34th Annual Take-A-Kid Fishin’ Rodeo Offers Quality Family Time Community News

n June 4, Davie children will trade their electronics for fishing rods as they spend some quality time with their parents, grandparents and friends at the 34th Annual Take-A-Kid Fishin’ Rodeo. It will be held at a new location Davie Golf and Country Club, 8201 Nova Drive in Davie. Registration begins at 7:30am on the morning of the Rodeo. There is a $9 fee/child to participate, which includes lunch, bait (live red worms), an event t-shirt for the first 200 kids to register. There is no advanced registration. Extra live red worms will be available for sale or you can bring your own. Kids need to bring their own fishing poles. All children must be accompanied by an adult throughout the event. Families are permitted to fish from 8:30 to 10:30am. The kids will be divided into three age groups: 5 and under, 6 to 8, and 9 to 12. When the kids catch a fish, they bring it to the judges table, where a volunteer will help to identify, measure, and unhook the fish before releasing it back into the water.

Prizes will be awarded in all age groups for the length of the fish (not for its weight). Some of the prizes include fishing rods and reels, tackle boxes and trophies. The categories include: ▸▸ most fish caught over 3 inches ▸▸ longest bass caught ▸▸ longest fish caught (not a bass) ▸▸ most unusual catch ▸▸ sportsmanship “It is always difficult to find a way to pull my children away from Xbox,” said Kevin Brandes of Davie. “I always look forward to this event, because it is a great way to spend quality time with them. Walk to Cure Arthritis Returns to Davie By Debby Teich

M

ore than 50 million adults and 300,000 children live with arthritis, which can severely damage joints and rob them of living life to its fullest. On May 14, over 300 walkers will participate in the 2016 Walk to Cure Arthritis at Nova Southeastern University in Davie to help support the Arthritis Foundation and its mission to cure arthritis and make it easier for people living with the disease to achieve everyday victories. Registration opens at 8am and the walk begins at 9am. The Walk is the largest fundraiser and awareness event for the Arthritis Foundation in Broward County. It features a three-mile and one-mile course, along with live entertainment, refreshments, healthy activity, a kid’s corner, and educational opportunities. Participants are encouraged to bring their dogs on leashes for the “Arff-ritis” Walk, since many dogs also suffer from arthritis. During the walk, local honorees will share their inspiring stories of living with arthritis, including 16-year-old Youth Honoree Kassidy Kadosh, Davie resident who was diagnosed with spondyloarthropathy, juvenile arthritis and other congenital disorders. Kassidy often has a difficult time opening bottles and picking up small items, as well as writing and sitting too long. “Walk with us to show your support for the thousands of people that deal with these struggles daily,” said Kassidy. In eighth grade, Kassidy joined the American Heritage High School girls swim team as part of her physical therapy. With help from coaches, she has become a strong member of the team, swimming three hours a day, five days a week and with passion. This year, Kassidy became involved with the Arthritis foundation to share her story and help others like her. Her hope is to remain involved and work with children with arthritis. She is also spreading awareness that although children are not immune to these and other diseases, disorders and conditions, they can, and do, overcome them to lead productive and rewarding lives. “If you suffer from arthritis or autoimmune diseases, don’t ever give up hope,” said Kassidy. “Four years ago I couldn’t lift a gallon of milk and was always weak. After my chemo-treatments of Remicade and my therapy of swimming, I now swim

three hours daily and went to Districts with the American Heritage High School swim team. Don’t give up the fight.” Part of the funds raised will be used to help kids with arthritis attend a week-long summer camp in Miami, with activities designed to challenge them and raise their self-esteem by showing them what they CAN do rather than focusing on what they can’t. “We’d like to send as many kids as possible to this camp, all expenses paid, because their parents are already heavily burdened with the cost of caring for their child’s condition,” said Kassidy Kadosh, youth honoree and Davie resident Eric Haldimann, volunteer Chair of the Leadership Council for the South Florida Region of the Arthritis Foundation, who was diagnosed with arthritis at only 12 months of age. Davie PAL Sponsors Triathlon for Kids at Bamford Park Community News

A

rea youth have been practicing their biking, running and swimming skills for the Davie Police Athletic League (PAL) triathlon for kids ages 5-17. The 3rd Annual Davie PAL’s Three Series Kids Triathlon Race will kick off on May 22, at 8am, at Bamford Park in Davie. The next two races will be held on July 10 and October 30. The races are for both beginners and experienced athletes. “This sport is continuing to grow,” said Officer Tim Albury, Director of Davie PAL. “We saw our race double in size last year. More kids are coming out to see if they can accomplish finishing this race. They are starting on the path to an active physical life of health and wellness.” Packet pick-up is from 1pm-4pm at Alex’s Bicycle Shop, 11466 W. State Road 84 in Davie. Registration will not be available on race day. On May 21, at Bamford Park, there will be a race clinic at 3:30pm, as well as an opportunity to walk the course at 4:30. Since the transition area and finish line are changing, participants are encouraged to walk the course or view it online. On race day, the transition opens at 6:45am and closes at 7:30am. The National Anthem is at 7:50am and the race begins at 8am. Bike helmets are required. Race belts are suggested. Training wheels are allowed. Goggles and swim caps are recommended for the pool. Following the race, there will be food, as well as a ceremony with awards for 1st, 2nd, and 3rd place for each age group, both male and female, as well as

finisher medals for all participants. The races will be broken down into four age brackets. Organizers “age up” (per triathlon sporting standards), so children will race according to the age they are as of December 31, 2015. Cooper City Residents to Celebrate Moms By Debby Teich

T

he City of Cooper City is offering families two ways to help celebrate Moms and the many things that make them special. They can participate in the Mother-Daughter Tea or Mother’s Day at the Pool. On May 7, from 11am – 1pm, Cooper City moms and their daughters, ages pre-K and up, will gather for the popular classic tea party at the Cooper City Community Center. Since 2001, this hometown event has been a way for them to celebrate Mother’s Day and enjoy a special afternoon together. Many of them return year after year. Approximately 100 residents typically participate in the event. Dressed in party attire, they will sample a variety of teas, coffee, lemonade, finger sandwiches, and desserts. The teacups, saucers, sugar bowls, and creamers are all pieces from authentic tea sets that are borrowed from residents and participants. During the Tea, daughters can complete a craft project for their mothers. Mothers and daughters will receive a keepsake photo of the event and will also have an opportunity to win some door prizes. There is limited seating no tickets will available at the door. Tickets

are only available to Cooper City residents (proof of residency required) and are on sale at the Community Center. The cost is $10 per person. On Mother’s Day, May 8, families can treat mom to a free day of swimming. Mom’s swim is free during regular pool hours at the Cooper City Pool & Tennis Center, 11600 Stonebridge Parkway. Mother or child must be a Cooper City resident and provide proof. The City of Cooper City has several other events throughout the year to promote positive family relationships. Dads had their turn earlier in the year with the Daddy Daughter Dinner Dance and Father and Son Adventure Night. Additional upcoming events include Grandparent’s Day and Mother-Son Night of Fun in September. The goal of the Cooper City Recreation Department is to promote community involvement by residents of all ages. Town of Davie Swears in New Councilmembers By Debby Teich

O

n March 23, the Town of Davie held a swearing-in ceremony for Town of Davie District 2 Councilmember Caryl Hattan, District 3 Councilmember Susan Starkey, and District 4 Councilmember Marlon Luis. Initially, there were candidates challenging each of the incumbents. Prior to the election on March 15, however, two candidates withdrew, leaving the races for District 2 and District 3 uncontested. District 2 Councilwoman Caryl Hattan and District 3 Councilwoman and Vice Mayor Susan Starkey were automatically reelected. For the District 4 seat, voters choose between incumbent Marlon Luis and John “Bud” Toole. Councilman Marlon Luis was re-elected. Caryl Hattan – District 2 Caryl Hattan was elected to the Town Council in March of 2010 and was reelected without any opposition in 2013. Prior to her election, she served as the Parks and Recreation Advisory Board Chairperson. Hattan grew up in New York and has lived in District 2 in the same house since 1977. She was an educator in South Florida for 39 years and recently retired. She is enjoying her retirement and working as a full time councilmember. Susan Starkey - District 3 Susan Starkey has been a member of the Davie Town Council since March 2001. She has over 30 years of successful experience as a public servant, community volunteer activist, and an advocate for education, environment and good government. She was born in Wiesbaden, Germany to a U.S. Military family and has lived in Florida since 1955. She relocated to Davie with her four children in 1990. All her children went on to attend Davie schools. Marlon Luis—District 4 Malon Luis was elected to the Town Council in March of 2007. Before joining the Town Council, Luis served on the Davie School Advisory Board, Davie Child Safety Task Force, Davie Planning and Zoning Board, and Davie Economic Development Council. He is a third generation Floridian, long-time District 4 resident, and has owned his business for over 25 years. He supports growth via economic development, but is active in ensuring that Davie preserves land for

the enjoyment of future generations. He is an advocate of public safety, which is reflected in his support for police, fire, and emergency management efforts. In 2018, there will be several changes to the election process in Davie. Elections will be held in November instead of March. Council members elected in March of 2015, as well as those elected in March of 2016, will serve until November of 2018. This will result in an eight month extension of terms of the Mayor and District 1 and a four month term reduction for Districts 2, 3, and 4. HOPE Outreach to Host Canstruction Event During Hunger Awareness Month By Debby Teich

eports estimate that one in six Broward County residents suffer from hunger. During Hunger Awareness Month next month, Davie-based nonprofit HOPE Outreach Center will do its part to put a lid on hunger. From June 2-6, it will host its 2nd Annual Canstruction event, a unique and creative event in which local businesses submit teams to build large structures made of canned goods, which are later donated to Broward food pantries. While the deadline to register a team has passed, there are many other opportunities to get involved through sponsorship and voting. The HOPE Outreach Center offers an immediate ‘hand up’ to people in the community who find themselves suddenly unable to make ends meet due to: job loss, disability, health crisis, and/or some other emergency circumstance. Last year alone, the HOPE (an acronym for ‘Helping Other People Everyday) Outreach Center provided 100 tons of food to Broward County residents. According to Helen Shinners, Executive Director of HOPE Outreach Center, the contest is well timed, since donations to the pantry typically diminish during the summer, when children no longer have access to free and reduced school meal programs, intensifying the demand at local food pantries. “We are thrilled to host such an unusual and fun event that has tangible results,” said Shinners. “It’s amazing to see the creativity at work, and we know our teams will be both competitive and cooperative, as we gener-

Davie Teen Spreads Awareness of Cystic Fibrosis

I

n the United States, over 30,000 people are living with Cystic Fibrosis (CF) and approximately 1,000 new cases of CF are diagnosed each year. While there has been significant progress in treating this disease, there is still no cure and many people lose their lives at a young age. Remi Orlinsky’s mother, Mindy, was only 46 when she lost her battle. The Western High School senior has spent much of her life advocating and raising money for CF. On May 4, she will participate in the Great Strides Walk Ft. Lauderdale to help raise money to find a cure. Remi’s mother was born with CF and diagnosed at the age of 18 months. Doctors predicted she would not live to the age of 13. She was always very sick and had to be very conscious of her surroundings, because even a common cold Remi and Mindy Orlinsky, 2008 could be very dangerous to her health. “The disease affected her lungs,” said Remi. “Over time, her pulmonary function kept declining making it harder to breathe. She did daily respiratory treatments to reduce the risk of lung infections and always had to be careful, because the medication she took reduced her immune system.” Remi was only nine years old when her mother passed away. “Losing your mom is not easy,” said Remi. “I was very young and missed out on

the part in my adolescence when you really need a mother figure. I had to learn how to do most things on my own. I wish no one else has to go thru what our family has.” Remi has been raising money and advocating for CF since the age of seven, when she held her first school fundraiser and raised $2,000. She has shared her story with various businesses, corporations and students. She has fundraised for several CF sponsored events, including the CF Annual Great Strides walks for the past four years. She also attended teen advocacy day on Capitol Hill, when teen delegates advocate and lobby with their state representatives for a day. She encourages others to get involved in the fight against CF. “Cystic Fibrosis has come such a long way since it was discovered in the 1950s,” said Remi. “Today, more than 65 % of the CF population is being treated with new FDA approved drugs that are changing their lives and making it easier to breathe and live. They are so close to finding a cure. CF could be the first genetic disease to be cured and the methodology could be used for developing cures for other genetic diseases.” In the fall, Remi will be attending American University, which is close to the CF headquarters in Bethesda, Maryland. Through her advocacy work, she met a friend who will be attending college with her. They have already been making plans to initiate fundraisers and form a Great Strides team there. want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the right. Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! unners and walkers recently gathered for the 35th Annual Cooper City Richardson 5K Run/ Walk and One Mile Run/Walk at the Cooper City Sports Complex. The community event honors Jim Richardson and Ken Richardson, two Cooper City residents that have contributed to the success of the race over the past three decades. Both are retired from their professional fields and reside in northern Florida with their wives. They return each year in support of the race. The timed 5K Run/Walk started and finished at Cooper City Sports Complex. It took participants on a course through a residential neighborhood. The OneMile Fitness Run/Walk was held inside the Cooper City Sports Complex.

Davie’s Actors Community Theatre Presents Miracle on South Division Street By Debby Teich

T

his month, Davie residents can experience live theater right in their own neighborhood. The Actors Community Theatre of Davie will be presenting Miracle on South Division Street by Tom Dudzick. Performances will be held at the Davie Pine Island Multi-Purpose Center on May 13, 14, 20, and 21 at 8pm, and May 14, 15, 21 and 22 at 2pm. “The plays are always very professionally done and you cannot beat the price,” said John Goodman, who has attended many of the productions. Miracle on South Division Street is the story of the Nowak family, living amidst the urban rubble of Buffalo, New York’s East Side. The matriarch happily runs her soup kitchen and tends to the family heirloom – a twenty-foot shrine to the Blessed Mother adjoining the house. The family’s faith is shaken when a deathbed confession causes the family legend to unravel. The results are heartfelt and hilarious. ACT of Davie’s production of Miracle on South Division Street is being directed by Christopher Harrington. Cast members include: Lory Reyes, Carla Heller, Erin Craddock and Bob Geller. ACT Board Members are actively involved in every production. They include: Barry Katz (co-producer and co-founder of ACT); Christopher Harrington (set construction and design); Carole Czvekus, Dana Fredebaugh, and Bonnie Ladich, (costumes and props) and Sylvia and David Alexander (refreshments). There are also many dedicated volunteers, including: Mary Ellen Meeks (set), Bob Moring (lighting and set), Bruce Bornstein (sound and set), Marie Seibel (playbill) and Adele Robbins (props). “ACT could not survive without the dedication of our Board, volunteers and wonderful audiences,” said Fern Katz, president and co-founder of ACT. Since 2000, ACT has provided residents with a way to enjoy local theater at affordable prices. It all started when an ad appear in the Davie Update asking for thespians. Several people responded and became the nucleus for the Town’s first (and only) community theatre. The volunteer group is budgeted by the Town of

his year 1.7 million people will hear the dreaded words, “You have cancer.” Area residents that have been touched by cancer recently gathered on the track at Cooper City High School for the 16th Annual Relay For Life of Davie/ Cooper City. Sixty-five teams camped out for the 16-hour event. “We must find the cure to end this inhumane disease called cancer,” said Cooper City Commissioner James Curran, event chair. “Everyone deserves more birthdays.” So far, the 2016 Relay has raised over $154,000. The top five teams were: Pretty in Pink ($21,500), Wellnext ($20,200), Cooper City Optimist Grape Balls of Fire ($17,800), Kiwanis Club of Cooper City ($17,500) and Embassy Creek Elementary ($11,300). Several fundraisers will take place following the Relay. This month, Relay For Life of Davie/Cooper City will also be hosting a BBQ to thank teams and participants. Classic Car Round-Up Returns to Davie By Debby Teich

undreds are expected to attend the 3rd Annual Classic Car Round-Up, which is sponsored by the Town of Davie, Sentinel Classics Insurance and Rick Case Automotive Group, and benefits The Prestige Club. The event will take place on May 22, rain or shine, at the Bergeron Rodeo Grounds, located at 4271 Davie Rd, from 10am –4pm. “This is a great event for all,” said Phillip R. Holste, Assistant Town Administrator. “Car enthusiasts will be in awe of the number of great cars, but you don’t need to be an enthusiast to enjoy the event. Come for great food, live performances and a number of kids’ activities.” There will be 80 cars inside the arena and over 150 cars outside of the arena. The cars will be split into six classes: Antique, Classic, Modified, Exotic, Kit Car, and Moto. Car owners can win Top 40 Awards, as well as 10 Specialty Awards, such as Best Paint, Best Interior, Best American, and Best Import. There will also be People’s Choice and Mayor’s Choice awards. As part of the 18-week JA Fellows program, a group of students at NSU University School developed a Kar Kit to help reduce the problem of texting and driving, especially among teen drivers. They recently presented their product at the JA Fellows annual competition and were named South Florida Company of the year, which is the top award. BSO: Leading the Charge in Public Safety Sheriff Scott Israel

F

or more than three years, I have had the honor of serving as your sheriff. All of our efforts here at the Broward Sheriff’s Office are aimed at continually improving public safety services and enhancing the quality of life for all Broward County residents. As sheriff, the responsibility to keep communities safe falls squarely on my shoulders—and it’s a task I do not take lightly. Under my leadership, our dedicated sworn and civilian professionals have done an amazing job and helped launch groundbreaking initiatives that make a real difference. Our agency’s accomplishments are vast and grow every day. Since taking office in 2013, violent crime has plummeted, thanks in part to the Violence Intervention Proactive Enforcement Response (VIPER) Unit, a crime-fighting initiative that targets Broward County’s most dangerous violent criminals. Burglaries have also taken a significant dive since our 2014 creation of the Burglary Apprehension Team (BAT) to combat the rash of residential burglaries. In total, Broward County crime rates are at the lowest point in decades. Though it’s important to rid our neighborhoods of dangerous felons, I am also mindful we need to distinguish those from young people who make an isolated mistake and others who are wrestling with substance abuse and mental health issues. Through the Civil Citation Program, we have made positive strides in cutting the schoolhouse-to-jailhouse pipeline by keeping countless young people out of our jails and courtrooms by offering in-school alternatives to criminal arrests. We have made significant inroads with our Homeless Outreach Initiative, which connects the homeless to appropriate social services while treating them with dignity and respect instead of arresting them. I have also worked tirelessly to bring transparency and build community trust further in BSO with our proactive body worn camera initiative. Our program was recently expanded to set us on course ultimately to equip all uniformed law enforcement deputies with body cameras. It will serve three important purposes: help protect good deputies from false accusations, gather evidence to support our arrests and protect the public from the isolated instances of officer misconduct. Despite our agency’s achievements, this is hardly a time to take a victory lap. That is why I’m seeking county funding of a training salary for 40 police cadet positions. BSO never paid a cadet salary in the past, and this is making us uncompetitive in recruiting new deputies. We must never forget that the hardworking and dedicated men and women in uniform are the backbone of this agency and responsible for the community’s safety, and BSO needs to continue to recruit the best to wear our gold star. Sadly, in today’s climate of national distrust, it is not easy being a law enforcement official. As a result, there has been a significant drop in the number of prospective law enforcement candidates. In order to recruit top-tier individuals, BSO—like most other agencies—must start paying a cadet’s salary while they go through the academy. The small investment per cadet is well worth the cost. We encourage the county to use creative funding approaches that do not require any increase in the property tax millage rates. The county has rainy-day funds set aside in other accounts, including non-essential reserves, that we hope they will consider using for these public safety needs. I am a staunch proponent of saving tax dollars, but savings lives must always take priority. So while we celebrate our successes at BSO, I promise we will not rest on our laurels. Together, we can—and we must—build upon our strong foundation to ensure a safer and more prosperous future for all of us.

hould I Have My Child’s Wisdom Teeth Extracted? This is a question I am asked frequently, especially at the end of orthodontic treatment. The question is very logical. We have been working to align the teeth for 2 years and everyone is excited to unveil their new smile to the world. The last thing that anyone wants is to leave the wisdom teeth to spoil our great work. On the other hand, the extraction of third molars is usually carried out by an Oral Surgeon using some form of sedation. The decision to refer must be thought out and based on science. According to the American Association of Oral and Maxillofacial Surgeons (AAOMS), the decision to avoid extracting the Third Molars (AKA Wisdom Teeth) depends on their meeting the following criteria: completely erupted and non-impacted, completely functional, painless, free of decay, disease-free, capable of being properly cleaned. As can be seen from this list, the academy of oral surgery leans heavily toward extraction. This list fails to aid in my decision making in most cases as the average teen completes orthodontic treatment between 13-14 yrs old and the wisdom teeth erupt between 17-21 years old.

What I prefer to use as a guide is the anatomy of the mandible (lower jaw) and the developmental stage of the Third Molars. For example, there is a nerve that runs the length of the lower border of the mandible called the inferior alveolar nerve. Among other things, this nerve provides for our feeling in the lower lip. The Third Molars develop right over this nerve and it is not until around 15-16 yrs old that the roots of the teeth tend to approximate and sometimes even wrap around the nerve. I allow the third molar to grow and hopefully find a reasonable eruption path prior to the completion of development of its roots. If I find that there is too much pressure being placed on the 12 year molars, I will refer for evaluation prior to the full development of the roots. What this accomplishes is the removal of the Third Molars with a much reduced chance of damage to the nerve. As in most situations, timing is everything. Our protocol consists of consistent retainer wear as soon as braces are removed. We then monitor the third molars until they either come in or are removed. Consistent retainer wear is more than sufficient in maintaining that beautiful smile through the process. In fact, we are recommending long term night time wear of the retainer even if the Third molars are removed. As it turns out, the eruption of the Third molars is the most well known, but not the only factor which can cause shifting of the teeth over time. Drs. nother election has come and gone. Congratulations to Marlon Luis for his reelection to the District 4 Council seat. I have seen Marlon respond to the residents of his district and they have returned his dedicated service with a resounding 73% victory. Marlon’s opponent is a long time resident of Davie and a well-known cowboy in the area. We look forward to his continued involvement in helping to preserve our agricultural roots and equestrian lifestyle. Friends of the Davie Farm Park had a very successful fundraiser at Bob Roth’s New River Groves on Sunday March 13. The crowd feasted on BBQ pork donated by Rick Heath and listened and danced to the wonderful Shadow Creek Band. Shadow Creek is by far the best band around and their willingness to donate their time and talent to The Farm Park is truly commendable. So we are all catching the Farm Park Fever and can’t wait for the groundbreaking. I watch Facebook posts everyday of pets lost or found and those looking for “furever” homes. As someone who has always fostered rescues and whose house has been blessed with rescued dogs, cats, horses and more, it seems inconceivable that people would pay thousands of dollars for a puppy when there are thousands of every breed ready to be adopted and loved. There is something about the love of a rescued dog. They seem to understand and show their thanks by being the most loyal and loveable pets in the world. At least, that has been my experience. After the loss of my yellow lab, Daisy, to cancer, I am again seeking to fill the void that she left with another rescue. I applaud all the individuals and organizations that give so much of their time and energy to saving all animals. The Federal Government announced last month that the Town’s allocation for $560,000 for the Community Development Block Grant had been approved for 2016. These dollars are used in our target areas in east Davie, Driftwood and Orange Park to help fund housing, community and economic development activities and assistance for low and moderate income persons and special populations.

hy do some cases seem to settle so effortlessly and others seem to be a constant battle? There are a number of reasons why this seems to occur. The most common reason is that either one or both of the parties have entered the negotiations with unrealistic expectations. They think that they are entitled to more than the law will provide. This is especially difficult for someone to accept when they feel they have been wronged by the other party and there should be some punishment handed down to compensate him or her. This, however, is a no fault state. For the most part, someone’s wrongdoing or perceived wrongdoing is never taken into consideration. Why do people have unrealistic expectations? It could be based upon a number of different factors. The most common reason is that some people are thinking emotionally. It becomes difficult to grasp certain legal concepts when someone is either very mad or very angry. The law as it is explained to them doesn’t seem fair, so they want to continue the battle. Sometimes they are correct - the law is not always fair. It is, however, the law. You can, for the most part, be assured that a judge will follow the law in ruling in your case. Sometimes a person can be influenced by either friends or family members who don’t understand the law but attempt to advise a person nonetheless. I am often amazed how some individuals will give more credibility to advice given by a neighbor down the street than an attorney they are paying money to for his/her advice. Sometimes, unfortunately, people want to hear only what they want to hear.

Individuals who are contemplating a divorce often research the internet and suddenly become “experts.” There are many on line sites that are educational and can assist in understanding the process. There are, however, many sites that have incorrect information and can distort a person’s expectations. It is also important to remember that each state has different laws and, therefore, if you are researching laws in North Carolina, it may not have anything to do with what you can anticipate in Florida. The most important thing to remember is that negotiations to reach a successful settlement require some “give and take.” Nobody will settle for “their worst day in court.” That certainly is how attorneys weigh the value of a settlement offer. If the offer is worse than what you might expect from a judge, then there is really no reason to settle. If however, both parties understand that a settlement means giving up something to receive something, and they can put aside their emotions, a settlement should be able to be reached. It is important to remember, just like it takes two to tango, it takes two reasonable people to settle a case. The law firm of Evan H. A

ccording to Realtor.com, there are eight common buyer questions. This article addresses questions four and five.

By checking available metrics, an experience agent will see what homes are selling for in relation to their originally listed price and their current listed price. That data is presented as part of the offer made to the listing agent. This accompanying information will make it easier for the agent to present the offer to the seller. Reality: It is up to the seller to accept the offer on the terms presented. An experienced agent will make sure that all are in place to posture the buyer in the strongest position possible prior to the formal offer. The price may not be the most important factor. Asking the listing agent (1) the best time for the seller to close (2) what is the most important issue to the seller (3) is the seller excluding any items not listed in the MLS -- are helpful before writing and presenting the offer. Most offers today are submitted digitally and there is no “human” factor. Some agents request the buyers to write a letter to the sellers as to why the buyers want the home; however, the sellers can chose to ignore it and never read it. If push came to shove in a multiple-offer situation, letter writing might push the decision in your direction.

How do I know if the property is a good deal?

Any experienced agent will run a comparative market analysis prior to drawing up an offer for his buyer. Price per square foot, upgrades, updates, pool, lakefront, and community amenities are all factors of value. An experienced agent also looks at RESALE. “If my buyer had to turn around and sell this home in two years, what might affect his resale value?” A home built close to a busy, noisy highway may be a factor to consider. What may not matter to some -- may matter to others. The pros and cons of purchasing a particular home and the resale thereof need to be discussed prior to writing up an offer. Chances are – the selling agent today becomes the listing agent tomorrow. The last thing the agent wants to hear is, “you should have told me that that may become an issue.” Real Estate agents are not fortune tellers. However, they are aware of open and obvious considerations of a resale. Every three years the Federal Reserve conducts a Survey of Consumer Finances in which they collect data across all economic and social groups. The latest survey, which includes data from 2010-2013, reports that a homeowner’s net worth is 36 times greater than that of a renter ($194,500 vs. $5,400). In a Forbes article, National Association of Realtors’ Chief Economist Lawrence Yun predicts that in 2016 the net worth gap will widen even further to 45 times greater. erhaps the hottest topic in foreclosure cases at the moment is the proper application of a statute of limitations defense. The laws that set deadlines by when lawsuits must be filed are called statutes of limitations. Different deadlines exist for different types of lawsuits, and they vary by state. If properly asserted, a statute of limitations defense can prevent a creditor from obtaining a judgment against you even if you owe the money! In Florida, there is a five year statute of limitations to file a foreclosure case and a one year statute of limitations for a deficiency judgment after foreclosure against a homeowner. The tricky question for Florida homeowners is when does the statute of limitations begin to run? According to Florida law, the 5 year statute of limitations on a foreclosure action begins to run from the date of “acceleration.” The acceleration date depends on the language in the mortgage. Generally, it runs continuously from the date of a previous filed foreclosure action (if applicable) or from the date of the last payment, unless the homeowner makes additional payments or files for bankruptcy. However, if the mortgage holder sues for foreclosure more than five years after the alleged “acceleration date,” a homeowner may be able to successfully dismiss that action. This issue is currently under consideration by the Florida Supreme Court, because lenders claim that each month a payment is not made is a new default date which “resets” the statute of limitations. If they have their way, mortgage holders and lenders could technically be immune from complying with Florida’s 5 year statute of limitations.

Describe your institute. Krama Yoga Institute is a great place to call home! We have created a wonderful yoga community and love that we are able to impact the lives of so many different people day after day. Along with classes, Krama

offer a large variety of different styles of yoga. Classes such as Hatha Yoga, Therapeutic Yoga, Slow Flow, Restorative Yoga and Aroma Flow are all great for beginners that have little to no yoga experience. Other styles like Vinyasa Krama, Martial Krama Yoga, Hot Yoga, Vinyasa Yoga, Skanda Yoga, Arm Balances and Core are great options for students that are physically active or have prior yoga experience. How does your one free month of yoga work? Our new student special is easy and

to the point. New students pay $18 dollars for their first class and receive 30 days of free yoga. During their free month of yoga, all classes on our schedule are included.

studio has packages to accommodate everyone! You can buy one individual class at a time for $18, a five class pack or a 10 class pack. The most popular option is our monthly unlimited for $99, which is on a month-to-month basis with no contract.
