose Pirates, Princesses, Dinosaurs, Space, and many other themes. There are also themed storytime kits perfect for educators, nursery schools, and babysitters to use. And our friends at Western Turnpike Rescue Squad have put together two CPR kits, which help you learn the basics of this life-saving technique. We also have games, including more than 30 family board games, and lawn games including Giant Jenga, Kadima, Cornhole, and KanJam. Come on in and check out our ever-growing Library of Things! Rise and Shine By: Dr. Amanda Boccio Guilderland, NY -Are you one of the millions of Americans who have trouble sleeping a few nights a week or more? A healthy amount of sleep is essential for our optimal physical and mental wellbeing. It improves alertness, productivity, and the ability to heal and recover. In general, adults need between 7 and 9 hours of sleep per night; but requirements do vary based on age, lifestyle and health. If you are feeling less than your best due to poor sleep habits, consider making changes to your nighttime routine. Follow these suggestions to improve your sleep hygiene practices: 1. Limit napping: When you take naps longer than 30 minutes, particularly in the afternoon, it decreases the amount of sleep you need at night. This is because our bodies require a certain amount of sleep within a 24 hours period, but no more. It may also make it hard to fall asleep fast, because napping diminishes “sleep debt” required for ease of sleep onset. 2. Establish a consistent bedtime routine. Ideally, you should go to bed and wake up at the same time (plus or minus 20 minutes) every day, even on weekends and on vacations. An hour before bedtime, turn off the mind stimulating electronic devices. Don’t watch TV in bed, instead, read in a chair, meditate, or

take a shower or bath. An Epsom salt soak helps ease muscle tension and achy joints, and may help melt away stressors from the day. 3. Create an optimal sleeping environment. Your bedroom should be dark, quiet, and a cool, comfortable temperaturebetween 60-67 degrees is ideal. Turn off bright lights and the TV. If you are a “clock watcher”, make sure the clock is out of sight. Consider background “white noise” like a humidifier or fan. Lastly, (as hard as it may be) if your pets disturb your sleep, do not allow them on the bed. 4. Evaluate your mattress and pillows: Your bed should be comfortable and supportive. Most good quality mattresses have a life expectancy of about 10 years. Consider the age of your mattress if you have noticed a sudden onset of nighttime discomfort or poor sleep quality. Your pillow should keep your head and neck in a neutral position, regardless of your sleeping position. 5. If you are awake in bed for more than 10 minutes, get up! It is common to lie awake worrying about why you can’t fall asleep, or with a mind that won’t stop racing. When this happens, get out of bed, sit in a chair or on the floor

in the dark, and let your mind race and ruminate until you feel tired- then go back to bed. Don’t turn on the TV, look at your phone, or use the Internet during this time. 6. Get regular exercise: 30 minutes of aerobic exercise per day has shown to significantly improve sleep quality. In general, strenuous workouts should be avoided in the evening and close to bedtime because endorphins released during intense exercise may cause difficultly initiating sleep. Exercise at any time of the day that works best for you, but never at the expense of your sleep. Quality sleep is required to help you heal, recover, and get the most out of your exercise training. In February, my staff and I had the pleasure of talking to more than 100 kids at local elementary schools for Dental Health Month. During our visits we had the opportunity to talk to the kids about what they may encounter during their first visit, how to brush properly and selecting nutritious food choices. Since my visit I’ve had several parents call asking me about healthy snacks for their children so I thought I would share with you some of my thoughts. Healthy snacks benefit not only children’s teeth but also their overall health, building strong bones and muscles. Snacks are really important for small children because they are a substantial part of their diet simply because they don’t sit down to three regular meals a day. They eat more often, usually snacking throughout the day, so that makes it even more important to snack healthy. Some other additional tips about nutritious food choices: •

Avoid sicky candies and, of course, soft drinks.

Avoid foods that are fried, processed, too oily or too salty.

Keep in the fridge little bags or containers of healthy foods, prepped and ready to go: small thinly sliced carrots, cubes of cheese and chopped up fruit.

Remember to cut up all foods into small bites to prevent choking and not leave small children alone while they are eating.

And, definitely keep sugar to a minimum. If your child eats healthy snacks from the start, they’ll likely continue to make good food choices throughout their lives.

All of us have waited many months for our certificates to arrive from Korea and all of us celebrated with our families. A student’s family plays the biggest and most important role in their achievement of a Black Belt. This is why I shared tea with my family and my new belt was tied by my family. We continued this theme and all students shared tea with their families, had their new belts tied by and received their certificates from their family. Becoming a blackbelt takes years of mental, physical and character achievement. These students have been practicing for 4 to 8 years and it took me many more to reach 6th degree. None of my achievement would have been possible without my family, each of whom is a blackbelt. I am grateful for the time we have been able to spend together as a family training and competing. Good luck to all of our new Black Belts and their families as they continue their journey as martial artists.

Guilderland, NY - Every year I get several dozen calls about a leaky roof, sagging floor in a bathroom, paint that is bubbling or chipping, or signs of pests. The customer usually does a great job explaining the problem and wants us to come and take a look. My first thought is: where is the water coming from? Whether it’s from Mother Nature or the home’s water supply we always have to look for the source. Once I meet with the customer to look over the problem, I then start to look for the source. If there is a roof leak I like to look on the roof, in the attic and in the basement. If the drywall in a living area is stained or discolored I like to look above and below the leak area and on any outside walls. In most cases, the source is pretty easy to find. And once the source has been located then we need to fix that problem first before we move to the cosmetic or structural work the water damaged caused. If or when this type of situation happens to you as a homeowner, I always recommend calling us at the first sign of water or change in the appearance of wall, ceiling or floor surface. Letting leaks and water damage continue over time is just asking for problems. Not only do we continue to see the observable damage, but prolonged neglect or lack of attention to water damage will eventually damage the very bones of your home (structural framing and foundation). I have seen small leaks around toilets that have been neglected for years end up being a complete floor and wall redo. I have also seen roof leaks turn into complete redo of the shingles and the structural framing. What you see on the surface of a water leak, whether it’s ceiling drywall or floor tile may look innocent, but underneath all the necessary components of the floor or ceiling are being damaged. One of the hardest parts of my job is showing a customer the amount and scope of damage that a small roof leak or leaky shower faucet has caused. We will do what we have to in order to fix the leak and all the damaged items, but a lot of the time early maintenance would have prevented the situation in the first place—including the additional cost. All homes, new and old require maintenance. I have read numerous articles over the years about what a homeowner can expect in terms of yearly maintenance on a home. Some of the articles talk about the need to spend 1% to 2% of the homes value on routine maintenance. This number maybe true, but I know for my home some years I only spend $500.00 and others I spend $5000.00. For me, the key is not how much you may or may not have to spend, but to just pay attention to your house. In my mind, maintenance is all about prevention. Walk around your house several times during each season (inside and out) and look for changes in paint color/staining, areas where water could enter the home, missing/cracked shingles, squeaky floors, loose floor or wall tile, wet areas in cabinets or in the basement, pests, etc. If something doesn’t look right, have it checked out. Prevention now will save you time and money in the long run. Russ is the owner of RTS Construction. INTEREST RATES ARE LOW … FOR NOW. For both the buyer of your home and your own next home purchase, low interest rates can help make a transaction possible. In the second week of January, the average interest rate for a 30-year fixed-rate mortgage was 4.17 percent, according to NerdWallet. Mortgage rate averages reached more than 4.4 percent in 2017, but closed the year out just below the current rate. While mortgage rates aren’t expected to spike significantly this year, they are forecast to increase overall. The Mortgage Bankers Association predicts 30-year fixed-rate mortgages will rise to 4.6 percent this year, and it expects rates to rise to 5 percent in 2019 and 5.3 percent in 2020. While increasing interest rates are a sign of a good economy, they can squeeze out some potential homebuyers from the market. The current low rates can serve as a catalyst for many potential homebuyers to get moving sooner rather than later. But as interest rates continue to rise, you’re less likely to see as many bidding wars – which is welcome news for buyers but not sellers.

RENOVATIONS

TODAY WON’T COME BACK IN FULL NEXT YEAR. Zillow’s 2018 predictions include the expectation that most homeowners will focus on renovations and updates this year rather than selling. If you’ve got remodeling on your schedule for the year, be sure it’s an update for you because it’s unlikely that renovations will have a 100 percent return when it comes time to sell.

The key to taking advantage of the seller’s market this year is not taking the tight inventory for granted. Buyers will still expect effort from sellers in preparing a property for sale. While they may be willing to overlook a dated kitchen, it’s the clutter, deferred maintenance and lack of curb appeal that can still kill a deal. If you do decide put your house on the market, take the process seriously, and you’re likely to see ample interest.
