ow, time surely flies! New Year’s celebrations are already a month in the past and 2016 is in full swing. While our neighbors in the Northern states are scraping ice from the windows of their cars and shoveling the snow in their driveway, we enjoy the warmth of the Sunshine State. The kids are busy with school and afterschool activities, parents are busy at work, and we are all dreaming about summer vacations. This is also the time of year when we make plans for a special evening with our Valentine. While we contemplate which gift we should purchase for them or which restaurant we shall visit, we need to remember that the monetary value of a gift is a secondary notion. The most important point is that it is a gift that comes from the heart -- and there is no better gift then spending valuable time with the ones we love. The community fundraiser, consists of 50 and 100K bicycle rides, a 5K timed run, 3K walk, and the “Power of Play Kid Zone,” a sports-themed, fun area for children 13 or younger. Miramar Starts New Year on a High Note by Hosting Pepsi Funk Fest Community News

ore than 10,000 music lovers converged on Miramar Regional Park on New Year’s Day to some of the best in R&B and Hip Hop at the first- ever Pepsi Funk Fest Miami. Variety Entertainment, producer of the official Funk Fest Tour, added Miami to the tour schedule last year and chose Miramar Regional Park because of its central location between several popular areas in South Florida and the cit y’s commitment to the local communit y. “Our partnership with the Cit y of Miramar represents a best practices example of how we collaborate with municipalities to create an amazing entertainment experience for local residents,” said Leo Bennett, CEO of Variety Entertainment. “We are thrilled at the response from the communit y and can’t wait to return with another great show next year ”. The stellar line up was the hottest ticket in town and featured Demetria McKinney, Silk, Jagged Edge, a Miami Bass Mixtape Reunion that included the 69 Boyz, 95 South, TJ.. Miramar Library Event Will Introduce the Authors of A New Book About Black Soldiers in Vietnam BY JILL SHARPE

I

n honor of Black History Month, VFW Post 8195 will host a panel discussion and book signing with the authors of the new book Post 8195: Black Soldiers Tell Their Vietnam Stories on Saturday, February 13, 2016 from 11am to 1pm at the Miramar Branch Library. The panel discussion and book signing with the Vietnam Veterans is free to the public. Post 8195: Black Soldiers Tell Their Vietnam Stories is a book of previously untold Vietnam War stories as experienced by a group of 23 courageous Veterans representing all branches of the United States Military. Readers are exposed to the true, challenging, and many times painful experiences from before, during, and after the Vietnam War era that have impacted the lives of these Veterans even today. “The Vietnam War was physically, spiritually and emotionally exhausting for us,” says post commander and author Bobby White. In this unique collection, White brings together the words of 23 veterans who witnessed the war’s cruelty and brutality. Through their testimonies, he reminds us that the war’s impact has been long-lasting, with both negative and positive results. Miramar Police Officers Volunteer Efforts are Particularly Appreciated During the Holidays BY JILL SHARPE

M

iramar Police Officers proved once again this past holiday season that they have giant hearts. As is their tradition, officers volunteered their time at two local events that made a lot of kids very happy. On Tuesday, December 15th, Miramar Police Officers accompanied 40 underprivileged and/or deserving children to Walmart as part of the annual “Shop with a Cop” program. Children between the ages of five and 12 were provided with a $50 gift card, donated by Walmart. They were allowed to spend it any way they wanted. Officers volunteered their time to keep track of spending and to help the kids with gift ideas. Although children are encouraged to treat themselves, in the past some have instead purchased gifts for other members of their family. “Shop with a Cop” was established to provide a happier holiday season to deserving kids and to build positive relationships between law enforcement officers and the children of the community. The Miramar Police Department has been a part of this holiday event since 1996. The program provides a positive experience not only for the kids involved, but also for the officers.

According to Officer Scott Hadley this is the 19th year the Miramar Police Department has participated in the program. “It’s something we look forward to every year. It’s what the holiday spirit is about, helping those less fortunate and bringing a smile to a child’s face,” said Hadley. On Thursday, December 24th, nine Miramar Police officers delivered toys and participated in arts and crafts projects with children at Joe DiMaggio Children’s Hospital. This is the seventh year officers from the department volunteered their time on Christmas Eve. They were inspired by Miramar Police Officer Carlos Villalona’s 20-month-old daughter, Amanda Arianna, who lost her battle with cancer on June 30, 2009. Every year since then the officers visit the Pediatric Intensive Care Unit at the hospital, the same unit where Amanda and her family spent most of her short life. “Our goal is to bring happiness to the children and families that spend the holidays away from home and in the hospital,” said Officer Hadley. Some of these families simply do not have the time or money to buy gifts for their sick children.”

Miramar Celebrates the Groundbreaking of South Florida’s Newest Entertainment Destination BY JILL SHARPE

iramar residents--South Florida and beyond--will soon have an exciting new facility to host entertainment, sporting and cultural events now that The Miramar Amphitheater at Regional Park has started construction. The Department of Parks and Recreation, in conjunction with the Department of Construction & Facilities Management, officially marked the groundbreaking of The Miramar Amphitheater at Regional Park on December 9th at the Amphitheater’s site in Miramar Regional Park, 16801 Miramar Parkway. Nicki Grossman, President of the Greater Fort Lauderdale Convention and Visitor’s Bureau and Mike Kaufman, Chief Executive Officer from Kaufman Lynn Construction, the company who won the bid to build the amphitheater both spoke at the ceremony. “This venue marks the first construction project in Miramar green-lighted to attract tourists, corporations, promoters and organizations to visit Miramar and bring their business-and tourist dollars-to the City of Beauty and Progress,” said Natasha Hampton, Chief of Marketing and Public Relations for the City.

Heart Smart Lifestyle Changes: Reduce Heart Disease Risks As the number one killer in the United States, heart disease continues to pose a significant risk for all Americans. Inside Out Project Shows That Everyone Matters at Glades Middle

School news

eginning in November, Glades Middle School began looking a little different to visitors who walked through the front doors and to students and others who eat in the cafeteria. That’s because the walls of the inside entrance to the school as well as the walls in the cafeteria were suddenly covered with giant black and white photos of students and faculty. The photos, taken this fall, were officially unveiled on December 10th as part of the local Inside Out Broward project, originated by the Broward Arts and Cultural Division as part of the county’s centennial celebration. Started by artist JR in 2007, Inside Out is a global art initiative that gives communities all over the world a platform to express themselves through black and white photographs. Jennifer Moser, Peer Counselor and English Language Arts teacher, was responsible for bringing this unique project to Glades Middle. She heard about the project and applied for the school to take part. The County accepted her application which included subsidizing all the costs to do the project at the school. Glades

Middle sent out a letter to all parents inviting them to take part and created a raffle to determine who would be photographed. Every day 10-20 names were selected and in the end 190 black and white photos were taken. Glades Middle Principal Ricardo Santana said the photos showcase the diversity of the school. “These are the faces of our community,” Santana said. “This project really has resonated with our students.” Peer Counselor Emma King said “it’s cool to see how everyone likes to express themselves”. Peer Counselor Rohail Mistry said even though he doesn’t know everyone in the pictures, he feels as though he knows them when he looks at their photographs. Moser said the project has done more than brighten up the school cafeteria. “This project has been an amazing experience to bring our community together. It really does prove that every person matters at our school.”

s I pilot my glider over the Everglades the sense of freedom, peace, and tranquility is indescribable. I associate those feelings with wellness. The opposite feeling of wellness has to be what one experiences before, during, and after a nasty divorce (especially when kids are involved). The unpleasantness of constantly having to deal with someone that is looking to make your life harder, can create daily gloom. The inability to fully remove yourself from a toxic situation creates high levels of stress. This is as common for men as it is for women. Guys, let me clarify that I am NOT picking sides here. Regardless, out of the need for love and companionship, divorcees begin the task of taking better care of themselves with the hope of finding a new relationship. I can truly tell you that this is one area where a holistic approach to wellness really helps. South Florida has the second highest divorce rate in the country. There are over 500,000 divorcees out there. Women lead the men in that statistic. Being a single mom makes dating a logistical disaster. Furthermore, many women have suffered significant physical change from having children. This compounds the problem. So when date night arrives, out-come the “spanks”, the girdles, and the latest “Victoria’s Secret” anti-gravity device. Stuffing the stigmata of bringing new life in to the world into a spandex mold. The superficiality of South Florida creates an even higher hurdle. The boobs have to be so big, and don’t get me started on the butts. I’m starting to think that “Kim K “would feel bottom deficient in this town. The mommy makeover is the general term for surgically improving the damage caused by having children. The deflated sagging breasts are improved by a breast augmentation, or breast lift. The abdomen can be helped by a bikini tummy tuck, with or without some curve defining liposculpture. Since I have a holistic approach to wellness, I like to incorporate my nutritional program into the mix. Older patients can benefit from bioidentical hormone replacement. Granted, safety is a huge concern for anyone having surgery. This is where you have to do your homework. Make sure you choose your plastic surgeon wisely. From a psychological perspective I totally understand that true beauty comes from within. I am also realistic about the power of a positive self-image. UV Eye Protection

To shield your eyes from harmful UV rays, sunglasses should block 100 percent of UV light. Look for sunglasses labeled ‘’UV 400’’, which indicates that they block all light rays with wavelengths up to 400 nanometers (which includes both UVA and UVB rays, both known to enter the atmosphere). You also want to choose sunglasses with full eye coverage. Sunglasses with side protection can block dangerous UV rays from coming in through the rear of the sunglasses. hat a phenomenal comeback it has been for the Real Estate Market within the last few years! Interest rates are still at historically low levels. Home sales have been up year after year with home values recovering and almost at par with what they were prior to the Real Estate Meltdown in the mid to late 2000’s. Just a few years ago, there seemed to be no hope for homeowners who had negative equity in their properties and were attempting to live the American dream of homeownership. Let’s fast forward to 2016. So what does the future hold for Real Estate for this year? The buying frenzy that has brought us to this point in time has certainly “cooled off” and home sales are now at a moderate level at this point in time. For the record, this trend didn’t just appear, but was mostly prominent throughout the mid to latter part of 2015. What is my premonition for 2016? Home appreciation, hovering around 10% for most of 2015, will stabilize to historical rates, approximately 4% to 5% annually. In my opinion, this is absolutely good for Real Estate as a whole. If home prices were to continue to appreciate in double digits for much longer, we could have found ourselves in another severe meltdown. So, welcoming the gradual shift to a more normal and stable real estate market is a positive rather than a negative change. Sellers will no longer have the edge over buyers the vast majority of the time. There are exceptions to every rule, of course. Sellers with homes in truly pristine condition and a desirable location (pertaining to specific lots and not general areas) have the edge. The bottom line is that in order to sell, you have to price it right. The average days on market in the Miramar/Pembroke Pines area has risen to approximately 90 plus days, with most listed properties experiencing one or two price reductions prior to selling. The market hasn’t yet dictated that sellers need to offer incentives to buyers in order to sell. It is presently dictating that sellers no longer are able to demand a premium above and beyond what the fair market value of the property is. If this were the case, buyers would be moving on to purchase other available properties that are being sold at fair market value. New construction sales within the area, to include condos and single family homes will also slow in 2016. Although not common, they exist in the Miramar/Pembroke Pines area to a small extent. Again, in my opinion, builders will be offering numerous incentives in order to get their target buyers excited. This will be interesting to see as the year progresses. In summary, I strongly believe that there is no need to worry about how healthy our Real Estate arena is here in South Florida. The phase that we are about to enter hasn’t been experienced by anyone in South Florida within the last fifteen to twenty years. Welcome to what is historically, the Normal Real Estate Market!

How to Wipe Out Second Mortgages, Avoid Foreclosure and Stay in Your Home By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Protection Attorney

housands of homeowners in our community are 20-50% upside-down on their home mortgages and are looking for a way out. Some are frustrated in their attempts to modify their home loans, and others simply choose to give up their home because they don’t know their rights. Wouldn’t it be much easier to save your home if you only had a first mortgage to worry about? Also, since the real estate market is improving, think of all the equity you could build up years from now if you could wipe out your second mortgage or credit line today? For homeowners who have taken out a second mortgage on their home and lines of credit, facing our current economic climate can be challenging. This is especially true if the second mortgage or credit line has converted from an interest only to a principal plus interest payment. Additional liens on your home beyond your initial mortgage, however, can be wiped out through a Chapter 13 personal bankruptcy. When mortgage liens are removed from a property during bankruptcy proceedings, it is referred to as “stripping” the lien.

Bankruptcy courts permit a second mortgage or line of credit to be eliminated if the total amount owed on the first mortgage exceeds the market value of the home. For example, if you owe $200,000 on the first mortgage of your principal residence, and $150,000 on your second mortgage of that same residence, BUT your principal residence is only worth $195,000, the $150,000 second mortgage is wiped out in a Chapter 13 bankruptcy, tax free. In a Chapter 13 bankruptcy, you can also reduce the total amount owed down to the appraised value on investment properties. Tax liens and association liens can also be stripped off in Chapter 13 proceedings. More importantly, you will be able to catch up on any past due mortgage payments through affordable installments spread out over 3-5 years, or even modify your mortgage through a loss mitigation program offered in South Florida bankruptcy courts. This allows you and your family to stay in your home, and none of your creditors will be able to contact you with annoying phone calls, or proceed with a foreclosure. ore than half of all adults in America are single. It is common to hear singles say they don’t have many assets, so having a will or other estate planning documents are not necessary. Actually, modern estate planning is less about money, and more about control. Whether single, married, divorced or widowed, with or without children, most people want to control their life while they are alive, and then choose who will be in control should they become disabled. They also want to leave what assets they do have, to whom they want, while not leaving behind a legal mess for family members to unravel. Whether you have children or not, there are estate planning issues for singles to consider. Here are some areas to discuss with an estate planning attorney. Single with minor children. If you have minor children, it is vital to designate whom you wish to serve as their guardian. Think about this. Even if your children have a surviving parent, they may not be your choice to serve as guardian. What about leaving assets to your minor children? Realistically, leaving an inheritance to minor children can be fraught with risks. Who manages the assets for your minor children? Should you select your ex-spouse, or perhaps another family member? Often parents select one person to serve as guardian for minor children, name another individual to manage and invest assets for their children, and possibly choose a third to determine asset distributions. Single with adult children. When a child turns 18, he or she is fully capable in the eyes of the law to receive their inheritance and make life decisions, such as selecting a college, or managing and spending their own money. For many, life insurance, 401(k) and IRA accounts constitute a significant portion of their estate. Severe and irreversible tax consequences can result from careless withdrawals from these inherited assets by “young” beneficiaries. Parents of 18-year olds recognize that while their child is technically an adult, it may be much too early to expect thoughtful decisions regarding their future and their finances. There is no substitute for careful planning. Single without children: If you are single without children, keep in mind that Florida law provides that your assets be inherited by your parents. If your parents do not survive you, your assets will be inherited by your surviving siblings. Having a will is essential if you wish to leave your assets to anyone other than your immediate family. Illness or disability. Whether you have children or not, there are important decisions to make regarding who is authorized by you to assist with medical and financial matters should you become ill or disabled. Advance legal directives, in the form of health care powers of attorney, durable powers of attorney, living wills, and HIPAA releases, insure your bases are covered in various scenarios. Without such documents, urgent medical care, managing a business or your finances, and communicating with governmental agencies such as the IRS, or Social Security Administration, may need to be determined by the court. Estate planning is a deliberate, premeditated act of love. Life can change in an instant. What are you waiting for? Intensity Dancers’ Studio Opens New Location in Miramar

ith over 13 years of experience, Intensity Dancers’ Studio is excited to have the opportunity to share its passion for teaching dance with students in the Miramar area. The Studio is committed to encouraging all dancers to strive for excellence while enjoying the journey by providing quality instruction in a positive, friendly environment. Marisa Bidegaray, Maria Pacetti, Jennifer Wolske- owners, artistic directors, answered some commonly asked questions about the Studio.

Please describe what Intensity Dancers’Studio offers? At Intensity, children can be creative and also learn about teamwork and discipline. We want the kids to have fun and achieve their goals; if a student is new to dance, we can give them the skills to improve and even compete. If a student has been dancing for years, we can take them to the next level. Our teachers are really top-notch. They have been with us for years and always have the kids’ best interests at heart. When did you open? We’ve had 13 great years in Miami Lakes. We

always wanted to come to Miramar because of the sense of community here. The Miramar location has been in the works since early 2015, and we opened our doors in November.

What are some of your classes? Variety produces well-rounded danc-

ers. Ballet, acrobatics, leaps and turns classes give students a strong foun-

dation to build upon; flexibility and strength training classes add to that foundation. For those wanting to spice things up, we offer belly dancing, tap, jazz, contemporary and hip-hop. Students wanting to take it to the next level can join our competition and performance teams.

What distinguishes you from the competition?

Many of our students have been with us for a long time. Every year we graduate a few girls with more than a decade in our studio, they grow up here. Our families are pretty tight knit, they hang out together, spend holidays and vacations together, and the contacts really last a lifetime. We like that our studio is a community, and that’s why we think we’re successful.

Is there anything else you would like readers to know about the Studio? Our facility in Miramar is big enough to provide extra services for busy parents. We offer student pickup at local Miramar schools, and a homework plus dance after-school program. This means we can get the students from their schools and parents can pick them up after homework and dance classes are over.

Sunset Lakes Elementary held another successful Turkey Trot this year raising $4000 for the Muscular Dystrophy Association while promoting good health at the school. CELEBRATING THE 30TH ANNIVERSARY OF ANNIE

The Miramar Cultural Center was transformed into the hottest orphanage in town on December 4th, when families gathered for a fun Annie Sing-Along.

Students at Sea Castle Elementary were proud to participate in an Hour of Code, an event which took place during National Computer Science Education Week.

LIBRARY FUN

A great time was had by all at the Mother Goose Story Time Annual Halloween Party held at Miramar Library on October 29th. The event included a costume contest, games and snacks.
