notes from the SUPERVISOR’S OFFICE 5209 Western Ave, Guilderland • (518) 356-1980 • www.townofguilderland.org

W

e had wonderful September weather here in Guilderland, and I’m sure that our residents would like to see it continue through October (or even beyond!), but that’s something we will all have to wait and see about. Cooler weather will arrive sooner or later, of that we can be sure. October will kick off the annual leaf collection program that the Town Highway Department conducts each year. We will have vacuum trucks circulating throughout the Town from midOctober until late November, weather permitting, to pick up leaves and evergreen needles raked to the curb by residents. The trucks will also pick up brush that is bundled, tied, and left at the curb. If you reside in a location not accessible by the Highway Department’s vacuum trucks, we will pick up bagged leaves and needles left at the curb. When raking leaves to the curb, please be conscious of safety, and avoid piling leaves or brush so high that there is a visibility problem for pedestrians, cyclists, or vehicles.

City line westward to Route 155. Work will resume on the south side of Western Avenue next spring. The cooler evenings at this time of year encourage a lot of our residents to make use of both back yard and portable fire pits. These devices are a great way to enjoy a little socialization with family, friends, and neighbors. While you are enjoying this activity, I would just ask that you always be mindful of fire safety, and that you be considerate of all of your neighbors in terms of the hours you use your fire pits and also of the noise volume generated by your gatherings.

Autumn weather is frequently wonderful for outdoor recreation, and Guilderland offers a wide variety of seasonal activities. Enjoy a pleasant and relaxing late-season round of golf at Western Turnpike Golf Course. Spend an hour or two hiking the trails at Tawasentha Park, or hiking or mountain biking the trails in the large portion of the Albany Pine Bush Preserve that is located within Guilderland. The colors of fall foliage really give the trails a special look.

The Town Board has devoted a lot of attention over the course of the last couple of months to the crafting of Guilderland’s 2015 Town budget. There have been meetings held with various Town departments, and also three public budget workshops. As always, our efforts have been focused on balancing our commitment to providing quality Town services to our residents with the desire to maintain tax rates at an an affordable level. This year, we have again maintained the level of municipal services while remaining under the 2% tax cap threshold established for New York State’s municipalities. We have been below the tax cap in each year since it was established. The Supervisor’s Proposed Budget was submitted on September 30. It is available on-line at the Town website, www.townofguilderland.org, or it can be reviewed at the Town Clerk’s Office during regular business hours. The Town Board will vote on the proposed budget at its November 6 meeting.

The work on the Western Avenue sidewalk construction project is approaching completion for the 2014 construction season. This year’s program will create an uninterrupted concrete sidewalk running along the north side of Western Avenue from the Albany

I hope that everyone gets a chance to spend a little time outside enjoying the autumn weather here in Guilderland. Winter will arrive eventually, but I think most of us won’t mind if it takes its time. Ken Runion, Supervisor

The collection schedule for leaf pickup, by street, was included in the Guilderland TowNews that was recently mailed to our residents. The schedule is also available on the Town website, www.townofguilderland.org. If you have any questions about the leaf collection program or the schedule, please feel free to contact the Guilderland Highway Department at 861-5108.

ow much advanced Technology do you use a day? None? Some? A lot? Think about it. Computers, smart phone, cell phone, tablet, television, radio, apps, etc. We use A LOT of it whether we realize it or not. Even those who do not have email or a computer (and yes, there are people out there who don’t!) use technology in some way shape or form. As a business, we use it to market ourselves, to help connect with people, to set up our calendars, set up reminders, promote an event, send messages, and to make our lives easier. Technology is great in some capacities because we can do things quicker, easier, more efficiently and with less money. However, thing have changed so fast many businesses owners and employees are completely overwhelmed with what they should or should not be doing, where they should start, where they should spend their money, etc. Last month I wrote how face to face still matters. And it does, probably more today than ever. But we must also learn to accept that we are living in a much more fast paced environment where if you slow down for just a short amount of time, you could be yesterday’s news so fast, you won’t know what hit you. This is why we must embrace the fact that we have to get up to speed with websites, web ads, email, and the dreaded social media. We at the chamber have many members that can help you develop an app for your phone, websites that won’t make you go broke, design ads for you that you can use on many different websites, teach you how to effectively use social media sites to market yourselves and engage customers, and members that can also get you set up so protect your equipment and software from bugs and intruders. Yes, I said intruders. Cybersecurity is something that needs to be taken seriously by even the smallest of business. If you lose one days work to computer down time, or lose patient records or someone else’s finances that could result in a significant loss of time and money. Identity theft and privacy are not the only issues one should be concerned about. Setting up password protected sites and log ins (and no, do not use “password” as your password!) A business should also seriously take into account fire, flood, or a ceiling caving in badly damaging your electronic records. I know it sounds harsh, most people don’t think about cybersecurity until it’s too late. Want more information on how we and our members can help you in these areas? Give me a call at (518)456-6611 and remember to check out our calendar at http://guilderlandchamber.com/calendar. html to see the presentations we have coming up to help businesses get a grasp on technology!

12 Questions You Absolutely Must Ask Before You Hire a Real Estate Agent Guilderland, NY - We often list and sell homes that have been previously listed with other real estate agents before us without a sale. The owners are always baffled that the home didn’t sell. Almost 100% of the time it has nothing to do with the home. It has to do with the myriad of decisions made in the marketing, pricing, and placement of the home done by the real estate agent. One of the questions we always ask is, “How did you find your last agent? The answers are always along the same lines: “We went to an open house and they seemed nice, “He is a member of our club or church, “ She lives on our street. It is understandable. After all, we all want to work with a real estate agent that we know, like and trust. However, the reality is there are some really nice, trustworthy, and sociable real estate agents that are totally ineffective at selling homes! Your home is likely your largest financial asset. Choosing the wrong real estate agent could literally cost you tens of thousands of dollars in lost equity and you might not even realize it! Unfortunately, very few people go through high school or college with the goal of becoming a professional real estate consultant. The barriers to entry in the real estate industry are minimal and for the most

part agents come into the business from other industries after a divorce, job loss, or other life change. It is an industry where generally the top 20% of agents sell 80% of the homes. So how do find a full time professional agent? Choosing the right agent is like hiring any other professional. You need to interview several agents and ask many probing questions, such as: “How long have you been in the business?, “How many homes have you sold ?, “What is your marketing budget ?, “What is your marketing plan? These are just for starters. According to a national study, the typical real estate agent will spend more on car repairs than they will on a marketing budget in a year! Asking questions will help you find an effective marketer not an industry socialite. A professional real estate agent will appreciate and thrive on answering your questions. An amateur will stutter and cringe as you ask for data on their track record. However, this simple step will save you time and money. To simplify the process we have come up with a free report of 12 questions you absolutely must ask a real estate agent before you make a hiring decision. Simply call us at 1-800-448-7016 ext. 7001 and leave your name, address, and email and we will send you the report within 24 hours or you can visit us online at www.clancyrealestate.com

5 [More] Important Things to Know Before Tying the Knot Guilderland, NY - Last month we wrote about five things to know before tying the knot – income; taxes; debts; support obligations; and future support obligations. There has been so much positive feedback from that article that I am adding five more things that everyone should know before making a serious commitment to another person: 1. Education – What is this person’s education level? Where did they go to school and did they finish their schooling? Is there any outstanding debt from the schooling? Were any certifications or licenses obtained? 2. Retirement Plan – Have either of you started any retirement savings? What are your respective goals? For example, are retirement savings sacrosanct, never to be borrowed against or withdrawn, or do either of you view this as a piggy bank? Who is the beneficiary of the retirement plans? While most non-government plans require a spouse to be listed as the beneficiary, many people in this area work in government, and government plans do not require a spouse to be a beneficiary. If you are unmarried has your partner made you the beneficiary of his? 3. Health Issues – What is this person’s health history and that of their family? While certainly you would not want to reject someone because of their or their family’s health issues, you do want to be informed so that you make wise decisions and learn about any necessary preventative care or testing that should be performed. If there is a history of a family illness, whether physical or mental, how does the family deal with this and does your partner agree with his family’s choices? 4. Insurance – Life; Medical; Disability, etc. – Does your partner have any? Who is covered? Who is the beneficiary? Are the payments current? Will these policies include you and your children, and if not, what 12

October 2014

OurTowneGUILDERLAND.com

is the reason for that? If there is life insurance, do you know the carrier, account number, and the death benefit? It does not help for your spouse to pass away and you “believe” there is some life insurance and then find out that is not true. 5.

Criminal History – While everyone entitled to make mistakes (and is entit hopefully learn from them), you hop should be aware if the other person has a criminal history, what it involves, and, if any limitations exist effecting terms of employment, ability to move, etc. More significantly, did this person learn from their criminal history or are they doomed to repeat the pattern? Sadly, this is re often the case with issues regarding substance abuse such as driving while intoxicated, or thefts to feed a drug habit. While these are topics that may come up early in a relationship, or at least prior to having children, more often than not, I see people who have little to no information on any these issues, and if they had, perhaps would have made different decisions. Ask the right questions so you are not “too little, too late” in finding out about your partner.

IT’S THE GREAT PUMPKIN, CHARLIE BROWN!

HALLOWEEN MISSION FOR YOUR LITTLE PUMPKIN EATERS!

Dr. Kim Leis-Keeling Fall is my favorite time of year. I love the mix of cool mornings and the warm days, leaves covering the yard and the prelude into the holidays. I even find comfort in the added darkness which forces me to shut down a little earlier. I don’t feel obligated to continue working around the house just because it is light out. One family tradition we have, which is most likely common with you, is taking the annual trip to the apple orchard and pumpkin patch. I love seeing which pumpkin the kids pick out and then shortly after are wining because they can’t carry it. This happens every year. Another one of my fall favorites is eating the pumpkins. I remember back to a discussion that we had during one of my clinical nutrition classes that I took as part of a post graduate program. We had a class discussion as to if would be okay to let our children eat pumpkin pie for breakfast. After all our research, we concluded that a piece of pumpkin pie would be far more nutritious than a bowl of cereal. Believe it or not, this bright orange fruit is packed with nutrients! Did you know that 1 cup of pumpkin contains 246% of the RDA for vitamin A. Vitamin A is important for our skin, mucus membranes and eyes and boosts our immune system. Pumpkin also contains vitamin E, C and iron. The orange color of the pumpkin contains poly-phenol flavonoids such as beta carotenes and zea-xanthin, which are powerful antioxidants. The pumpkin seeds are also loaded with nutrients. They are high in fiber, a good source of protein, iron, zinc, selenium, niacin, omega 3 fatty acids and tryptophan. Pumpkin can be made in so many dishes. My favorites are pumpkin bread, pumpkin pancakes and apple butter pumpkin pie. It can also be eaten as a puree, chunked up into salads and soups. Don’t throw out your seeds-bake them and eat them. So I encourage you to get pumpkin inspired and try a new recipe this year. The nutritional benefits are great and the possibilities are endless.

The Sports & Spinal Wellness Center is hosting our 2nd annual TREATS FOR THE TROOPS. This year we are teaming up with Subway®, The UPS Store of Guilderland, The Home Front Café and Altamont Orchards for our Halloween candy donation program. Last year we collected 100 pounds of candy and our goal is to double that this year. So we need your help! Let your kids enjoy some of their favorite pieces for a few days and then let them donate the rest of their unopened candy to a good cause. With the help of The UPS Store, we will send the candy to Operation Gratitude, which is an organization that sends care packages to troops overseas. Here are the “sweet” details.

TREATS FOR THE TROOPS Who: Children ages 15 and younger with adult supervision. What: Donate unopened Halloween candy & receive an entry ticket for a $50 Toys-R-Us gift card. One ticket per pound of candy. Limit of 5 pounds per person. When: Monday, November 3th from 3-6 PM WHY: The candy will be sent to our hardworking and much deserved troops overseas. Where: Sports & Spinal Wellness Center, 2021 Western Ave. Ste. 102, Albany, NY 12203 The first 50 kids will receive a certificate for a free meal at SUBWAY and some other special gifts as a token of our appreciation. Children are encouraged to write a letter to the troops or draw a picture to send along with the candy. For more information about this event, please call the Sports & Spinal Wellness Center at 518869-3415 or visit our events page on our website www. sportsandspinalwellness.com.

Have a safe and enjoyable Halloween!

Dr. Kim Keeling resides in Guilderland with husband, Mark, and two children, Tristan and Taylor. She graduated from Northwestern Health Sciences University in Bloomington, MN. She has been a Certified Chiropractic Sports Physician for eight years.

ADVOCATING FOR YOURSELF Guilderland, NY- Children may often find themselves in a situation that requires that they either need to ask for something or explain something. This may be difficult for them especially when speaking with an adult. We have a responsibility to teach our children how to advocate for themselves. In my experience as a teacher in a variety of different situations, children vary widely in this ability. We have to teach and model the best ways to do this. One of the best things we can do for our children is teach them to say “yes” instead of “yeah”. Most adults will immediately listen better when they hear a well-spoken child answer “yes”. We also have to teach them how to sort out what they need or what they want to say before they begin the conversation. If they know exactly what they need and a reasonable idea of how they want to say it, it is more likely that they will be successful. As models, we can accomplish this by having them do this when they speak with us and demonstrating when we plan to speak with others. Have patience when you can’t understand what a child desires and wait after asking them to think carefully about what they want to say or what they desire. Remember, any time we speak with anyone, it can be a learning experience for both parties. Finally, we need to help them understand that conversation is not something to be scared of and that there is never any harm in asking. This involves their understanding that they must also accept the answer given if the person is in a position of authority.

At Guilderland Martial Arts our students get an edge in this sort of preparation because we often help them express themselves. Also they are used to saying “yes sir” or “yes ma’am”. Additionally, we prepare them for selfdefense situations by practicing physical confrontations. As the students get older and achieve blackbelt, we help them in more intense situations involving confrontations with people within the school that they are less comfortable with. Over time they gain a level of comfort that will help them in any seemingly intimidating situation that they encounter. If a child is used to defending themselves in practice with adults, then advocating for themselves in a conversation with an adult seems easy. This is one of the many things that make the study of martial arts so valuable to all that participate. Don’t forget to model correct behavior; this may be necessary at the worst possible times. I like to use the example of an adult getting pulled over by law enforcement. You should always be formal, always be respectful and advocate for yourself at the proper moment. If any of your requests or explanations are denied you have no choice but to accept it and be respectful about it to the officer, even if you feel slighted or spoken harshly to. You may continue to advocate on your own behalf by following the proper channels to challenge the ticket. Demonstrating this sort of behavior to our children is more valuable than telling them how to act. A correct model is more valuable than 100 spoken directions. Master Rice owns Guilderland Martial Arts and holds a 5th degree Black Belt in Taekwondo. Master Rice is also a Math teacher at Guilderland High School. Guilderland Martial Arts offers classes starting at age 4 as well as an afterschool program and summer camps. For more information please call 690-1269.

###' ! " ' Levi is an extremely gentle small to medium-sized neutered male with no aggression towards anything or anybody. He has the finest copper eyes and very short thick gray and white hair to match. He always wears a "surprised look" on his face but that only makes him more endearing! He was found as a scared adolescent living on the streets of the inner-city. He had been eating scraps on a kind person's porch. Levi is no more than 10 months old and although he has only been in foster care a very short time he is already warming up to the idea of cuddling, sleeping on the bed and playing w/ his toys. Levi's foster home comes equipped with other kitties. He was frightened of them for the first few days but now he is slowly getting used to hanging out right next to them. Soon we feel he will be physically playing with the other kitties. His favorite things are to play w/ his toys, be brushed and brushed and brushed, and to have his ears and head rubbed. He is learning to follow you around the house if you call to him softly he will come sleep on the bed or in the chair next to you. Levi weighs 8 pounds. He is neutered and has tested negative for FIV/Felv. He is current on his vaccines. If you would like to learn more about this little guy contact Laurie at 518-461-0251 or brightsky@nycap.rr.com

Pippa (we call her Pip) is a very sweet gentle little girl who is currently being fostered in a home in Niskayuna, NY. She was found living in an abandoned house in downtown Schenectady. We think the owner moved out suddenly and left her behind. Pippa is estimated to be between one and two years old. Although she was left behind in life Pip's personality is sweet. She will greet you at the door w/ a little meow asking to be pet! She loves to cuddle and purr up a storm. Once she is comfortable she will roll over and give you her belly to be rubbed. Pip will welcome any bed or lap to cuddle on. She has adjusted well to the other cats in her foster home. She is a spayed small to med-sized brown tiger with stunning green eyes. She has tested negative for FIV/Felv and is up-to-date on her vaccinations. If you would like to know more, contact Laurie at 518-461-0251 or brightsky@nycap.rr.com
