Black History is American History

F

ebruary is Black History Month. The annual observance is celebrated in the United States, Canada, and the UK. In the U.S., school students learn about the contributions people of African descent have made to our county, communities, and the world. Many public observances are held across the country, and a renewed focus is made on the continuing struggles African Americans face. Before Black History Month was a nationally recognized observance, “Negro History Week” was created in 1926 by historian Carter G. Woodson. He chose the second week of February for its observance because that week typically includes the birthdays of Frederick Douglas and Abraham Lincoln. He wanted to encourage the teaching of Black History in schools. At that time, there was frequently little to no inclusion of the contributions and plight of African Americans in history classes. In the 1970s Negro History Week became Black History Month and is celebrated across the country. It is more important now than ever to remember the severe sacrifices African Americans have made. We must all remember historian George Santayana’s famous quip, “Those who cannot learn from history are doomed to repeat it.” Remembering the worst of our past, as well as, the best, will help us all continue to become better versions of ourselves. Sincerely,

Christy & Terry Jaillet OUR CITY MEDIA PUBLISHERS

6 Deadly Heart Conditions Knowing the Signs of Heart Disease Can Save Your Life By Mammen P. Zachariah, M.D. Heart disease is the leading cause of death in the United States. With the heart, immediate treatment can lessen the damage and having access to a specialized cardiac team is crucial. See a doctor if you have these symptoms:

• Feelings of indigestion or heartburn, any discomfort, pressure, aching, burning, or squeezing or chest pain • Shortness of breath • Palpitations – irregular heartbeats or a “flip-flop” feeling in your chest • An elevated heartbeat • Weakness or dizziness, nausea or sweating

• Pain in the shoulders, arms, neck, throat, jaw or back

If any of the above symptoms last five minutes or longer call 911 immediately.

5 Other Heart Conditions to Watch:

Heart Failure: occurs when the heart isn’t pumping as strongly as it should. Symptoms include shortness of breath and swelling. M6756_BHC_CardiacAdvertorial_OurCity_8.5x5.indd 1

Arrhythmia: occurs when the heart beats out of rhythm. If untreated, arrhythmia can lead to stroke, heart failure or cardiac arrest.

Coronary Artery Disease: occurs when not enough oxygen rich blood is delivered to the heart. Symptoms can vary and many experience no symptoms. Cardiomyopathy: reduces the heart muscle’s ability to pump blood. Symptoms include irregular heartbeat, shortness of breath, exhaustion, ankle and legs swelling or fainting.

Heart Valve Disease: occurs when one or more of the valves doesn’t work properly. Symptoms include unusual heartbeat, fatigue, shortness of breath and swelling of the lower extremities.

A multidisciplinary approach in cardiac care is key. For more information, visit BrowardHealth.org/CardiacCare or call 954.759.7500.

Nobody Sells Homes Like

TERI ARBOGAST By Terry Jaillet

B

uying or selling a home can be a trying time for any family. Having the right realtor by your side can make all the difference. And, having an entire team working for you can make selling a home a dream come true. Teri Arbogast has been helping people buy and sell homes in Broward County for more than 20 years. Teri and her team take pride in making every real estate experience a pleasant and profitable one. The Teri Arbogast Team is ranked a top team in the Keller Williams office, and given their client-first approach and old-fashioned work ethic, it’s no wonder. Teri had $39 million in sales in 2021 and is looking to sell even more in 2022. She was a Platinum award winner for sales in 2021. Fellow realtors selected Teri as a member of the prestigious Master Broker’s Forum, a group consisting of the top-performing agents in Broward County. We sat down with Teri to learn more about what makes her so successful.

Do you specialize in any particular market?

My team and I help our clients buy and sell homes throughout Broward County. We do, however, specialize in single family and luxury properities in Cooper City and Davie.

Describe your team.

Our team has been together for more than ten years. Our success is based on the golden rule: we treat

others the way we wish to be treated, and that philosophy has served us well. Our clients can always count on us to do our best. We listen, return calls promptly, and work diligently from start to finish to help clients realize their goals. We have completed hundreds of sales in Broward County and are familiar with many subdivisions, along with the amenities that Broward County has to offer its residents. We excel at finding buyers for our own listings. We bring the buyers for almost 40% of our listed homes.

What types of people do you work with?

We serve all types of clients. I love working with all kinds of people, from first-time home buyers to high-end luxury home sellers. About 50% of my businesscomes from past clients and referrals. The other 50% comes from my aggressive marketing campaigns, using the Internet, magazines, postcard mailings, and more.

It sounds like you do quite a bit of business. What is your team’s annual sales?

Our sales volume last year was $39 million. I prefer to keep my business large enough to maximize premier and exclusive marketing, yet small enough for me to give each client my best personal service. I, personally, engage with every client, from the kitchen table to the closing table.

Tell us the keys to your success.

Run, Don’t Walk to the 13th Annual ANF Group Tour de Broward

F

or the past twelve years thousands of people have cycled, run or walked to for one common cause - to support Joe DiMaggio Children’s Hospital at its annual Tour de Broward event. Now in its thirteenth year, the need is greater than ever to raise funds for South Broward’s only pediatric hospital, which has become the leading children’s hospital in Broward and Palm Beach Counties. In Fiscal Year 2021,

By Jon Duka

JDCH cared for children needing 61,607 hospital outpatient visits, 7,455 pediatric surgeries, and 9,538 admissions and observation stays. The 13th Annual ANF Group Tour de Broward will take place Sunday, March 6th at Miramar Regional Park from 7:00 am-1:00 pm. If you can’t make it, have no fear, this year’s event is a hybrid, so anyone, anywhere can participate! Participants can choose from 50K or 100K bicycle rides, or a 5K run or 3K walk. There will also be the sportsthemed “Power of Play Kid Zone” which will provide healthy, fun activities for children ages 13 and younger. Registration fees range from $15-$60 depending upon the event you sign up for. Last year, more than 7,000 participants came out and

raised in excess of $800,000 for the region’s largest pediatric facility serving Broward, Palm Beach, and northern MiamiDade counties. “Philanthropy is an important part of the growth of our hospital and Tour de Broward is a fun way for people of all ages and abilities to help ensure our kids continue to have access to next level pediatric healthcare,” said Caitlin Stella, MPH, CEO of Joe DiMaggio Children’s Hospital. In its ten-year history, the Tour de Broward has raised more than $5 million for pediatric healthcare in South Florida. Funds from previous years have supported the hospital’s Heart Institute, which provides children with a complete continuum of care from diagnosis to repair of congenital defects and other cardiac dysfunctions.

It houses the Pediatric Heart Transplant Program, one of only two of its kind in South Florida. Funds have also supported programs for the Center for Cancer and Blood Disorders, helping to improve the lives of many oncology patients and families. However, the need is greater because funds raised this year will help support the expansion of Joe DiMaggio Children’s Hospital, as we add four more floors with cutting edge medical technology so we can continue to care for the children that come to us for care.

an we live without love? No, we can not. All of us need at least someone or something to share love with ! “There is only one happiness in this life, to love and to be loved”; this is how George Sand, a French Novelist described what his vision of love is about and I totally agree with her view. Love gives us a purpose, to love someone or something gives us the power to follow our dreams, it gives us the meaning of living, hope and it brings us happiness! ”Love is in the air”, is a famous saying, and I believe is actually true. Love is in the air and we do not even notice it. Love is present in every little detail of our lives, sometimes love lies in something as simple and common as a beautiful sunny sky in the morning or our neighbor’s nice gesture of waving to us before driving away to work. A goodbye kiss from our children before going to school is one of my favorite demonstrations of LOVE.

Sometimes our busy lives does not allow us to appreciate the love that surrounds us, so please, be mindful, keep your heart, eyes and mind open to those gifts that life gives us everyday and in the same way or even more important, please do not forget to be intentional every chance you might have to show how much you love your family, your friends, your neighbor, your coworkers and the children in your life. Children are sponges and mimic what we teach or show them, if you are intentional in your appreciation and demonstration of love, they too will be. February is the month of love and friendship so do not miss the opportunity to express this powerful feeling to those around you. You never know who’s life you might impact in a positive way by spreading LOVE! Happy Valentine’s Day!

tudents at Nova High School will benefit from a statewide investment by AT&T this year, one that seeks to engage students who may have fallen behind during the pandemic as well as those in underserved communities, families needing support with distance learning and high school students seeking to jump-start their STEM careers through industry certifications. The AT&T Full STEAM Ahead for Florida’s Future $5,000 grant with the support of the Consortium of Florida Education Foundations will help initiate several innovative Allusions Made From Fusion projects taught by Joseph Kelly, a 9-12 grade teacher at Nova High School. By mastering computer-aided design, students will learn how to apply aerodynamics, mechanical and structural design as they create physical models from virtual designs

and test prototypes through simulation and real-world experiments. The Allusions Made From Fusion projects below aim to increase the number of students certified in Fusion 360 Mechanical Design through hands-on design and creation of custom projects on a 3D printer or laser cutter.

Dragster Activity - Students will ▸ CO2 learn about aerodynamics and the

physics of cars as they are applied to their dragsters. Testing their design and simulation skills using Autodesk CFD program, students will create virtual designs which will be transformed into CO2 dragsters from balsa wood blocks, culminating in a classroom competition ranked by the fastest time and most innovated designs.

Fuel 3D Printed Rocket Activity ▸ –Solid Students will learn about aerody-

namics. By developing simulations to determine stable flight designs, develop 3D modeling skills, rapid prototyping and advanced computer-aided design techniques. Simulation software will test designs virtually, culminating in printing their models in 3D to conduct an actual test flight of their prototypes.

technical drawings to create an actual balsa wood bridge. Bridges will be structurally tested with students issuing a technical report based on the results of simulations and physical testing.

of Flight – Airplane Activity ▸ Physics Students will study an aircraft’s center of

gravity, how control surfaces effect flight and learn about the four major forces that impact flight. By studying airfoil simulations, students will create a technical drawing of a wing in Fusion 360 then utilize laser cutting software to complete their designs to test the endurance of prototypes and document outcomes. “We’re eager to re-engage students who may have fallen behind over the past year by providing opportunities for them to experience the relevance of STEM curriculum in the world of work, through hands-on learning and career certification programs,” said Joe York, President, AT&T Florida. “We’ve all learned how important it is to make sure families in underserved communities have support for digital learning at home so their children have the opportunity to accelerate their education, and we’re interested in supporting local efforts in that area as well.” This year’s statewide grant brings the total investment by AT&T over eleven years to more than $1 million. More than 79,000 students have been directly impacted through 469 projects involving 954 local workplace partners throughout Florida.

Jack Zink Memorial Scholarships Are Available for Theater and Journalism Students

T

he Carbonell Awards are seeking college-bound high school students to apply for 2022 Jack Zink Memorial Scholarships. Theater and journalism students from Broward, Miami-Dade, and Palm Beach Counties are encouraged to apply for $2,000 Scholarships. Since 1978, the Carbonell Awards has given out more than $110,000 in scholarships to winning applicants. The selection of scholarship recipients is based on talent, experience, and demonstrated commitment to theater and/or journalism, with one winner from each of the three area counties (Broward, Miami-Dade, Palm Beach) receiving a $2,000 scholarship. The selection process is chaired by Carbonell Vice President Javier Siut, a member of the Miami-Dade County Department of Cultural Affairs. Eligibility Requirements: • Applicant must be a graduating high school senior with a minimum 2.5 GPA.

Applicant must be a resident of Broward, Miami-Dade or Palm Beach County. • Applicant must be nominated by a mentor from school or theatre (no parents and no self-nominations). • If selected, the applicant must be accepted into an accredited College to pursue a degree in theatre or journalism. • Completed application must be submitted no later than February 7, 2022. • The interview/audition for scholarship finalists will be held on Sunday, March 13, 2022, at the Broward Center for the Performing Arts. The Carbonell Awards fosters the artistic growth of professional theater in South Florida by celebrating the diversity of our theater artists, providing educational scholarships, and building audience appreciation and civic pride by highlighting achievements of our theater community. The Carbonell Awards also celebrate the

accomplishments of local artistic leaders by presenting several Special Awards. Over the last 45 years, the Carbonell family has donated more than $250,000 in awards. The scholarship is named for Jack Zink (1947-2008) who was a major voice in South Florida entertainment coverage for more than three decades. Zink was the founder and a past president of the Carbonell Awards, a past president of The American Theatre Critics Association, and was a recipient of both the Sun-Sentinel’s Fred Pettijohn Award, which is given annually to the newspaper’s top reporters, and South Florida’s prestigious George Abbott Award for Outstanding Achievement in the Arts. ⊲ Follow the QR code for applications and guidelines for the 2022 Jack Zink Memorial Student Scholarships.

Python Elimination Program Accepting New Participants

N

on-native Burmese pythons have established a breeding population in South Florida and are one of the most concerning invasive species in Everglades National Park. Pythons compete with native wildlife for food, which includes mammals, birds, and other reptiles. The Burmese python is now distributed across more than a thousand square miles of southern Florida, including all of Everglades National Park and areas to the north including Big Cypress National Preserve and Collier-Seminole State Forest. A number of Burmese pythons have been found in the Florida Keys, but there is not yet confirmation of a breeding population in the Keys. The South Florida Water Management District Governing Board is taking aggressive action to protect the Everglades and eliminate invasive pythons from across the landscape. Starting in March 2017, the Python Elimination Program incentivizes a limited number of public-spirited individuals to humanely euthanize these destructive snakes which have become an invasive apex predator in the Everglades. The

By Jon Duka

program provides access to python removal agents on designated lands in Monroe, Miami-Dade, Broward, Collier, Hendry, Lee, and Palm Beach counties. The program is now accepting applications for new python removal agents. All submitted applications will be kept on file and reviewed whenever positions become available. Python removal agents will receive $10.00 per hour or $15.00 per hour depending on the area for up to ten (10) hours each day while actively searching for pythons on designated lands. For all eliminated pythons, the District will make an additional payment per python: $50.00 for pythons measuring up to four (4) feet, and an extra $25.00 for every foot measured above four (4) feet. See example below:

To be eligible, python removal agents must: • Be at least eighteen (18) years of age • Possess a valid driver's license • Possess a valid email address • Have a bank account for direct deposit • Have an iOS or Android mobile device that allows for download and utilization of the required Program Software • Consent to be tracked using the GPS tracking app • Sign a waiver of liability • Have not been convicted of a felony or wildlife-related offense within the last seven (7) years • Consent to submit to in a criminal background check

“I interviewed 3 realtors for the sale of my house. I selected Hope Stoller as we seemed to think along the same line except that she was a bit more optimistic regarding a late year listing than I was. It turns out she was 100% right! The transaction went like clockwork. What impressed me most were her local knowledge, her communication skills and the fact that she was extremely on time with any appointments etc. I recommended her highly to several neighbors already”

How to Select an Estate Planning Attorney

F

By Bruce Iden, Esquire

inding an estate planning attorney can be overwhelming. Here are some pointers to help you make the right choice. Qualifications. It is fair to question an attorney as to how they developed their estate planning expertise. Often attorneys who are transitioning from other practice areas may present themselves as an estate planning attorney although they have little actual training or experience. Ask how many trusts have they drafted. Do they hold any advanced degrees? To which professional associations do they belong? Keep in mind that it is impossible to be an expert in all areas of the law. Attorney’s Fees. Price is always an important factor. However, making your selection solely on price may not be wise. In setting fees, a reputable attorney will consider the amount of time that they will need to invest and the complexity of the plan. Once they know what needs to be done, they can quote a fee. Customized Documents. A high-quality estate plan should be custom drafted to fit your individual and family needs. Be suspicious of firms who quote flat fees over the phone for anything more than a simple will, or who advertise low prices for trusts. This often means the attorney does not draft custom documents but rather uses the same boilerplate document for each client and simply fills in the blanks. That is not planning, it’s word processing. The Process. During your planning meeting, your attorney should spend several hours with you and your spouse gathering detailed information about you and your loved ones, including your hopes and fears. Whether you are single, divorced, widowed, married, or have a blended family, the planning process should also include a lot of interactive questions intended to help formulate your unique plan. Additional Services. Be sure to ascertain exactly which services your attorney provides and whether there are additional costs for: trust funding (changing title and/or ownership to your trust), answering questions and telephone conversations with you or your financial advisors, reviewing and explaining your estate plan with your successor trustees and with your family in the event of your disability or death, future modifications to your estate plan, and recording and filing fees. Success. A successful estate plan establishes clear instructions for your successors and trustees as to what they should do to achieve your objectives. Your attorney should work with your team of professionals ( financial planners, accountants, life insurance advisors), to advise and assist you and your successors. Be sure to look for an estate planning attorney with whom you and your spouse feel comfortable and at ease. Planning is not a transaction, it is a lifelong exercise. Chemistry is important, as is competence and shared values. Do your research. Ask questions. Life can change in an instant. What are you waiting for?

Bruce Iden earned his J.D. from George Washington University National Law Center and his L.L.M in taxation from the University of Miami School of Law. He has been practicing in the areas of estate planning, real estate and business law for over 30 years.
