How a Trip to Nazi Germany Gave Us a King
I
n August 1934, a 39-year-old Southern Baptist preacher named Michael traveled to Berlin, Germany, for the Fifth World Baptist Alliance Meeting. The meeting is a global gathering of Baptists held every five years. It is organized by the Baptist World Alliance (BWA), a worldwide fellowship of Baptist churches and organizations. The 1934 event was particularly notable because it was held in Berlin shortly after the Nazi Party rose to power. While at the meeting, Michael saw how Nazi ideology combined elements of nationalism, racism, anti-Semitism, and anti-communism impacted Germans. He saw parallels to the segregation policies in his home state of Georgia. He realized that the oppression of minority groups was a global problem. Michael also learned about the teachings of Martin Luther, the 16th-century leader of the Protestant Reformation. Luther’s teachings emphasized salvation by faith alone, the authority of the Bible over Church traditions, and the priesthood of all believers. In 1517, Luther famously nailed his “95 Theses” to the door of the Castle Church in Wittenberg. The theses called out corrupt practices of the Catholic Church at the time and led to the formation of new Christian denominations collectively known as Protestantism. Luther’s teachings left such an indelible mark on Michael that shortly after he returned home to the United States, he chose to change his name to Martin. Interestingly, he also changed the name of his five-year-old son to Martin. That five-year-old son, Martin Luther King Jr., would grow up to have as significant an impact on the world as his namesake. What a difference a name makes!

Nobody Sells Homes Like
TERI ARBOGAST
uying or selling a home can be a trying time for any family. Having the right Realtor by your side can make all the difference. And having an entire team working for you can make selling a home a dream come true. Teri Arbogast has helped over 1000 people buy and sell homes in Broward County. Teri takes pride in making every real estate experience a pleasant and profitable one. Given her client-first approach and old-fashioned work ethic, it’s no wonder Teri has earned hundreds of reviews across Zillow, Realtor.com, Google, and Yelp. With over $135 million sold, Teri has the experience and knowledge to sell your home for top dollar or help you purchase your dream home. During her career, Teri has been awarded at the highest levels, including Double Platinum, Platinum, and Centurion awards for sales performance. Teri also holds numerous sales records in many local communities. We sat down with Teri to learn more about what makes her so successful.
Do you specialize in any particular market?
My team and I help our clients buy and sell homes throughout Broward County. However, we specialize in single-family and luxury properties in Cooper City and Davie. I have earned the designation as a Certified Luxury Home Marketing Specialist.
Describe your team.
My team was established in 2005. Our success is based on the golden rule: we treat others how we wish to be treated, and that philosophy has served us well. Our clients can always count on us to do our best. We listen, return calls promptly, and work diligently from start to finish to help clients realize their goals. We have completed over 1000 sales in Broward County. We are familiar with the many subdivisions
and amenities Broward County offers its residents.
What types of people do you work with?
I love working with all kinds of people, from first-time home buyers to high-end luxury home sellers. About 50% of my business comes from past clients and referrals. The other 50% comes from my aggressive marketing campaigns, using the Internet, magazines, postcard mailings, and more.
Tell us the keys to your success.
I was born in the Midwest, where I learned the value of good old-fashioned hard work. I also learned the importance of honesty, integrity, and loyalty. I am willing to take a risk and put my money where my mouth is. Creating a solid marketing campaign for each sale is more important today than ever. The key to getting top dollar is to price the house well, ensure it shows well, and MARKET, MARKET, MARKET! I have the necessary skills, experience, and knowledge to analyze the market correctly to find a home’s value and help sellers present their home in the best possible way. I formulate marketing plans to target the correct type of buyer for each home we list. I have earned a reputation as an agent who treats her clients like family.
What is most important for home buyers?
I believe in educating my clients and maintaining an open line of communication. My team and I are very accessible to buyers and willing to spend time answering their questions. My clients receive quarterly magazines, emails, and social media posts to inform them of the latest real estate news and market conditions.
Tell us about the free evaluation you offer.
I offer potential clients a free “opinion of value” delivered to a homeowner’s email within one day of the request.
Why did you make the move to LoKation Realty?
I made the move because it benefits both my business and clients to have a company offering cutting-edge technology, excellent training, and continuing education. In this age of social media and the Internet, being with a highly progressive and innovative firm is more important than ever. It was a smart move. After all, it is often said that real estate is all about LOCATION, LOCATION… LOKATION!

NOVA MIDDLE SCHOOL WINS DEMOCRACY IN ACTION COMPETITION:
LIFE SKILLS BILL HEADS TO FLORIDA LEGISLATURE
I
n a triumph of youthful innovation, Nova Middle School pre-law students have emerged victorious in the 2023/24 BCPS Democracy in Action competition. This Broward County Public Schools initiative, designed to ignite civic engagement, invited middle and high schools to craft bill proposals with the potential to transform into state laws in Florida. Outshining the competition, Nova Middle School's winning proposal, demanding the inclusion of a Life Skills Class in Public High Schools, is now on the cusp of legislative consideration. Out of the 13 compelling bill proposals from eight schools, Nova Middle School's forward-thinking vision stood out. Their proposal, aimed at equipping high school students with essential life skills, caught the attention of House Representatives Dan Daley and Daryl Campbell. The winning bill,
now officially filed as HB 1085 – Life Skills, has garnered co-sponsorship from these influential legislators, propelling it towards the forefront of Florida's legislative agenda. The brainchild of Nova Middle pre-law students, the winning proposal emerged after careful consideration of both personal and communal needs. The bill's criteria mandated that it should serve the public interest, align with State and Federal Constitutions, respect constitutional rights, and come with minimal implementation costs. Alongside the winning life skills class, alternative proposals showcased the students' diverse perspectives, encompassing ideas like a four-day school week, mandatory provision of feminine hygiene products in school bathrooms, and campus recycling initiatives. The proposed life skills class, now under serious consideration by the Florida House, promises a comprehensive curriculum. Ranging from resume writing and financial literacy to practical skills like changing a tire and basic cooking, the course reflects a holistic approach to preparing students for real-world challenges. If successfully adopted, this groundbreaking initiative could redefine education in the state, turning the vision of Nova Middle School's pre-law students into a transformative reality for Florida's high school students.

William T. McFatter High School & Technical College Get 1st Look at New Pharmacy Lab
illiam T. McFatter Technical College and High School celebrated the opening of its new Pharmacy Lab with a ribbon-cutting ceremony. After the ceremony, students in the Pharmacy Technician program demonstrated how the lab enhances their learning opportunities by offering an environment that emulates real-world work experiences. The new Pharmacy Lab directly aligns with the Broward Country Public Schools (BCPS) commitment to providing high-quality education in technical fields and specifically addresses the needs of William T. McFatter Technical College’s Pharmacy Technician program in meeting accreditation standards. The project was made possible through Workforce Development funds.
The Pharmacy Technician Program at William T. McFatter Technical College and High School is a comprehensive program designed to prepare students for a career in the health science field, specifically as pharmacy technicians. The program covers various aspects necessary for students to become skilled pharmacy technicians. The program consists of different courses that provide both theoretical knowledge and practical skills. The program offers a hybrid delivery method, meaning students will engage in both in-person and online coursework. This requires students to have daily access to a computer with Internet, a valid email address, and all necessary hardware and software components required by the program. After completing the program, students will be prepared to obtain the Certified Pharmacy Technician (CPhT) credential and become a Florida Board of Pharmacy Licensed technician (RPhT). In addition, the school is also celebrating its newly remodeled media center. Guests had an opportunity to visit the media center following the Pharmacy Lab ribbon-cutting ceremony. The media center renovations are part of the District’s SMART program.

ESTATE PLANNING LESSONS
Life is constantly changing–
WE LEARNED FROM U.S. PRESIDENTS
Have you updated your Estate Plans? Estate Planning • Trust Planning • Wills Living Wills • Heathcare Directives Power of Attorney • Elder Law • Probate Asset Protection • Pet Trusts

By Andrea L. Jakob, Esq.
ebruary 19, 2024, is President’s Day. This is a great time to learn some lessons from our forefathers’ estate planning experiences.
George Washington: Lessons for a Blended Family
Washington, a highly respected figure, took notable care in organizing his affairs and planning for the future. At age twenty-six, Washington married Martha, a widow who had two children of her own. After his stepson John died, Martha and George raised his two youngest children as their own. Washington's blended family prompted him to draft a will that meticulously provided for each family member, ensuring their well-being after his passing. This highlights how by spending sufficient time and effort to think about and memorialize how we want to leave our possessions; we can leave a real legacy without a stressful mess.

Jefferson, despite his great capabilities, had significant financial difficulties. His case demonstrates the challenges faced by families with cash-poor estates. His wealth was tied up and his family didn’t have the cash to settle the debts. Many families today face similar problems. Often when a business owner has significant wealth tied up in their business but little cash in reserve to settle debts, funds aren’t readily available to surviving family members. This can cause the families left behind to feel intense pressure to sell too quickly or at a large discount to pay creditors. Life insurance can be used to provide sufficient cash to resolve this issue. With the proper amount of life insurance, and by using estate planning tools such as irrevocable life insurance trusts, an individual can prevent a “land rich, cash poor” situation like that experienced by Jefferson’s family.
Abraham Lincoln: No Will BRUCE F. IDEN, ESQ. NOW OF-COUNSEL
Helping You Plan Today, So You Can Sleep Better Tonight!
Lincoln, a lawyer, surprisingly died without a will or any other type of estate planning in place. His murder plunged his family into a nightmare as they attempted to settle his affairs without knowing where to start. This is called an “intestate estate” and the funds are divided according to state law, not necessarily what he would have wanted, during a prolonged court procedure called “probate” A key lesson is that no one knows when they will pass away. Even Abraham Lincoln was caught unprepared. Had Lincoln put some basic planning in place prior to his death, it could have eased his family’s burden.
Learning from These Presidents
Give us a call if this leaves you needing to begin or revise your own planning. We would be more than happy to visit with you and discuss your thoughts. Until then, Happy President’s Day!

United Way’s ‘Adopt-A-Family’ Gifting Events Bring Joy to Over 300 Broward County Families in Need
I
n a heartwarming initiative, the United Way of Broward County's Commission on Behavioral Health & Drug Prevention orchestrated "Adopt-A-Family" gifting events across mobile home parks in Coconut Creek, Davie, and Hollywood this December. Over 300 families in need from Broward County were the beneficiaries of this generous endeavor, receiving holiday gifts that brought joy and warmth to their festive season. The events, adorned with a festive holiday theme, offered more than just
presents. Families immersed themselves in the holiday spirit with live musical performances, engaging raffles, gingerbread cookie decorating, and delightful selfie stations. Volunteers and dedicated staff from the United Way distributed over 350 gifts, catering to children aged 1 to 18. The array of gifts included baby toys, mega blocks, skateboards, scooters, sports equipment, board games, and creative items like mandala coloring books and gratitude journals. This commendable program is an integral part of the United Way of Broward County's Commission on Behavioral Health & Drug Prevention's Latino Initiative. Operating throughout the year, the initiative focuses on enhancing the health, education, and financial well-being of residents in mobile home communities. Through such initiatives, the United Way continues to make a positive impact on the lives of those in need, fostering a sense of community and support during the holiday season and beyond. T ES E ! This term conjures images of a house that requires minimal effort before settling in, and understanding this expectation is key for sellers looking to attract a broad market. Move-in ready homes are often seen as the ideal purchase for a significant portion of the home-buying population. These buyers are looking for properties where the essential repairs have been taken care of, the aesthetics are pleasing, and no immediate work is needed upon moving in. The appeal lies in the convenience and the immediate comfort that these homes provide. However, it’s a common misconception that all buyers seeking a fixer-upper are willing to undertake major renovations. In reality, many of these buyers are actually looking for homes that need only light cosmetic touches – perhaps a coat of paint or some simple landscaping. They are looking for homes that offer a balance between being habitable from the start and providing the opportunity to make easy improvements over time. This preference for move-in ready homes can influence how buyers perceive the value of your property. For instance, consider a home that is structurally sound but requires a new roof. While the cost of the roof might be quantifiable, buyers are likely to factor in the inconvenience and additional effort required, leading them to discount their offer more than the actual cost of the repair. Sellers should be mindful that not addressing these issues can limit the pool of potential buyers. A move-in ready home, on the other hand, opens the door to a wider range of buyers, including those who may not have the time, resources, or inclination to deal with immediate repairs or renovations. In the journey of selling your home, leveraging expert advice can be a game-changer. It’s not just about making repairs or staging your property; it’s about having a strategic approach, guided by knowledgeable professionals who understand the nuances of the real estate market. This expert guidance can be invaluable in making decisions that align with your goals and the current market trends.

Impingement Syndromes in Dancers By Dr. John Goodner
P
ain in the front or back of the ankle can occur from a dancer standing “en point” or “demi point.” Pain behind the ankle is due to a bone prominence that pinches the soft tissue or due to a fractured bone or cartilage in the back of the ankle (Os Trigonum). A deep pain in the back of the ankle is felt and is made worse if the foot points down. Treatment includes rest, physical therapy and anti-inflammatory medication. If the pain does not improve, a Cortisone injection is given to decrease inflammation and scar tissue. Unresolved pain may be treated surgically, thus allowing a full return to dance. The back of the ankle is cleaned out and a small piece of bone may be removed with arthroscopic surgery to allow the dancer to return to full activity. Rarely an open procedure is needed. Pain in the front of the ankle is usually caused by thickening of the ankle joint lining and can cause pain while moving the leg forward on the foot. This impingement syndrome is
usually associated with an ankle ligament injury and can become very painful, especially the first thing in the morning when getting out of bed to walk or after sitting for a short period of time and getting up to walk. The inflammation and soreness usually lessen with activity but return later on in the day. Physical therapy and a short course of anti-inflammatory medication may be necessary to reduce the inflammation in the ankle joint. If that does not improve, a Fluoroscopic Guided Cortisone injection may be necessary to reduce the thickening of the soft tissue. If conservative measures fail, a Platelet Rich Plasma (PRP) injection can be given into the joint to improve healing potential. In some cases, the impingement in the front part of the ankle does not improve and arthroscopic surgery may be necessary to completely regain the ankle mobility without discomfort. In some cases, a small spur is present on the front part of the lower leg bone. This can cause chronic pain and stiffness in the ankle. If present, arthroscopic removal of the bone spur is also performed to allow the dancer to resume activity.
Prognosis is excellent with full return to dancing with proper treatment.

HITTING THE BALL INTO THE WIND OR HITTING THE BALL DOWNWIND By Dean Sklar, PGA Professional
W
hen hitting into a headwind, your shots carry shorter, fly higher and come down at a s teeper landing angle due to the extra lift and drag the headwind causes. Under calm conditions, the air is moving into the ball at the same speed the ball is traveling. When there is a tailwind, the wind speed subtracts from the airflow. When there is a headwind, the wind speed adds to the airflow. The greater the speed of the headwind, the more lift and drag is produced. The higher airflow into the ball causes more lift (what makes the ball rise) and more drag (what slows the ball down) causing the ball to balloon into the air. It’s a common misconception that the ball spins more when hit into the wind. It’s actually the added lift when hit into the airflow that gives this false impression. However, more spin is the enemy when hitting into the wind as more spin creates more lift and more drag and a resultant ballooning ball flight that winds up short of the target. Instead of swinging harder into the wind, usually resulting in more club head speed and more spin, use a club with less loft which will help you reduce the spin and optimize the flight of the ball into the wind. The opposite is true with a tailwind. If you hit a shot with too little spin when downwind, the ball will drop out of the sky too soon and fall short of the target. Remember, a tailwind will produce shots that carry longer, fly lower and roll more
▸
once they land due to decrease amount of lift on the ball. Your best bet downwind is to launch the ball higher so that it will fly higher, carry longer and land more softly. The relationship between the lift and drag do not behave linearly, and that is why a headwind hurts more than a tailwind helps. Now that you know how the relationship between headwinds and tailwinds affects the golf ball, here is a general tip for calculating how many yards to add or subtract on a given shot. Throw up a few pieces of grass and pay attention to how far away from you the grass lands. For a tailwind, add two yards of extra distance to how far your shot will go for each yard that the wind blows the grass toward the target. For a headwind, subtract four yards of carry for each yard the wind blows the grass away from the target. This general rule with help you estimate which club to use when playing into a headwind or when playing downwind. Whenever I am on the course and feel a stiff wind in my face I automatically take two extra clubs. For example, from the 150 yard marker when it would be a 7 iron in distance, I would now select a 5 iron and make a nice easy smooth swing knowing that I have enough club selected and that my ball will bore through the heavy wind on target with just the right amount of distance. The same goes for when I am faced with the same distance and I have 150 yards to the green and a strong gusty wind is at my back. I take a 9 iron to compensate for the wind and the ball has a much higher trajectory, whereas the wind carries it right on target with the proper amount of distance as well.

By Dr. Alon Grosman or many years, braces have been as strongly associated with adolescents as acne. However, this has been changing dramatically in recent time. In 2010, the American Association of Orthodontics reported that the percentage of adults being treated with orthodontics has increased to 22 % nationally. This is a 50% increase from a similar study done in the mid 1990’s. One factor which seems to be responsible for this upswing in adult orthodontic treatment is an increase in cosmetic options. The size of braces, even the metal braces, has decreased significantly. Tooth colored braces have been around for a long time, but have had the poor reputation of staining. With advancements in materials, this is no longer a concern. Clear aligners, used increasingly in recent years, have brought another option for adults hoping to hide their treatment. Another factor which seems to have affected the rate of adult orthodontics is self-perception. When I turned 25 years old, I remember hearing for the first time that “30 was the new 20.” It was very inspiring to know that as I approached 30 I was actually getting younger. Ten years later, I was lucky enough to discover that “40 is the new 30.” This general optimism in aging has brought with it a new industry of “wellness.” Magazines have been created that are dedicated to health at various stages of life. Doctors espousing the “truth” about longevity have taken over prime time television. Plastic surgeons have plastered local advertising with new technologies in turning back the effects of time. From the dental industry, we have seen whitening material become an over the counter item. In my field of orthodontics, Align Technology, the parent company of “Invisalign,” has poured millions of Wall Street dollars into marketing campaigns targeting adult patients. Should age be a factor in the decision to start orthodontic treatment? Absolutely not. In my opinion, there are both advantages as well as challenges with treatment of every age group. Treatment of the teen age population has the benefit of growth. We are able to accomplish some goals which would not be possible with adults without the use of jaw surgery. However, hygiene and motivation can become compromised very quickly. Adults, on the other hand, are usually very motivated as they have truly considered the sacrifice of time and finances before starting treatment. Still, treatment time for some adults tends to be longer. Reasons for an increased length of treatment time range from the need to open or close spaces for missing teeth, higher or lower density of bone, or a decreased level of bone support due to a history of gum disease. The most important part of any treatment, regardless of age, is the proper diagnosis of all related conditions of the mouth. This may require input from the dentist, periodontist (gum specialist), or other dental specialist. Once this is accomplished, the orthodontist can create a realistic treatment plan using the orthodontic appliance, whether it be braces or clear aligners, which can accomplish these goals. In short, I like to prescribe to my own philosophy that one is only as old as one feels. If you desire improving your smile and having teeth that fit together comfortably, then you should certainly consider orthodontic treatment.
