Community News Davie 10-Year-Olds Lead Park Clean Up

en year old friends, Peyton Lantz and Jade Richardson, are already doing their part to help preserve the environment for future generations. Last month, the girls planned and organized a cleanup effort in a neighborhood park in Davie, where they often play. They came up with the idea while watching television. After seeing several commercials for the Go Green Initiative, they were inspired to take action. “It’s great to watch TV and notice that others are doing something about saving the Earth, but we wanted to do something ourselves to help our Peyton Lantz and Jade Richardson relax after the community,” said Peyton. Their first Waterford Park clean up. project was Waterford Park, located at 15090 S. Waterford Drive. They made some flyers on the computer and distributed them throughout the neighborhood. They also filmed a short video, which was broadcast on the Davie TV loop, Comcast Channel 78. The girls were hoping that as many as 80 people would show up to help. On the afternoon of June 27, friends, family, neighbors and Mayor Judy Paul gathered at the park. The girls provided cupcakes and water and the Town of Davie supplied garbage bags. “When people come into the park they do not want to be stepping in trash,” said Jade. “They want to have a clean park to play in and have fun in. We wanted to help clean up so it does not get any messier. Kids can come here in 10 years

They will participate in the Town of Davie’s Adopt-a-Park program, making them officially responsible for helping the Town of Davie keep Waterford Park clean. Community News Davie’s Outreach Center Offers Hope to Broward Residents

E
very day, millions of people throughout the world go to bed hungry. For more than 15 years, Davie’s HOPE Outreach Center, Inc. has been helping Broward County residents ease their suffering during times of crisis. Last year, the not-for-profit organization provided food assistance to almost 17,000 Broward residents and it is hoping to double that number this year. HOPE is committed to Helping Other People Every day. Its many programs and services offer an immediate ‘hand up’ to regular people who find themselves suddenly unable to make ends meet due to a job loss, disability, health crisis, and other emergencies. By providing emergency financial support, food and other educational and social services, the HOPE Outreach Center often serves as the financial and emotional bridge that allows families in crisis to return to self reliance and independence quickly and comfortably. Some of the Center’s programs and services include: children’s after school enrichment, elderly companionship and visitation, Workforce One employment site, counseling services, education and support groups, tutoring, summer camp scholarships, Adopt-A-Family holiday drives, information and employment referrals and more. There is also emergency assistance and partial financial assistance. HOPE relies on donations, as well as the support of more than 150 active volunteers, to help provide funding and keep its pantry full. Since no one is ever turned away from the pantry, it is always in need of paper goods and toiletries, as well as non perishable foods that are high in protein like Spam, peanut butter and jelly, beef stew, rice and beans and meat sauce. The pantry usually runs low in the summer months because students lose access to school-provided breakfast and lunch meals and there are fewer donations from groups and private individuals. “In the summer, we can only give one-third of what we give throughout the year and there are more people in need,” said Beth Azor, president of the board for the HOPE Outreach Center. “The number of Broward County children that go to bed hungry increases from 20 percent during the school year to 25 percent during the summer. This breaks all of our hearts.” As a result, HOPE Outreach decided to create the first annual Hunger Awareness Day to help fill the pantry in preparation for the tough summer months. The June 5th grass-roots food drive coincided with the kick-off of National Hunger Awareness Month. More than 80 volunteers collected non-perishable items and donations outside eight Walgreens stores and two Publix Supermarkets in Cooper City, Davie, Weston and Southwest Ranches. The retailers supported the effort by putting a large selection of two-for-one items on sale so customers could keep one and give one away. Volunteers collected more than 100 boxes of food and more than $2,000 – enough to keep the pantry full for three weeks. “The residents and retailers were so charitable and giving,” said Azor. “We were blown away by the response.” They are hoping to step up their effort next year with 200 volunteers collecting more than 200 boxes of food at 16 locations. Jill Ratzan has been a volunteer for the HOPE Center for about a year. “I love that HOPE serves a local clientele without judgment or prejudice,” said Ratzan. “As a former ‘company-girl’ with great training and education, it feels good and right to use those skills for a worthy cause in my hometown.” The HOPE Outreach Center is located in Davie, at 4700 SW 64th Avenue, Suite A. community news Free Ham Radio Operator Course Offered at Davie Police Department by Debby Teich
T
his month, the Davie Police Department will be offering a free amateur radio (ham radio) operator course that is open to the public. The material taught and learned in the course will enable students to obtain the Amateur Technician Class license issued by the Federal Communications Commission (FCC). They will learn to operate the most powerful and flexible radio system allowed to the general public. “Hams” can enjoy a variety of activities. They can talk to people on the radio in their own neighborhoods, or as far away as the other side of the world. They can participate in local, state, and world-wide contests. They can also assist with vital communications during periods of disaster, like hurricanes, when regular forms of communication such as telephone, cell phone, and even public service radio systems fail (partially or completely) or become overloaded. During disasters, amateur radio operators volunteer their time, skills, and equipment to help and support their communities. It is against the law for them to be compensated in any way for what they do. The Amateur Radio Service is regulated by the Federal Communications Commission. Licensing is required and ensures that people operate correctly, safely and within the rules that govern amateur radio. Anyone can be licensed as an amateur, as long as they are not an official representative of a foreign government. No real knowledge of radio, physics, electronics or radio operation is necessary in order to attend the class. Students are also not required to own a radio, which can cost anywhere from $100 to $10,000. Rob Frailing, who is a training officer for the Davie Police Department and teaches the class, has been a ham operator for almost three years. He uses his radio nightly to communicate with people around the world under the call sign AJ4SB. Thus far, he has confirmed communication with amateurs in all 50 states, as well as 33 foreign coun-
tries. He has made contact as far west as Alaska and Hawaii and as far east as Central Russia. He typically uses Morse code, since he finds it more challenging and interesting. Some of his conversations have lasted as long as a half hour. He is so passionate about his hobby that he is founder and president of the Davie Cooper City Amateur Radio Club. He is a member of the Broward Amateur Radio Club and on its board of directors. He is also the Assistant Emergency Coordinator for Rob Frailing uses his Ham radio nightly to Broward County. “Amateur radio is a great communicate with people around the world. hobby,” said Frailing. “It allows you to communicate anywhere in world, as long as you have the equipment and ability.” Although interest in Amateur radio seemed to drop off after the advent of the Internet, it is currently on the upswing. In last nine months, 100 people have become licensed in South Florida alone and Frailing has trained most of them. He believes that part of the renewed interest is because Morse code is no longer a requirement to pass the test. He says that many also want to learn so they can communicate during a disaster if standard forms of communication fail. Classes begin on Sat., Aug. 7, at the Davie Police Department, located at 1230 South Nob Hill Rd. The free classes will be held on four successive Sat. mornings, from 8 a.m. to 12 p.m. A test (free of charge) will be offered on Aug. 28, the last day of class. Schott Artists Display Work at Grand Opening of Art Gallery

ore than 100 guests attended the Grand Opening of the Schott Communities Art Gallery on June 3. The gallery is located on its premises; 6591 Flamingo Road. Cooper City Mayor Debby Eisinger was on hand for the official ribbon cutting ceremony, along with other city officials, members of the Prestige Club, the general public, the Schott artists and their families. The exhibit included the paintings of 40 artists from the surrounding area who have some type of mental or physical disability, including Down syndrome, cerebral palsy, autism and more. Guests had an opportunity to meet many of the artists and read their biographies which were posted on the wall next to their paintings. The artists were permitted to keep 70 percent of the selling price, which averaged $175. “The gallery gives our artists a chance to display and sell their artwork,” said Liz Disney, director of programs for Schott Communities. “It is very rewarding for them to see their artwork framed and on the wall.” The paintings were completed at

They represent a wide range of talent and abilities. While some can paint with their hands, others must paint with a brush in their mouth or between their toes. Several of the students have pieces that have been displayed at art shows throughout the county. “The class offers them an opportunity to forget they have a disability and just focus on being an artist,” said Disney. Al Roth Celebrates His 100th Birthday!
At a recent Davie Town Council meeting, centenarian Al Roth was honored as the Mayor and Town Council members proclaimed July 7, 2010, his 100th birthday, as Al Roth Day. Born in Germantown, Pennsylvania, he was one of eight children. In 1945, Al, his wife Shirley and their two sons, Hank and Bob, moved to MiamiDade County where he operated a motel, a camera shop, and apartments. In 1957, he moved to Davie and purchased a 10-acre citrus grove and soon opened two retail stands and a packinghouse. In the mid 1960’s, the family enterprise expanded to include homemade fudge, key lime pie, stone crabs, juices, and shakes. He is a proud grandfather to 5 and great- grandfather to 7. Al continues to work in the family business known worldwide as Bob Roth’s New River Groves.

Fitness Forum How to Look 10 Years Younger with Pilates By Ellen Latham, MS
I
f you want to look 10 years younger, you must be doing Pilates two to three times a week. For most women, as soon as we hear something that “will keep us looking younger than our age,” our ears perk up and our hearts are filled with renewed hope. It’s a sad fact of life that the majority of women are genetically doomed to age very poorly. No doubt this is a leading factor behind the Pilates craze. Pilates exercise is also non-impact. Both of these things make it effective in creating dramatic changes. The women at my studio who have been training with our method of Pilates have developed strong, sleek, very youthful muscle lines to their body. German born Joseph Pilates invented this form of training during World War I while working in England as a nurse. By using the springs and frames of hospital beds he devised a specialized resistance training method whereby the muscles of the abdomen, buttocks and lower back are worked in perfect alignment in a series of exercises. Rather than developing large muscle, his system develops a strong, sleek “dancer-like” body. His method has been found effective because it stretches one muscle group and strengthens another at the same time. You get two benefits for the price of one. These are the exact conditions the body needs to age gracefully. As a fitness professional with 30 years in the business and a Masters degree in exercise physiology, I do not

jump on the bandwagon of every workout method out there. I need to see it, feel it and access the differences it has made in my body. As a 53-year-old woman, who has two businesses, I have very little spare time. My exercise hours cannot be wasted. I consistently use the reformer, chair, barrel and half-trapeze (those are the pieces of equipment I train on in my studio) three times a week. What I respect most about this workout is that it tones my muscles in a strong, lean manner. It emphasizes spinal elongation and alignment, which means that with every exercise I am stretching my spine while holding my shoulders and hips in proper position. t’s time you look and feel your best. Unfortunately, as we age and enter our 30’s our hormones are in a downward decline, making it more difficult to stay fit and look young. It is believed that our hormone levels decrease by approximately five percent every year after the age of 30. Considering that testosterone is responsible for building lean body mass and muscle, it is no surprise that it is harder and harder to stay in shape as we grow older - even with a good diet and workout routine. The good news is that there is a way to overcome this downward spiral of hormone levels. Testosterone is not a hormone only for men, but also females. Even though females have approximately ten percent of the amount of testosterone than that of men, it plays such a big role in mental and physical well being. When testosterone levels drop, people may have symptoms of mental cloudiness, low sex drive, no energy and gaining weight in the mid-section. The replacement of testosterone may be in the form of gels, creams, injections or pellets. The most physiologic way to replace testosterone is by means of Sotopelle therapy. Sotopelle therapy involves a simple procedure where the bio-identical hormone testosterone is placed directly under the skin by a medical doctor to allow the slow release of hormones, avoiding the peaks and troughs as seen with the other methods. The body simply takes the hormones as it needs them. Through Sotopelle therapy, the bio-identical hormones last approximately three to six months. an you imagine the joy of waking up in the morning and being able to see without the aid of glasses or daily wear contacts? Orthokeratology, the reshaping of one’s cornea with contact lenses to improve vision isn’t new. It has been practiced by some eye doctors for decades. It wasn’t until recently, with technological advancements in the procedure, that it was possible to achieve reduction of myopia in a matter of hours. The flattening of the cornea is effective for both children and adults. Surgery is not an option for children or for those whose vision is changing, nor does it stop the progression of myopia. Orthokeratology is achieved in a unique way. While you sleep, these therapeutic lenses gently change the front curvature of your eye or cornea. The process improves vision rapidly. Orthokeratology is not only an excellent alternative to the wearing of spectacles, but it also frees the individual from the distractions caused by perspiration, dust, wind, weather and temperature. When a patient undergoes lasik, the procedure requires that a flap is cut in the cornea. Regardless of the method used to cut the flap, this process severs nerves that regulate tear flow. This often leads to dry eye syndrome that can be discomforting. Unlike lasik surgery, orthokeratology is completely reversible, so if you decide at a later point that you want to undergo surgery, you can do just that. Non Surgical Treatment Options for Uterine Fibroids
For women who experience mild to moderate symptoms, medication can lessen the severity of symptoms. Treatments can include birth control pills, hormone treatments and over-the-counter pain relievers. Alimony and Child Support Changes You Need to Know By Evan H. Baron, PA
S
everal changes to alimony and child support have been passed by the Florida legislature and approved by the Governor this past year. The changes affecting alimony became law on July 1, 2010. The child support changes will not become effective until October 1, 2010. These revisions to our existing laws are in some cases merely a codification of certain principles we have been following based upon interpretation by the courts. In other instances, the changes are somewhat substantial. I will focus on the alimony revisions, since these changes are now law and apply to any dissolution filed after July 1, 2010. The statute does indicate that these changes cannot be a basis for a modification of an existing alimony award prior to July 1, 2010.
There are now listed four different types of alimony awards. They are: rehabilitative alimony, permanent alimony, bridge the gap alimony and durational alimony. Bridge the gap and durational alimony are two new forms of alimony that are officially recognized in the law. Prior to these changes, alimony awards consistent with the terms of durational or bridge the gap were often still being implemented in cases, but were not necessarily recognized by statute. The new law has also defined certain areas in an attempt to clear up any confusion or ambiguities and limit certain discretion of the courts. There is now a rebuttable presumption (one that can still be overcome with credible evidence) as to how a marriage is defined based upon the length of marriage. The following is now presumed:
SHORT TERM MARRIAGE is less than 7 years. MODERATE TERM MARRIAGE is greater than 7 years, but less than 17. LONG TERM MARRIAGE is greater than 17 years. The length of marriage is determined from the date of marriage until the date of the filing of an action for a Dissolution of Marriage. It appears that the date of separation is not going to be a factor in determining the length of a marriage. The following are the two new additional “types” of alimony:
BRIDGE THE GAP ALIMONY is defined as an award of support to assist a
party in making a transition from being married to being single and cannot exceed 2 years in duration. In addition, this award of alimony cannot be modified as to either the amount or the duration of time.
DURATIONAL ALIMONY may be awarded when permanent alimony is inap-
propriate. It will be awarded for marriages of either short or moderate duration, provided that a party has the need for economic assistance. This award may not exceed the length of the marriage. For the most part, with limited exceptions, awarded in a long term marriage.

ccording to RISMEDIA, June 20, 2010, “Home shoppers who missed the April 30 deadline for a housing tax credit might have the last laugh. For a variety of reasons, they could end up saving more than the $8,000 they could have received from the tax refund. In some neighborhoods and price ranges, sellers are dropping their prices because buyers are harder to find now that the credit has expired.” After reading that, I started my own research. In Davie and Cooper City alone, I found 164 total reductions since May 2, 2010 (post tax-credit) to date for single-family homes. Of these 164 reductions, 108 were reduced anywhere from $9,100 to $1,550,000 in just two months! Remember – the tax credit was not just a first-time homebuyer credit or for those purchasing in a certain price range. It also applied to those who had not owned a home for at least two years prior. REGARDLESS, because the tax credit is over, we are seeing great opportunities in the real estate market for buyers. If homes were not sold before the April 30 deadline because sellers were not willing to either negotiate or lower their list prices, they may be encouraged to do so at this point in time since the market may experience a post-tax-credit slow down. Remember Buyers – “Interest rates have dropped enough since the credit deadline that, over the life of a loan, a homeowner could easily save more than the value of the credit.” (RISMEDIA, June 20, 2010). After all, most are concerned about the cost of the home versus the price of the home. If your neighbor paid less than you for basically the same home, yet your interest rate was lower, guess whose payment is more desirable? My real estate associates and I cannot believe the buyers who are missing out on obtaining their “dream” home because they are bidding too low – even though we offer them the latest relevant sales for the area. These potential buyers continue to rent and line the pockets of their landlords instead of taking advantage of all the benefits of homeownership – most importantly, the tax deduction on mortgage interest. Renting has some advantages (temporarily), but with home prices and interest rates so low, we are now in the curve of the Sentiment Cycle known as the “Point of Maximum Financial Opportunity.” Why would Buyers want to kick themselves in a few years because they failed to catch this wave?
There are some great buys out there, and this is a great time for Sellers to cash in on their current investment and upgrade their living quarters. Not only do you get the benefit of quiet enjoyment and a sense of stability, you are building a nest egg for your family and a foundation for your future standard of living. Real estate is still the best investment overall.

How You Can Tell If You Have Been a Victim of Predatory Lending Practices By Omar J. Arcia, Esq., Foreclosure Defense and Consumer Bankruptcy Protection Attorney
P
redatory lending is when a lender imposes abusive, unfair and sometimes illegal loan terms on borrowers, without regard for the borrower’s ability to repay the loan. When two or more of the following factors are contained in a mortgage loan transaction, the subsequent forensic audit performed on that transaction usually reveals serious violations of federal and state lending laws.
Property Purchased or Refinanced Between 2003 and 2007.
This four year period marked the peak of the real estate boom in South Florida. Just about anyone, including foreign nationals without any past credit history, could obtain a “sub-prime” loan for all the value of the mortgaged property. The sub-prime mortgage market thrived during this time, allowing borrowers to encumber their properties well beyond their true market values.
Mortgage Loan Contains an Adjustable Rate or “ARM” Feature.
These types of loans are initially set at an artificially low interest rate for a brief period of time. They then switch to an adjustable rate for the remaining term of the loan, and the rate can increase as often as every six months. Even if the U.S. interest rate index remains unchanged, the monthly payments on these loans could increase by up to 50%. These loans have the highest delinquency rate of any other loan product.
Mortgage Loan Suffers from Negative Amortization.
Negative amortization occurs when the monthly mortgage payment is not sufficient to even cover the interest due, and therefore, the balance of the loan increases over time even though payments have been made. If you owe more today on your home loan, than when you originally purchased or refinanced, your loan is negatively amortized.
Mortgage Loan Is Interest-Only or Pick-a-Payment.
Under these types of loans, the borrower is only required to pay the interest due on the loan or some other minimal payment that does not even cover the interest on the loan. After a few years, the required monthly payment is usually increased to cover the outstanding balance. Once the loan payment is increased, so does the likelihood the borrower will default, and eventually be subjected to foreclosure.
Mortgage Loan Approval Based Only on Stated Income.
Roughly half of all sub-prime borrowers from 2003-2007 were given “stated income” loans, in which they were qualified based on statements in the loan application as to their income. These statements of income were largely unverified, and often the “stated income” required for the loan to be approved was the exact amount included in the application by the mortgage broker. If any of these factors apply to your current loan, you should at least have a professional forensic audit performed to find out whether you have any viable claims against your lender. If your claims are timely raised, you may be entitled to reduce the amount you owe, or cancel the loan obligation altogether. It has digital radiology equipment so xrays can be read in less than a minute. If necessary, a digital image can easily be sent to a specialist. It also has an in-house lab, eliminating the need to send out bloodwork, urine and other samples. In only 15 minutes, Dr. Weman and his two daughters – Sol, 10, results are ready and Dr. Weman can and Sophie, 2 begin recommending a course of treatment. In the event that a patient requires surgery, all procedures are done at the hospital, where the patient is comfortable and familiar. The hospital uses Sevofluorane anesthesia, which is used on humans and is safer for its patients. The patient recovers in a central location, where the entire staff can keep an eye on him. Vital signs can be monitored on a system that is visible from several locations in the hospital. Dr. Weman chose his staff carefully. All of them are compassionate and knowledgeable with at least five years of experience in pet nursing. They have been trained to fill every role, from technician to receptionist. They also speak English and Spanish fluently. Dr. Weman recognizes that times are difficult for many of his clients.
