ith summer beginning its (hopefully slow) fade into fall, and with the arrival of a new school year, I’d like to remind all drivers here in Guilderland of the need to be particularly cautious on the roads, especially around school bus stops. Remember the law regarding stopped school buses, and let’s all work together to get comfortable with the firtst few days of that school year routine. Guilderland’s second 2014 Household Hazardous Waste Day is scheduled to take place from 8 A.M. until 2 P.M. on Saturday, September 20, at the Town Highway Garage in Guilderland Center. This is an excellent way to begin fall cleanup of your garage, basement, and shed areas. Obtain a pass (available without charge at either the Town Clerk’s Office or the Transfer Station during regular business hours), then load up your vehicle and drive to the Highway Garage, where trained personnel will unload all materials and dispose of them in an environmentallyfriendly manner. You can obtain information on the materials eligible for disposal by checking the Town website, www.townofguilderland.org. If you have additional questions about the event, please contact the Transfer Station at 861-6776. The Hazardous Waste Day program is funded in part by a grant from the NY State Department of Environmental Conservation. School may have started again, and the Town Pool has closed for the season, but many of our residents are continuing to visit and utilize our Town parks. The basketball and tennis courts at Tawasentha Park are in regular use, and our hiking trails are full of walkers. The upgraded playground area at Tawasentha is getting lots of attention from families with children as well. If you prefer golf to hiking, consider a visit to Guilderland’s Western Turnpike Golf Course, which becomes less crowded with the arrival of fall, and where you can take advantage of fall specials, as well as the always-discounted greens fees available for residents of Guilderland. Call the Pro Shop at 456-0786 for details. Sidewalk construction continues on the north side of Western Avenue in McKownville and Westmere. This project, which is being overseen by the NY State Department of Transportation, will transform the pedestrian safety environment along Western Avenue all the way from the Albany city line to Route 155. While the

project requires some occasional weekday lane closures, in the end the enhanced safety features will far outweigh any inconvenience. One sure sign that pedestrians approve of the project is that they are walking on sections of the sidewalk before they are even fully complete. Improvements on the north side of Western Avenue are scheduled for completion before the onset of winter. The south side of Western Avenue will see a similar project in 2015. I’d like to remind everyone that school and library taxes are due in September. School and library taxes taxes are levied by the local school districts and by the Guilderland Public Library. The Town of Guilderland’s role is limited to receiving and processing payments on behalf of the school districts and the Library. Any resident concerned about school or library budgets and tax rates should communicate directly with the administrators and/or board members of the school districts and library. Tax bills were mailed to residents who do not have escrow accounts with a mortgage lender in early September, and are due without penalty on or before September 30. If you have an escrow account, the escrow agent will pay the tax bill on your behalf. Payments can be made by mail, in person at the Guilderland Tax Office (which will remain open until 6 P.M to accept payments on Wednesdays during September), or on-line at the Receiver of Taxes page on the Town website, www.townofguilderland.org. We are able to accept Discover Card for in-person payments at Town Hall, and MasterCard or Visa for online payments through the Town website. All credit card payments require the payment of a convenience fee to the credit card processing company. The Town neither levies nor retains any portion of this charge. I hope that all of our residents enjoy a pleasant wind-down of the summer season and transition into fall, always one of the loveliest times of year here in Guilderland. Ken Runion, Supervisor

When recently asked why should a business join the chamber in this day and age when networking and connec ng can be done at high speeds via our finger ps, why in the world would someone spend money to join a chamber? That was my response. Because Face to Face s ll ma ers. Yes, we at the chamber have an app for your phone, Facebook page, email blast, Twi er account, Linkedin group, YouTube channel, etc., but we believe that none of these can ever take the place of establishing a real human rela onship. Today it is very easy to become overwhelmed in a technology driven world where everything is digital and instant. As I type, right now I just had 10 emails come through to my inbox and they are all expec ng a response within the hour I assume. But how o en do we reach out to someone by email and never get a response back, or forget that we sent the email en rely? Or how o en do we receive an email and forget to respond back? Quite o en I think, or more o en than we would like to admit. How about liking something on Facebook? Do the majority of us even know how many group pages, businesses, bands, etc., we have liked on Facebook? I know I couldn’t even list one or two at the moment, but I know I have liked a number of different pages on social networking sites. Now, when a personal friend or rela ve emails you, you more than likely remember, or call them back if you cannot respond right? I think most of us would and do. Why? Because we have a personal rela onship with that person. We know that person, we trust that person, we know who they are, what they are like, and we more than likely would go above
and beyond to help them with something or give them advice that we believe is the best thing for them. You are probably asking yourself why in the world would a chamber of commerce care about my friends, or what the heck is she babbling about? I am bringing up this point because establishing personal rela onships and community is what a chamber of commerce is all about. We are here for our members, our businesses and our town. We won’t hesitate to jump on the technology band wagon because we know how invaluable it is in today’s world, but we also want you, our community and businesses to know that we are here to help support YOU. We are here to help you meet someone, make the connec on, help a business move here and get their on their feet, and we will do it face to face. Why? Because it s ll ma ers, and our community ma ers. A person is more likely to do business with someone whom they like and trust. Just like we are more likely to help a family member out versus a virtual stranger. IS THE SPRING THE BEST TIME TO SELL YOUR HOME? Guilderland, NY â&#x20AC;&#x201C; Every fall, home sellers face the dilemma of listing in the fall or waiting until spring. After all, everyone knows that spring is the best time to sell a home, right? The belief that selling a home in the spring is the best choice is common even among real estate professionals. Is this a myth or are there actually facts supporting the common belief that it is better to wait until spring? A study conducted by Redfin between 2011 and 2013 looked at 1.1 million home listings in 19 markets. The study found that homes listed in the fall had a 9% greater chance of selling within 180 days than those listed in the spring. In some markets, such as Boston, the percentage was as high as 14% greater probability of selling within 180 days in the fall, than in the spring market. Real estate is local so the real question is what is true for the Capital Region? A review of local Capital Region data backs the Redfin study. In the Capital Region, 362 more homes were sold in the fall of 2013 than were sold in the spring of 2014. Sellers who waited until the spring of 2014 listed in a market that had a lower likelihood of selling. This is contrary to what is commonly believed by real estate professional and home sellers. In addition to historic data that supports listing in the fall over the spring market, the National Association of Realtors just put out a report for the Capital Region. Based on the performance metrics they track, they predict the fourth quarter of 2014 will be the most active for our housing market. So is Spring the best time to sell a home? The answer is that it depends on your personal situation. Trying to time the real estate market is no different than trying to time the stock market. It is difficult and studies show very few can do it effectively. However, the common myth that the spring is the best time to sell a home is clearly not based on facts or sales data. The spring market is a good time to sell a home but so is the fall. There are a myriad of other factors that are part of the decision of when to sell a home rather than just timing the market. Selling a home is a process, not an event, and a real estate professional can help with the decisions on selling a home to maximize your return, sell in the shortest period possible, and sell with the least inconvenience to you. 5 Important Things to Know Before Tying the Knot
W
e often discuss issues that arise when there is marital discord. But what about the issues that should be considered before you get married? Marriage is a social and financial contract for which the law provides certain benefits and burdens. Before you make such a serious commitment to another person, you should (minimally) have the following 5 pieces of information about your future spouse. se. 1.
Income – Do you know how much she makes? Once you are married, any money that is earned is presumed to be marital property. It is no longer “my paycheck” but “our paycheck.” If you are going to build a life together, then you will need d to know how much money there is.
2.
Taxes – Have you seen her income tax returns? Income tax returns reveal a lot of information, such as the existence of children, spousal support obligations, investments or retirement accounts, and if taxes are owed. Unpaid taxes can be a significant financial headache.
3.
Debts –Before you exchange rings, you should exchange credit reports. If your future spouse has significant debts, are you prepared to help pay those debts off or suffer the consequences if the debts are not satisfied?
4.
Support Obligations – Does she have any support obligations to children or a former spouse? If so, are those obligations paid timely? If there are support obligations, you must be comfortable with the fact that part of your marital resources may used to satisfy those obligations.
5.
Future Support Obligations – What future obligations does she have to her children? Children become more expensive the older they get (e.g. extracurricular activities and college expenses). If your future spouse has an obligation to pay for her child’s college expenses, will there be enough marital resources for the two of you to have (and support) children of your own?
While the importance of W di discussing these topics may seem like a no-brainer to many of you, you would be surprised at the number of couples who do not talk about these issues. I have represented many clients that do not know (and never knew) basic financial information about the other spouse. Those clients are often o the recipient of an unhappy surprise, surp such as discovering that there is a lien on their marital home because the other spouse owed back taxes, or that the other spouse had so much debt that she liquidated retirement accounts to pay off the debts. I cannot think of a topic less romantic than taxes and debts. However, you must remember that if a marriage is “for better, for worse, for richer, for poorer,” it will be necessary to have open and honest conversations about finances. If your future spouse is reluctant or refuses to share any of this information with you, you should consider that to be a warning flag and you should re-evaluate whether you want to move forward with making a lifetime commitment to that person.

REFLECTING ON 9/11 By: Dr. Kim Leis-Keeling I will never forget that day. I had just started my second year of chiropractic school. It seemed to be an ordinary morning. I had just finished my workout at the gym and was walking to the locker room when a classmate told me that an airplane just flew into one of the twin towers. I was a little confused and thinking it must be a small 4-person aircraft that had crashed. Soon there was more buzz around school so I headed to the student commons to find out what was going on. As I entered the room, the energy was so heavy and it was so quiet. It was like everyone was holding their breath. There was a crowd of students gathered around the televisions staring with disbelief. The rest of the day was very somber with most of our lectures turning into group counseling sessions or an open forum to ask questions. Many emotions followed the next few days: sadness, grief, anger, hope, fear and then ….pride. What we all witnessed as firefighters, police, first responders and military set into action was simply amazing. That day changed something inside of me and I’m sure affected many of you. My husband served in the U.S. Army for many years. Many of our friends have military backgrounds that have served tours overseas. As a result, there have been too many that have been lost along the way. Each day in my practice, I am privileged to help patients in the military, veterans, police officers, firefighter and first responders. I must admit that I have a soft heart for these men and women who dedicated their lives to make our community safe. They all have chosen this career path or have chosen to volunteer in these disciplines with such humility. They don’t look for recognition, but I would like to take time to recognize our local heroes and say a giant THANK YOU for all that you do! We are hosting a Community Service Appreciation Event.

BREAK THROUGH YOUR CHALLENGES
T
he evenings and mornings are cool and the sun is setting earlier; it is just about time for our children to go back to school. Nobody is more nervous than me; a few sleepless nights are ahead of me as I write this in late August. Anyone reading this is either in school or finished with school. Either way, we all know what it is like to return to school in September. Armed with experience we are in a position to help our children as they move up to their respective positions in a new year. There is much in a child’s mind as they return to school. Use this opportunity to look at the year as a fresh start. Regardless of what has happened in the past, this year can be wonderful and full of excitement and achievement. Whether our children are finishing undergrad and looking for a grad school or career, moving into school for the first time or any where in between we can support and encourage them through kind words and leading by example. Leading by example can be challenging, but it will help our children. We must wake up excited about our day and what awaits. This way they see how to act by example. If we are glum and dreary about how we approach our day, then it will rub off on them. If we give the example of positive attitude in what we do, then our children are more likely to exhibit that same behavior. I know this is difficult at times, but the reward is great. I think attitude can change outcome and that positive attitude by example is the greatest gift we can give our children, whether they are our own children or those we encounter throughout the day. You can break through this challenge and any other challenge you have by perseverance and focused discipline for success. In martial
arts we use breaking as a model for overcoming challenges in life. By setting a goal for breaking something (typically an amount of wood) and establishing a plan to achieve the goal, we are actually practicing problem solving and overcoming challenges. Many times I will think back to breaking challenges I have taken focused time and effort to overcome when I am facing a new challenge. I say, “If I can break through that, then this will be easy!” You and your children can accomplish much in your life by following the lessons in martial arts. All of my students eventually experience increased success and increased focus for overcoming challenges in school, at home or at work. Some students find obvious impacts as they achieve blackbelt, others find it sooner. What matters is to enjoy the road. We keep our eyes on our goals because they are always growing and changing, but we really enjoy the road and the positive impacts traveling on it have on our lives. I am certain that the study of Taekwondo saved my life, maybe it will change yours and you family’s.

A
quick thanks to all of you who called us after reading last months article about preventing damage to your home due to water, insects, etc. After meeting with several customers, I started thinking about the next step in terms of prevention when it comes to materials to use when building or repairing on the outside of your house. Whether youâ&#x20AC;&#x2122;re building a new deck, having new siding installed, putting in a new exterior door or window or a perimeter fence I almost always recommend a building product that requires little or no maintenance and is resistant to water and insects. Twenty years ago when manmade (composite) building products started entering the market to build decks, fences, etc. I was a true skeptic. Up to then all we built were cedar, redwood or exotic tropical wood decks. These wood species will last a long time, but require ongoing maintenance. After we started installing composite and then PVC material for decks I was hooked. We like the ease of install and custom look, and customers like the durability and maintenance free use. Yes, these materials are more expensive, but I remind customers that they can pay a little more now or a lot more later in terms of the up keep. Installing vinyl or concrete siding, PVC fencing, vinyl, aluminum or fiberglass doors and windows and PVC trim and molding are other ways to bullet proof your home. A good rule of thumb for exterior building materials is this: if its wood or it touches the ground your house may not be safe and sound. All wood products, even cedar, redwood or exotic hardwoods require maintenance even
though insects may not touch them. They will discolor or fade, shows signs of wear and crack or check. What this means to the homeowner is annual or bi-annual staining, painting or general maintenance. PVC, vinyl, fiberglass and composite materials usually only require a wash off to stay maintenance free and looking great. They can touch the ground and be installed just about anywhere and insects will not touch the stuff. With any project, selecting the right materials is just as if not more important than any other aspect of a remodel or repair. I recommend taking the time researching, looking around the internet, visiting showrooms and talking with building professionals about your project and the potential materials that can be used. Todayâ&#x20AC;&#x2122;s market is saturated with numerous choices, colors, technology and gadgets. Any project on your house is an investment. Interview with Bruce Weeden, Owner of Guilderland Car Service Q. What year did your business start? A. I have been active since November, 2013. The concept and planning for the startup have been ongoing for a few years. Q. Where are you located? A. I work out of my vehicle, which is based in central Guilderland. Q. I worked in sales and the mortgage industry for 30 years, where the only thing that mattered was the bottom line. When the mortgage industry tanked a few years past, I took that as a sign to get out of that industry and get into something where I would feel good about myself at the end of the day. I looked around the town of Guilderland and perceived a need for a company that would cater to the common folks of Guilderland when it came time to get a ride when needed for any reason. Guilderland Car Service filled a need for a reliable , local, clean, fair-priced, friendly ride from here to there. Q. Are you known for anything special? A. He has the finest copper eyes and very short thick gray and white hair to match. He always wears a "surprised look" on his face but that only makes him more endearing! He was found as a scared adolescent living on the streets of the inner-city. He had been eating scraps on a kind person's porch. Levi is no more than 10 months old and although he has only been in foster care a very short time he is already warming up to the idea of cuddling, sleeping on the bed and playing w/ his toys. Levi's foster home comes equipped with other kitties. He was frightened of them for the first few days but now he is slowly getting used to hanging out right next to them. Soon we feel he will be physically playing with the other kitties. His favorite things are to play w/ his toys, be brushed and brushed and brushed, and to have his ears and head rubbed. He is learning to follow you around the house if you call to him softly he will come sleep on the bed or in the chair next to you. Levi weighs 8 pounds. Pippa (we call her Pip) is a very sweet gentle little girl who is currently being fostered in a home in Niskayuna, NY. She was found living in an abandoned house in downtown Schenectady. We think the owner moved out suddenly and left her behind. Pippa is estimated to be between one and two years old. Although she was left behind in life Pip's personality is sweet. She will greet you at the door w/ a little meow asking to be pet! She loves to cuddle and purr up a storm. Once she is comfortable she will roll over and give you her belly to be rubbed. Pip will welcome any bed or lap to cuddle on. She has adjusted well to the other cats in her foster home. She is a spayed small to med-sized brown tiger with stunning green eyes. The library has a great way to make both groups happy with the return of StoryƟme classes at the library. They start in October in full force and the librarians are now hard at work creaƟng wonderful programs with stories, songs, craŌs, music and DVDs. StoryƟmes oŌen include rhymes, stories told on flannel boards, puppets and other fun acƟviƟes. The children learn from other children and develop friendships, social skills, a love for reading and, we hope, the library. Parents and caregivers also love the programs as they get a chance meet other parents, plan play dates, learn about the community and share knowledge about local resources. As we started last fall, these StoryƟme classes are drop-in and no registraƟon is required. We have programs on week days starƟng Monday, October 6. We follow the Guilderland Central School District calendar for these classes, and do not hold sessions on the days when there is no school, such as Columbus Day or when school is cancelled or delayed due to weather. The full schedule of fall classes is available on our website www.guilpl.org Mondays @ 10:30am Babies and Me for children 4-18 months and their caregivers Mondays @ 6:30pm Family StoryƟme for all ages from babies to Pre-K and their caregivers Wednesdays @ 10:30am Toddler Time for children 19-36 months and their caregivers Thursdays @ 10:30am Preschool Drop-in StoryƟme for preschool children and their caregivers; siblings are welcome! Fridays @ 10:30am Preschool Drop-in StoryƟme for preschool children and their caregivers; siblings are welcome! We have some great programs for kids throughout the month of September, including Lego Party! for kids in Grades 1-5 on Friday, September 5th at 3:30 (registraƟon required) before the First Friday Family Film of The Lego Movie at 7pm that same night. We have Li’L Lego Club on Thursday, September 11 @ 3:30pm for Kindergarten to Grade 2 and Read, Build, Play for Preschoolers on Wednesday, September 17 @ 1pm. Children aged 3-5 years are invited to “Read, Build, and Play” at GPL. We’ll have a fun read-aloud and spend some Ɵme building a story element with Lego DUPLO blocks! Children will also have free play Ɵme with DUPLOs, Lincoln Logs, and building blocks. Children must be accompanied by an adult. RegistraƟon is required. RegistraƟon opens 4 weeks before the date of each program. And every month we have a drop-in “Make It/ Take It” craŌ that kids can do anyƟme during the week of September 1519, and the third week of October and November as well! Come and check out the library, we have something for kids of all ages.
