he past few weeks have been unprecedented. An exotic sickness from a far-off place has impacted every man, woman and child on earth. Since the onset of the COVID-19 coronavirus we have seen the best and, at times, the worst of ourselves. Here, at Our City, we prefer to focus on the good. Our community has come together in efforts to support each other in large and small ways. Things like college students shopping for senior citizens so they won’t have to leave their homes; or, restaurant owners providing meals for families in need. These are the things that make our community strong. There is one other thing we can all do to help. Local businesses have been hurt. Many have seen their revenue drop to near zero. These are our neighbors, family and friends. If you have the means, support them. Southwest Ranches Plans 20th Birthday Celebration BY STACEY BOMSER
T
he Town of Southwest Ranches was formally incorporated 20 years ago and to mark this milestone it is planning a birthday bash for all its residents. The Town’s 20th Birthday Parade and Party will be held on Saturday, April 4th from 10am-3pm. All residents of Southwest Ranches are invited to attend this celebration, which kicks off at 10am with a parade down 178th Avenue followed by the birthday party celebration at Rolling Oaks Barn on 56th Street from 11am to 3pm. The parade will feature mounted police, police motorcycles, fire trucks, the Mission BBQ truck, and floats made by homeowners, in addition to Mr. and Mrs. Southwest Ranches and local dignitaries. Southwest Ranches’ General Services Manager Sandra “Sandy” Luongo is organizing the event and says it promises to be fun for the whole family. The free celebration will consist of a concert by country music band
Sucker Punch, a delicious BBQ lunch, and games for all ages. In addition, the Davie Police and Fire Departments will present their K9 unit and SWAT team and will be providing children’s fingerprinting, CPR and AED information, and emergency preparedness tips. It’s aptly fitting that Southwest Ranches is hosting a parade and barbecue to celebrate its 20th birthday, because the founding residents celebrated the community’s independence with a parade and picnic. Albeit tiny, at approximately 13 square miles and about 7,300 residents, Southwest Ranches boasts a rich history. The town was formed to stop encroaching development and preserve the rural lifestyle, which includes grazing animals, nurseries, farms, breathtaking scenery, and an abundance of wildlife. Southwest Ranches came to be out of residents’ desire to protect their rural lifestyle. In 1996, a bill was introduced to the Broward County Legislative Delegation to annex the unincorpo-
rated area between Griffin Road to the north, Sheridan Street to the South, Flamingo Road to the east and SR27 to the west. Rather than face annexation, hundreds of homeowners in that area called for the right to form their own city. As a result of their grassroots effort, the State Legislature passed a bill in 1997 calling for a vote of the citizens in March 2000. On July 3, 1999, many of the Homeowners Associations sponsored a parade and picnic to declare the area’s independence. It was a huge success, with local, state and federal representatives speaking at the event. With the incorporation vote approaching, a contest was held to name the new town. The response was tremendous; 122 names were submitted. A vote was held and the name The Town of Southwest Ranches won. With the new name chosen, residents pushed to move up the vote for incorporation and the Legislature
approved. On March 14, 2000, Southwest Ranches residents voted overwhelmingly approved the vote for incorporation. The next steps were creating a Charter and then holding elections. On June 6, 2000, the Charter was approved by residents and the Town of Southwest Ranches became one of 30 municipalities in Broward County. The first Council Members were elected on July 25, 2000. e live in a diverse and unique ecosystem. Outdoor enthusiasts of all ages will get a chance to help scientists survey the biodiversity as they study the environment’s health, growth and impacts during a BioBlitz at Long Key Natural Area and Nature Center on Sunday, April 19th. Led by scientists and educators from the University of Florida Institute of Food and Agricultural Sciences (UF/IFAS) and park naturalists, BioBlitz participants will become citizen scientists for a day, exploring the park and helping discover new wildlife. “It’s the ideal opportunity for children and adults to gain skills and knowledge about biodiversity while developing a stronger connection to their home environment,” said Mathieu Basille, assistant professor of wildlife ecology and conservation. “A BioBlitz aims to promote local natural areas by empowering citizens to better understand and protect the biodiversity we research as scientists.” Participants, also known as citi-
zen scientists, will use the iNaturalist phone app to survey previously undocumented species of birds, plants, insects, reptiles and more. The app is used to photograph and document wildlife sightings within the park. Matthew Boone, a biologist at the Fort Lauderdale Research and Education Center, says intensive efforts of these kinds are critically important for finding rare or yet to be documented species. “More eyes equal more species!” According to Boone, over a ten-year period the National Park Services ran BioBlitzes in nearly 150 of its parks and tallied more than 22,000 species, including innumerable newly documented records. Long Key Natural Area was chosen because it is home to a wide variety of plant and animal species. It spans nearly 165 acres encompassing significant archaeological, historical and ecological resources, as the area was inhabited by the ancient Tequesta Indians and the more modern Seminoles. wildlife and is one of the largest remaining stands of upland hardwood forest in Broward County. BioBlitzes provide scientists with valuable knowledge of species occurrence, especially rare or hard to find species. This is partially because the events typically occur in or near cities to increase public participation and these areas tend to be under-sampled by scientists. Boone says many people are surprised to learn that urban parks can be as rich in biodiversity as their rural counterparts due to the congregating nature of organisms in urban habitat holdovers. “Sometimes the only green space in the area is the only place species can gather.” BioBlitz participants are encouraged to visit https://tinyurl. com/ttlvjuf to register for a time slot between 7am and 9pm during the April 19th event. Quarantine Binge Watch BY JOHN DUKA
Nurse Jackie - Showtime/Netflix (seven seasons) Nurse Jackie is a medical drama-comedy that tells the story of Jackie Peyton (Edie Falco), an Emergency Room nurse at a hospital in New York City. Every day is a “high wire act” for Jackie as she juggles patients, doctors, fellow nurses, and her own drug addiction. Falco’s portrayal of Jackie, as a strong-willed, iconoclastic New York City nurse juggling the frenzied grind of an urban hospital and an equally challenging personal life, is phenomenal.
Boredom and stress have become constant challenges as we stay at home in self-quarantine from coronavirus. One way to overcome both is to get lost in a TV series. Luckily, there is no shortage of compelling TV available. With so many options to choose from, we polled our staff for their favorites. The Mandalorian - Disney Plus (one season) The Mandalorian is the break-out star of Disney’s streaming service. The 10 episode drama is set in the Star Wars universe after the fall of the Empire. The classic “space western” follows bounty hunter Din Djarin from one adventure to another. His discovery of “The Child,” better known in popular culture as Baby Yoda, made our family fall in love with the quick moving series. Stranger Things - Netflix (three seasons) Set in the 1980s in the fictional town of Hawkins, Indiana, Stranger Things focuses on the investigation into the disappearance of a young boy amid supernatural events occurring around the town, including the appearance of a girl with psychokinetic abilities. It follows the boy’s friends, Mike, Dustin and Lucas as they uncover mysteries surrounding their friend’s disappearance.
Breaking Bad In what many people call the greatest television series yet made, high school chemistry teacher Walter White transforms into the Southwest’s biggest drug lord after learning he has incurable cancer. The pace of the show and incredible writing make it easy to pass hours on end.

What to do if you are sick with coronavirus disease 2019 (COVID-19) If you are sick with COVID-19 or suspect you are infected with the virus that causes COVID-19, follow the steps below to help prevent the disease from spreading to people in your home and community.
Stay home except to get medical care
Clean your hands often
You should restrict activities outside your home, except for getting medical care. Do not go to work, school, or public areas. Avoid using public transportation, ride-sharing, or taxis.
Wash your hands often with soap and water for at least 20 seconds. If soap and water are not available, clean your hands with an alcohol-based hand sanitizer that contains at least 60% alcohol, covering all surfaces of your hands and rubbing them together until they feel dry. Soap and water should be used preferentially if hands are visibly dirty. Avoid touching your eyes, nose, and mouth with unwashed hands.
Separate yourself from other people and animals in your home People: As much as possible, you should stay in a specific room and away from other people in your home. Also, you should use a separate bathroom, if available. Animals: Do not handle pets or other animals while sick. See COVID-19 and Animals for more information.
Call ahead before visiting your doctor If you have a medical appointment, call the healthcare provider and tell them that you have or may have COVID-19. This will help the healthcare provider’s office take steps to keep other people from getting infected or exposed.
Wear a facemask You should wear a facemask when you are around other people (e.g., sharing a room or vehicle) or pets and before you enter a healthcare provider’s office. If you are not able to wear a facemask (for example, because it causes trouble breathing), then people who live with you should not stay in the same room with you, or they should wear a facemask if they enter your room.
Cover your coughs and sneezes Cover your mouth and nose with a tissue when you cough or sneeze. Throw used tissues in a lined trash can; immediately wash your hands with soap and water for at least 20 seconds or clean your hands with an alcohol-based hand sanitizer that contains at least 60-95% alcohol covering all surfaces of your hands and rubbing them together until they feel dry. Soap and water should be used preferentially if hands are visibly dirty.
Avoid sharing personal household items You should not share dishes, drinking glasses, cups, eating utensils, towels, or bedding with other people or pets in your home. After using these items, they should be washed thoroughly with soap and water.
Clean all “high-touch” surfaces every day High touch surfaces include counters, tabletops, doorknobs, bathroom fixtures, toilets, phones, keyboards, tablets, and bedside tables. Also, clean any surfaces that may have blood, stool, or body fluids on them. Use a household cleaning spray or wipe, according to the label instructions. Labels contain instructions for safe and effective use of the cleaning product including precautions you should take when applying the product, such as wearing gloves and making sure you have good ventilation during use of the product.
Monitor your symptoms Seek prompt medical attention if your illness is worsening (e.g., difficulty breathing). Before seeking care, call your healthcare provider and tell them that you have, or are being evaluated for, COVID-19. Put on a facemask before you enter the facility. These steps will help the healthcare provider’s office to keep other people in the office or waiting room from getting infected or exposed. Ask your healthcare provider to call the local or state health department. Persons who are placed under active monitoring or facilitated self-monitoring should follow instructions provided by their local health department or occupational health professionals, as appropriate. If you have a medical emergency and need to call 911, notify the dispatch personnel that you have, or are being evaluated for COVID-19. If possible, put on a facemask before emergency medical services arrive.
Discontinuing home isolation Patients with confirmed COVID-19 should remain under home isolation precautions until the risk of secondary transmission to others is thought to be low. The decision to discontinue home isolation precautions should be made on a case-by-case basis, in consultation with healthcare providers and state and local health departments.

roward County Public Schools (BCPS) is providing breakfast and lunch to BCPS students their families while schools are closed becuase of the coronavirus. Breakfast is offered from 8 am – 10 am, while lunch is offered from 11 am till 1 pm. The meals will be provided on every day that classes were previously scheduled.
Students are asked to bring their valid student identification to receive a meal for themselve and family members. However, the schools appear to be quite generous in cases where students do not have their IDs. New Literacy Initiative to Provide Personal and Professional Development to Women in Recovery
H
ouse of Hope, a provider of substance abuse and behavioral health programming has partnered with Nova Southeastern University (NSU) for a new literacy initiative that will assist women in recovery to cultivate clear personal and professional goals through a series of reflective literacy practices. As a part of NSU’s commitment to community outreach, students and faculty will work with House of Hope to implement literacy workshops to help women build confidence through communication across institutional and social boundaries. A trained team of female undergraduate and graduate writing consultants from NSU’s Writing and Communication Center, which offers individualized writing and communication assistance, will work alongside 40 women in different stages of the recovery process. Participants will engage in monthly writing activities and small group discussions, and all women will be provided journals, which will allow them to reflect on their experiences throughout the program and to identify behaviors that will assist in meeting their personal and professional goals.
“We are excited to be partnering with NSU on such a special project that will make a significant impact on the lives of these women,” said Sue Glasscock, House of Hope CEO. “The monthly workshops will be a safe space for participants to reflect, grow and plan their next steps. A big part of our treatment strategy is to not only help our clients overcome addiction, but also to help them move forward and create successful, stable lives for themselves. This literacy program will give them the guidance to do just that.” During the program, a range of topics will be
discussed each month, including reflection, selflove, mindfulness and mindset and moving forward. The women will reflect and set goals, learn a variety of techniques to help with their recovery and identify skills and strengths to create a resume. “We are happy to work collaboratively with women in the community and assist in cultivating personal and professional goals,” said Kelly Concannon, Ph.D., faculty coordinator for the project. “We will work to assist women in the process of owning their stories, while actively creating new ones through multiple literacy practices.” The literacy initiative is supported by Nova Southeastern University’s College of Arts, Humanities and Social Sciences. “When the opportunity to partner with House of Hope came about, I saw it as an important way to give back to our community, and I knew our students and faculty would also benefit from the experience,” said Shanti Bruce, Ph.D., assistant dean of CAHSS’s School of Communication, Media and the Arts. “I am appreciative of all involved in this inspiring literacy initiative.” To learn more about House of Hope, visit houseofhope.org.

Conservatory Prep Students Are “Sew” Amazing! BY BEVERLY PERKINS

fter the winter break, Conservatory Prep students jumped right into a philanthropic project to start the new year off right. Longtime school volunteer Beth Goldstein heard about an opportunity through The Rescue Collective to help rescue those animals affected by the wildfires in Australia and she shared her idea Dr. Wendy Hirsch Weiner. According to many news reports, the fires have consumed millions of acres and it’s estimated that more than 500,000 animals have been killed in the conflagration. Without hesita-

tion, the esteemed school founder and principal loved the idea and wanted to begin right away as she is always searching for ways to involve her students in the world around them. “As part of the Conservatory Prep mission, we instruct our students through the arts and experiential learning to meet the needs of our twice-exceptional students. The devastating fires in Australia gave us an opportunity to learn about the geography and environment of the region and allowed us to help the animals burned by the fires in a small way,” explained Dr. Weiner. Cotton pouches needed to be made to provide comfortable, secure homes for animals separated from their mothers in the natural disaster. Conservatory Prep donated the 100% organic cotton fabric needed for the pouch liners with the students’ families providing fabric swatches for the

outer shells. Goldstein, an avid sewer, was thrilled to assist the group of fourteen to seventeen-year-olds. She downloaded patterns and instructions from the Queensland nonprofit organization and taught the ambitious students how to cut and sew to create Jaclyn Greenwald the much-needed Joey pouches for the young marsupials. “The kids came through. They asked many questions about the animals they were going to save, and they were enthusiastic and felt empowered. We made 35 pouches for the Joeys that day. I am thrilled to volunteer at a school where we can actually get projects done,” noted Goldstein. “It felt like we were really helping out the animals in Australia. So many were badly injured, I saw videos online. It was really upsetting to see them

caught in the fires. So, it was great that our school did this. And it wasn’t just our school, everybody was trying to help, and we were a part of that. That was pretty cool,” exclaimed Conservatory Prep Schools senior, Alex Gold. “People are just going out in their cars and plucking frightened and injured animals out of trees, providing whatever first aid they can and bringing them to rescue centers that have sprung up all over the country,” added Dr. Weiner. “Our group is just one of hundreds in countries across the world who are doing what we can to help.”

Why Is My Child Toe Walking? BY MICHAEL M. COHEN, DPM FACFAS
T
oe walking is one of the most common pediatric complaints seen in our office. Parents are concerned when their child habitually walks in a tip toe fashion on the balls of their feet without the heel contacting the ground. Although this gait pattern is normal in children who are learning to walk, most will outgrow toe walking at age two, after which the child begins to assume a normal heel to toe pattern. In rare cases, continuing to ambulate this way after the age of two may indicate some type of neuromuscular or developmental disorder. These may include Autism spectrum disorders, Cerebral palsy, or a spinal cord abnormality. Some experts feel that children with autism spectrum disorders may toe walk because of heightened sensory issues in their feet. The vast majority of toe walkers are referred to as being “idiopathic” toe walkers, which simply means that the cause is unknown. These children will tend to have a normal physical and neurological exam. Older children may continue to toe walk because the muscles and tendons behind the ankle were
short at birth or have adapted and tightened over time. The main culprit involves the calf muscle which originates at the back of the knee and transitions towards the heel to become the Achilles tendon. Most toe walkers will be able to walk with their feet flat on the ground if asked to up to the age of five, after which it becomes increasingly more difficult to walk flat footed as the foot begins to adapt. These children may complain of difficulty wearing shoes, pain and fatigue in the ball of the foot, and cramping or tenderness in the calf while doing sports. Proper assessment requires a thorough history and physical exam. This includes a neuromuscular evaluation of the joints, muscles and gait. Treatment is predicated on the age of the patient and whether the ankle is flexible enough to allow the heel to reach the ground during standing and walking. For children two to five years of age the initial treatment is always nonsurgical. This may include monitoring the child at intervals, employing physical therapy, stretching, night splints and shoe modifications. In more severe cases short leg walking casts and bracing are used. More recently, Botox therapy has also proven to be beneficial, but its effects are short lived and often require repeated injections. In children over the age of five who cannot walk flatfooted due to a rigid ankle contracture, one of several different surgical releases is chosen to
lengthen the tendon and improve the range of motion and function of the ankle and foot. The procedure is performed in an outpatient setting and requires approximately four weeks in a cast after which physical therapy is instituted. Most patients will improve over time after treatment. However, studies show that some children will progressively return to toe walking, even after aggressive nonsurgical treatment or surgery. Michael M. Coping With Coronavirus: Managing Stress, Fear, and Anxiety BY JOSHUA A. GORDON, M.D., PH.D
These are confusing, stressful times for all of us. As the coronavirus pandemic affects numerous facets of our society, it also impacts each person in different ways. The disruptions to daily life are already being felt by many, my family included—my son has been sent home from college, my place of worship has closed, and the comforting social gatherings that usually fill my weekends are off-limits. We are all feeling uncertain about what could happen in the coming weeks, as we hope to slow the spread of this pandemic. Feelings of anxiety and uncertainty are completely normal during times like this. Now imagine you are facing this uncertainty and have a mental illness. How much more challenging must it be to navigate this uncertainty? While we all are concerned about the future, for those with anxiety disorders, worry may be all-consuming. For those with schizophrenia, the concern that people are infectious may contribute to paranoia. And for
those with depression, lack of social engagement and disruption in routines could increase symptoms. If you need support coping with the events of the last few weeks, there is advice and help available. The Centers for Disease Control and Prevention (CDC) has a webpage with information on dealing with fear, anxiety, and stress brought on by the coronavirus pandemic. A section of this CDC page is specifically geared toward those of us with children, as they can be particularly sensitive to uncertainty. For additional shareable resources for those with children, see this NPR story, which features an interview with National Institute of Mental Health expert Dr. Krystal Lewis. For those with mental illnesses, be sure to continue your treatment regimens. Consider developing a plan for telehealth sessions with your provider if you (or your provider) are quarantined or must avoid exposures to the public for any reason. And, reach out to friends and family for support, virtually if necessary. This last piece of advice is really important for all of us. It is important to realize that social distancing does not have to mean social isolation, especially with modern technologies available to many of us.
Connecting with our friends and loved ones, whether by high tech means or through simple phone calls, can help us maintain ties during stressful days ahead and will give us strength to weather this difficult passage. BY BRUCE IDEN, ESQUIRE hould I consider creating a trust even though I don’t have a multi-million dollar estate? Gone are the days that revocable living trusts were only for wealthy individuals. Why? Because it’s now less about avoiding estate taxes and more about the cost savings and protections that trusts can provide. And a properly drafted and funded trust avoids the expense, delay and loss of privacy of probate. The following scenarios help my clients understand why a revocable living trust may be their best option: Meet our hypothetical family, George and Jenny happily married for 25 years with three children, Jessica, age 20, Josh, age 15, and Jonathan, age 12. Both George and Jenny have created wills, leaving everything to each other. After they are both gone, their wills leave it all to their children, in equal shares. Sounds like a logical plan? Maybe not. Tragically, George dies suddenly and, according to his will, all of his property transfers to Jenny. The following year, while rushing to an appointment on a rainy morning, Jenny loses control of her car and rear-ends a bus full of trial attorneys heading to the annual Ft. Lauderdale “I’ll See You in Court Convention.” Several of the attorneys are injured and predictably, lawsuits follow. Now what happens to Jenny’s inheritance from George? It’s likely all gone to creditors. What is left to raise her children? Perhaps nothing. If George and Jenny had used a trust in their estate plan, the final outcome may have been different. While Jenny’s property would still be subject to creditor claims, her inheritance from George inside a trust would be safe for her and their children. In another sad scenario, imagine that Jenny dies first. George later remarries Susan, a woman with four adult children. What happens when George passes? His property, including what he inherited from Jenny, may go to Susan and eventually to Susan’s children. George and Jenny’s children could be completely disinherited! With a properly drawn trust, George and Jenny can rest assured that even if the surviving spouse remarries, their money will go to their children. Finally, think of George and Jenny happily enjoying retirement and grandchildren, but unfortunately, they are not fond of Jessica’s husband, Robert. Jenny fears that their son-in-law will never earn a decent living, and be dependent on their daughter Jessica to support him for the rest of his life. George worries that if they leave an inheritance to Jessica and she ultimately divorces Robert, a substantial portion of Jessica’s inheritance could be lost to her “no-good husband.” If George and Jenny leave the inheritances to their children in a trust, these assets will not be commingled with marital property. Therefore, in the event of a divorce, daughter Jessica’s inheritance will not be the subject of division and partial distribution to Robert. BY DR. ALON GROSMAN lmost daily, we have a child come into our office with many more cavities than anticipated. In some instances, they are “regulars” coming in for their 6 month checks and everyone present attests to their daily brushing ritual. Still, in a relatively short period of time, these cavities have formed between the teeth. To understand this situation better, it is helpful to look at the underlying causes of cavities. In order to form a dental cavity, there are certain ingredients that are a must. First of all, cavity-causing bacteria must be present. The most notable of these bacteria are the Streptococcus Mutans. Although the thought of bacteria entering the mouth is an unsavory one, it is a fact of life. In fact, these bacteria make a home in our mouth at a very early age and are usually transmitted unintentionally by a child’s caregiver (i.e. when blowing on a hot spoon during feeding time). The bacteria colonize on our teeth and form a plaque. They use sugars we ingest to increase the size of the plaque. Biproducts from these colonies are acidic. This decrease in pH begins the process of breakdown of the tooth’s outer layer, the enamel. Once this shell is accessed, the bacteria can start to travel through the tooth. Therefore, the main players are bacteria, sugar, and acidity. We recommend brushing and flossing to reduce the quantities of bacteria and remove sugars left behind after meals. Fluoride can be used to strengthen the enamel. Xylitol products are showing some promising data in the ability to limit the effectiveness of the bacteria. Still, a person who brushes/flosses and goes to the dentist for cleanings and fluoride application can still have cavities depending on the intake of certain foods and liquids. As it turns out, consumption of sugar is not the only advantage that our diet provides the bacteria. Many of the foods and beverages we are consuming are acidic and therefore lower the overall pH in the mouth speeding the process of cavity making. For example, diet soda may have no simple sugars useful to the bacteria, but the carbonation creates a very acidic oral environment. Studies have shown that many of the popular sports drinks are more acidic than batteries used for small appliances. After a little digging, we usually find out that the unexpected cavities are preceded by the intake of acidic beverages. The bad news is that our modern diet is full of sugary acidic foods. Our children’s heroes promote them in every marketing medium. Our office philosophy is not to deny our children their treats but rather to modify eating habits and limit the periods of exposure to certain foods. For example, a child who drinks a sports drink after practice should do so at one sitting rather than doing so throughout the day. We recommend rinsing with water after consuming acidic drinks as it is very effective at balancing pH. If hard candy is eaten, brushing should be done. Sugary snacks should be eaten with meals. Snacks eaten between meals should be of a healthier variety, like fruits veggies and granola. The idea is to be creative rather than restrictive. Happy eating!!!!!!

BY EVAN H. BARON, ESQ. s we go through our daily lives we often come upon situations which require us to make decisions. Sometimes these decisions can be minor in nature and other times they can be somewhat more complex. None of them compares to the decision a person has to make in deciding if they should pursue a divorce from their spouse. I hear these questions almost every day from either prospective or existing clients; “Should I stay married or get a divorce?”; “Should I accept this deal or go to trial?”; “What should I do?” Unfortunately, divorce attorneys don’t always have the answers. I can certainly advise a client based upon my many years of experience, but in reality, the decision must always be that of the client. When I meet with a prospective new client who is considering a divorce, I am often asked for my opinion as to what he or she should do. I explain that I do not ever encourage an individual to get divorced, but obviously sometimes that is in fact their best option. It is, however, a very personal decision that he or she must make based upon all the factors involved. I can advise a person as to the law and how his or her case will probably get resolved. I say probably because when there are two parties involved it is impossible to predict what the other party will be seeking. I often explain to a client that no matter how reasonable they may be, the process will also depend upon the reasonableness of their spouse. So I am asked, “What should I do?”. I tell them that is their decision and they will know when it is time to make that decision. I have had individuals return to retain my services one or even two years after their initial consultation. It took that long to be able to answer the question, “What should I do?”

Once the process has begun I am also often asked “what should I do?” when faced with the decision to either enter into a marital settlement agreement or proceed to trial. Once again, I can advise them based upon the law and my experience, but no attorney can ever guarantee a particular result if the case goes to trial. Often times the agreement is extremely fair and equitable and as such, I advise my client that it is a good deal for them and they should certainly consider it. If the offer is equal to “their worst day in court”, then the decision is also fairly easy. Why settle a case when you will probably get better results from a judge. Of course, the usual reason is financial, since it costs more money to go to trial than to settle. We sometimes have clients who disregard our advice and accept a “deal” which may not be the best that they can receive. Of course, it is ultimately their decision. So, in reality, the person who can best answer the question “What should I do?” is the client. Last year Amazon alerted consumers who had purchased Align (Procter & Gamble brand) nutritional supplements from a certain seller that the product was counterfeit and that they needed to stop consuming it. How Buyers Sabotage Their Home Purchase – Part II BY ZONA HORTON s you remember, I stated that the 2020 spring selling season is here, and we are off to the races. There’s been a ton of advice written over the years about things a buyer should not do when embarking on a home purchase. Part I covered: Unrealistic expectations; hesitation; unfair comparisons; majoring on the minor and we are looking, looking, looking. Here are the next four topics: 6. Trying to time the market. None of us has a crystal ball. Timing the market is impossible. When you are looking, you are going to see the current inventory. Depending on the type of property, the inventory will vary. Properties may demand a higher price in the spring and summer months. Regardless, when you have been contemplating moving, there is a sense of urgency that comes into play. Realtors do not make the inventory. We sell other people’s product and have to deal with the product at hand. 7. Posturing Your Low-Ball Offers Uh . . . no! A seller could reject and not entertain any offer from you putting you and your agent in an awkward position – especially if inventory is low. If the seller wants to play, he could counter back full price and see if the buyer bites – and to see if the buyer is really a serious contender. A buyer risks alienating the seller and wasting everyone’s time. 8. Overbidding Uh . . . no again. Overbidding with an appraisal contingency (Addendum F on the FR-BAR contract) can be another time waster as the seller can counter back with a “no appraisal contingency” and you are back at square one. 9. Inflexibility I’ve had clients who were professional negotiators and wanted to make low-ball offers yet the seller was to throw in the “kitchen sink” – figuratively. In South Florida, we have experienced a seller’s market (except for the time of the bubble 2005-2011). Still, during the bubble, sellers were not giving their homes away unless they had to walk away in a short-sale situation, In 2020, with our economy and the historic, unprecedented low mortgage rates, buyers are in a great position to get into the Real Estate market. If you are now renting because you stepped out of the market (during the bubble, especially), now may be the time to step back in. Most buyers wish they had hung in there and attempted a loan modification. Renting is a good decision in some circumstances, but everyone knows that homeownership is the giant step to a better financial future. Having an open mind, a flexible spirit and a willingness to compromise will help you through the Real Estate maze. The transaction itself is tricky enough. BY SHERIFF GREGORY TONY hen I took office, I made it a priority to restore public trust and strengthen the relationships between law enforcement and the communities we serve. To be successful as a public safety agency, we must hold ourselves to the highest standards of professionalism and accountability. Over the past year, we have made great progress. We have increased training, adopted a more proactive community policing practice, instituted neighborhood support teams, diversified our command staff and improved our recruitment of new public safety professionals. These changes are the first of many in my continued efforts to enhance our service and strengthen community partnerships and public trust. Another key to building public trust is policing ourselves in a professional and accountable manner. During my first year as sheriff, I participated in the disciplinary system and found that too often, the findings of the internal review process simply did not reflect the standards we must live up to as public safety professionals. As a result, I rejected the recommendations of the Professional Standards Committee and terminated four deputies for use of excessive force. Building upon this experience, I have begun to make the necessary changes at the Broward Sheriff’s Office to improve our internal investigations process. The improvements include the appointment of new members to the Professional Standards Committee and the formation of a new Use of Force Review Board, which will be tasked with reviewing use of force for consistency with BSO training and policy and making recommendations as to whether further investigation or training is needed. These changes promote a more accountable and timely review of questionable use of force that guarantees due process for deputies, while making sure that the process is clear and shows accountability to the public. The Use of Force Review Board will allow for quicker evaluation and referral of those cases deemed in need of further review by Internal Affairs. With these changes, I am sending a clear message to my deputies that egregious use of force will not be tolerated under my leadership. Make no mistake; when my deputies do the right thing, I will always support them and have their backs. As an organization, we are committed to excellence and will demonstrate professional public safety practices the public and good policing require. These programs I instituted and the changes I am making inside BSO’s disciplinary process are met with the intention to hold ourselves more accountable but also serve as part of my dedicated effort to bringing BSO closer to the communities we serve.

Davie Update BY MAYOR JUDY PAUL ast month I had the opportunity to give my State of the Town address to the Davie/ Cooper City Chamber of Commerce. I have included a few excerpts from that address. “You are witnessing the progressive transformation of a renewed Downtown along Davie Road. It won’t be long before you will see residents and students, walking along the sidewalk to get to school or work; entrepreneurs opening the doors to their businesses - welcoming customers, serving food, drinks, the laughter inside, and the smell of delicious food emanating from inside; the facilities with their various western theme façades; a beautiful archway welcoming you to Cowboy Town area; beautiful lights, streetscapes; artwork; real-estate opportunities – a gathering place where people emulate our motto of being the place to “live, work, learn, and play.” I relish the opportunity to see and meet business owners and entrepreneurs who represent the growth, and development boom the Town is experiencing and what is to come and who are no strangers to the amazing amenities the Town has to offer in business growth, public safety, beautification and preservation of our unmatched open space. I hope to provide you with a synopsis of the plans we have in store as we present our 2020 vision for the Town’s next decade. When you think of 2020, we commonly associate those numbers with perfect vision. This is certainly indicative of the Town’s vision of our synergy through economic development, parks and, open spaces, delivering exceptional services and promoting long-term sustainability for businesses and residents alike. Davie is home to over 4,500 active businesses and tens of thousands of employees who, on a day-to-day basis, are looking to expand, diversify and call Davie home. The development and redevelopment are a testament to the Town’s strong fiscal stability and Davie being viewed as a central hub that attracts customers and businesses alike while maintaining our quaint western charm. Davie is uniquely positioned when you consider that Broward County is comprised of 31 municipalities and of those, 1/3 or 10 touches our borders and we are surrounded by 3 major interstates. In addition, we are near the airport and seaport, and with a vast NSU educational component within our 37 square miles, it’s safe to say we have been discovered and Davie is the place to be. Some of the projects include Zona Village at SW 39 Street and Davie Road: this is an exciting commercial and residential project that broke ground in June 2019 and is nearing completion. The project is ideally located near the colleges and universities and provides easy access to the highways and byways. The $30 million development features 189 residential units and over 20,000 square feet of commercial space. The western façade and contemporary design of the building will fit into the Downtown area. Going further south on Davie Road, you will see Mainstreet Lofts, a mixed-use project. This $6 million project is almost completed and will feature 49 units and over 4,000 square feet of commercial space. The building also continues at the Davie Business Center, which houses various enterprises. They have finished four of the seven buildings. They have leased out over 400,000 square feet of warehouse space.”
