Cooper City to Celebrate 56th Anniversary By Debby Teich
Participants have fun at the 2014 Founder’s Day Celebration.
M
ore than 55 years ago,
Morris Cooper dreamed of turning a few acres of orange grove and cattle grazing land into a thriving and vibrant community. On April 25, the City of Cooper City will host the 56th Founder’s Day Parade and Festivities to celebrate his success. There will be plenty of activities for the entire family to enjoy all day long. The morning festivities will be held at the Cooper City Community Center. They begin at 7:30am, with a pancake breakfast, sponsored by the Boy Scouts. At 8am, residents will meet on the corner of SW 90th for the One-Mile Family Fun Run/Walk/ Stroll. To encourage youth to walk/run, there is a special incentive to elementary school participants. A $100 donation will be given to the elementary school PTO/PTA with the most student participation. At 9:30am, there will be a free kiddy entertainment. The Founder’s Day parade begins at 10am and will travel one mile along SW 90th Ave. from the Community Center to Cooper City High School. Participants will include City officials, BSO, fire department, high school bands, scout troops, sports teams,
local organizations, clubs, businesses and more. There is no charge to enter the parade, but applications must be submitted by April 21. There are a variety of events planned for the afternoon at Brian Piccolo Park (park admission required). The festivities begin at 1pm with a car show, and also include Optimist All-Star baseball and softball games, community performances, Bingo, arts and crafts show, Cooper City Business Expo, food booths, BSO Police and Fire Expo, youth free-throw contest, children’s activities and much more. At 6:30pm, residents can enjoy a concert in the park. They are encouraged to bring lawn chairs and picnic blankets to listen to the music. At 9pm, residents can watch a spectacular fireworks display. The weekend ends with the Annual Founder’s Day Golf Classic on April 26, hosted by the Cooper City Optimist Club. “Founder’s Day is my favorite Cooper City event,” said Harold Mindel. “I look forward to it all year. Davie Residents to Participate in 19th Annual Waterway Clean-Up By Debby Teich
T
he message is clear . Davie
residents are proud of their community and they want to make sure that it is litter-free. On April 25, several hundred residents are expected to participate in the Town of Davie and Central Broward Water Control District’s 19th Annual Waterway Clean-up and Trash Splash, a public awareness campaign to keep the waterways clean. The effort started with a group of volunteers gathering on a Saturday and has grown into a major event involving school clubs, boy and girl scouts, religious and non-profit organizations, local families and individuals. Organizers are looking for groups, families, or individual residents to help clean and pick up trash from Participants at last year’s event the canal banks. They also need residents with small boats to clean the canal waters. Check-in for the event begins at 8am at Davie Town Hall and the clean-up will last from 9am-11:30am. Each of the volunteers will be assigned to a small area along the C-11 Canal, between State Road 7 and Flamingo Road. Participants should wear clothes that can get wet and dirty, as well as work gloves and shoes. In return for their efforts, participants will receive a free Waterway cap or t-shirt. They will also get a ticket to attend the “Trash Splash” pool party, which will be held at 11:30am on the same day at the Pine Island Park Pool. There will be free hot dogs and other free refreshments, as well as a D.J. spinning tunes all afternoon. Bring your swim suit. Everyone who cleans is invited to attend.

The public awareness campaign seems to be working. In the past, volunteers found many large items, such as cars, refrigerators and air conditioners. Each year, however, they find fewer large items and less trash. Davie-Cooper City Chamber of Commerce to Host Just Fore Fun Golf Tournament By Debby Teich

t has been several years since the Davie -Cooper City Chamber
of Commerce held its annual golf tournament. On April 17, it will bring back the “Just Fore Fun Golf Tournament” at Davie Golf & Country Club. The deadline to enter is April 10. Proceeds will benefit the Chamber’s general operating fund. “Our goal is to raise money for the Chamber by presenting a truly different golf tournament format with fun contests and prizes on every hole,” said Alice Harrington, president of the Davie-Cooper City Chamber. “We will have a lot of creative and fun contests that give golfers of all skill levels a chance to win.” The event begins with check-in and registration at 11am, followed by lunch and a 1pm shotgun start. Teams will play in a 4-player scramble format. Participation is open to all amateur golfers. The entry fee is $500 for a 4-player team or $125 for individuals. The tournament will include some of the usual course contests like Longest Drive, Closest to the Pin, and a Hole in One contest. There will also be fun, games and prizes on all 18 holes. “It is simply the most fun golf tournament ever devised in Broward County,” said Dave Harris, Chamber tournament coordinator.

78th Orange Blossom Festival, Parade and Rodeo Is a Success by Debby Teich
T
housands of area residents gathered to celebrate the
Town of Davie’s unique heritage and roots as an agricultural community at the 78th Annual Orange Blossom Festival, Parade & Rodeo. There were over 250 displays, including arts and crafts, fine art, pottery, handmade clothing and more. There was an animal farm, a western town, Native American display, western carriage display, commerce corner, information displays, green product displays and plenty of family entertainment. Cowboys and cowgirls from around the world competed for championship titles at the rodeo. Visitors purchased fresh vegetables, herbs and spices, and fruits at the Farmer’s Market. The Davie Woman’s Club served a variety of strawberry creations at the Strawberry Festival. The Old Davie School offered tours of the Pioneer House. The Davie Golf and Country Club hosted a golf tournament. This year’s parade theme was “Education Blossoms in Davie.” Although the rain prevented some from participating, many still chose to march. Participants included marching bands, baton twirlers, Davie Mayor Judy Paul, and many others. Hope Larson attended the event. “A little rain cannot stop me and my family from attending the parade and festival,” said Larson. “It has been a family tradition for 15 years.”

Cervical Disc Herniation: A Pain in the Neck that is Treatable Scott Robertson, MD - Cleveland Clinic Florida Neurosurgeon Cervical (neck) disc herniation is a common problem that is seen most often in people aged 35 to 55 years, although older people can have it as well. This problem is becoming more common as people spend hours each day with their neck bent to look at computers, tablets or cell phones. The spine, or backbone, is made up of a series of bones called vertebrae that are stacked to form the spinal column. Between the vertebrae are flat, round cushioning pads called intervertebral discs, which act as shock absorbers. Each disc has a soft rubbery center
made of cartilage like our ear lobe. A herniated disc – also called a slipped disc or ruptured disc – occurs when pressure from the vertebrae above and below force some or all of the “rubbery cartilage” through a weakened or torn part of the outer layer. Symptoms and diagnosis The symptoms of a herniated disc include neck pain, headache, pain radiating down the arm, pain or spasms in the shoulder, and numbness, tingling or weakness in the fingers are all signs. Herniated discs can affect anyone, but they are slightly more

common in men than in women. People who frequently lift heavy items also are at increased risk. If you have pain in your neck or arms and shoulders, your physician can order a variety of tests to determine the cause. These might include more familiar tests such as X-rays or MRI or CT scans. It also could include a myelogram, in which as dye is injected into the spinal canal before a CT scan. Another possible test is an electromyelogram, which involves placing small needles into various muscles and measuring their nerve activity. Treatment Most herniated discs improve on their own or with treatments such as physical therapy, steroids or traction. Putting ice or moist heat on the affected area provides some short-term pain relief too. When these steps are not enough, spinal injections of antiinflammatory medicine can reduce swelling and increase mobility. These injections are referred to as epidurals or nerve blocks. For more serious cases, a surgical decompression around the nerve root and removal of a small part of the disc which is pushing on the nerve gives pain relief. For extreme neck and arm pain, we can remove the entire disc, replace it with a bone graft and fuse it to a metal plate. Alternatively, we can replace the bad disc with an artificial one. These tend to last at least 20 years but are not indicated for older patients with multi-level disc disease or other mobility problems such as arthritis. Recovery from surgery Most patients spend one night in the hospital, then need to take it easy for about 2 weeks. Some need to wear a neck collar briefly, but most can resume normal activities in 6 to 8 weeks.

Bryan Caletka Re-Elected to Davie Town Council By Debby Teich
T
he Town of Davie held elections last
month for the Town Council District 1 seat. Councilman Bryan Caletka, who ran against James Moore, was declared the winner. “It feels great to have the confidence of the people of Davie to serve another term,” said Caletka. “I love serving my Town, so that I can get intimately involved in improving the lives of our residents.” Caletka has been involved in Davie politics since 2006, when he was elected to the Davie Town Council. He later became Vice Mayor. He was returned to the Davie Town Council in March 2009 and March 2012, when he also ran against and defeated James Moore. Due to some recent changes in the electoral process, Caletka will serve three years and eight months instead of the typical three years. Beginning in 2018, elections will be held
in November instead of March. Coucilmembers elected in March 2015, as well as those elected in March 2016, will serve until November 2018. This will result in an eight month extension of terms for the Mayor and District 1, and a four month term reduction for Districts 2, 3, and 4. Districts 2, 3, and 4 elections will be held on March 8, 2016. The Town Council elected in November 2018 will serve for a period of four years and will be elected every November of even numbered years. Caletka says he is proud of the impact he has had on road improvements and looks forward to the opportunity to continue to work on these projects. “My most important accomplishment is that Davie is going to receive about $16 million of state funds for road improvements on Davie Road, Nova Drive, University and College Avenue,” said Caletka. “In my next term, I will be keeping the funds flowing and supervise the completion of these road improvements.” Caletka grew up in Texas and holds Master’s degrees in Biology and Population Genetics. He
currently holds a faculty position at Western High School, where he teaches Marine Science Honors, Biology, Advanced Placement Environmental Science, and Genetics honors. The Mayoral race was also scheduled to be decided during the March Bryan Caletka election. Instead, Mayor Judy Paul was re-elected in January when no one came forward to challenge her. Her term will end in November 2018. Paul began serving the Town of Davie in 1998 as the District 4 Councilmember. In 2007 after serving three terms, she took a two year hiatus while remaining active in the community. In March 2009, she was sworn in as the Town’s new mayor and has remained in the position. The deadline to submit work to teachers is April 10. “We’re very excited about this, our ninth year of Everglades Eyes,” said Constance Ruppender, Central Broward Water Control District’s outreach coordinator. “Every year we see more art entries and more talent! It’s so rewarding for us to see the community support these young artists and it’s a great way to spread our message that ‘Canals Connect Us!’” Last year, 119 individual artists showed their work in the exhibit. Volunteers Renovate New Modular at Firewall Centers By Debby Teich
H
eadquartered in Davie , Firewall Centers is a nonprofit that
reaches out into the community on daily basis to help others. The organization was recently on the receiving end when a group of volunteers renovated a new modular. The project was made possible after Firewall Centers was awarded $3,377 by Broward College in honor of MLK Day of Service, and Bergeron Properties donated the modular. It will enable the organization to grow the capacity of its Center serving Western High School by 20 students and thus increase its impact in Broward County. Approximately 30 volunteers donated their time and talent to help with the project. Some of them included Town of Davie staff; Broward College and Nova Southeastern University students; and Firewall Centers’ staff and Board members. Many of Firewall students, who come from poverty and difficult circumstances, also volunteered, giving them a hands-on opportunity to learn the value of community service and giving back to the place they call home. Volunteers painted the outside of the modular, the roof, four rooms, and surrounding decks. They caulked the inside rooms, pulled weeds, put cabinets and
counters in place, and cleaned. They also planted a garden around the stairwell entrance with trees, shrubs, mulch, and other supplies that were donated by the Town of Davie. “I chose to volunteer for Firewall Centers because I can,” said Broward College student, Daniela Jahncke. “You never know what’s going to happen tomorrow. I might not be able to pick up a paintbrush or a shovel anymore, so I’ll do everything I can to help and serve today,” Firewall Centers operates daily after-school tutoring and mentoring centers for at-risk students that instill character values and promote academic success, supporting them as they strive toward their greatest potential. City couples recently celebrated the holiday by renewing their vows during the “Say I Do…Again” ceremony at Cooper City Hall. The event was for Cooper City couples and their guests. Some came to celebrate their first anniversaries, while others come back every year and plan their Valentine’s celebration around it. Long-time attendees Richard and Connie Newhart celebrated 59 years of marriage during the event. “Renewing your wedding vows at ‘Say I Do...Again’ is a perfect way to reaffirm your commitment and devotion to the one you love all the while surrounded by family and friends, both old and new,” said Annie Boyle, Recreation Program Specialist for the Cooper City Recreation Department. The ceremony included a walk down the aisle, flowers, event photo, customary cutting of the cake, refreshments, a certificate of reaffirmation, raffle prizes from local businesses, and a gift for each couple. During the registration process, each couple provided information about themselves, such as where they became engaged, when and where they were married, how many years they’ve lived in Cooper City, and how many children/grandchildren they have. This year, they also revealed something about their first kiss. Cooper City Mayor Greg Ross presided over the evening and performed the Re-Affirmation Ceremony. As each one was called up individually to “walk the aisle,” he shared some of this information with others at the event. The couples also played a version of the Not-So-Newlywed Game. Each person had a paddle with a pink side and a blue side. Everyone was asked a series of questions and each person gave the answer they thought their partner would give (pink = her and blue = him). want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy in the middle. Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! Four Major Retailers Accused of Selling Fraudulent Nutritional Supplements By Dr. Jean-Claude Nerette

n February, the N ew York State Attorney General’s office accused four major retailers of selling fraudulent and potentially dangerous herbal supplements to consumers, and has demanded that they remove the products from their shelves. The authorities said they conducted tests on the top-selling store brands of herbal supplements at four national retailers (GNC, Target, Walgreens and Walmart) and found that, on average, four out of five products did not contain any of the herbs on their labels. These tests showed that pills labeled medicinal herbs often contained little more than cheap fillers like powdered rice, asparagus and houseplants. In some cases, they were substances that could be dangerous to those with allergies. This is why it is so important to purchase medical grade supplements from a reputable source. Cooper City Volunteers Participate in Hunger Project Packing Event By Debby Teich
I
t has been proven that children who have access to healthy
food pay better attention in school, and have a better chance at a bright future. The City of Cooper City and Feeding Children Everywhere (FCE), in cooperation with Cooper City High School, recently hosted a Hunger Project Packing Event in the Cooper City High School cafeteria. Over 300 youth and adult volunteers assisted with the event. Some of the volunteers included: City of Cooper City employees, Cooper City Mayor Greg Ross, Cooper City Commission, BSO, Cooper City board members, Cooper City clubs, Cooper City high school students and faculty, and members of the community. “It truly was an amazing experience,” said Annie Boyle, Recreation Program Specialist for the Cooper City Recreation Department. “This was the first time I had the opportunity to give back to the community in such a way, and I would do it again in a heartbeat! Events like these are a great example of how the Cooper City community bands together for a good cause to achieve a common goal.” The FCE meal includes the essential nutrients needed by children for healthy

growth and development. It consists of four ingredients: lentil, rice, dehydrated vegetables, and pink Himalayan salt. The goal was to hand-pack 80,000 meals. Volunteers far exceeded that amount with 100,000 packaged meals. The meals will be distributed to hungry children in the Broward County area, where 16 percent, or 281,480 people, deal with food insecurity. With one in five children in the United States being food insecure, having a warm healthy dinner on the table every night becomes a rarity for thousands of them. The food distributed to these hungry children makes an impact on their lives FCE is a social charity that empowers and mobilizes people to assemble healthy meals for hungry children. Hunger Projects show groups that they are having a tangible impact on the hunger crisis, as their involvement makes distribution possible. The food is provided at no cost to local organizations in the U.S. and in different regions around the world. ooper City dads and their sons
recently gathered for a Father and Son Adventure at the Cooper City Community Center. Since 2010, this hometown event has been a way for dads and their sons, K – 5th grade, to enjoy a special evening together. Many of them return year after year. “The goal of Cooper City Recreation Department is to promote community involvement by residents of all ages,” said Annie Boyle, Recreation Program Specialist. “We are constantly looking for new and innovative

ways to reach the residents of Cooper City.” The City of Cooper City has offered mother-daughter and father-daughter events for many years. In an effort to get the boys involved, it added the “Mom-Son Night of Fun” and “Father and Son Adventure” events. At the event, fathers enjoyed a night of adventure with their sons that included dinner and a variety of science-related activities. Dads and their sons conducted experiments on dry ice, and created mini lava lamps, screaming balloons and shrinking chip bags. They also worked together to try to build a protective casing for an egg, so it would not crack when dropped. The City of Cooper City has several other events throughout the year to promote positive family relationships. On April 9, tickets will go on sale for the Mother-Daughter Tea, which will be held on May 9. Grandparent’s Day and Mother-Son Night of Fun will be held later in the year. History Comes Alive at University School’s People Fair By Debby Teich

isitors to U niversity School’ s Lower School may
have thought they saw Anne Frank, Bill Gates, Susan B. Anthony and other famous figures roaming the halls. It was all part of the school’s People Fair, which has been held at the school for the past ten years. “Student learning becomes more meaningful when the learner is able to make connections to new skills or information that is being introduced,” said Cory DeLaFuente, Ed.D., Associate Director of the Lower School. “The People Fair is a good example of student-driven learning that is facilitated by teachers who help students make lifelong connections. This example of project-based learning has become a favored form of learning among University School students.” Students were asked to select and research a famous person that inspires them and then become him/her for the day. They could choose to be a leader who has had a major impact on humankind, a wellknown sports figure who has contributed to society, or a role model they look up to in today’s world. In addition to dressing the part, students had to complete three of six project options to display during the People Fair event. They created iMovies, portraits, artifacts, timelines, Chatterpix, and scripts. During the People Fair, the entire school had an opportunity to learn. Groups of students in Junior Kindergarten through 5th grade traveled around with an iPad. As they approached each category (inventors, pioneers, politicians, athletes, etc.), they scanned a QR code to access a survey with questions pertaining to that particular group of individuals. They then spent time learning about the people in that category, so they could answer the survey questions.

Councilman Bryan Caletka, who was reelected to his seat in District 1. The swearing in ceremony took place at 7pm, prior to the March 18 council meeting. I’d like to thank Bryan and his opponent, Jim Moore, for running a very friendly campaign. I would have liked to have seen more citizen participation, since only 507 votes were cast. Everyone needs to participate in the process. We are hoping that in 2018, when we switch to a November election, there will be more interest in local politics. The Friends of the Davie Farm Park is about to launch a capital campaign to assist the Town of Davie raise the funds needed to start building a unique facility. The Governor Leroy Collins Farm Park will be unlike any other park in South Florida, and will provide an unparalleled opportunity for visitors and residents to experience all aspects of a working farm. The project site lies on 84 acres on the western edge of the Town of Davie, bordering I-75 on the west, Shotgun Road on the east, and SW 36th Street (South Post Road) on the South. The Park is centrally located in Broward County. The Farm Park will provide a working urban mini-farm where crops are grown and animals are raised, where children and adults learn in a hands-on environment about agricultural production from seedling to market and about the area’s agricultural history. The project strives to increase the public’s understanding of the vital role agriculture plays in our everyday survival, while making learning fun and preserving open space. The Town of Davie has partnered with the Friends of the Davie Farm Park to assist in the development and management of the park. The theme for the Farm Park is “Making a Difference.” This is more than just a slogan; it is the purpose of the entire project. As agriculture plays an important and far reaching role in all aspects of our lives, the Farm Park will have the opportunity to make an impact on everyone in our community regardless of demographic and socioeconomic status. We are looking for community partners and sponsors to help make this a reality. Our kick off campaign will be held this month.

I
n 2013, the Florida Legislature over -
whelmingly passed an Alimony Reform Bill. The main focus of the bill was to do away with Permanent Alimony in the State of Florida. Permanent Alimony is presumed when there is a long term marriage, which is defined in Florida Statutes as 17 years or more. Permanent Alimony continues until the death of either spouse or the re-marriage of the spouse receiving alimony. The bill that was sent to the Governor in 2013 would have resulted in the elimination of this form of alimony. It also contained a clause which would have made it retroactive and, as such, individuals who were previously ordered to pay permanent alimony could seek a modification based solely on the change in the law. At the very last minute, Governor Scott vetoed the bill and it never became law. A new Alimony Reform Bill has been presented to the legislature and it appears that this will be approved by both the legislature and the Governor and become law on October 1, 2015. It is not identical to the prior bill, but its main focus remains the same - to eliminate Permanent Alimony. This bill was just introduced and it is anticipated that there will be debate and changes made before it becomes law. Some of the main issues it addresses include: ▸▸ Once again, Permanent Alimony will be eliminated. Alimony will be based upon a number of factors including the respective income of both parties and the number of years of marriage. The new law, if passed, will now use a mathematical formula to determine the length and amount of alimony. This will assist judges and attorneys in determining what alimony award will in fact be proper. At the present time, no guidelines exist and as such awards can deviate from judge to judge. ▸▸ Retirement can be used as a basis for a modification. It appears that the age of retirement will be either the age when an individual can receive fill social security benefits or the age of retirement which is standard in an individual’s profession. ▸▸ The fact that the paying spouse receives an increase in pay does not appear to be grounds for an increase in alimony, unless at the time the alimony award the paying spouse was underemployed. ▸▸ Income from a new spouse of the paying spouse cannot be considered. ▸▸ An individual who either unreasonably brings or defends a modification action shall be responsible for the other parties’ attorney’s fees. ▸▸ The most substantial change from the previous bill concerns the possible retroactive application of this new law. This bill clearly states that the passage of this new law alone will not be grounds for a modification. This means that individuals who have previously been ordered or agreed to pay permanent alimony cannot seek a modification just because we may have a new law. It is expected that this proposal will go through many changes before the final bill is sent to the Governor for his signature. Beware of the Sippy Cup By Dr. Maria Grosman
M
any parents have been educated
early in regards to the potential hazards in the misuse of baby bottles. As bottles are used for infants/babies, they usually contain milk or formula. Parents are now being educated against putting their child down with a bottle for fear of contributing to early childhood caries (ECC). In fact, the occurrence of multiple cavities at this young age, ECC, was for a long time referred to as “baby bottle cavities.” Parents have also been instructed to wean their child off of the bottle as their child approached the toddler years. In comes the “sippy cup.” It is not a bottle. It is spill proof. It is perfect for travel, prevents spills, and kids seem to keep quieter longer when they have them. It is perfect for use…and misuse. The problem is that functionally, the use of the sippy cup creates the same exposure to sugary beverages as the bottle. The use of both bottles and sippy cups necessitate an extension forward of the tongue with a simultaneous retraction of the cheeks. This action causes an exposure of the front teeth to liquid, while at the same time removes the natural cleansing effect of the saliva and tongue. When the liquid is milk or juice, the result is an increased likelihood of developing cavities. The importance of this is highlighted by the 10% rise in occurrence of cavities in 2-5 year olds in this decade vs. last.

The following are sippy cup tips recommended by the America Association of Pediatric Dentistry: ▸▸ Use sippy cups as they were intended, as a transitional tool from bottle to cup. Therefore, they should not be used for extended periods of time. ▸▸ Sippy cups should be filled with juice or milk for meals only. ▸▸ A child should not be using a sippy cup for bedtime or naps, unless filled with water. ▸▸ Diluting juice does not significantly reduce the cavity causing ability of the juice. Whether it is potty training, removal of a pacifier, or discontinuing the use of a bottle, transitioning our children can be an extremely challenging part of parenting. It is our opinion, that patience and consistency are the keys to success. In terms of the transition from the bottle, we highly recommend creating a routine that promotes the drinking of water. Juices and milk should be saved for meal times only. Getting your child used to this early will surely help reduce the need for avoidable dental treatment.

ith inventory presently below his -
torically normal levels, current and future home prices have been the topic of many Real Estate conversations. The most recent Home Price Expectation Survey was released, giving insight into where experts believe prices will be leading up to 2019. Every quarter, Pulsenomics surveys a nationwide panel of over 100 economists,* real estate experts and investment and market strategists about where prices are headed over the next five years. They then average the projections of all 100+ experts into a single number. (quoting KCMblog.com).
Here are some highlights from their latest survey: ▸▸ ▸▸ ▸▸ ▸▸
Home values will appreciate by 4.4% in 2015. The cumulative appreciation will be 19.3% by 2019. The average annual appreciation will be 3.6% over the next 5 years. Even the experts making up the most bearish quartile of the survey still are projecting a cumulative appreciation of 11.7% by 2019. ▸▸ Individual opinions make headlines. We believe the survey is a fairer depiction of future values. What has happened in our neck of the woods since January of 2015?
Davie There are currently 228 single-family homes listed for sale. Eleven of those listings are short sales and 10 are foreclosures. The highest priced home is an estate in Stonebrook, which is listed for $5.9 million. Compared to last year: ▸▸ Number of homes for sale is up 19%. ▸▸ Number of homes sold is down 19%. ▸▸ Average sold price per square foot is down 3.8%. ▸▸ Average listed price is down 3.9%. ▸▸ Average sold price is up 1.2%. ▸▸ ‘Months of inventory’ is up 47.1%. Our inventory has been so low for so long that the 47.1% increase reflects 7.2 months of inventory. A balanced market is six months. Of the 60 ”single-family” home sales for 2015, 28 buyers paid cash.
Cooper City There are currently 124 single-family homes listed for sale. Six of those listings are short sales and five are foreclosures. The highest priced estate is in Monterra, a planned development, currently listed for $899,000. Compared to last year: ▸▸ Number of homes for sale is up 47.9%. ▸▸ Number of homes sold is down 18.2%. ▸▸ Average sold price per square foot is up 3%. ▸▸ Average listed price is down 6.6%. ▸▸ Average sold price is up 2.8%. ▸▸ ‘Months of inventory’ is up 81.4%. Our inventory has been so low for so long that the 81.4% increase reflects six months of inventory. As stated, a balanced market is six months. HOAs and Condo Associations Must Implement Safeguards to Prevent Election Fraud By Gary M. Mars
A
recent case in L as Vegas has set a new
bar for the heights to which criminals will go in their efforts to defraud condo associations and HOAs for contracts worth millions of dollars. A U.S. Justice Department investigation revealed that eleven homeowners and condominium associations in Las Vegas were defrauded of millions of dollars in a board of directors takeover scheme that took place from 2003 to 2009. Federal prosecutors are seeking jail time for the defendants in addition to approximately $25 million in restitution, and 37 defendants have taken plea agreements and are facing prison sentences while the remaining four defendants are awaiting trial. The defendants are accused of getting their straw unit buyers elected to community associations’ boards of directors through forgery, bribery, ballot stuffing and dirty tricks, all with the help of a Kung Fu grandmaster to intimidate wary board members. As disclosed under his plea agreement, this martial arts expert admitted that the conspirators would rig the associations’ board of director elections by using stolen and forged ballots so that they could win a majority voting control of the boards in order to secure lucrative contracts once control of the board and association was obtained. Co-conspirators traveled to Mexico to print phony ballots, used the master key at a condominium complex in order to remove ballots from mailboxes, and retrieved discarded ballots from a condominium’s dumpsters. Community association boards control the purse strings of the communities that they govern, and they have been long-standing targets for unscrupulous board members. For those who own residences in condo and HOA communities, this board takeover scheme underscores the level of involvement and vigilance that is necessary in order to help ensure that their community associations avoid this type of fraud. Unit owners should make every effort to vote in all elections and submit their own ballots, as fraudsters will typically attempt to secure and utilize forged ballots from those who do not normally vote in the elections. They should also attend the election meeting and determine whether their ballot was counted or disallowed due to the submission of more than one ballot for their unit. If association members believe that the integrity of their board of directors has been compromised, they should consult with highly experienced legal counsel in order to discuss and determine their next steps. Election recalls, court appointed receivers, and injunctions precluding boards from awarding contracts are among the measures that can be pursued, and criminal investigations by state and federal law enforcement are also possibilities that can come into play. What is your background? I am originally
from the Caribbean, born and raised in Puerto Rico from a humble family with strong values. Like most kids, I loved pets and was always surrounded by them. I used to spend my weekends at my grandfather’s farm where I first developed an interest in the care and wellbeing of animals. That, along with my fascination for science, made me realize that becoming a veterinarian was my calling in life. There was not a vet school in the island, so after completing the first three pre-medical college years I transferred to Louisiana State University and graduated from the LSU School of Veterinary Medicine in 1992.
How did you come to practice here? After five years living in Baton Rouge, I planned to relocate within the United States and South Florida was my first choice, mainly because of its proximity to my homeland. After various interviews and visits to different animal hospitals, I landed a job with a multiple hospital practice out of east Davie. I was assigned to run the two most western satellites in Shenandoah and Weston. At the time, the City of Weston was just developing, but I immediately saw the potential in this com-

Firehouse Subs Public Safety Foundation donated a digital fire extinguisher training system, worth more than $15,300, to Davie Fire Rescue. The donated system will allow the organization to instruct the community on the safe and proper use of fire extinguishers through hands-on instruction and demonstrations.

The Florida College System recently announced the 2015 All-Florida Academic Team, which recognizes outstanding students for their academic achievement, leadership and service to their communities.
